Barefoot luxury comes to the Gold Coast The prestigious Mondrian brand is making its debut on Australian shores with hotel-branded apartments in Burleigh Heads.

here’s nothing like the prospect of a weekend at a beach house to propel you to the end of Friday. Once there, it’s all about the salty air and the sun on your back. Capturing this theme of barefoot luxury was at the heart of Robbyn Carter’s interior design at Mondrian Gold Coast Private Residences, a 25-storey development coming to Burleigh Heads on the Gold Coast. The Vitale Property Group development will house a mix of hotel rooms and apartments, including a fourbedroom penthouse priced at $11.7 million.
“With an insatiable view that envelopes this tower, the penthouse is the epitome of luxury,” Carter said. “It is spacious with an open kitchen, bar, study and living room that feel like they are floating in the middle of the Coral Sea. “The sculpted walls that navigate you through the space are adorned with a fireplace and are partially clad in stone. “All the materials and fixtures have been upgraded here to reflect the finest of our times.” Every corner of the Mondrian penthouse is articulated to deliver a prestigious and bespoke
lifestyle. Perhaps the centrepiece is the fullheight wine wall that stretches from the bar to the fireplace in the living room. The luxurious kitchen also features a Gaggenau gas cooktop, oven, rangehood and integrated dishwasher, and the benchtop is crafted from travertine stone. Measuring a grand 503 square metres, the penthouse has plenty of room to spread out. It has a multipurpose room, that could be a study or yoga studio, along with 4.5 bathrooms. Underneath this top-level penthouse, sit a further 12 penthouses, all with three bedrooms and a multipurpose room with spaces ranging up to 313 square metres. Carter, who heads award-winning Studio Carter, an international design firm with offices in Los Angeles, Singapore, Shanghai and Amsterdam, says buyers here will be spoiled for choice. “The floor plans, the finishes, the views. I think the buyers will struggle to pick one among them,” she says.

Carter and her team, who were hand-picked to design the interiors at Mondrian Gold Coast, have a long list of upmarket credentials including everything from exclusive resorts in the Maldives to high-end nightclubs in Korea. At this development, Carter has achieved a masterful look of effortless elegance using a palette of materials inspired by contemporary coastal design. “Mondrian is an exquisite brand that prides itself on being a cultural connoisseur,” she said. “I really kept their quintessential essence in mind as I created a prestigious and tailored lifestyle for the Mondrian Residence owners. Every design element revolves around the theme ‘weekend at the beach house’. “The design inspirations are taken from the pristine shorelines, beautiful landscapes and the sculpted sand.” The Mondrian brand is part of a worldwide hotel chain, run by the Los Angeles-based company sbe, which is co-owned by the Accor hospitality group.

Its international hotels and residences are located at some of the world’s most prestigious addresses including Park Avenue, New York. The Burleigh Heads development marks Mondrian’s debut on Australian shores. Melbourne-based architects Elenberg Fraser have designed the residences in the secondary dunal systems on Burleigh’s beachfront. Marble render clads the lower floors and a concrete spiral staircase leads up to the swimming pool, the perfect place to unwind after a beach session. With a series of small cave-like openings draped in greenery, the impression of a rocky outcrop is created. The apartments at Mondrian are hotelbranded, giving residents access to hotel services such as in-room dining and concierge services. This comes in addition to hotel amenities including a pool, steam room, lounge, library, dining room, function room and outdoor barbecue areas. The development is slated for completion in mid-2023.

t’s a building for all seasons – a threestorey, architect-designed residence in Vaucluse, one of Sydney’s most affluent suburbs, promising uncommon levels of comfort and joy no matter what time of year it is, particularly when you have these tireless views. From the eyrie of the rooftop terrace, you are afforded an unimpeded 360-degree panorama. Looking west, it’s a veritable postcard of the Harbour City. Landmarks include the sleek Barangaroo tower, the Sydney Opera House and the Harbour Bridge, not to mention the blue waterways of the harbour itself.

