ast, sprawling mansions on massive blocks of land, three-level palaces with views in all directions, and chateaux with antique marble fireplaces and chandeliers. No one does prestige property quite like Perth. It may be showy; it may be over-the-top; it may embody the wildest whimsies of the west; but it’s also in increasing demand, with Perth median house prices rising 9.2 per cent over the past year, on Domain Group figures, and quite probably even higher since. “We’ve seen some of the highest price growth at the upper end over the past nine months,” says Damian Collins, president of the Real Estate Institute of Western Australia. “The Western Australian residential property market experienced quite a significant downturn of 15 to 20 per cent in 2015, but then, in the middle of 2019, the top end started to get a little bit better. “Then by June 2020, it had come back, and by the end of the year it was very hot, and it still is pretty hot. “Our agents on the ground estimate that Cottesloe alone has gone up 20 per cent-plus in the past nine months, and we’ve revised our growth forecasts over 2021 now to 15 per cent.” The dramatic price increases have come as Perth continues to be one of Australia’s most affordable cities – with houses cheaper only in Darwin – and demand, including that from interstate buyers and expats, still outpacing supply. The mining sector is also going well, the unemployment rate was 5.3 per cent in March, according to data from the Australian Bureau of Statistics, and there’s huge confidence in the local economy. “We also have some exceptional properties on the market,” says Jody Fewster of Ray White Cottesloe Mosman Park. “The market is quite robust, so we’re seeing a lot of interest in them, too.” At the moment, she’s selling a five-bedroom, three-bathroom mansion at 24 Davies Road in blue-chip Dalkeith for offers from $5.5 million. “It’s a very leafy suburb with big blocks, but this is on a double block of 1750 square metres, and it’s unique in that it’s single storey but sprawls on such a beautiful large landholding,” Fewster says. “It’s close to the city and river, and you can get to the beach within 10 minutes. Homes in this suburb are very sought after.” Houses in Dalkeith have a median price of $2.56 million which is up 13.6 per cent over the past year.

In Peppermint Grove, just six kilometres away, demand for property is also strong. Agent William Porteous of his eponymous real estate agency says: “Property in Perth is going great guns. Prices have been edging up, but they’re still cheap compared to Sydney and Melbourne. “We’re seeing buyers coming here from the east coast, and it’s still very undervalued. I think, with the strength of demand, prices could rise this year by 20 per cent.” He’s currently selling a lavish three-level, fivebedroom, four-bathroom house at 6 Bay View

Terrace, Peppermint Grove, with an asking price of $10 million to $11 million. South of the Swan River, looking towards Dalkeith on the other side, Applecross, with a median house price of $1.225 million, also has a notable property for sale via Porteous’s colleague and daughter Olivia. Called Chateau Belvedere, it’s a five-bedroom, five-bathroom 1840-square-metre estate, high up at 22 Duncraig Road. with a pool and spa overlooking the river, the house has a price guide of $11.5 million. “It was built by Perth socialite Tony Barlow for entertaining back in the 1980s, and most of the furnishings came from a chateau in France,” Olivia Porteous says. With the low cost of finance, purchasing in these prestige suburbs is picking up as prices continue on an upward trajectory, says Michelle Ciesielski, partner and head of residential research at Knight Frank Australia. In fact, Perth is the best performing prime residential market across Australia with 4.1 per cent annual growth in the first quarter of 2021, according to the Knight Frank Prime Global Cities Index. “Demand for luxury residential property has been domestic in nature around the world, and Perth’s recent performance has certainly demonstrated this,” Ciesielski says. “Lockdown has made us all incredibly aware of how we want to live, work and play at home, and the Perth prestige market is positioned for many upsizers sitting on the sidelines to take advantage of the lower price point when considering ... their idyllic lifestyle property.”

A ‘calming and moody’ urban oasis Sympathetically built into a cliff face, this contemporary marvel is a building that fully immerses the senses. B y PAU L B E S T

uarry. Dumping ground. Kids’ playground. Public park. The site at the end of a cul-de-sac in Queens Park, a boutique pocket of suburbia within Sydney’s sprawling eastern suburbs, has been all of these things at one time. Steven Gerendas – who spotted the sandstone cliff as a young boy walking home from school one day – imagined something else. He saw a highly distinctive landscape set in an inner-city environment – and, as an architect, an opportunity to create a luxurious urban oasis.

