Imagine having a Carrara marble kitchen benchtop that, instead of having a conventional basin, has been custom-engineered to slant ever so slightly to catch the flow of tapwater rolling neatly across the surface into a discreet five-centimetre sliver of a drain. If that’s not the definition of luxury then I don’t know what is. Kim Kardashian has one in her double kitchen, which almost broke the internet after she gave a tour of her $60 million Hidden Hills, California, home. Turns out this trend isn’t only enjoyed by the famous, with Australian interior designers and real estate agents saying they’re seeing a rise in double kitchens among the most affluent property buyers and developers – one for show and one for function. The latter is hidden behind, and is where unsightly appliances live and meal-prepping takes place. You can read more in this week’s Top Tier. HOT

A-listers from Greta Garbo to Beyonce have flocked to the luxe Caribbean island of Saint Barthelemy (that’s St Barths to those in the know) for decades.

The French-speaking nation may be small –only 25 square kilometres and home to about 10,000 people – but it’s a place for living large, from its designer boutiques and upscale restaurants to the exclusive beach clubs, luxury hotels and idyllic weather year-round.

Owning or renting a private villa on St Barths is the ultimate indulgent escape, and they don’t come much more impressive than Villa Neo.

With six bedrooms and six bathrooms spread across a sprawling 886 square metres of floor space over two levels, the villa is one of the largest on the island, says listing agent Zarek Honneysett from Sibarth Real Estate.

The home’s grand entrance is a masterpiece in itself – a glass staircase and walkway are

flanked by waterfalls. The entrance hall opens into a spacious living room with double-height ceilings. On the lower level, a living-dining space connects to the main kitchen, while a professional chef’s kitchen is tucked behind.

It all connects seamlessly to multiple al fresco spaces, including a tropical internal patio and an outdoor oasis on the lower level. There, an infinity pool stretches the width of the property. It features a swim-up bar, submerged seating and a barbecue area. You can also enjoy a spa under the shade of the palm trees.

Inside, the villa accommodates up to 12 guests across six lavish bedroom suites, three on each level. Each suite boasts its own en suite, dressing room and private terrace with views out to the Atlantic Ocean.

The oversized main on the lower level features direct access to the pool, with steps leading into the water directly from the en suite.

Also downstairs is a soundproofed mininightclub, with a pool table and bar. A hammam complete with a steam room is a haven for rejuvenation, plus there’s a fully equipped gym, an office space, and private parking for up to seven cars. Off the main living area, a media room has large glass windows that turn opaque at the touch of a button, ensuring privacy.

A glass staircase connects the levels, or you can take the lift.

No matter where you are in the home, expansive windows beckon the natural light while framing the boundless ocean vistas beyond. Inside is a marriage of sleek geometric forms and chic spaces. Every part has been meticulously crafted and curated, while natural finishes of wood, marble and leather throughout give spaces an air of refined luxury.

“All the beautiful artwork, the sculptures, all the decorations and everything that makes the house so special, is all sold with the property too,” Honneysett says.

A day here would likely start with a sleep-in and breakfast at home prepared by your private

chef, followed by a dip in the pool before reclining on the sunbeds. Later you might head to the beach or the restaurants.

Your days could be spent browsing the luxury boutiques, soaking up the sun on the beach or perhaps heading out on a yacht, windsurfing, jet-skiing or scuba diving.

The multilevel modern sanctuary sits in the buzzing area of Saint-Jean. It’s a central spot on the island, just minutes from the town of Gustavia. Saint-Jean Beach is less than two minutes from Villa Neo, while a few more beaches are also within five minutes.

The villa itself overlooks the chic and iconic Eden Rock hotel, and you can glimpse the planes landing on the beachside runway. While commercial flights do fly to St Barths, access to the island is commonly via yacht or private jet.

In St Barths, villa owners tend to make a few trips to their island getaway each year, often to escape the winter back wherever they call home. For the rest of the year, villas can attract premium rents, making it a solid investment.

Villa Neo boasts a strong rental history, with fully serviced weekly rental rates starting from US$95,000 ($146,767) in the quiet months, up to US$275,000 ($424,853) in the festive season.

“It’s one of the most popular houses on the island for rentals, because of its size and the amenities that it provides,” Honneysett says. “It’s a very special property.”

It’s close to World Heritage sites and enjoys a balmy climate but locals bask in Cairns’ year-round benefits.

