or generations of Sydneysiders, a visit to David Jones in the heart of the city was the height of sophistication. From the opening of the first shop in 1838, the brand redefined the Australian retail landscape. Over the years, it introduced the concept of European-style department stores to Sydney, astonished customers with the city’s first hydraulic lift, attracted royals, and staged the first Dior fashion parade outside Paris. “I wanted a stunner,” Charles Lloyd Jones, son of founder David Jones, said when the Elizabeth Street store was launched in the 1920s. “Big, shining, lovely to every last detail.” Eighty-three years after the neighbouring Market Street store opened and one year after the last customer was served in that building,

a new era is dawning for the mid-city block. In an eagerly anticipated inner-city release, apartments at 111 Castlereagh are about to hit the market, echoing the kind of trailblazing luxury and convenience associated with the address’s former occupant. Developed by Cbus Property, the mixed-use project is made up of 101 high-end apartments in an elegantly curved, fjmtstudio-designed building that appears to float above the heritage-listed podium. The original structure will be transformed into 11,500 square metres of office space and a 6200-square-metre extension of Westfield Sydney’s shopping mall. The streamlined facade will be retained and the art deco features reimagined internally. A new central atrium will be carved into the
existing building to create a visual connection between the commercial and retail spaces, flooding the interiors with natural light while creating a dramatic sense of scale. Richard Francis-Jones, design director at fjmtstudio, says the architecture of the new 22-storey, bronze elliptical building complements the historic sandstone context. “We tried to place ourselves in the minds of the original architects, reimagining this building with the same progressive ambition.” The curvilinear shapes continue through layers of landscaping on two levels of roof terraces, which feature an open-air swimming pool, a gym with yoga terrace, and a secret garden. Lina Sjögren, principal of fjmtinteriors, says the apartments are characterised by quality,

depth and substance. “The residences are designed as private, tranquil havens elevated high above the busy city streets, providing exceptional amenity for residents, both within the apartments themselves and also as part of the exclusive, sophisticated indoor and outdoor shared spaces.” The interiors draw inspiration from the curved forms of the new tower. From private loggias and terraces and through floor-to-ceiling windows, most of the homes will capture views over Hyde Park to Sydney Harbour. Living spaces harness a sophisticated palette of natural tones and textures, offset by statement elements. Buyers can tailor three different design palettes to their taste. A concierge service will help residents arrange personal shopping, private catering, entertainment bookings and the like. There are two bookable personal event spaces. The Retreat is a residents’ lounge with a wraparound terrace and catering kitchen.
The Archibald Room is a private dining space with facilities for meetings. A climate-controlled wine room called The Cellar will be available to some residents. Other highlights include an app-controlled automated parking system and electric vehicle charging. Peter Chittenden, managing director of residential at Colliers, says 111 Castlereagh will appeal to buyers looking for boutique apartment living in the heart of the CBD. “The buyers of 111 Castlereagh will connect with the site’s heritage and the prime Hyde Park location in which it sits,” he says. “The residential amenity, including the expansive podium gardens and outdoor pool, is like nothing I’ve ever seen offered in this part of the city.”

Dogged pursuit of furry companions Life in an apartment does not have to be pet-free as a change of attitudes – and laws – sweeps the nation.

n one of Melbourne’s elite apartment “towers of power” on St Kilda Road, retired cattle producer Beverley Northey can’t imagine life without her two rather smaller animals these days: chihuahua puppies Jenny and Poppy. She fell in love with the breed while dog-sitting for good friend and gallery owner Judith Neilson’s pair, and had no hesitation buying into the Royal Domain Tower when she found out it was pet-friendly. “It was quite difficult to find dogs during the lockdown, but I finally got these two little girls
and they’re sweethearts,” says Northey, 83. “The building has rules that you can’t have dogs that bark all night, but everything seems to work well with pets here. “One of the men on the desk once said to me that most of the pets are better looked after here than their owners. And I think that’s true!” Pets are certainly more warmly welcomed in apartment buildings in Victoria than in most other states and territories. Here, common law states that apartment pet bans are discriminatory, and legislation introduced in March 2020 means landlords
can’t prevent a tenant keeping an animal without a very good reason. Similarly, in Queensland and the ACT, consent for keeping pets can’t be unreasonably withheld, but in NSW pet politics have turned poisonous, with rows over animal-banning bylaws dividing buildings, splitting communities and seeing battles waged at the NSW Civil and Administrative Tribunal (NCAT). But every dog, they say, has its day, and last year it was the turn of miniature schnauzer Angus. At the NSW Court of Appeal, his owner, Jo Cooper, won her long-running campaign to keep him in Sydney’s own apartment tower of power, Horizon in Darlinghurst, despite its antianimal bylaws. “So, the court ruled that blanket bans are invalid as they are oppressive,” says lawyer Amanda Farmer of Your Strata Property. “Now a new amendment to strata legislation has been introduced in NSW Parliament to say a bylaw is invalid if it ‘unreasonably’ prohibits the keeping of an animal, with ‘unreasonably’ now to be defined.

