Perfect storm makes Brisbane market sizzle Low interest rates, dwindling stock levels, mass migration and COVID-19 are seeing the city’s luxury sector soar. B y SAR AH WE B B
W
ith surging interstate migration amid a growing trend for lifestyle properties, Brisbane’s booming high-end sector is capturing the attention of buyers from across the globe. But while the city’s luxury sector began to simmer at the start of 2020, property experts say it took that perfect storm of low interest rates, dwindling stock levels, mass interstate migration and, finally, COVID-19 to send the once-mellow market into its current surge. For Ray White New Farm principal Haesley Cush, those key growth ingredients, coupled

with a host of new infrastructure projects pencilled in for the city, sparked a record-setting year for his team, who have clocked up some of the city’s highest property sales. “When COVID first hit, in probably the first two weeks of lockdown, our business dropped by 50 per cent,” Cush says. “Then in the following month we got back to 80 per cent, and soon after that we were back to 100 … and that was around July.” But Cush says while Brisbane’s prestige market had begun to stir before COVID struck, the surge that would follow was game-changing.
“Every quarter [co-principal and leading prestige property agent] Matt Lancashire and I conduct a virtual live update for our colleagues. And on the last one, Matt had 10 to 14 buyers [on his books] with a budget of $10 millionplus,” Cush says. “We’ve also had a few properties sell [recently] circa $10 million.” Cush says Brisbane offers great value for money in the luxury sector. He also points to the city’s calendar of infrastructure projects and expects these elements to maintain high-end buyer demand and see prices grow. Director and lead agent at Place Ascot, Drew Davies, says the city’s luxury sector has never sizzled during his entire time as an agent. “We are seeing records being broken, and our expectations are being blasted out of the water,” Davies says. “To give you an idea of what we are dealing with, I currently have five highly qualified buyers looking for a property in the $8 millionplus range, and that’s something we haven’t had on our books for a long time.” Across Brisbane, prestige property prices rose
by 3.4 per cent last year, according to the Knight Frank Wealth Report 2021. In comparison, house prices in the Brisbane LGA rose by 2.2 per cent in the December quarter, according to the Domain House Price Report. Joint managing director at Place Bulimba, Sarah Hackett, says Brisbane’s luxury sector has also benefitted from the tougher quarantines enforced in major southern cities, with inquiry spiking immediately after the five-day lockdown in Melbourne. “Those couple of weeks following that, we have put so many high-end homes under contract … and we’ve got three riverfront properties that have sold in the past two weeks and one high-end apartment,” Hackett says. While tight stock levels in that prestige sector remain a battle, she says sales in their office soared by 82 per cent in January, compared to the same time last year. Ray White New Farm agent Christine Rudolph says, on her end, homes that sold only two years ago are now reselling in the luxury market for hundreds of thousands more than their original purchase price.
“The attractiveness of living in Brisbane, coupled with the buoyancy of our economy and a billion-dollar-plus pipeline of confirmed infrastructure developments, makes Brisbane extremely appealing.”

Boom reverberates through Brisbane The coronavirus creates winners and losers and, by the numbers, Queensland is a clear winner. B y SU E WILLIAMS

risbane is among Australia’s best spots for investors after two major studies put it close to the top of their lists, even before the announcement that it’s the preferred candidate to host the 2032 Summer Olympics. Westpac’s Housing Pulse report for February 2021 reported that Brisbane prices were veering into “boom market” territory, predicting growth of more than 10 per cent this year. “Queensland’s upswing has accelerated over the past three moths and is starting to tip into boom territory,” says the Westpac report author, senior economist Matthew Hassan. “Sales are running well ahead of listings, especially for houses, with stock on market down to just 3.4 months of sales in Brisbane – the long run average is five months.” The only softer markets in the city are topand middle-tier Brisbane units and the inner CBD. “Other segments are showing robust gains,” he says. In addition, Knight Frank’s Wealth Report 2021 found Brisbane was one of the highestperforming Australian cities of the last year, behind only Perth and neighbouring Gold Coast.
It recorded growth of 2.5 per cent in its prime residential market – well above the global average of 1.9 per cent. That dwarfed both Sydney’s year average of 1.1 per cent and Melbourne’s of 0.9 per cent.
“We have people from Sydney and Melbourne coming up here in droves.” “Queensland has fared very well throughout the whole COVID-19 situation,” says Michael Vettoretto of Queensland Sotheby’s International Realty. “There’s higher demand for property in Brisbane and we’re seeing our inquiry level increasing by 42 per cent. “There’s so much demand from Sydney and it seems almost as though the whole of Victoria is trying to evacuate up here, looking for lifestyle.
With interest rates at an all-time low, it’s absolutely a great place to invest in now.” For the prestige market, it offers great value for money. The Knight Frank report shows how US$1 million could buy 45 square metres of luxury property in Sydney in 2020, 87 square metres in Melbourne, 102 square metres in Perth and 109 square metres in Brisbane. Shayne Harris, Knight Frank’s national head of residential, says “the pandemic forced many to retreat into the comfort of their homes for the best part of 2020, so it’s not surprising prime property is becoming increasingly attractive in destinations known for their lifestyles”. Already, first-home buyers are out in force in Brisbane, but the next stage is seeing investors rush in, believes David Notley, the Brisbane director of valuers Herron Todd White. As more people learn about the big upswings in capital growth forecast for 2021 and 2022 in Brisbane, that will encourage the investors even more, predicts Jason Adcock of Adcock Prestige. “While they’re looking at 10 per cent growth this year, they’re saying there could be an additional 10 per cent in 2022 – as against 7-8 per cent for Sydney and Melbourne,” he says. “And Brisbane is a real value equation. We have people from Sydney and Melbourne coming up here in droves, in search of affordability and lifestyle, so Brisbane will be the go-to city for capital growth over the next two or three years.”
