I have a soft spot for mid-century modern design . There’s something about its warm timber tones, clean lines and organic shapes that set my heart alight – and it’s clearly not just me. Flip through any architecture or interior design hard-covers published by Phaidon or Rizzoli, and you’ll find that more than half of the featured homes pay homage to the post–World War II movement. If you dine in a contemporary restaurant, there’s a good chance you’ll be seated in a chair that was designed in the 1950s – whether it’s an Eames, Bertoia, Cherner or Saarinen. In this week’s Yellowtrace house, two iconic Falcon chairs designed by the late Sigurd Resell came with the sale and they couldn’t look more at home. Funkiness and functionality
This mid-century modern makeover is the latest in a long line of renovations for Perri and Eddie Beith.

The concept that lies behind this Broadbeach home seems very relevant now, despite dating back to the 1950s.
Designed in mid-century modern style, its two levels are filled with natural light, the indoors and outdoors mesh easily, and each space embraces clean lines, bold colours, graphic shapes and natural and man-made materials.
“We’ve always stuck to more neutral styles like Hamptons and coastal, which is all white and creams,” says owner Perri Beith who, along with
husband Eddie, has completed an extraordinary 18 home renovations.
“We loved living with that aesthetic, and in terms of resale, it appeals to a broader market. This time, my husband wanted to do something different, and when I started researching midcentury modern design, I was drawn to it its funkiness and functionality.”
The couple and their “small farm of various cats and dogs” bought the home early last year after falling in love with its location.

“It’s very close to the beach, and we take our dogs to different parks daily,” Beith says.
“The block is unique with a wide front and narrow rear, and the original house was a simple, tiny brick home. What is now the lounge and kitchen area was the whole house, but we knew we could make it work!”
The couple owns a building company and, with their team, completed the renovation in just six months. Downstairs, a generous kitchen, lounge area and office flow out to an external entertaining area, and upstairs are the laundry, powder room, second lounge space, main bedroom suite and four other bedrooms – two with their own en suites.
A European holiday inspired the kitchen, with its marble benchtops and stunning checkered floor tiles.
“It was a look I saw in many restaurants and bars in Paris, and I went searching for something similar for this home,” Beith says. “I ended up with beige and travertine as a base for my palette, which allowed me to use rich green granite for my splashback and benchtop.”
The kitchen cabinetry is crafted in Florentine Walnut by Polytec, which is seen throughout the home for consistency of style.
In the adjacent sunken lounge is a U-shaped custom couch in a similar shade of emerald green to the granite.
“We built it in sections, so if a cushion is damaged, it’s easy to remove and repair,” Beith says. “It’s so cosy and my spot to curl up and watch TV and movies. When we have friends over, it’s where we sink in with some bubbles, chat and gaze at the garden through two huge windows. [It] instantly relaxes me.”
A bank of textured glass blocks separates the lounge from a generous office area, allowing it lots of privacy and natural light.
Outside, a vast timber V structure – that doubles as a stunning design feature – and a towering frangipani tree hold court.
“The tree is about 155 years old and the only original thing on the property,” Beith says.
“When we bought the home, it was in full bloom, and we knew we had to keep it.”
Designed to be a great entertainer, the home has already hosted numerous poolside soirees.
“It’s the ultimate party house with a pool, spa, built-in barbecue and pizza oven that has a big seat bench around it for cosying up in winter,” Beith says.
Beautiful stonework features throughout, most significantly in the lounge room and at the entrance, where imported sandstone in shades of grey, cream and brown form impressive curved structures.
“We didn’t use grout, to create a ‘stacked’ effect,” Beith says. “It took months for the guys to build, but it was worth it.”
Upstairs, each space is designed around a statement feature, like the mustard tiles in the laundry and an authentic terracotta style in the guest bathroom.
“Each one gave me a palette to pivot from and informed my choice of marble and colour,” she says. “I love every single room – each one is unique and luxurious.”
Beith says moving on is always hard, and this mid-century-inspired home is no exception.
“We are going to miss this house, its location and neighbours,” she says.