“I think what we’re seeing in NSW is a lot of confusion and panic, but I think these are the teething problems you get whenever cultural change happens. Hopefully, in a few years’ time, we’ll put this behind us and accept that [keeping pets in apartments] is just a modern way of living.” It certainly seems the Australian way. Today, we have one of the highest rates of pet ownership in the world, with two-thirds of households keeping no fewer than 5.1 million dogs, 3.8 million cats, 12.3 million fish, 5.6 million birds and 364,000 reptiles, according to the latest Animal Medicines Australia report. “COVID-19 has shown us even more clearly how important it can be to have a companion animal,” says Nadia Crighton of Pet Insurance Australia. “They help our health, they lower blood pressure, they give us stress relief, and walking dogs keeps us fit. That’s an opinion shared by Sydney dog-lover Robyn Vidler, who lives in an apartment on the lower north shore with her 15-year-old Malteseshih tzu Lily, after downsizing from Killara.
“It’s ridiculous for some buildings not to allow pets!” she says. “Would I be expected to wring Lily’s neck? Pets add so much to people’s lives and it’s great to have them around. I, for one, wouldn’t feel comfortable living in a building where people don’t like animals.” The winds of change, fanned by both our increasing rates of pet ownership and that Jo Cooper decision in NSW, are being felt throughout the country, believes Professor Wendy Stone from Swinburne, lead author of a new report on pets and housing from the STEPHEN MCKENZIE
Australian Housing and Urban Research Institute (AHURI). “There’s a lot of legislation underway nationally in this space and it’s generally all in the same direction – towards the inclusion of pets in our living arrangements,” she says. “It’s variable in different parts of the country but the Cooper decision we expect to have implications for the way strata operates everywhere.” Most prestige apartment buildings in Melbourne are already pet-friendly, says Angela Davison, founder of apartment sales company Melbourne Living. “We find animals create a really nice atmosphere,” she says. “These are people’s homes, and especially when so many of our apartments are house-sized, they shouldn’t be treated any differently to houses.” At Ray White Lower North Shore, head of urban living apartments Mary-Jane Hamer says less than 20 per cent of apartments in the area aren’t pet-friendly. “We want more buildings to do away with any bans,” she says. “If they are no-pets, we know we’ll have a struggle selling them.”

A grand design from architects Fender Katsalidis pays tribute to the Yarra River’s historical industrial heritage.

iews of Melbourne and all that makes it iconic are immensely valuable when it comes to cityside apartments. Some proud Melburnians would describe them as priceless. A framed vision of the Yarra River in your home is hard to put a price on. At Seafarers Residences, on 220 metres of river frontage, residents with two and threebedroom apartments will have day and night views over the Yarra to the south and over a soon-to-be-established park to the north. The building’s carefully planned orientation is one of the many features architect Nonda
Katsalidis is most proud of. “Big river frontages are really terrific,” he says. “Depending on the position of the apartments we’ve tried to maximise the outlook, whether it’s to the north and the park and sun, or to the south and the city. Each embraces the best part of that aspect.” Seafarers, by developer Riverlee, will unlock a large portion of industrial land on Flinders Street that hasn’t been used in more than 40 years. The $500 million apartment and hotel complex promises to renew the site, which is often referred to as the missing link between Melbourne’s CBD and the Docklands.
An important part of the project will be the addition of a 3500-square-metre public park named Seafarers Rest. Designed by landscape architects at Oculus, the park will feature plenty of open spaces as well as seating for people to relax by the Yarra. It’s a boon for city residents as well as local visitors and tourists, says Katsalidis. “It’s for the population of people and tourists who inhabit that whole zone, which was an abandoned industrial zone,” he says. “It’s really good to be part of that renaissance, that rejuvenation. “People like to sit by the water and promenade up and down there, and that’s all going to be accessible to the public. I like the fact that the building is not locked up as a private enclave, but it will be part of the ongoing river activities that are changing the whole precinct from the casino up and down.” The contemporary 18-storey Seafarers building sits atop and behind a heritage-listed wharf shed, which will be restored to become an 800-seat function centre.