To the north are Sydney Heads and to the east are the open waters of the Tasman Sea, where one can watch humpback whales migrate. The house, unsurprisingly, has been nicknamed The Whale House. “We saw the potential right away from the roof [of the previous two-storey 1930s apartment block],” says Joseph Alliker, director of Rudolfsson Alliker Associates Architects, the Darlinghurst-based practice that designed the residence. “They were ridiculously good views.” Although it’s hard to look past those views – they’re pretty much in your face whichever way
you turn – the architects needed to design a structure that took advantage of the relatively compact sloping site and that was visually and functionally steadfast, as it would be exposed to the elements in its elevated position. “It was a tricky design process,” Alliker says. In response, the architects used concrete to create a solid, robust construction. The texture of the timber formwork used for the concrete was left exposed to emphasise the structural feel of the building, which was carried through from the outside indoors. In particular, this was used to good effect on the first floor to give the bedrooms a sense of safety and security. In contrast, a more lightweight construction was used for the third floor, which was wrapped in floor-to-ceiling glass. Up here is where it made the most sense to locate the busy living, dining and entertaining areas of the house. The thinking was to make the floor feel “open and exposed” and draw the gaze out to the horizon. The architects also designed a curved staircase and double-height glazed void, behind a curved blade wall, which created a striking visual

feature and also worked dynamically to connect all three levels. Built in 2009, the house has more than stood the test of time. The original design, in many ways, was forward-thinking. For instance, it included high-performance sustainability – such as solar hydronic heating – a lift within the blade wall and a flexible, multigenerational floor plan to accommodate young children, teenagers or older parents. All are now standard features in most smart, architect-designed family homes. The property was renovated in 2019, updating the main bedroom, enlarging the en suite and walk-in wardrobe, and reconfiguring the ground-level garage. Most significantly, the rooftop deck was added to maximise the outlook, along with floating stairs to the original, wonderfully curved internal entertainment courtyard below. “To have a sky deck that looks out over the harbour, the heads and ocean is unique,” says Dave Klees, director of Virtue Projects, the building firm responsible for the renovation.

hen we consider residential investment, most of the attention is focused on houses versus apartments. But how about the missing middle ground – townhouses? Traditionally, townhouses are two or threelevel dwellings that share walls with neighbours and have small gardens or courtyards. “They’re always designed to fill the void between a house and an apartment, and in my view, there’s always very, very strong demand for them,” says Dennis Vertzayias, director and partner at Laver Residential Projects. “They’re in keeping with the 2021 lifestyle as they tend to be low-maintenance like an apartment, but have a small outdoor space and, without all that land, they’re significantly cheaper than a house,” he says. “As long as they’re well-designed, I see them becoming more and more popular in the marketplace, for both investors and their tenants.” Townhouses are increasingly the choice of some developers too. Mulpha Developments has created a complete estate of them, Essentia at Norwest, Sydney.
“COVID-19 has accelerated an underlying trend for people to focus on the complete lifestyle package that their home offers and these townhomes are a good example,” says executive general manager Tim Spencer.
“People like them as they have a tangible connection to the ground.” “They’re based on sustainability, wellness and connectivity. We have seen two price rises this year and the achievement of record prices for the region – $1.7 million for a townhome.” Location is always critical, of course. Ninety per cent of homes in Melbourne’s Cranbourne, for example, are house-and-land packages, and only 10 per cent are townhouses, says Luke
Harris, CEO of The Property Mentors. That makes them even more desirable. “Then they can perform very well in terms of capital growth, and vacancy rates can be extremely low as they’re so scarce,” he says. “People are often keen to downsize into them in the same suburb where they’ve been living on a big family block.” Demand for townhouses is particularly high in the middle-ring suburbs of cities where there can be resistance to high-density apartments and free-standing houses are very expensive, believes Clinton Ostwald, director of property advisors Urbis Group. “People like them as they have a tangible connection to the ground and sense of land, rather than being in the air,” he said. “That gives people a sense of security. And if they are strata, then the fees are often lower because they tend not to have all the facilities that apartments can have, and they’re low-maintenance, so the running fees are lower. From an investment perspective, that makes them very attractive.” Popularity with tenants can keep yields healthy, while townhouses often enjoy steady price growth, too. “Property on land has traditionally enjoyed better capital growth than apartments,” said Jason Field, managing director of National Property Valuers. “Because they tend to be larger than apartments – and there are fewer of them – [they] have great appeal for investors.”
