T

he trend of empty-nesters moving from large, luxury homes into large, luxury units has now spread to families, with record numbers of parents with children relocating into prestige apartments. A new report from Knight Frank, Rightsizing – Australian Prime Residential Insight 2020, has found the downsizing lifestyle trend towards luxury, low-maintenance apartment living is as strong in Australia among families as with active retirees. “Rightsizing appeals to younger generations,

and we often see this at a much earlier stage than in previous years given the agile, transient and global nature of our work and play,” said Knight Frank’s head of residential research, Australia, Michelle Ciesielski. “Apartment living allows for minimal maintenance living when at home, convenience and the ability to lock-up-and-leave when away. For families with younger children, by the time the wide range of sports, hobbies and homework are done each afternoon, the sun has gone down. The backyard has become a burden.”

Ironically, the report found it’s becoming harder to find quality three-bedroom apartments with the share of those being built in medium-density projects falling in Sydney over the next three years to just 44 per cent, and in high density to 14 per cent. That proportion is also falling in Melbourne in high density to 21 per cent, although Brisbane has an 87 per cent share of three-beds in medium-density projects, the Gold Coast has 81 per cent and Perth saw the largest growth, from 27 per cent to 50 per cent.

In Melbourne, Damon Krongold of Kay & Burton says he sees strong demand from families of young kids, teenagers and older “boomerang” children. “Everyone is time-poor and the notion of looking after a garden and the maintenance of a house on top of everything else involved with looking after a family can be too onerous,” he said. “People want to have more time for themselves, and lock-up-and-leave and travel.” Parents of two Tracey and Andrew Macmillan, for instance, have just bought an apartment off the plan in new building The Eighth in South Melbourne. “My daughter Alice, who’s 23, will be coming with us,” said Ms Macmillan. “We’re looking forward to the convenience.” It’s a trend across the country. “Apartments are the new family home,” said Ben Collier of The

Agency in Sydney’s eastern suburbs. “We see a new breed of downsizer: the family unit of parents with younger or teenage kids, who are downsizing for convenience and lifestyle.” Michael Vettoretto of Queensland Sotheby’s International Realty, says it’s as strong in both Brisbane and the Gold Coast. “People are selling out of the traditional family home and moving into apartments with their families,” he said. or lots of people – my wife being chief among them – the very idea of spending $20,000 on a television so large it could make an IMAX Theatre feel inadequate is the very definition of superfluous spending. But if you think the asking price is over the top just wait until the hulking Hisense 4K Ultra HD Smart Dual Colour Laser TV, with its whopping 100-inch screen that’s so imposing you’re not sure whether to sit down in front of it or sub-divide it into apartments, actually arrives at your home. Because accompanying it will be two specially trained installers – complete with crisp, white gloves – ready to position your new and towering television in a spot of your choosing. This bespoke-installation service is required (only minimal readjustments can be carried out by the TV’s owners) because this giant Hisense unit requires some expert fiddling to get the picture and the viewing angle just right. When it is perfected, however, the image is genuinely incredible; a rich and deep quilt of

colours with whites so bright you worry about catching a tan if you sit too close. Equally impressive, though, is the wonderfully clean and cord-free set-up it offers, which is impossible with traditional televisions. This is what TV types call a laser television. A mostly silent dual-laser engine emits 3000 lumens of blinding light onto the screen – an inbuilt safety protocol switches it to half-strength should anybody accidentally wander too close. The engine sits on the floor, about 30 centimetres in front of the screen which, despite its epic size, weighs only a kilogram and requires no physical wiring to the engine. Hisense has actually been working on several generations of this laser television since 2014, but this is the first to be offered locally. The brand’s engineers talk of their initial struggles to deal with the harshness of our sunshine. But figure it out they have, and even on a bright, spring day in Sydney the clarity was stunningly crisp and clear.