The building will contain 123 private residences, as well as 277 guest rooms managed by 1 Hotel. The global brand, which is renowned for its sustainability ethos, has hotels at New York City’s Brooklyn Bridge and Central Park, and will soon open in London and Toronto. Private residences at Seafarers are hotelbranded, giving residents access to five-star hotel amenities including in-room dining, personal shopping, pet services, dry cleaning, housekeeping, massages, personal training and beauty treatments. This is in addition to the amenities organised and managed by 1 Hotel, which include a fitness centre, spa, wellness centre and swimming pool. Interior designer Chris McCue says Seafarers, as an entirety, packages up luxury living together with an enviable Melbourne position. “The location of the building, as the last true waterfront offering, is already a fantastic amenity in, and of, itself. However, when you then consider the connection to the 1 Hotel brand and all of its service and spatial amenity, the pocket park adjacent to the site and the
porcelain benchtops and splashbacks for durability and low maintenance. “This is as close to a house-like kitchen as we’ve come in multiresidential development,” McCue says. The apartments’ spacious designs range between 61 and 471 square metres and feature large laundries, and study nooks. The colours, textures and materials tie in strongly to the building’s design and the site’s history. This connection to the heritage features of the site will also see Riverlee restore, rather than scrap, old machinery left on the site. This includes an electric crane built in 1948 to load and offload cargo in the days before shipping containers were introduced. Distinctive features such as these will ensure the Melbourne of yesteryear remains part of the contemporary future which Seafarers will bring to this important location.

How to choose an apartment Amenities? Levies? Rising rates? High-rise? There’s a lot to consider when looking for investment flats. B y SU E WILLIAMS

Investing in an apartment brings its own set of questions.
glistening new apartment tower with a pool, a gym and a rooftop garden is likely to be enormously enticing to prospective tenants. But for investors, should all those alluring amenities sound the alarm bells? Like the buildings themselves, it’s a multistoried prospect. On the plus side for investors, it’s unlikely the units will ever be empty. If demand falls for apartments, these will – with a possible rent adjustment – always have their pick of the pool of available tenants. But on the downside, those facilities can be expensive to maintain in terms of quarterly strata levies, so the yield may well be lower. And capital growth? If a slick building becomes fashionable and continues to be regarded as hip, then capital growth may power on through. Or not. “With facilities like a pool, then an apartment in such a building will always be easier to rent out,” says Sophie Liu of PMI Investment. “But the levies can be very high, which will eat away at your income. So, I often prefer to invest in something more modest, no more than six floors
high and with minimal amenities to pay for. They are always cheaper to run, and yet the returns can be good. At the end of the day, I think the first priority should be less looking at the facilities on offer, and more on the location, and whether it’s close to shops and transport.”
“I ... prefer to invest in something more modest, no more than six floors.” Another consideration should be the macroeconomic situation, says Dr Alex Joiner, chief economist at IFM Investors. At the moment, many investments are coming up roses, fertilised with rock-bottom interest rates. “People in my parents’ generation have been able to capitalise over three decades on falling interest rates,” Dr Joiner says. “They’ve enjoyed
healthy capital appreciation on top of rents. “But while the returns are very good now, you have to remember we’re at the top of the cycle. Over the next five to 10 years, we’ll be in a rising rates environment, so I’d be a little bit more cautious.” In that situation, if he were looking to invest in an apartment, he thinks he’d be looking for one that’s a little different from the others, with something that makes it unique or, at least, less generic. That could be an apartment that’s more boutique or is bigger or has a separate kitchen. Apartment investors also have to be aware of trends in unit-living of the post-COVID-19 world, recommends Christine Williams, property strategist with Smarter Property Investing. Pre-COVID, student accommodation was a real cash cow for investors, particularly for property within three kilometres of the CBD. “But now, people are looking at apartments in a different way,” she says. “They want to be comfortable in bigger apartments so they can work from home if they need to, and they want some open space. “We’ve all been spending more time at home too, so they might like more facilities, but need to know there’s enough cash in the funds to keep them well-maintained. In addition, the taller a building, the more you can claim in depreciation. And those are the ones that are likely to have those pools and gardens.”

