Downsizing is about a better lifestyle, but letting go of a lifetime of attachment can be a wrench for some – cue the designers. B y E LICIA M U RR AY
W
hen acclaimed Sydney interior design studio Arent & Pyke was engaged to reinvent a harbourside apartment for downsizer clients, it was a challenge with a difference. Sarah-Jane Pyke, one of the studio’s founders and principals, says designing for clients who are moving out of a large family home into a high-end apartment isn’t the same as designing for a younger family. “Working with downsizers, they come from a completely different perspective than those

creating the family home,” Pyke says. “There’s a confidence in their decision-making – they know what’s important to them and how they like to live. They aren’t so concerned with things like resale; it’s all focused on lifestyle.” In the case of the Lighthouse Apartment, the brief called for elements that would evolve with time, filling the residence with warmth and character befitting a family home. It can take decades – in some cases, generations – to gather the unique combination of furnishings and memories that make a family
home. When the decision is made to downsize, logistics and sentiment come into play. Sometimes, they come into conflict. Pyke says letting go of the sentiment bound up in the family home and introducing sentiment into the new residence can be the most challenging aspects of designing for downsizers. The Lighthouse Apartment threw another curve-ball: a Y-shaped floor-plan requiring careful planning to pull light from all directions. Layers of texture, colour and pattern were chosen to respond to the magnificent view,

while the materials such as raw brass were chosen for their ability to age beautifully. Rob Mills of Melbourne-based Rob Mills Architecture and Interiors specialises in highend residential projects. Mills says while his downsizer clients don’t generally declare what’s going through their minds, he suspects he knows what they’re facing. “I think the biggest challenge for someone selling the family home they might have been in for 18 or 20 years and purchasing an apartment is they’re at risk of losing their identity,” he says. Some are ready for a fresh start and excited about creating a contemporary look. Others place a high value on the items they have accumulated over a lifetime and are determined to bring at least some of these pieces into the next chapter of their lives.
“That’s where I see the dilemma,” Mills says. “Your belongings might not belong any longer. The key to a home is that you belong.” Upmarket furniture, homewares and interior design brand Coco Republic regularly works with downsizer clients. Coco Republic’s head of interior design Diana Ribarevski says convenience becomes a top priority for this group of home owners. Farewelling swimming pools and sprawling gardens frees up time for holidays and other enjoyable pursuits. Low-maintenance, lock-upand-leave units with single-level floor-plans and level access are highly prized. “These home owners want to limit their responsibilities and live more,” Ribarevski says. “[They] tend to favour low-maintenance outdoor areas with garden aspects or city views.”

H
igh above ground in one of the most eye-catching new buildings coming to the Gold Coast, two opulent residences are offering style, substance and a remarkable sense of spaciousness. The double-storey homes have been dubbed “sky villas”, on levels 27 and 28 of the 44-storey 272 Hedges Avenue residential tower from Gold Coast-based developer Sunland Group. Hedges Avenue is known locally as millionaires’ row for its strip of luxurious lowrise homes overlooking beachside parkland and the ocean beyond. This project marks a

transition between the towering forms of Broadbeach to the north and the low-density luxury of Mermaid Beach. From the street level, the most striking feature will be the pedestal base, a curvaceous construction of anodised aluminium recalling Australian designer Marc Newson’s aircraftwing-inspired Lockheed Lounge. The elegantly curved lines continue up the body of the tower. These organic shapes, along with expansive glazing on the balconies and apartment exteriors, combine to produce a jewel-like effect.
Sunland Group managing director Sahba Abedian says the building will become an elegant landmark at the southern edge of the expanding Broadbeach precinct. “The tower design represents an organic curvilinear form, encased in reflective glass, providing the tower a fluid, shimmering appearance from all angles,” Abedian says. Just over halfway up the tower, there’s a gap in the uniform arrangement of balcony heights. This is the location of the sky villas – the only double-storey apartments in the building and second only to the whole-floor penthouses on levels 41 to 44 in terms of size and price. The sky villas are priced at $5.315 million and $5.415 million, compared to $6.396 million and up for the remaining penthouses. Inside, refined elegance is the order of the day through a palette of natural materials such as travertine flooring and Calacatta Oro marble. Dramatic ocean views play a starring role through vast double-glazed windows. “Connecting the two levels of generous openplan living is a grand central staircase – a

