More like a house than a penthouse

Size, proportion and the most luxurious of fittings and materials are topped off only by the stupendous views. By PAUL BEST

Enter the foyer of the Grand Atrium – one of seven twin-level penthouses atop The Landmark, in St Leonards on Sydney’s lower north shore – and there’s no denying that this is luxury living of the highest order.

A soaring residential tower topping out at 57 floors will do that, literally. As does a $14 million to $15 million price tag.

And, in the designer’s words, “a huge entry gesture” immediately trumpets your arrival into this welcoming lap of luxury. A double-height void with a circular glass lift, skylight, planter and stairs, it simply wows.

Then there’s the inescapable “top-of-the-world” panorama taking in much of the city, as far as the eye can see – beyond Manly and past the heads, a front-row seat to Sydney’s CBD, as well as the eastern suburbs, airport and Cronulla, all the way to the Blue Mountains.

“The backdrops are out of this world,” says DiJones Neutral Bay selling agent Nigel Mukhi.

“They are some of the best views in Sydney.”

But there’s more to the notion of luxury here. Every so often, you step into a residence and sense the quality. That there’s something special, without quite being able to put your

finger on what that is – and that’s before you even get to all the luxurious amenities.

“As soon as you walk in, you can feel the quality,” confirms German-born Sven Ollmann, principal of Warren & Mahoney, the international design and architectural practice responsible for the penthouses. Then he explains: “It’s all the little things.”

By this, Ollmann is referring to the “very fine detailing, exceptional one-off details and topend fittings”. He points to the metal inlay work in the stone floors, fluted glass on the sliding doors and shower screens, and the brass framing of the rounded custom-made mirrors and shaving cabinets.

He cites the detailed interfacing of the various materials – like the timber joinery, white marble and leather and brass highlights. And points out the brass finish is satin rather than highly polished, which says classy, not glitzy.

“Our brief was to embellish and elevate but do it in a subtle, highly contemporary way … without being minimalist,” Ollmann says.

Scale, proportion and a customised layout of the penthouse play a crucial part, too. On the entry level, the foyer flows into three bedrooms

as well as a spacious living dining and kitchen open-plan. Stairs, or lift, to the upper level open onto a lounge and main bedroom suite, with a dressing room and en suite.

Importantly, these are all large free-flowing spaces that inexorably draw you to wide cantilevered balconies – a wraparound platform on the entry level, ideal for entertaining – from where views are best enjoyed.

Building architect A+ Design Group created wavy, ribbon-like balconies, which not only lend the facade a rhythmic motion but also reference the movement of water on Sydney Harbour.

Inside, Grand Atrium is 284 square metres, plus 80 square metres for the balconies. And add another 63 square metres for a lock-up three-car garage and storage. “It’s like a house in the sky,” Mukhi says. “Actually, it’s bigger than many houses internally.”

Fittings and appliances also have been carefully chosen – from Astra Walker tapware and pietra grey marble benches to Gaggenau ovens and Sub-Zero fridges. Add to this a $400,000 Italian-designed Boffi kitchen. But comforts and luxuries extend beyond the four walls of the penthouse. There’s a private

kitchen, dining and lounge on the 35th floor and an amenity-laden Club 500, which includes a full-time concierge and building security. The club also offers a range of leisure facilities, such as a mosaic-clad indoor pool, spa, gym, sauna, golf simulators, yoga room, cinemas, kids’ playground, library, music room and workshop space.

The neighbourhood, too, is undergoing wider urban transformation, which is adding to the area’s amenity and liveability.

Still, for all of this, Ollmann believes it’s hard to beat the wellbeing that good design gives you – even if you aren’t fully aware of it.

“Sometimes you just walk into a space and go, ‘Damn, we got this right,’ ” he says.

Just over 10 kilometres from the heart of Melbourne, Malvern boasts a rich and captivating history. It was once home to sprawling estates, later divided to create leafy streets adorned with late-Victorian and red-tiled Edwardian villas.

Today, these architectural treasures coexist harmoniously with modern renovations, creating that beloved blend of old and new.

Looking to a bright future

While Malvern proudly preserves its landmarks, such as the striking, heritage-listed Stonnington Mansion, Joanna Nairn of Marshall White Stonnington says the suburb is also looking towards the future.

