f this Sanctuary Cove property, on Queensland’s Gold Coast, were a book, one likely title might be A Tale of Two Houses. Actually, you could slip in “architecturally splendid”, if you wanted to acknowledge the brilliance of architect Justin Humphrey’s subtropical modernist design. However, the title wouldn’t roll off the tongue quite as smoothly. The Gold Coast architect has designed an award-winning, single-storey waterfront gem that operates seamlessly with two personas: at once the property is striking and unassuming, public and private; a home that engages yet

allows for reflection; is secure and partitioned while also porous and free-flowing. “I’m tying disparate elements in so they not only sit comfortably next to each other but bring out the best in one another,” Humphrey explains. It starts even before you step inside the residence, known as The Cove House. From the street, the facade features timber battens on one side and off-form concrete the other – both beautifully tactile materials that run opposing lengths of the house – harmoniously bound together by a strong roofline.
In fact, its overall modern design is bold and robust. And yet, Humphrey has employed these simple planes – including a recessed roof, which appears almost to float – to break down the height and form of the building, reducing the structure’s scale and impact on its residential surrounds. Behind the facade, as you move through the property, this demarcated approach is even more defined. A green spine – a series of lush tropical gardens – runs down the centre of the house, creating two distinct pathways inside and separating the interior into what Humphrey labels “private and public”. On one side sits three bedrooms, each with an en suite; the sizeable main bedroom also has a walk-in wardrobe. On the other side, the garage and study lead to a wonderfully appointed openplan living and dining precinct, terrace and relaxation pit and, lastly, pool and sundeck overlooking Coomera River. “There’s a definite split between the private and public uses in the house,” Humphrey says. being open and enclosed (situated in a gated community, houses aren’t always fully secured here). For example, Humphrey created an open garden room before you reach the front door. Concealed but freely accessible, the leafy atrium is flanked by a study and bedrooms with sliding batten doors offering “a layer of controlled privacy”. Elsewhere, you can be soaking in a free-standing bath, hidden behind timber battens, while looking out over water or onto the garden. Seen but unseen. In this way, the house is designed to engage, both visually and physically: cross views allowing you to see through from one space to the next; a floor plan manipulated to rise and fall and connect with the landscape; timber and concrete inviting your touch. Even the external concrete boundary wall invites neighbours to run their hand along its surface. “Some touchpoints between the main functional parts of the house and the landscape are there to experience only as you walk past, while others are designed to be sat in, lived in almost,” explains Humphries.

What now for city boltholes? Soft markets could make it the ideal time to realise your dream of owning an apartment in the city. B y SU E WILLIAMS

Queensland’s Gold Coast remains a popular choice for apartment ownership.
ith sea and tree-change fever sweeping the country, city boltholes are now also in hot demand for those times when you need to physically attend a head office meeting, see a client or get a theatre, opera or urban buzz fix. For many, that coast-and-city lifestyle mix is a perfect combination, but when is the best time to invest in an inner-city apartment? “Now is a really good time to put your money in the inner city,” says David Carrozza, of Cobden & Hayson, who is selling a one-bedroom apartment in Sydney’s Park Regis for $420,000 to $460,000. “The city markets have all been affected by COVID-19, and in Sydney, rental returns have fallen by 25 to 30 per cent, and prices have been softening,” he says. “A lot of properties, in addition, have been empty for quite a period of time. So, I’d advise people to buy now before prices start to pick up again.” Apartment prices in the city and eastern suburbs of Sydney dropped by 3.9 per cent over 2020 to a median of $960,603, according to the
latest Domain House Price Report. In Melbourne, they’ve fallen by 1 per cent to $576,000, in Brisbane by 3 per cent to $395,218 and in Canberra by 1.3 per cent to $485,410.
“Now could potentially be a good time to buy as prices have come off.” That could mean some good buying – as long as purchasers do their homework about the level of demand and supply for the area they’re interested in, and the likelihood of a further fall, or recovery in the medium or long term. “Prices of inner-city units are falling because people are moving out and, with the closure of the international borders due to COVID-19, there aren’t the tourists or overseas students to fill them,” says SQM Research managing
director Louis Christopher. “So, now could potentially be a really good time to buy because prices have come off, but that’s not to say we’ve hit the bottom yet. We seem to have come off the peak vacancy rate, though – that’s now 8-9 per cent down from 15 per cent – so it’s important to weigh the risks.” In Melbourne, there are a number of affordable inner-city units now on the market. Helen Guo of BRADY Residential, for instance, is offering a one-bedroom apartment in the Wills Tower at auction for $350,000 to $380,000. “It’s definitely a good time to buy now,” she said. “A lot of investment properties were in the situation where they couldn’t get tenants and they’re not close to pre-COVID prices. “But buyers should make sure they’re buying in good buildings.” On the Gold Coast, there are also many wellpriced units – such as one-beds for $295,000 at the Ruby Surfers Paradise building, and a twobed sold at Burleigh Heads for $515,000 – despite the fact that unit prices on the Gold Coast generally bucked the trend and rose over 2020 by 7.1 per cent to a median of $450,000. “Prices have gone up here, but there’s still a lot more potential to increase further,” says Braidon Smith of PRD Burleigh Heads. “So many people are moving here from Brisbane and interstate because of the lifestyle and they can now work remotely. Prices have got a lot further to go.”