curving, handcrafted centrepiece framed by the linear designs of the living and dining areas,” Abedian says. Each sky villa has four bedrooms, four bathrooms, a guest powder room, library or media room, formal and informal living spaces and kitchen with butler’s pantry. The 60-square-metre main bedroom wing includes a walk-in wardrobe and lavish bathroom with free-standing tub, a dual floating vanity unit of travertine and a full-wall glass cabinet. In the kitchen, the focal point is a three-metre marble island bench made from multiple slabs of the same stone. The slabs are aligned to achieve a look of continuous marble veins so the result resembles a single slab of marble. A butler’s pantry and premium appliances, including side-by-side fridges, oven, speed oven and cooktop, complete the gourmet space. Keyless entry, hands-free video intercom and multi-zone climate control are among the hightech touches. Each sky villa is allocated three car parks and a storage bay.
Number 272 Hedges Avenue offers residents a concierge service, swimming pool, spa, gym, sauna, hammam and treatment room. Dramatic curves reign in the cavernous lobby and pool area, part of the pedestal base designed by Contreras Earl Architects. Mermaid Beach is a popular destination for swimmers and surfers, as well as those who seeking a relaxed coastal lifestyle. The neighbourhood is near the dining, shopping and entertainment precincts of Pacific Fair and the Star Gold Coast. “The tower is surrounded by an abundance of amenity, where pristine beaches and sprawling parklands run parallel to world-class dining offerings, high fashion and live entertainment,” Abedian says. More than three-quarters of homes in the project have been sold.

hen an apartment building is home to a connected community, it becomes the address others covet. The key to such a community is comfort and well-being. This ethos was at the heart of Southbank’s huge Melbourne Square that will be home to more than 1000 residents in the first stage of its construction. Moulding a social community drove developers OSK Property to formulate a list of comforts that would not only encourage neighbours to gather, but to feel happy and engaged.

Interior designer Chris McCue says the communal areas, including a 3700-squaremetre park to a resort-style pool, are essentially a commitment to residents’ wellness. “The whole aim was to provide amenities where people can get to know their neighbours, really foster a sense of community within the building and create this amazing health and wellbeing development that’s anchored by the park at the front of the site,” he says. The long list of amenities at the $2.8 billion development begins with an outdoor pool, park
and dining spaces at the level eight podium. Residents living on level 54 and above will enjoy the exclusive Skye Club, which offers private meeting and dining rooms, a 25-metre pool, gym and pool lounges. Additional shared spaces include a theatre, sun terrace, music room, table tennis room and golf simulator. “I know from having lived in apartment buildings internationally you don’t often see your neighbours and it’s harder to create a sense of community, so these really help in doing that,” says McCue.

McCue, director at Carr Design, researched international examples of amenity rich luxury apartment towers for inspiration. Among those was the 432 Park Avenue skyscraper in New York, which boasts a 23metre pool with city views, a suite of spas, saunas and massage therapy rooms, a gym staffed with personal trainers, a conference room, cinema, wine cellars, billiards tables and library. There are even studio suites available for residents to purchase as living quarters for maids and nannies. Another Manhattan apartment tower, 56 Leonard, provided more inspiration with its sun deck, spa, yoga studio, indoor-outdoor theatre, catering kitchen and a children’s play area called the Tribeca Tot Room. “We looked at New York where the apartment
market is obviously very mature and certainly the luxury end of the market,” McCue says. “I think the Australian market is definitely maturing at a really fast rate. With that comes a refinement on what the apartment offer should be.” The architecture of Melbourne Square is defined by a simple pleat motif. Cox Architecture and Carr Design have collaborated to adorn the exterior and interior of the building with elegant tucks and folds. Residents will find pleats inside their apartments when they open the bathroom drawers and admire their kitchen island benches. They will also spy them on the ceilings above the pool, lobby and dining area. “The idea of the pleated language is carried through so you’ve got this subtle referencing all
the way through that gives a different character,” Paul Curry, director at Cox, says. Curry says the collaboration between the design team, including landscape architects at TCL, has resulted in a united vision at Melbourne Square. “You might live in the sky, but with Melbourne Square you’ve got access to the parkland at the base of the towers and all the common facilities on the rooftop and the podium so everything about the project ties together really well,” he says.