n any residential high-rise offering there can only ever be a limited number of penthouses, and, in highly anticipated developments like Geocon’s Metropol, they get snapped up in record time. But the creatives behind this project in Canberra’s city centre had an innovative solution to help quench buyer appetite for rooftop living: a shared residents’ penthouse. Set on level eight, the penthouse is available for residents to hire if they feel like entertaining guests, hosting family for a private function or celebrating a special occasion. It comes with a
chef-inspired kitchen, high-tech entertainment facilities and an infinity pool with city outlooks across the lake. “There’s not really anything else on offer like this in the city,” says Geocon corporate affairs manager Elliot Woods. “Buyers have been really stoked. You can get some pretty nice stuff in Woden and the inner south, but not in the city.” With 423 of 550 apartments already sold, buyers will need to move swiftly. “We have huge confidence that it will sell out,” says Woods. “There’s a lot more confidence in the market at all levels, but certainly at that high level. People
have been sitting on their hands for a year and now they’re ready to move.” There are only three of the 10 penthouses left, with prices ranging from $1.3 million up to $1.6 million, plus several three-bedroom apartments. Geocon head of sales Adam Morgan says the penthouses are beautifully appointed with integrated appliances, high-end floorboards, waterfall finishes on the stone bench tops, a freestanding tub in the bathroom and pendant lighting. They have generous balconies and several have lock-up garaging. Woods says the penthouses and threebedroom properties have drawn wealthy downsizers looking for a premium product in the heart of Canberra. “They’re people who have grown up in the suburbs with a big yard, but they don’t want that maintenance any more,” he says. “They’re also keen on connectivity. From Metropol it’s 10 minutes’ walk to the middle of the city and 15 minutes’ walk up to Mount Ainslie.” Several bus routes stop at Metropol, and the

light rail and Canberra Centre shopping mall are within easy walking distance. Right on the doorstep you’ll find the four-hectare Glebe Park. “Glebe Park is Canberra’s best open green space,” says Morgan. “It’s a lot like Sydney’s Hyde Park, with a playground and gazebos, well-manicured grounds, beautiful grass and oak trees. It’s a good representation of Canberra year-round and it looks beautiful in summer, winter, autumn and spring. “You’ve got Metropol on one side and another premium apartment offering on the other side, and Canberra Centre to the right. It’s a welcome green break in a high density zone.” Along with the shared penthouse, there are communal rooftop terraces with views over the Brindabellas and Mount Ainslie, plus a hanging garden, all designed by leading Canberra landscape architecture firm Oculus. Architectural giants Fender Katsalidis, whose previous work includes the New Acton precinct and Mona in Tasmania, designed the three interconnected buildings that make up Metropol, drawing inspiration for the project
from some of Canberra’s best-loved civic buildings including the National Gallery, the High Court of Australia and the Carillon. These robust structures have a restrained material palette with concrete, glass and precious metal finishes. With the scaffolding down from two of the three buildings, the striking, angled facade and strong vertical lines now deliver a commanding street presence in Reid, one of the city’s oldest suburbs. Inquiries have increased after the opening of a display suite at Metropol last month, allowing

buyers to see the quality of the development. Woods says buyers have plenty of choice of one and two-bedroom city apartments, but fewer options for three-bedders. “It’s [been] hard to find nice three-bedroom apartments built in the last five years, so this is a rare opportunity,” he says. “The Metropol apartments have really elegant finishes, the colour schemes are quite contemporary with earthy pastels. It’s great to be seeing this kind of stock coming into the city.” Geocon’s High Society is another premium offering for Canberra, with 32 three-bedroom apartments from a total of 542, priced from $659,900 to $1.06 million. Another Fender Katsalidis design, High Society has a wellness centre with a spa, gym, yoga room and heated outdoor pool. There’s a wine-cellar function space, a children’s activity room, a cinema and an observation deck. It is part of Geocon’s Republic precinct, Belconnen, and sits atop the Abode Hotel, with 19 commercial premises at street level.

