Healthy appetite for coastal trophies The duo behind fitness club powerhouse F45 are buying up big, with a broad portfolio of beachside property.

ob Deutsch was best known as an equities trader when at the age of 27 he bought his first home, a onebedroom apartment set a block back from the beach at Bondi for $600,000. But in the fallout from the global financial crisis he found himself redundant in 2012, so turned to setting up a gym with $100,000 at Sydney’s White City. At the time Deutsch was yet to make any decent impression on property records, but that changed five years ago when he teamed up with his mate Adam Gilchrist (not the
cricketer), rebadged the gym F45 and franchised the model. The Australian fitness franchise has grown exponentially since, with 1500 studios in 40 countries and financial buy in from Hollywood heart-throb Mark Wahlberg. Deutsch’s real estate portfolio has done well off the back of it. That one-bedder has been joined by four more luxury apartments in the same block, all bought in a company name, totalling more than $7.2 million, of which one was most recently purchased in August.
That two-bedroom pad bought for $1.65 million has already been offered to the rental market for $1150 a week. Then there are two beachside apartments next door to Justin Hemmes’ Coogee Pavilion, the first bought in late 2017 for $2.1 million and another for $2.125 million a month later. Deutsch’s home is Bronte. More specifically, records show a contemporary three-level residence – one of only 13 fronting the northern end of the beach – he bought for $11.2 million a year ago, complete with glass-fronted living areas, two studies, games and rumpus room, outdoor kitchen and spa.
Hungry for more Deutsch’s more than $22 million worth of eastern suburbs real estate is just a fraction of what his F45 partner Gilchrist has parlayed into property. Gilchrist owns no property in his name, but acquisitions in his wife’s name and in a company name solely owned and directed by

him total more than $45 million in the past two years alone. That figure doesn’t include a two-bedroom apartment bought by his wife in 2013 for $710,000. In late 2017, he bought a Californian bungalow at Freshwater overlooking the beach for $5.4 million sight unseen and $1.3 million over the reserve. He made headlines in August when he bought the three-level house next door – which he billed a “demolition site” at the time – for a suburb high of $14 million in order to knock it down and build a swimming pool.
Smashing records Gilchrist’s Freshwater purchase wasn’t the first time he had smashed the record books. In March, he set a Byron Bay high of $18.85 million when he bought Wategos House opposite the boutique retreat Rae’s on Wategos from art collector and executive chairman of Dakota Capital Danny Goldberg. The purchase not only topped the previous
$15.68 million high set by the same residence when it last traded in 2006, but was bought unencumbered. Gilchrist’s attention has since moved 20 kilometres south to Lennox Head where his investment company Eligil owns a beachfront house bought last year for $3.8 million and has since coughed up about $3 million to buy most of the apartments in the block next door fronting Seven Mile Beach. The beachfront house has since scored a new pool and decking, but Gilchrist’s bid to buy the only remaining apartment in the block of four has so far failed given endodontist Syd Bader is uninterested in selling his “home away from home”. Throwing shade on the F45 duo’s home real estate is their F45 minority stakeholder Wahlberg, whose lavish French manor-style mansion is in an exclusive gated estate in Los Angeles’ Beverly Park. It was built on a 2.4-hectare site he bought a decade ago for $US8 million and includes a main residence with a vast 2700-square-metre
floor plan, basketball court, swimming pool with waterfall, putting green and a gym, of course. But, as the shareholders and board at F45 mull a possible float on the US stockmarket, it looks like the well-filled pockets of Gilchrist and Deutsch are set to bulge further.