outh Yarra’s quiet revival is underway. Yesterday, it was associated with fashionistas traipsing along Chapel Street and Melbourne’s who’s who being seen at the Jam Factory. Today, it’s attracting a new generation enticed by the foodie scene. From Charlie Carrington’s Atlas Dining to Scott Pickett’s Matilda, South Yarra is now a haven for well-heeled hipsters who enjoy fine dining. Meanwhile the active set can easily find a top-notch coffee and smoothie bowl after doing a lap or two of the Tan. Yet, throughout its cultural swings, there’s one thing that hasn’t changed for South Yarra: it’s gold-plated location. Just four kilometres from the city centre, it’s always been an inner-city sanctuary for the well-heeled. Bordered by the Royal Botanic Gardens and the Yarra River, there’s little it wants for open
space. And with a train station, trams and ready access to the M1 freeway, South Yarra also has transport options stitched up. Kurneh Place is a new arrival in this illustrious setting. Tucked away in a cul-de-sac, the sevenapartment boutique development is part of a larger project called the Botanic Collection. Designed by award-winning architect Rob Mills, Kurneh Place has been inspired by traditional English mews. With his signature flair, Mills has added sophisticated curves to make a contemporary statement in South Yarra. A curved facade is the first thing visitors will clock about Kurneh Place. The lack of hard edges continue inside with generous slabs of curved marble in the kitchen and bathroom, plus curved skylights on the top floor. Mills says the sensuous nature of curves fitted with the sculptural nature of the Botanic Collection.
“We’ve been exploring with organic shapes and forms and ways of accessing light,” he says. “The grounding idea is residences are a place to live and to live well, so it’s a sensory experience – what you see and feel and experience.” Kay and Burton agent Damon Krongold says the contemporary design of Kurneh Place will present a pleasing contrast to older homes nearby. “One of the benefits in this part of South Yarra is it’s very traditional with a lot of period architecture,” he says. “This building is nestled in behind 30 Anderson Street, another Rob Mills-designed building, with the typical rounded concrete walls. “It also sits behind the Marcus Martin building so you’ve got that period architecture that fronts the street and with that extra plot of land accessed from Kurneh Place, you end up with something that is quite new, deliberate and solid. “The new behind the old – it’s an interesting detail but very fresh.”

f you were an outsider you could almost say it’s a tale of two cities at Newcastle. But locals know the town is just on the cusp of a new and exciting chapter. For the past 20 years, the harbour city has been shedding its industrial skin to emerge as a hip hub for all walks of life. Just last month, it etched up 20 years since the closure of the BHP steelworks. The community had feared the worst, but the unemployment rate fell and the harbour slowly changed colour from a lifeless grey to a vibrant blue. “Newcastle is one of those classic postindustrial success stories that you see all over the world,” says Chris Chapman, managing director of Colliers International real estate in Newcastle. “We all knew the geography of the city was one day going to make it great. “What’s happening now is that the city has
infrastructure around the foreshore and the harbour. Honeysuckle is booming with cafes and bars and boutiques. “Ten, 15 years ago there wasn’t much to do in the town and now there’s heaps. The transformation has been extraordinary.” Offering 89 apartments, Huntington is a newcomer to Newcastle’s Honeysuckle precinct. The waterfront site is a major revitalisation of the former industrial land that has seen wharves become foreshore promenades and public squares with waterfront eateries. Chapman expects Huntington’s harbourside location to be its most appealing factor. “You’re on the harbour, 100 metres from the train station to take you up to the centre of Newcastle and to the beach, so a 10-minute ride to the top of town,” he says. “You’re a five-minute walk to the main
transport interchange for Newcastle and you are going to have a world-class restaurant precinct on the ground floor of Huntington. And if you walk further east, you’ve got cafes, restaurants and bars.” Harbour views are the star of the show at Huntington’s most exclusive apartments. Lead architect Emily Wombwell from SJB says the old-meets-new story behind the development is referenced in Huntington’s materials, including recycled local masonry. “We’ve used brick and glass and metal to change form as it wraps around the building,” she says. “The northern side is much more open while the south is more about framed views and noise protection. “The use of brick at Huntington is really talking to the old town portion of Hunter Street and I think it’s really about creating new buildings with a lot of character and quality that people look for in older buildings, but with the high amenity of modern and harbourside living,” she says.

