I’m still on a high from Australian Fashion Week. The Aje runway took over three floors of the new Sydney Modern Project space – the Art Gallery of NSW’s $334 million expansion. Erik Yvon’s bold new collection shone under dramatic industrial lights at the historic Carriageworks. Alcer unveiled its new jewellery line in the old locomotive workshops at South Eveleigh, adorned with vintage chandeliers and down a grand staircase. Those were just some of my favourite shows. This year, the architecture was just as celebrated as the fashion – the two worlds collided and it was pure sensory magic. Like fashion designers and brands, architects have earned renown for themselves too, in the property sector. In this edition, we showcase the best high-end homes on the market backed by architects, and explore the wisdom in investing in architect-designed homes.

It’s not often architects get a second crack at one of their projects. But Jolyon Robinson did on a three-bedroom modern house at Tinbeerwah he designed a decade ago.
Tucked into 2.4 hectares in the Noosa Hinterland, the residence – surrounded by manicured lawns and native forest – gave the young architect a chance to step out of his father’s shadow after working in his practice for 15 years and show what he could do on his own. He produced a light-filled contemporary linear structure of steel and glass, sitting on a concrete base, with cantilevered bedrooms, soaring

A separate one-bedroom studio with an open kitchen was also built at the far end of the property, overlooking a dam.
At the time, the region was still recovering from the global financial crisis, so design budgets were tight.
“It forced me to adopt a more streamlined, refined kind of architecture,” Robinson says. “[My design] didn’t need to be so bloated.”
Robinson was also inspired by the striking beauty and simplicity of the work by the late
Sri Lankan architect Geoffrey Bawa, having stayed in the last house Bawa designed.
“It resonated with me,” he says. “That changed everything while I was designing Wallaby Lane.” Photographed and posted online, Robinson’s design attracted wide interest from architectural students globally as well as mainstream media in Australia.
“It was one of the first big photos that went viral on the internet,” Robinson says. “It drew a lot of attention.”
Ten years on and with new owners, the property has just received – in the words of Century 21 Conolly Hay Group selling agent Lisa McKenzie – “a million-dollar renovation”.
For Robinson, it offered a chance to finish what he had started – importantly, with the necessary budget to do so – to give the house an extra layer of comfort and luxury it had always called out for. In particular, the new owners sought a greater feeling of space.
One of the big upgrades was to replace the original main bedroom, walk-in wardrobe and en suite with something bigger and more
luxurious at the north-east end of the house. New generous bathrooms were also installed.
“They have their own ambiance about them ... more dark and moody,” Robinson says.
At the other end of the house, a pop-out pantry was added with views across the pool to Cooroy Mountain.
Crucially, Robinson doesn’t see what he has done as a departure from his original design.
“The house was great,” he says. “It hadn’t really dated over the past 10 years.”
And yet, nothing has escaped his scrutiny. Almost everything was given a touch-up. The house was repainted inside and out, decking, cabinetry, roof and flashings upgraded, balustrades replaced, concrete floors polished and American oak boards laid in place of the previous bamboo flooring.
The garage was also rebuilt to create more space and a butterfly awning was added to connect the garage to the front door.
“It really does feel like a new house,” he admits. “Previously, I was operating in a different environment with different owners.
This time, it just felt like a different project. The house now feels like the best version of itself.”
McKenzie agrees. “The owners wanted a house designed for ease of living,” she says. “It really lends itself to an executive couple or emptynesters whose kids have moved out.”

When buying an investment property, should you give priority to a property that’s been architectdesigned? In today’s market, a house, townhouse or apartment will be snapped up for rent quickly – whether or not it has an architect’s name attached.
But an investment is for the long term, and it’s important to buy wisely to guarantee tenants will be attracted in the future if conditions change, and for good capital growth.
“An architect will always design a property with features that will pop and make it a bit special,” says Luke Harris, chief executive of property advisors The Property Mentors and author of the book Property Fit.
“It will stand out from the rest and add more value in the longer term than the extra that you’ll pay on buying it.
“For a renter, it’ll be nicer to live in too, as an architect will use all their years of training and experience to better consider the airflow through the property, the placing of the windows and maximising the floor space.
“Their name could also add prestige, like a Fender Katsalidis apartment will still have allure 100 years from now.”
Yet, it’s important not to over-capitalise on an architect’s name and design, warns buyer’s agent and property strategist Rasti Vaibhav.
“But you also have to bear in mind that only 30 per cent of property in this country is owned by investors, so when you come to sell, you’ll want to attract owner-occupiers as well, who will appreciate an architect design.”
A 2018 study by the University of Melbourne and ArchiTeam found that, on average, there would be a 1.2 per cent annual extra capital growth for an architect-designed renovation over one done without an architect.
So, having an architect involved will certainly always add value, says Jarrod McCabe, director of Wakelin Property Advisory. But investors should try to judge how much.
“It can be good to create that extra point of difference in the market, but what value will it add long-term?” he asks. “You might be paying a premium for the improvement an architect can add but they might not necessarily appreciate in value over time.
“Most of a property’s value is in the land it occupies and you have to measure the benefit of an architect against the value of the land.”
“All elements have to be in alignment – it also has to be in a good location and worth the money,” says Vaibhav, the managing director of Get RARE Properties. “There’s no point in paying extra for an architect-designed property if it’s in a neighbourhood where you might struggle to find a tenant anyway.
Investment property national buyers’ agent Michael Pell, the managing director of Propell Property, agrees. Every case has to be judged on its own merits, he believes.
“It’s all about the data – supply and demand, an area’s population growth, its demographics, and whether it’s close to trains, jobs, hospitals and shops,” Pell says. “You need to look at the mix, and then judge whether an architect’s design will add merit.”
