hange can always be challenging and probably there are few moves in life more delicate than deciding to leave the big family home for a new apartment lifestyle. So Prestige Domain asked some of Australia’s top experts for the seven steps to making the transition as painless, and as happy, as possible.

BE HAPPY, DON’T WORRY Keep an open mind, advises Vicki Laing of Laing Real Estate. Over the years, she’s seen many downsizing couples fretting over what to do with their furniture and stressing over the size of the kitchen. “People say their kitchens are too small, but they’ll be eating out more, and loving that lifestyle,” says Laing. “Disposing of furniture is hard, however, but it’s better to focus on all the positives that will come from the change.”

TAKE TIME TO SEARCH When investment sales expert Maurice Watson started having trouble with his knees in his four-level Woollahra home in Sydney, his wife Margaret embarked on the hunt for their perfect apartment. “It took me four years but we are terribly happy now we’ve made the move,” says graphic artist Margaret, who now lives with Maurice in an apartment in a 14-unit building in Point Piper. “It’s wonderful!” Maurice agrees. “Life is so easy here. It’s the best move we ever made!”

One of the biggest worries for people moving into strata for the first time is coming under an owners’ corporation. Jeremy Clinton of Sydney’s Raine & Horne Potts Point/Elizabeth Bay, who helped the Watsons with their move, advises everyone to make sure they have a proper strata report drawn up on the building to make sure there will be no issues. “Don’t be afraid to contact a few of the residents too, to ask them how the building is,” he says. “Many people will have been there for a long time and will be more than happy to talk to you, and tell you everything you need to know.”

BE ALERT FOR GREENERY Keen gardeners can find happiness growing in apartments, particularly with terraces, rooftop gardens, gorgeous landscaping or shared community courtyard space for trees, shrubs, vegetables, fruit and herbs. A penthouse now on the market at the Top of the Town building in the Potts Point/ Darlinghurst area (pictured on this page), for instance, comes with a whole-floor rooftop garden. “But that will still be less maintenance than grounds around a home,” says selling agent Alison Coopes of Agency by Alison Coopes. “The downsizer at the top end of the market won’t be compromising on a sense of space with an apartment like this, or of privacy or location.”

NOSE OUT THE NEIGHBOURS We all like to live with our tribe, so make sure your neighbours are going to be the kind of people you’d like to share space with, in a vibrant, pleasant community. Developer Lendlease makes that a priority with its projects. “We focus heavily on creating a sense of community,” says Ben Christie, head of residential. “For example, at Darling Square we installed mah-jong tables alongside a range of cafes and eateries, and a public library. We know we’ve got it right when people view these amenities as an extension of their home. We

also host house-warming events that allow residents to meet each other and experience all that is on offer in the precinct.”

UPDATE YOUR LOOK Engage an expert to help you work out what furniture to take with you to your new life, and what to leave behind, urges Coco Republic head of interior design Diana Ribarevski. “Downsizing is a very emotional time and even I’d find it hard to rationalise my possessions on my own,” she says. “And if it’s a new apartment off-the-plan, a designer can work with you to personalise the footprint.”

PREPARE FOR THE CHANGE Don’t be surprised if you have a quiet cry during the move. Be gentle with yourself. “Of course, you’ll see all the advantages of an apartment, like being able to lock up and leave and travel, but you’re still highly likely to feel some grief at the change,” says clinical psychologist Amanda Gordon of Armchair Psychology. “You need to grieve in preparation for the appreciation of the joy of the new.”

he coves and inlets of Sydney Harbour have inspired the design of the latest super-prime penthouse to hit the market, a $35 million trophy home crowning one of the tallest new residential buildings in the city. The 674-square-metre King Penthouse will occupy the top two floors of the 67-storey Greenland Centre Sydney, a mixeduse development being built on the site of the former Sydney Water headquarters on Bathurst Street.

