Unique home for the movers and shakers There’s nothing ordinary about this special home, the youngest on the State Register of Heritage Places. B y PAU L B E S T

lame it on the boogie. The disco, with its Saturday Night Fever-styled dance floor of groove-inducing, coloured flashing lights, is pretty much the first thing anyone mentions when they talk about this 1976 Besserblock masterwork from the late Bulgarian-born Perth architect Iwan Iwanoff. It’s there even in its slightly irreverent tag of Disco House. It is, however, more conventionally known as Marsala House, after Tina and Sergio Marsala, who commissioned Iwanoff to design their family home in the Perth suburb of

Dianella – a lookout with panoptic views of the hills and city. “You can’t go in there and not just love it,” say the high-profile vendors, artist Stormie Mills and PR/marketing dynamo Melissa Lekias. “It’s so much fun.” While it does give the heritage-listed house – which retains many original design elements – a certain vintage vibe, both are quick to point out the property isn’t some kind of ’70s theme park or glam throwback. “It really is about the architecture,” says

Lekias, a devotee of the architect’s work who previously lived in an Iwanoff-designed property owned by her uncle. “It feels like you’re living in an artwork more than a ’70s period piece.” From the driveway, you see what she means, most notably in Iwanoff’s renowned idiosyncratic use of concrete blocks for the facade and balustrade of the external central staircase. It’s a design feature reminiscent of a Mayan temple and popular with kids. Both a little cubist and brutalist in its makeup, the sculptural play of brickwork stands out, literally and figuratively, creating depth and drama as the fierce Perth sun moves across it. “It’s inspiring and foreboding,” says Mills. Iwanoff’s eye for structure and form is equally on show inside, in the detailed timberwork and tiling, for example, as well as features such as the drinks bar and light fitting in the formal dining room. But as artful and well crafted as it is, the place also plays superbly to the twin modern priorities, when buying any prestige home, of lifestyle and luxury.

Mills says the communal living spaces, with their sunken lounges, are easily adaptable to different moods, whether it’s for partying (there have been some), snuggling down or recovering from a hangover. “[Today’s] houses tend to dictate to you how you feel and where you should be [whereas] this house does it the other way around,” he says. The house, one of Iwanoff’s most celebrated works and the youngest home on the State Register of Heritage Places, was restored in 2010, and Mills and Lekias then added their own aesthetic flair with an extensive cosmetic makeover. This included retrofitting the Vegas-inspired disco with a DJ booth and sound system, where Mills cranks out hip hop, reggae and dubstep more than disco. The couple is now hoping new custodians (“rather than buyers”) will introduce their own

design appreciation – although Mills’ pink bunnyman sculpture on the front lawn and Lekias’ collection of ’70s bespoke pieces can be included in the purchase. “Like all good works of art, [the house] should be constantly evolving,” says Mills.

It pays to pet-proof your property While it makes financial sense to attract tenants with furry friends, you should take precautions. B y SU E WILLIAMS

ost people love pets, but when it comes to allowing them into your investment property that enthusiasm

can wane. A pet-friendly rental home, however, is always popular and can command a higher rent because of the sheer number of tenants looking for homes they can share with their furry friends. At the same time, recent changes to the legislation in many states have made them harder to ban. So, the perfect solution may be to pet-proof properties in advance of letting them out, to minimise the chances of any damage. “It does open up your property to a wider audience, which is always helpful, particularly after so many more [have] bought pets during COVID-19,” says Dylan Simpson of Queensland’s Plum Property Management. “You don’t want to close your door to people who might be great tenants and tend to stay for longer terms. So, we recommend hard-wearing flooring, like tiles, over highly polished timber that can get scratched or carpet that can be frayed. Wallpaper is also not such a great idea.

“If you have a small courtyard or outdoor area, particularly, your property will be in great demand,” he adds. Those renting out on short-term holiday-let platforms can be even more nervous about allowing animals as there’s a much higher turnover of renters.

“It does open up your property to a wider audience, which is always helpful.” As a result, the majority don’t permit pets but, when they do, they tend to charge higher cleaning fees for a deeper clean at the end of each stay, and sometimes a bigger security deposit, says Winston Ong of short-term property management partner company MadeComfy.

“If an owner wants to allow pets, we advise them to look on a case-by-case basis,” he says. “But it’s definitely a chance to get more bookings as many people these days like to holiday with their pets. We do always recommend ... sturdy furniture and sofas with cushion covers that are machine-washable.” There are plenty of other pet-proofing measures property investors can take, such as using good-quality finishes that stand up to scratching and chewing. Nadia Crighton from Pet Insurance Australia says owners should look around their property and make sure it is in good condition. Any flaws could be aggravated by pets. “It’s important to secure fences, make sure there are no inviting dig spots under fences, and secure gates for any small areas that a smaller dog or pup may push through,” she says. “Any holes in floorboards could also potentially be made worse by pets. “For furnished homes, in particular, there are some nifty products ... that can keep hanging cords tidy and out of reach of curious noses and paws. And, before you put in any indoor plants, make sure they’re not toxic for cats and dogs.” It may be less trouble not to admit pets in the first place but, as Simpson says, that may not be as wise in the long term. “Some of our best tenants are those with pets,” he says. “They love their pets and are so keen to stay; they can be more careful than those without.”