From that day in 1849, Toorak has seen the arrival of many more grand residences and remains the city’s most affluent suburb. With an average individual taxable income of $193,904 – the second highest in Australia – Toorak has long been the home of Melbourne’s old money and the landing place of the “I’ve made it” aspirational. Quality architecture and upmarket amenities have been key to the inner-south-eastern suburb retaining its trophy status, says Chris Kontis, director of Delta Property Group. “You’re surrounded by beautiful buildings everywhere you look as well as beautiful parklands, and you’re a short stroll from a variety of shopping strips, each of which has its own distinct village feel like Hawksburn Village
and Toorak Village,” he says. “You’ve got so many choices there, it’s really the location and all the amenities it comes with.” With almost bullet-proof price growth, Toorak’s median house price is $2.812 million, up 9.9 per cent in the past five years, and unit median is $845,000, a rise of 12.75 per cent in the past five years. This, combined with its blueribbon architecture, sets a high benchmark for developers such as Delta creating new projects in the area. Delta is behind the Mill Residences of Toorak, a 15-apartment development on Malvern Road. “Developers have a huge responsibility when building in Toorak to ensure the architecture is of a commensurate level and we’ve gone to great lengths with our architect to make sure that our building and our design will stand the test of time,” says Kontis.
The apartments have been designed by David Carabott at CHT Architects with interiors by Hamish Guthrie of Hecker Guthrie. All have at least three bedrooms and generous proportions, some up to 266 square metres. Priced from $1.875 million, each apartment brings luxury in spades – from the full stone en suites and bathrooms to the integrated coffee machine. The opulence of the spaces naturally appeals to downsizers, says Guthrie. “We feel like it’s a real opportunity, as opposed to a downscale or downsizing exercise, for them to see it as a real energetic opportunity to engage in a completely new living environment with a new approach to interiors and to engage with the services of an interior designer,” he says. Using Toorak’s stylish homes as inspiration, Guthrie and his team aimed to create contemporary versions that still contained the charm of familiar features, such as fireplaces. Both the interior design and architecture aims to work in harmony with the landscaping by award-winning garden designer Jack Merlo.

Sea change in the city Melbourne’s bayside offers a life beside calm waters without leaving the bustle of a major metropolis.

he beauty of Melbourne’s inner-city beaches is testing downsizers’ notions of the sea change. he problem with purchasing home-gym equipment is not just that you are, in effect, buying a self-torture device, which seems foolish, nor that you’re as likely to be still using it in a year’s time as you are that bread maker you should never have bought. No, the problem is that it is always as ugly and takes up as much room as a life-size steel sculpture of a narwhal. Fortunately Technogym master trainer Todd Brodie was on hand to show me how to use the six different handles to perform just some of the more than 200 resistance-based exercises you

Brodie explains that the key to the system’s genius is that it lets you experience both tension and a full range of motion at once; so you can move your shoulders through a full circle, for example, while pulling the cables, meaning every inch of muscle is working all the time. You can use it to strengthen your golf swing or for traditional exercises like arm curls or chest press, and there’s no need to constantly adjust weights or swap machines. It can also provide Pilates-style workouts, and Brodie reckons that even the most demanding and annoying fitness freaks on Earth – CrossFitters – would love it. Once you’ve worked out how to do it yourself – and you can download a Virtual Trainer to your iPad if you don’t like men shouting at you – you soon realise that this really is one home-gym machine to rule them all, which is why it costs between $25,520 and $44,420 (for the Heritage Gold version). It’s so clever, you might even keep using it.