f there’s anywhere in Australia where penthouses are highly sought-after, it’s definitely the Gold Coast. The postcard views of the sparkling blue waters below make these apartments the crowning glory of any high-rise on the Goldy. The Lanes Residences, part of The Lakes development at Mermaid Waters, will bring eight luxury penthouses to the market. And, with sweeping views over Lake Unity, they are sure to be snapped up fast. The 10 and 12-storey towers are currently under construction, with the second stage to bring third and fourth towers, also 10 and 12 storeys, into the fold. Designed by Sunland’s in-house team in collaboration with Contreras Earl Architecture, the sculptural shape of the high-rises will ensure the buildings are an eye-catching addition to the canals and lakes of Mermaid Waters, says Abedian. “The [towers] vary slightly in size but ultimately the design language is one and the same,” he says. “It’s really inspired by nature and the movement of trees climbing upwards. So you have these two towers really embracing the lake. It’s a reflection of the movement of the building
as it touches the ground. We’ve tried to ensure the architecture is very organic, fluid and provides a connection to the landscape or the urbanscape.” The Lanes Residences is the first apartment development at The Lakes, a $1.3 billion master-planned community. The 42-hectare lakefront precinct will be complemented by ground-level retail and dining, parklands, bikeways and a waterfront promenade. To emphasise the community feel of the new development, the Lanes Retail Village will
feature laneways with a fresh-food market hall, cafes, restaurants, a health and wellbeing precinct, office space and a 3500-square-metre lakeside community green to host seasonal events such as markets. “Owner-occupiers and downsizers are primarily our target demographic. As we’ve observed, particularly during this COVID period, south-east Queensland has experienced a significant inflow from interstate migration and, of course, also repatriation of expats coming back to Australia,” Abedian says. Transport links are simple, with the M1 to Brisbane just 10 minutes drive away and the nearest bus stop 500 metres away. ot every buyer looking for a luxury apartment wants three bedrooms and a position on, or close to, the top floor. In fact, one of the hallmarks of a prestige residential offering is the element of choice: in finishes, in floor plans and, at Woolooware Bay, in the size and location of your apartment. Taylor Brammer Landscape Architects’ design uses trees and other plants for a lush delineation between different parts of the development and leafy views from inside the homes. etween the foodie delights of The Cannery, the fields of Sydney Park, and Alexandria’s shopping and cafe scene, a head-turning collection of oversized apartments is about to welcome its first residents. Clarion, from developer Milligan, has 18 threebedroom homes, including four penthouses, designed by leading Sydney studio SJB. The residences are a dramatic departure from cookie-cutter off-the-plan units. Inspired by SJB design director Adam Haddow’s award-winning Cleveland Rooftop home, the development targets owner-occupiers by employing bold interiors and lavish finishes, from light-grey terrazzo to green marble, European fireplaces, soaring exposed concrete ceilings and glass cavity sliding balcony doors. David Lee of NG Farah says all the buyers to date plan to live in the homes.
“The building was never designed to appeal to investors,” Lee says. “They could have packed it full of one and two-bedroom apartments, but they didn’t because they wanted to build an iconic building in the area for owner-occupants.” Young professionals who work in the city and downsizers, including from outer suburbs such as Dural, make up most of the early purchasers. “They’re attracted to the eastern suburbs lifestyle, the convenience of being around their family and near the city.” Haddow has compared the architecture to a passionfruit, “with its hard, punched rind and soft, luxurious centre.” A precast concrete exterior with robust scalloped panels and timber cladding makes a striking contrast to the sumptuous interiors. The sense of space inside the homes is reminiscent of the neighbourhood’s traditional warehouse architecture.
The two towers in the new six-storey building are connected by a bridge on level four, where a residents’ pool, gym, sauna, reading room and landscaped areas are located. Windows and outdoor spaces – landscaped by Black Beetle – are orientated to enhance residents’ connection with nature. Hearty’s Pancakes, a hip new cafe on the ground floor, will open for breakfast, lunch and dinner. Clarion is part of a sweeping revitalisation of Alexandria and falls within the Green Square urban renewal project, which is transforming the city’s oldest industrial heartland into new residential communities. Green Square station is 15 minutes’ walk away. With construction due to be completed this month, buyers will avoid the usual waiting period involved with off-the-plan purchases. “The whole idea for this development was to deliver … architecture that’s high-end, bespoke. “There are lots of bedrooms, big living areas and there’s an apartment that has a whole floor.” Australia 108 is recognisable not just for its outstanding height, but also its eye-catching “Starburst” across levels 70 and 71. The protruding star shape encompasses both levels and was inspired by the Commonwealth Star on the Australian flag. The golden Starburst contains the Star Club resident facilities and complements the goldplated upper levels of nearby Eureka Tower, also designed by Fender Katsalidis. “I really enjoy seeing it in the skyline – it’s a strong image with the Starburst,” says Katsalidis. “I also enjoy the similarities with Eureka, they’re almost like a chess pair, like a king and a queen.” It’s at the 2800-square-metre Star Club where the breathtaking views of Australia 108 come
into full effect. The 360-degree panoramas take in the city, Royal Botanic Gardens, Albert Park Lake and Port Phillip Bay. The show-stoppers at the Star Club are the twin infinity-edge pools that cantilever 210 metres above the streets below. These jawdropping “twinfinity pools” make the most of the building’s stunning vistas, says CBRE’s Victorian managing director, Andrew Leoncelli. The spacious amenities at Australia 108 across levels 11, 70 and 71 take up almost 5000 square metres of floor space. They include gyms, dining rooms, lounge rooms, a reading room, theatres, a golf simulator and a sky garden. “This project has literally everything,” says Leoncelli. “The fit-out is phenomenal, at a good scale and finished beautifully. There’s also lots of space so you can easily enjoy the facilities without being on top of everybody.” In a feat of design and engineering, Australia 108 celebrates the completion of its construction this month.