The result is a pair of spectacular multilevel gems, sympathetically built into the nine-metrehigh, U-shaped sandstone cliff face. It is the newly built, four-level, contemporary residence on the right that is for sale. “It’s a building that fully immerses the senses,” says Gerendas, the principal of architecture and interiors firm Unfold Workshop, of the property on the market. “[One] that is calming and moody, due to its utmost privacy, earthy materials palette and careful control of abundant natural light.”

That sense of connection to the landscape is palpable the second you step through the door. You can run your hand along the exposed old quarry wall on the ground floor, which includes a self-contained studio apartment, a lock-up garage with turntable, and a home cinema. But the sandstone can be seen on each of the levels – from the bedrooms on the first floor and the open-plan living and dining area and courtyard on the second. The colouring of the rock also informed the overall aesthetic. “It’s all about the sandstone,” Gerendas says. And yet, the house’s connection to nature goes beyond the stone. Plants such as Strelitzia alba flank the house, giving the oasis a tropical touch. The courtyard, with spa, wraps around a towering Port Jackson fig and, on the roof – which is level with Bourke Street at the rear of the property – is a Zen-style garden featuring grasses, ferns, succulents, agave and daisies, as well as a mature phoenix palm and a gum tree. Large spans of glass and highlight windows play to the area’s leafy vistas – including those of nearby Queens and Centennial parklands,

only a few minutes’ walk away – while they maximise light, as do the striking winged roofs. These, however, aren’t the only green features of the home. Gerendas has given much thought to sustainability and energy efficiency in his design. The planted rooftop, for instance, works as a high-performance thermal mass to regulate temperatures in the house, as does the gap between the quarry wall and the building, which allows airflow. Recycled sandstone has been used to level areas of the rock face and for a retaining wall, while reclaimed timbers have been crafted as stair treads. Timber formwork reimagined as a sink, and steel offcuts as bathroom fixtures, also reflect the site’s industrial heritage, as does the use of steel throughout, including the staircase. Granite benchtops and joinery, too, have a leathered finish to match the reclaimed sandstone blocks. “The quarried stone was finished by hand on-site with the same sparrowpecked finish, employing old-style methods, as seen in Centennial Park,” Gerendas says.

hinking of investing in residential property in Perth or regional Western Australia? That could be a very profitable idea – or one that could cost you dearly, say the experts. With house prices predicted to grow by 15 per cent over 2021, a low vacancy rate of 0.8 per cent in April, rising rents and yields in some city suburbs of more than 5 per cent, it looks like a tantalising prospect. “There are lots of good opportunities to invest in Perth particularly,” says Jennifer Wakeman, general manager of Perth property consultants Momentum Wealth. “It’s definitely a cheaper prospect compared to Sydney or Melbourne, with a property costing, on average, 24.8 per cent of the median weekly income here, as against Sydney’s costing 44.6 per cent, and Melbourne, 35.6 per cent. “We’re coming off a five-year low, too, so things are very good at the moment. There’s particularly good buying beyond the 15-kilometre radius outside the CBD, where there’s low supply, and it’s close to good amenity, places like Hamersley, Kingsley, Craigie and

Heathridge to the north, and Willagee, Melville and Walliston to the south and east.” Domain Group research has found handsome house yields in Perth city of 6.02 per cent, with the median weekly rent rising 3.5 per cent last

Investors need to be very careful at what stage in the cycle they’re putting in their money, warns Bryce Holdaway, a partner in national property advisers and buyers’ agency Empower Wealth, who’s originally from Perth. “My caveat is that Perth is a boom-and-bust town,” he said. “Sydney, Melbourne and Adelaide are far more consistent as Western Australia is based on one product and one customer – digging up big rocks and selling them to China. “The property market is going well now, and it looks cheap to people from the east coast, but if the heat comes out of the mining boom, that market is affected. Investors are often seduced by new apartments and home-and-land packages, which are also volatile assets. So, I’d say it can be good if you invest at the right time, and I’d usually favour class owner-occupier stock in blue-chip suburbs.” Rental growth is likely to be good, however, in most areas of Perth over the coming year, believes Graham Joyce, managing director of Joyce Property Investments. “We believe it will grow eight to 10 per cent over the next 12 months, which is great growth,” he said. “But, later down the track, a lot of unit development will come onto the market that’ll increase stock in two years’ time. “But at the moment, it’s not a bad place to put your money – although we have to remember that these low interest rates won’t last forever.”