Sweeping views of the city centre, harbour and beyond are a highlight of the lavish fourbedroom residence. The spacious main bedroom, complete with a striking curved dressing room, is oriented to frame views from Barangaroo and Darling Harbour all the way to the Blue Mountains. Outside, a richly landscaped space includes a sky garden with spa and outdoor kitchen. Developer Greenland Australia (Omnia Potts Point, Lucent North Sydney) commissioned Sydney-based architecture and interior design

studio David Selden Design to draw up plans for the penthouse. Selden says he used the world-famous harbour as the inspiration for his vision for the project. “The harbour defines and represents the beauty and the most amazing aspect of Sydney,” Selden says. “We wanted to celebrate this amazing geographical feature, with its undulating coves and inlets, which weave from the Pacific Ocean right through to the city itself.” Polished Italian stucco lustro walls in the living spaces mirror the undulating shoreline. Shapely walls convey a fluid motion of circulation throughout the penthouse, shifting in scale and proportion according to the function of each room. The home will be accessed via an elevator

reserved for Greenland Centre’s penthouse collection. Beyond a grand foyer, the apartment reveals itself as a sophisticated space with two floors joined by a sculptural travertine staircase. In the kitchen, high-end appliances, a concealed scullery and vast curved stone island bench are conceived with entertaining in mind. A double-height temperature and humiditycontrolled cellar room is carved from timber and stone. Outdoor living is celebrated through a private sky garden with a custom-made travertine spa surrounded by lush greenery. The landscaping graduates from a wider entertaining terrace on the eastern side to a more intimate garden terrace on the western side. “All of these garden spaces are designed to reflect the natural and dappled light by day, while inviting in the sparkling and glamorous city lights by night.” Kit Bullas, senior landscape architect at ASPECT Studios, said there was strong emphasis on ensuring the outdoor space was in harmony with the interiors. Near the bedrooms, this translates to more formal tree plantings. The landscape concept near the spa is more relaxed and naturalistic – a deliberate contrast against minimalist elements of the architecture.

“We want it to feel like an interesting and warm space which lets the views speak for themselves,” Bullas says. “We’ve used richly textured forms in shades of green. The naturalistic but pared-back planting palette creates a beautiful surrounding from which to enjoy the stunning views.” Super-prime penthouse sales in Sydney have hit the headlines over the past few years, as ultra-glamorous “sky homes” have emerged as luxurious and highly convenient alternatives to freestanding houses in the suburbs. Late last year, an Australian purchaser bought his way into the record books when he inked a deal to pay $140 million for the top three floors of one of the towers at Barangaroo. The 1600-square-metre mega-penthouse became the most expensive home in Australian history.

That off-the-plan deal came three years after the $27 million sale of a 280-square-metre penthouse at the new Opera Residences development at Circular Quay. Ben Stewart is a senior director at CBRE Residential Projects, the agency marketing the King Penthouse. He says Sydney is following a worldwide trend of high-net-worth buyers shifting their sights to inner-city prestige properties. “The Sydney super-prime market has matured,” Stewart says. “There are more and more people wanting to live in a house in the sky, with all the amenity downstairs.” Swapping rambling grounds and highmaintenance houses for lock-up-and-leave penthouses is an attractive option for those who travel frequently, whether they’re based in Australia or overseas. The agent says interest could come from a range of high-net-worth buyers, including cashed-up Baby Boomers, celebrities and business tycoons. “In the past, they would have gone for a trophy home. Now they can choose a very lowmaintenance residence with concierge services, dining and other amenities. All they need to worry about is getting their pet minded.” The $700 million Greenland Centre is located between Town Hall and Museum stations, near Hyde Park. Twenty-four storeys of the original building’s structure will be retained in the new tower’s construction. When complete, the address will also be home to a hotel, creative hub, restaurant and resident amenities including pool, gym, sauna, spa and sun-deck. Some of the inner city’s favourite shopping and dining destinations are within a few minutes’ walk, including the QVB, Pitt Street Mall, Westfield Sydney and the Strand Arcade. “It’s the ‘Midtown’ area of Sydney,” Stewart says.

