Floating between the water and the sky, apartments at One Sydney Harbour scale the heights of style. B y E LICIA M U RR AY
A
year ahead of schedule, homes in one of Sydney’s most lavish new harbourside communities have hit the market, promising A-list architecture and interiors in a dynamic inner-city location. One Sydney Harbour at Barangaroo South has already proved its prestige credentials, claiming the title of Australia’s most expensive home with the sale of a two-storey penthouse and accompanying sub-penthouse for more than $140 million in 2019. It’s the first time an apartment has held this record. With more than 85 per cent of homes in the

first stage sold, developer Lendlease has brought forward the launch of the 68-storey Residences Two – the second of three luxury apartment towers to be built on the former shipbuilding and stevedoring site. Last week, Daniel Goldberg, founder and principal of State of Craft, was revealed as the interior designer for all three towers, teaming up with Renzo Piano Building Workshop. One Sydney Harbour reunites the Germanyborn and Canada-based Goldberg with the acclaimed Italian architect Renzo Piano for the first time since their collaboration on another
glittering high rise – The Shard and Shard Place in London. New renders for the first two Barangaroo South buildings, including two sumptuous Skyhomes, portray light-filled spaces finished with a sophisticated palette of natural materials. For all the beauty inside, the scene-stealer is the view. Soaring floor-to-ceiling windows showcase the Harbour Bridge and Opera House to the north and, to the west, from Darling Harbour all the way to the Blue Mountains. Goldberg says the interiors embrace natural beauty. “For us, luxury is in the beauty of nature and displaying the grain in the timber, the veining of the marble or granite,” he says. “I think a lot of it is about responding to the site, making it specific to the climate, the context, the architecture.” Crowning the new tower, the two full-floor Skyhomes represent the most premium offerings. These homes boast three-metre ceilings, private lift lobby access and rooftop terraces with entertaining spaces and pools.

“We wanted to create two unique, world-class homes in the sky that capture the essence of living high above Sydney Harbour,” Goldberg says. “The experience of being inside the Skyhomes was inspired by life on board private yachts with their seamless transition from inside to outside spaces, and the feeling of freedom and elegant comfort.” Piano, who designed the Pompidou Centre in Paris (with Richard Rogers) and The New York Times building in Manhattan, emphasises the exclusivity of the harbourside location. “This place will be unique for the very simple reason that you live in the air, you live in the light, almost like in suspension, in between the water and the sky,” the architect says. The launch of the 322-apartment Residences Two comes at a time when many commentators have noted a shift away from inner-city apartments. But Ben Christie, head of residential property at Lendlease, says One Sydney Harbour is attracting strong interest and demand, including from Australian expats. “This comes as people adapt to online property
engagement, coupled with improving conditions more broadly,” Christie says. The developer reports more than eight in 10 purchasers in the first stage were local, many of them downsizers attracted to the convenience and centrality of Barangaroo. Families were drawn to the larger residences. “Our apartments are delivering generous and curated living spaces with state-of-the-art facilities, including a premium concierge service,” Christie says. The mixed-use development includes two pools, a spa, gym with a studio for yoga and Pilates along with an all-day treatment room. “We also have a steam room, as well as private dining facilities with a commercial kitchen, an extensive lounge area, billiards room and winetasting room.”

Pritchard didn’t disappoint. The architect created a striking, single-storey serpentine building that traced the contour of the hill’s sandstone ridge, fusing it with the landscape. “The Sandstone Ridge project avoided any cutand-fill (excavation) on the site,” he explains. Pritchard also used locally quarried sandstone for the base and the S-shaped facade, which “helps tie the house into the environment”. Pritchard says the house’s linear plan, with its curving wall of full-length spans of glass, maximises exposure and sustainably heats the interior during winter. It also takes full advantage of the Piccadilly Valley’s elevated prospect, looking north down the hill to bush and another vineyard block. A dramatic steel butterfly roof was built over the main living area, separating parent and
rench-born winemaker Xavier Bizot looked down from his Summertown vineyard in the Adelaide Hills to the block below with a view to planting more chardonnay vines for his award-winning Daosa blanc de blancs sparkling wine when he saw the possibility of building a house for his family of six on the sloping site. He approached Adelaide architect Max Pritchard, of Max Pritchard Gunner Architects, to design the home, after spending a holiday in one of his most celebrated works – the five-star luxury resort Southern Ocean Lodge, on Kangaroo Island. “I liked his philosophy of designing buildings that fit into the environment,” says Bizot, who originally hails from the Champagne wine region in France.