While tourists get a mere taste of Cairns’ magnificence, the locals bask in a tropical paradise enriched by neighbourhood tales, collective camaraderie, Indigenous heritage and the refined elegance of seaside living.

Even with enchanting World Heritage-listed sites – including the Great Barrier Reef and the Daintree Rainforest – at its fingertips, Cairns doesn’t rest on its laurels but is continually evolving as a cherished place to live.

Palms and breezes

Belle Property Cairns principal Nicholas Slatyer depicts this northern Queensland gem as a blissful blend of natural beauty and modern conveniences, without the towering skyscrapers typical of many cities.

“Our magnetic, village-esque vibe attracts a variety of people,” he says. “Whether it’s affluent buyers wanting homes with ocean views, families seeking outdoor adventures, or professional couples craving a better work-life balance, Cairns provides a canvas for every dream.”

Slatyer says Cairns caters to the wishes of the affluent crowd not only through its proximity to iconic landmarks and its luxury beachside properties but also with its high-end dining scene, boutique shops and top-tier schools.

“There’s also the Esplanade to enjoy – the city’s heart, dotted with cafes and eateries and

crowned by a lagoon that offers cool respite on warm days,” he says.

“As for beaches, a short drive north and you’ll discover tranquil spots [such as] Trinity Beach, while Palm Cove echoes Hawaii’s charm with its wide sands and palm-fringed shores.”

Taste of the tropics

Oliver James has called various places home, but Cairns has continually drawn him back.

As the founder and owner of the popular local haunt Guyala Cafe, James speaks of the city’s culture, cuisine and nature.

“For a tropical lunch, dine under the palm trees of the Nu Nu Restaurant in Palm Cove – where their betel-leaf miang is a must-try – or join us for our monthly cheese and wine night at Guyala Cafe,” James says. “For the best experience of the Great Barrier Reef, choose a day with low winds, known locally as a ‘glass-out’, when the ocean is so flat and still, it looks like a mirror.”

For proud locals like James, the city’s everyday charm is relished, from morning hikes such as the Red Arrow trail on Mount Whitfield to evening strolls along the Esplanade, savouring a tropical sorbet from Gelocchio.

“The mid-year dry season in Cairns, from May to August, is undeniably sublime, marked by sunny days averaging 23 degrees, as well as an influx of events,” James says.

Why stop at one kitchen?

Kim Kardashian, a woman worth $US1.7 billion, has two. One for Instagramming and one for actually using – although not necessarily with her own hands. No, not phones – kitchens.

The first kitchen is minimalistic, a place for her dazzling variety of fresh juices, milks and frozen yoghurt sprinkles. The second is a huge, industrial-looking, Axel Vervoordt-designed space where, according to the mogul, most of the food action happens.

While it might all seem terribly influencerinspired, the front-of-house/back-of-house kitchen idea traces back not to the birth of social media but to the era of Downton Abbey.

It is the antithesis of having an open-plan space and it is very practical if you have the elbow room and money to move unsightly dishes, or cooking smells, away from guests.

Sydney’s Studio Minosa co-founder and designer Darren Genner says the appetite for keeping the mess in the “butler’s kitchen” is increasing, especially among the well-heeled.

“These double kitchen spaces are very popular among wealthy clients, especially those who want to show off a neat, tidy and clean space

that looks amazing, while having a working kitchen space at the back of the house,” he says. No matter that very little stir-frying, baking or even chopping goes on in the front-of-house kitchen, quality appliances carry through nevertheless, he adds.

Agent Jack Nicol of Melbourne’s Marshall White says appliances in both kitchens are typically premium brands such as Gaggenau, plus a very expansive fridge, often a Sub-Zero.

“The ‘show’ kitchen usually boasts a wine fridge, Zip taps and eclectic pieces of stone or marble as part of the design,” Nicol says.

“We are seeing these types of [double kitchen] arrangements predominantly at the ultra-high end of the market – from $20 million-plus.

“There is also a surge in the trend in new homes, in the $10 million to $20 million range, being built.”

Studio Minosa designed an outdoor entertaining area for a home in Sydney’s Vaucluse, with an internal hidden kitchen. Not only is food preparation and cooking done in the home’s secret kitchen, but the entry for food deliveries is equally discreet – via the garage and a service lift.