sprawling parcel of land near the heart of the Gold Coast is poised to become a new lakefront community with visionary architecture, panoramic views, resortstyle amenities and easy access to the city’s favourite beaches, shops and dining destinations. The Lakes from developer Sunland Group is a 42-hectare masterplanned community in Mermaid Waters, just inland from Mermaid Beach between Broadbeach and Burleigh Heads. Spacious three-bedroom penthouses have hit the market as part of the initial apartment

release. The Lanes Residences is a collection of four 10 and 12-storey buildings accommodating a total of 300 one, two and three-bedroom apartments on the edge of Lake Unity, part of the network of man-made canals and lakes for which the neighbourhood is renowned. Designed by the developer’s in-house team in collaboration with Contreras Earl Architecture, the buildings embrace a distinctive, organic aesthetic with graceful lines inspired by the growth of lakeside plants. The managing director of Sunland Group, Sahba Abedian, says it’s the last undeveloped

piece of land of this scale so close to the Gold Coast CBD. “The previous owners, a Sydney family, had held it for generations,” Abedian says. “We were very fortunate to be able to acquire it but at the same time very conscious that we have an opportunity to create something for the city. It comes with great responsibility because it lasts for generations to come.” By the time it’s complete, The Lakes is anticipated to house about 1200 apartments, as well as a number of individual homes. Sunland Group is planning ground-level retail spaces in some of the buildings, linking to a future “leisure-lifestyle retail village”. This 2.1-hectare precinct is expected to combine green spaces with upmarket food markets, cafes, restaurants, health, beauty and wellbeing services, shopping and entertainment offerings. Areas will be set aside in other buildings for resident amenities, such as a pool, terrace, lounge, sauna, barbecues and landscaped spaces. A community lakeside green will become a focal point for recreation and

The new homes will frame views of the lake, Gold Coast city skyline and hinterland. “The Lanes Residences represents a sculptural design language which takes its inspiration from the patterns and geometry found in various plant life,” Abedian says. “The mid-rise buildings follow a radial that embraces the natural contour of the lake, allowing the sinuous shapes of the facades to emerge from the ground with the same organic rhythm as a plant or flower as it rises towards the sun.” The three-bedroom penthouses represent the most premium offering in the first apartment release. With internal configurations ranging from 218 square metres to 236 square metres, as well as media rooms in some of the f loor plans and spectacular balconies, the penthouses offer a combination of luxury and convenience expected to tempt owneroccupiers and downsizers. Broadbeach’s vibrant shopping and dining hubs are just

five minutes away by car, and it’s not much further to the nearest beaches. Contemporary interiors can be customised to suit buyers’ tastes. In the living rooms, there’s a choice of herringbone timber floors or largeformat Italian tiles. Kitchens feature full-height cabinetry with Smeg appliances and benchtops made from reconstituted stone or Italian marble. All penthouses have an integrated fridge and warming drawer included as standard. Stone finishes and floating vanities add a sophisticated edge to the bathrooms. The project’s prominent position at the intersection of Hooker Boulevard and Bermuda Street presented an opportunity for the design team to create mid-rise buildings that would act as a transition between the high-rise coastal developments of Broadbeach and the mostly low-rise inland suburbs. It’s not the first time Sunland Group has collaborated with emerging Sydney-based practice Contreras Earl Architecture, whose co-founders Rafael Contreras and Monica Earl have worked for two of the world’s leading

architecture studios, Zaha Hadid Architects and Foster + Partners. The 272 Hedges Avenue project, also on the Gold Coast, mimics the fluid forms found in nature through its curved facade, designed to resemble the crests and erosion of wind on sand. The interior of its pedestal base is inspired by a naturally eroded rock cave. “Technology has moved so far in the course of the past 10 years,” Abedian says. “We are able to use technology to create facades that are not strictly linear.” Lush landscaping takes its cues from the lakeside setting, incorporating plants such as Grand Canary Island date palms, flowering pink trumpet trees, lilly pilly hedges and mass jasmine groundcovers. Sales have commenced.

