A sense of arrival

The owners reportedly exclaimed “magari!” when they inspected this award-winning designer-imagined house in Doonan, tucked up in the Noosa hinterland.
With the husband of Italian heritage, the couple’s cry translates, more or less, as “I hope so”, “I wish” or “if only”. They wanted the place badly. But the term also held something more profound.
“As soon as they walked inside, they thought of magari,” explains agent Nic Hunter of Tom Offermann Real Estate. “It summed up the whole property for them and all the elements of their life. They experienced a sense of arrival.”
Little wonder the couple were so taken with the property, which claimed the Building
Designers Association of Australia’s national design excellence award in 2018.
Stepping through the large pivot door into the house, perched on the ridge of a hill, the couple were struck immediately by its sweeping 180-degree vista: the rolling green quilt patchwork of the hinterland, the Noosa Golf Course and the Noosa National Park headland; the coastline from Sunshine Beach to Coolum and Point Arkwright; and, beyond to the horizon, the dreamy blue wash of the Coral Sea and open skies.
You simply can’t escape it, no matter where you look or position yourself in the residence –which is just as renowned Noosa Heads-based designer Gerard Smith conceived it.
“The principal focus was always to take advantage of the views,” Smith says.
To do this, he designed the home as one long linear form, oriented north-to-south, and allowing a full-height wall of glass the length of the building to face east and the prospect of coast and country.
“The wall of glass invites the views deep into the home,” he says.
Smith also laid out the rooms in a single file so they looked outward, and divided them into three main zones.
In the centre, under high ceilings, is a spacious lounge-dining-kitchen area, flanked on either side by wings for parents and kids or guests. At one end is a generous bedroom suite with a walk-in wardrobe and en suite. At the other sit three bedrooms, two bathrooms and a second living area.

pool – which seamlessly connects the indoors to the outdoors, effectively creating a fourth zone. It’s another perfect spot for relaxing and drinking in the scenery.
But it was more than just the views that created the magari moment for the owners.
There was the volume of the indoor spaces, accentuated by the house’s position on top of an escarpment, as well as the spatial flow and movement through the house, which, in part, allow for the natural slope of the block.
“The different roof heights and floor plates create interest as you journey through the home,” Smith explains.
Magari may also be expressed in the meticulous attention to detail, lean materiality and less obvious luxuries. It exists, for example, in the Corian benchtop and bespoke black timber joinery, the suspended fireplace, the oval free-standing bath, the 5.8-metre dining room ceiling and the six-metre kitchen island bench.
With the house set on 1.2 hectares, it’s there in the free open outdoor spaces, the quiet and private setting as well as the embarrassment of space underground – perfect as a multi-vehicle garage, if you have a car collection, or a large recreational space.
In addition, the house is eco-friendly, embracing passive solar and sustainable design principles, such as cross-breezes, deep eaves to keep the summer sun out and winter sun in, a 15-kilowatt solar system and 200,000-litre rainwater tanks.
So much did the couple embrace the idea of “I wish” they even renamed the property, originally called Panorama House by Smith, to Magari, hanging a sign with the word on a pillar next to the front door.
Even from the road, there’s something charming about the house, which has a more subtle, understated presence in contrast to its big showtime face looking out to sea.