“Buying in Malvern not only means purchasing a slice of Australian history but also guaranteeing a sensational place to live in,” Nairn says.

“It’s got the best schools on its doorstep, plenty of boutiques and cafes on Glenferrie Road, and an abundance of parks and greenery, despite being so close to the city.”

The latest Domain House Price Report suggests house prices are currently at or close to the bottom of the price cycle in Melbourne, with Malvern’s median house price now sitting at $2.705 million.

“The demand for good quality homes in Malvern remains strong, attracting interest from local, interstate and overseas buyers,” Nairn says.

“I can’t see this changing due to the long-term appreciation of these ... homes causing a lack of supply, transacted only due to families getting bigger and smaller, rather than financial stress.”

In Malvern, an active lifestyle is ingrained in the suburb’s fabric, creating a vibrant atmosphere where residents enjoy nurturing their health and fostering a strong sense of togetherness. Its what made it the perfect location for boutique Pilates studio Fluidform’s first Victorian location, opening its doors in November last year.

“I was born and raised in Melbourne and have always been drawn to Malvern’s leafy neighbourhood and community spirit, so it was a fitting location for our studio,” says owner Roxy Ogier. “It’s close enough to the city to feel very connected, yet feels like its own pocket of boutique shopping, local dining and beautiful period homes.”

Fuelling both mind and body

Serving as a sanctuary for both fitness enthusiasts and those simply seeking respite on a lazy afternoon, nearby Central Park is the epicentre of the Malvern lifestyle.

“My mornings typically start with a coffee from Master Of None and a walk around Central Park, my little piece of nature inside the city,” Ogier says. “This ... never fails to fuel my mind and body before a full day of teaching in the studio.”

The pros and cons of renovating

With renovation costs finally starting to stabilise, how extensively should you renovate an investment property to make financial sense?

The answer will depend on a number of factors, including the state of the home, its property type, location, value and tenant demand – and level of rents being paid – in that particular market.

But while it’s possible to renovate to any budget, it’s critically important not to overcapitalise the property as it will take forever to recoup your outlay from the rent and doesn’t make enough difference to its sale price.

“Renovation costs are still very high, so it’s something you have to think about carefully now,” says renovation project manager Werine Erasmus, known as The Happy Renovator.

“Some costs have doubled in the past two years – for materials and the hourly rate for carpenters, for instance. As a result … investors should spend the minimum they can at the moment in order to make the property comfortable and attractive for renters.

“You can do a lot for just 10 per cent of the value of the property, like $50,000 on a … unit that’s cost you $500,000. But if it is rundown, or much bigger, then you’ll have to spend more.”

Before they begin, investors should have a clear idea of what their plans are for the property, she says. If they want to rent it out for 10 years and then sell, they’ll have to factor in a second renovation beforehand because of the wear and tear in the interim.

They should also focus on what’s absolutely needed. A serviceable kitchen might be quite acceptable to a tenant in North Queensland, but

air-conditioning may be non-negotiable. Similarly, in Melbourne, an efficient heating system could be preferable to a new bathroom. Renovation costs will also differ hugely from city to city, and in regional locations, too.

Interior and building designer Martina Hayes says a basic kitchen in Sydney might cost as much as $25,000, a bathroom $20,000 and flooring $80 to $120 per square metre. Waiting to see if those prices come down any further after the COVID surge won’t be a wise move either, says Greg Kearney, managing director of Australian Home Renovations.

“Prices are beginning to stabilise but they won’t go down, or to anything like the level they were before the pandemic,” he says. “We’re at the new normal now, where prices are 13 to 14 per cent higher than they were.

“The minimum you should spend on a renovation for an investment property will be 10 per cent of its value, while the maximum should be 20 to 25 per cent.”

Having knowledge of the area you’re investing in, your target buyers and demographics will determine the best way forward in terms of money spent, says Scott O’Dell, the national director of valuers Opteon Solutions.

But generally, the best-value-outcome renovations include kitchen and bathroom upgrades, enhancing street appeal with external cosmetic upgrades and landscaping, adding additional living space and, most recently, making energy-efficient upgrades.