A humble and wholesome restoration
This quintessentially West Australian home – designed by Duncan Stephen & Mercer in the early 1960s – has been lovingly brought back to life by Fremantle-based interior design practice Design Theory.
From the first inspection, it was clear the City Beach property was in poor condition. However, the new owner was passionate about the house’s character and mid-century charm.
“She was happy to take our curatorial lead on modernising it while honouring its heritage and its place within the cultural landscape of Western Australia,” says Lisa Reeves, who cofounded Design Theory in 2013 with her husband, Evan.
The client, an entertainer and dog-lover, was after a home with existing rooms reworked to deliver a three-bedroom, two-bathroom configuration.
“A place where she could cook for friends and live with her dogs in a durable, pet-proof home,” Lisa says.
As is the case with most heritage renovations, a key challenge was bringing today’s functionality level into an old building. Not to mention that, once work started on site, it became clear the entire structure was rotten due to termite damage, so extensive restoration work began.
Design Theory managed all stages of this project from building to restoration, interiors and furniture.
“Our cues were taken from the era of the house’s original design,” Lisa explains, “a time of humble, honest materials and detailing.”
Where cabinetry needed restoration, it was updated respectfully, always with a nod to what may have come before.
Vintage furniture acquired with the house was retained and restored.
Original door knockers and pendant lights were refurbished and reinstated, lending authenticity to the home’s new life.

The material mix has all the makings of nostalgia – blackbutt and mosaic tiles were used in the kitchen, Marmoleum lines the floors, and carpet tiles can be seen in the sunken lounge. Colour lends a graphic element throughout, with the palette derived from the West Australian landscape.
“From our first visit, we were struck by how West Australian the home felt,” Lisa says. “We embraced a palette of eucalypt greens, warm timbers and sunset oranges.
“Our client’s deep connection to the character of the house and the house itself was an ongoing source of inspiration. Detailing is hidden and unobtrusive, and materials are honest, speaking to the home and our client’s grounded nature.”
Design Theory designed it for a lifetime and beyond, focusing on quality, repairable finishes that would improve with age and use.

Why healthy homes bode well

Awash with natural light, cooled by beautiful fresh breezes, double-glazed for sun control and thermal comfort, and with access to lush green spaces.
Once, choosing the best investment property was much more about location, the number of bedrooms and the state of the floors.
Now the buzzwords are “wellness real estate” for attracting quality tenants and robust capital growth.
“The whole market is getting more educated, more sophisticated and more demanding,” says Tim Spencer, executive general manager of Mulpha Developments, the lead developer in Sydney’s Norwest and the Gold Coast’s Sanctuary Cove.
“For us, wellness real estate is about creating spaces in homes and communities that are for personal use, for family use, for community –spaces to make you feel calm, and serendipitous spaces where something surprising might happen,” he says.
Buyers are responding, too. The finance industry’s Pankaj Choithramani, 39, recently
bought a townhome in Norwest’s Essentia development, attracted by features like its thoughtful design and layout, solar access, thermal glazing, solar and battery storage, smart energy monitoring, rainwater tank storage and dense planting between homes.
“The whole market is getting more educated … and more demanding.”
“Right in the middle of the townhomes is a shared wellness centre with outdoor and indoor barbecues, a gym, a swimming pool and a spa area,” says Choithramani, who moved in with his wife and two children, aged eight and four. “That made it very special. We wanted quality and healthiness and sustainability, and that was
all offered. We’d been searching for months for something to buy and, when we saw this, we bought it within the hour.”
This kind of attention to wellness principles is the way of the future for any buyer, believes Davina Rooney, the chief executive of the Green Building Council of Australia (GBCA).
Investors will, in future, be competing for tenants in the growing build-to-rent sector, which has a major focus on sustainability and wellness and is working with the GBCA towards producing healthier, net-zero buildings.
“The risk for investors is that if they buy homes designed even to today’s standards, they could be outdated even by the time they’re finished,” Rooney says. “Also, the announcement at the most recent Treasurer’s Roundtable that there will be an energy-use disclosure made available for all Australian homes, across existing buildings as well as new ones, means everyone will know whether they’re moving into a good home or a bad one.”
That’s a challenge for residential investors, but one that many are now coming to terms with, says Shane Hiscock, director of Brisbane’s Locate Buyers Agency.
“Investors are now looking, as much as owneroccupier buyers, for a certain orientation, light, air, good floor plans and layouts, and energy efficiency that makes a home easy to heat and to cool,” he says. “It’s a way of ensuring good capital growth in the long term, which really adds value to any investment.”