M

ore Melburnians are taking to their feet as the inner-city population soars. With public transport hours extended and the City of Melbourne pushing for car bans in CBD streets in recent years, walking in and around the city has never been easier. In the Domain Precinct, the Metro Tunnel project will see the instalment of Anzac Station by 2025, making the already well-connected pocket even more convenient. “This area is so rarified, it’s one of the best in Melbourne because you can literally walk to the Botanic Gardens and when you want to go to the city it’s a short tram ride made even shorter with the new station that’s going in soon,” says architect Rob Mills. “You can leave your car behind and survive quite happily on foot.” Positioned along the famous tree-lined boulevard that is St Kilda Road, the precinct

enjoys lush greenery that very few inner-city residents enjoy. It is also home to a world-class arts precinct and some of the city’s most popular restaurants, including Scott Pickett’s Matilda and local institution the Botanical Hotel, both located on Domain Road. In collaboration with developer and architect Stephen a’Beckett, Mills has designed a collection of seven luxury residences including a penthouse at One Adams St, located between the Royal Botanic Gardens and Fawkner Park. The abundance of natural features nearby, combined with an appreciation of adjacent art deco structures, inspired the distinctive design of the project. “It’s a leafy precinct so rather than square edges I’ve chosen organic forms that are a tilt of the cap to nature,” says Mills.

The boutique building is being hand-built in brick with classic bronze details and curved terraces that aim to give the building a sense of quality and permanence. “My vision for the site was to draw on the rich architectural heritage of South Yarra to develop a building of stunning architectural quality, whose palette of materials would evoke a real sense of permanence, luxury and style,” says a’Beckett. “We wanted this building to define modern luxury.” Views from the penthouse, which is expected to fetch upwards of $9 million, capture the leafy surrounds and take in the impressive skyline above St Kilda Road. And there is plenty of room on the inside, too, with the penthouse taking up the entire top level of 317 square metres. The kitchens offer luxury befitting the prestigious address, including marble benchtops, a butler’s pantry, hand-crafted bronze inset handles, custom-made lights by Articolo and high-end Gaggenau appliances. Each residence also has private storage and a wine cellar. The high-end project is expected to attract a range of well-heeled buyers, including professionals, downsizers and families.

he concept of community is deeply etched into West End’s fabric. You can feel it across the smorgasbord of ethnic groceries and brunch spots. Generations of families have seen this innercity hotspot transform from a working-class suburb into a vibrant cultural hub that’s less than a kilometre from Brisbane’s CBD. It’s an area where disused warehouses have been converted into functional spaces and local landmarks have been sold to developers, slated for urban renewal projects – just like the heritage-listed Peters Ice Cream and Cone Factories. But what Sekisui House did next with the 2.6-hectare site has been a refreshing change. “The first thing Sekisui did was open up the old Peters Ice Cream factory and build a beautiful, mature and experimental park,”

says Megan Barron, executive director for sales, marketing and PR at Sekisui House. “From the beginning, the West Village project has been about community.” The project is a collaboration between Sekisui House, SJB, Plus Architecture and Akira Isogawa; a powerhouse team that has created an inspired design based on the interplay between humanity and environment – an inherent theme in Japanese design. “Arcadia is the second residential release of West Village, which is a mixed-use development site that, when completed, will have 800 residences, 14,000 square metres of retail, and up to 20,000 square metres of commercial, while half of the site will be dedicated back to parkland,” says Barron. Amit Julka, director of Plus Architecture, says Arcadia’s architecture is distinctive, contextual

and sustainable. Its multi-award-winning design is based on the belief that natural ecosystems enhance the living environment. “We worked with Plus, SJB and Akira Isogawa to recreate an Australian version of Japanese design principals, one that suits our climate and textural location,” says Barron. “Much like in Japanese culture, you don’t just do something because it looks good, it has a multi-layered approach.” Its three and four-bedroom residences are generously sized with 2.7-metre-high ceilings, chef’s kitchens and butler’s pantries, while the large balconies boast city and garden views. “Responding to Brisbane’s tropical climate, we created interior spaces that are timeless with a calm and relaxed atmosphere,” says Ljiljana Gazevic, director of SJB. “Two colour schemes were created with a strong sense of warmth and texture, while apartment joinery was inspired by traditional Japanese chest cabinets and interpreted in a modern way.”

It’s just … fabulous, darling. Having chartered plenty of boats around the world before buying Mischief, the Maloufs saw
