What does $5 million or less get you in the Queensland high-end coastal market? Probably more than you think. B y SAR AH WE B B

nce the laid-back playground of bronzed beachcombers and Sydneysiders fleeing the rat race, the entire Queensland coast is now in the eye of a southern migration storm that’s driving record property price growth. While the sea-change trend in coveted coastal corners has sent prices soaring by up to 20 per cent over the past year, top property experts have revealed what $5 million can still fetch – including luxury homes so close to the sand that traffic congestion consists of sea turtles. Caroline Yarr, of Queensland Sotheby’s

International Realty, Port Douglas, says in her pristine patch of paradise, a cool $5 million buys more than just absolute beachfront – your very own private beach. In the case of a luxury abode she’s marketing for $4.5 million at 14 Rankin Street in Newell, just north of Port Douglas, those prestige dollars fetch just less than 2500 square metres of land on a pristine tropical beach and a house that earned the crown of Queensland Home of the Year in 2007. “It’s basically a mini-resort … you can take your jet ski and ride out the front of your house,”
Yarr says. “So $5 million here will basically buy you your very own beach.” It’s a compelling tale that Yarr says is luring buyers from across the country. “Traditionally, we’ve had people from Melbourne but now we’re getting interest from Sydney, Adelaide, Perth and even Brisbane,” she says. “These are people who traditionally used to go to Asia for their holidays but now realise that Port Douglas is the next best thing. And, rather than just have a holiday home here, they’re looking for a home. “I had a couple from Sydney who recently bought a $1.5 million house here and they had never considered it before … but now that they can work remotely they are splitting their lifestyle. “They are not just looking to invest here but to build a home and a lifestyle.” On the Gold Coast, where the creme de la creme of prestige waterfront homes occasionally transact for around $30 million, Marc Keswell, of Amir Mian Prestige Property, says a luxury waterfront home with jaw-dropping views in a
high-end suburb can be had for less than $5 million. He is marketing a prestigious five-bedroom, five-bathroom, near-waterfront mini-mansion at 12a Freyburg Street, Sorrento, for $4.995 million. In the case of this spectacular residence, he says, that price buys you a home designed by a leading architect and 60 square metres of living space. “In comparison to Sydney, you still get much better value here relative to what you can purchase for the same price,” Keswell says. In the sunshine state capital, Ray White Ascot principal Dwight Ferguson says, $5 million will buy an incredibly high-end family home in Brisbane’s top blue-chip suburbs such as Ascot, Hamilton and Clayfield. “It also gets you into a level of super-prestige property in Brisbane that needs to have some money spent on it, but when you do it turns into $9 million,” he says. being marketed through Damon Warat of Ray White Ascot for “under $5 million”. The home sits on a 795-square-metre block and features a steam room, a gym and an eightcar garage. Whitsunday expert Rob Taylor, of Taylors Property Specialists, says the prestige property dollar travels a very long way in the far north, with luxury beachfront mansions transacting for less than an inner-Sydney apartment – with $5 million fetching a premium slice of whitesand paradise. He is marketing the spectacular 377 Mandalay in Airlie Beach for $3.975 million and says the beachfront three-bedroom property is perched on a 2806-square-metre prime waterfront block and abounds in luxury features. “It’s true that you can see dugongs in the bay as well as sea turtles [from the house] … and Airlie Beach is just a five-minute drive away,” Taylor says. He says increased interest is being noted from southern buyers – predominantly from Sydney and Melbourne.

ueensland’s major tourism marketing campaign “Good to Go” has been a big hit with Australian travellers, but does that mean it’s a great time to invest in its holiday destinations? Early research on the strength of their postCOVID-19 recovery seems to suggest it might well be. A new study from Tourism Research Australia, Tourism Recovery Scenarios, predicted Queensland as a whole was likely to recover faster than any other state or territory and return to pre-pandemic domestic tourism levels by about March 2022. With millions of state government dollars being poured into campaigns to push Queensland as a holiday escape for southerners and to fast-track flights to get there, the future looks promising for many of its tourist towns. Even in tropical north Queensland, an area with a property market still in the doldrums from the GFC, conditions are now much sunnier. “Most invest in holiday lets in what we call it‚ ‘leisure investment’ which can give you a good net return, and also a holiday home whenever you want,” says Joel Cuman, of Belle
Property Cairns. “We have some of the lowest vacancy rates now in Queensland, around 1 per cent, and holiday lets are reporting bookings of 80 per cent all the way through to October. When you can’t get to Bali or Fiji, why wouldn’t you come here?”
“The Gold Coast and the Sunshine Coast are the strongest at the moment.” The median price of property in the region is also still low but rising. In Port Douglas, it’s just $420,000, according to the latest Domain State of the Market Report, a rise of 4.3 per cent over the past year, and in Cairns it is $425,000 after a 4.8 per cent rise. As you move south, the market grows stronger. In the Whitsundays, the median house price of
$380,000 rose 5.3 per cent last year. On the Fraser Coast, it hit $326,500 after an 11.8 per cent rise, while in the Sunshine Coast’s Noosa, it jumped 11.8 per cent to a median of $580,000. “But the average housing stock [price] is still much lower than in Sydney and Melbourne, so buyers can find plenty of bargains here, says Alex Harris, of Noosa4Sale. “Pricing is still good compared to capital cities.” The Gold Coast has had some stellar house price growth, according to Domain figures, of up to 31.5 per cent in Surfers Paradise and Miami over the past year. “It’s been such an amazing bounce back,” says Jesse Willcox, of Willcox Estate Agents. “Our prices have increased post-COVID much more than in other cities; rental returns are going well, and vacancy rates are at an all-time low.” Most Queensland holiday spots are still undervalued in terms of their future promise, believes Queensland general manager of The Agency, David Price. “The Gold Coast and the Sunshine Coast are the strongest at the moment and ... there are some very good buys as most are undervalued.” Queensland Sotheby’s International Realty CEO Paul Arthur says: “With international borders shut, low interest rates and people accustomed to spending hundreds of thousands of dollars on overseas holidays deciding to buy holiday homes instead, in some ways, it’s a perfect storm.”