The angled roof was based on Villa Sayer, a famous 1970s house by modernist architect Marcel Breuer. “It helped open up the interior, giving it a feeling of space, and providing more light and view of the sky,” explains Pritchard. “Most sites [in the Adelaide Hills] have a special view.” Not always. Another of the architecture practice’s projects in the Adelaide Hills, Tess and Michael’s House, was purposefully designed to nestle in the surrounding bush. “That sense of being in the landscape is what drew us to the property,” says MPG architect Tess Pritchard,

To achieve this, Tess kept the footprint small and used steel, timber and glass for an airy feel. “It was vital to maintain the quality and feel of the environment like we were nestled in the bush rather than overpowering it,” she says. The house embraced many of the same design principals as Sandstone Ridge. Using the slope of the land, Tess designed a house with the living areas on the top floor, a double-height louvred glass wall and angled roof to make the most of views and winter sun. The angled roof had another benefit. Inside, it created origami-like folds, which inspired Tess to design a sculptural island kitchen bench – which her husband manufactured. “When design is responsive to its environment sometimes it creates unexpected and exciting opportunities,” says Tess.

ou might be thinking of buying a holiday home that you’d like to rent out when you’re not using it, or intend to list permanently on a short-term rental platform such as Airbnb or Stayz to maximise yields. Pre-COVID-19, active holiday rental listings rose by 45.2 per cent in Australia in the 12 months to January 2019 and total revenue 49.5 per cent to $2.9 billion, according to holiday rental data company AirDNA. Then COVID-19’s constraints on travel hit the market for six. Now, however, a new survey by property management platform Guesty has found 35 per cent of hosts and management companies around the world are reporting a sharp rise in 2021 reservations following announcements about the efficacy of vaccines. “In Australia now, we’re seeing regional and countryside business, in particular, booming,” says Yoav Tourel, managing director of APAC Guesty. “For the more urban properties in capital cities, we think it’ll be 2022 before they recover. “But for the time being it’s areas like Nelson Bay, Byron Bay or the south coast of NSW that are doing well, Victoria’s Mornington Peninsula,
the Fleurieu Peninsula in South Australia and the Gold Coast and Sunshine Coast in Queensland. They’re often offering great yields.” At Australian Short Term Rental Accommodation (ASTRA), chair Robert Jeffress

to what else is on offer, or buy it and then invest in it to make it more appealing.” Also, study any planned improvements in facilities. Many people like to drive no longer than three hours for a weekend away but, with so many roads across the nation now being upgraded, travel times are being cut. It might mean areas you wouldn’t have thought about before are back in the short-stay orbit. Reece Coleman, of Maker Advisory buyers agency, says the top buys are free-standing houses with three or four bedrooms, within walking distance of the beach or attractions. Make sure you, or your management company, offer flexibility. With borders opening and closing, guests need to know they won’t lose their money if they’re suddenly shut out. “We’re also seeing more people now offering both long-term and short-term rentals in order to provide the best yield,” Tourel says. On the Mornington Peninsula, a Sorrento home with an $8.5 million-$9.35 million price guide is one that has had a successful track record as a luxury short-term rental, says selling agent Liz Jensen of Kay & Burton Portsea. “In securing this property the buyer has the privilege of enjoying it now with the COVID-19 international travel restrictions, while it is highly sought-after as a holiday rental property at any time now and, when travel restrictions lift, allowing the buyer to travel overseas and generate good income from their much-loved investment,” she says.
