ichards & Spence don’t do family houses … if they can help it. The celebrated Brisbane architecture studio of Adrian Spence and Ingrid Richards is better renowned for its hospitality, retail and civic design work. No better example is The Calile Hotel, which opened in 2018 and is arguably the jewel in the couple’s portfolio. Which makes this two-storey house in the leafy inner-city Brisbane suburb of Clayfield a rare gem. The house, completed in 2011, was the then-fledging studio’s first standalone residence, which they designed for an associate. More than that, the project provided an opportunity to put into practice some of the design principles that now distinguish Richards & Spence’s architecture. “It was attractive to us because we could test our ideas in a relatively short time frame,” Spence says, pointing out that their commercial work can stretch to five or so years. One of the first things you notice is that the Clayfield house eschews conventional urban design by avoiding traditional front and back yards. Instead, Richards & Spence have pushed the house’s footprint “to the edges” alongside the boundaries to take advantage of the narrow suburban block. “We do it so we can grab the outdoor space and use it in how one experiences the house,” Spence says. As a result, all the key communal spaces – the kitchen, living and dining rooms, and a travertine-tiled entertaining terrace with pool – are organised around a spacious grassed courtyard wide open to the sky. Importantly, this setup offers privacy from neighbours while flooding the main rooms with natural light and ventilating the interiors. It also creates a focus for people circulating in and out of the variously sized rooms. This is a common feature in Richards & Spence’s commercial work, where social interaction, shared daily routine, and community are vital

elements. How they design space applies equally, whether it’s a house, shop, restaurant or hotel. Spence explains that the central courtyard has become a recurring theme for their studio. “We’ve prioritised that even over the interior rooms,” he says. “And that’s true of all our residential work.” You only need to look as far as the couple’s own glorious residence, La Scala – completed in 2020 – to see this same inversion, where the outdoors take charge. Materially minimalist, the interiors use lightly coloured concrete block and stonework, which – with brickwork – are also common to the studio’s other projects. Traditional shiplap timber and tin construction are only employed on the outside to fulfil town-planning requirements. Working with these same planning controls, the architects also created a modest front facade in keeping with the appearance of traditional Queenslanders. At the same time, the interiors assume a grander scale, featuring parallel double-height blockwork walls running the full length of the property and central hallway.

This establishes voids over the media lounge and living rooms, around which four bedrooms and a lounge are arranged upstairs. Spence says it’s wrong to think lightweight buildings – like the “less comfy” timber-and-tin Queenslander – are better suited to hot climates than concrete and masonry. The couple was inspired by the Majorca house made from local limestone of Danish architect Jorn Utzon (best known for designing the Sydney Opera House), who “conceived it as a bit of a ruin”. “It’s one of the ideas we tested in Milne Street,” Spence explains. For example, window frames are fixed on the outside of the blockwork walls, so you aren’t aware of the glazing. Again, it’s an idea the studio has explored in other celebrated design projects, notably The Calile Hotel and La Scala (there’s ivy growing on the inside walls), and continues in other houses they’re working on for the owner of The Calile and Brisbane restaurateur Frank Li. “A building from concrete and masonry holds the landscape,” Spence says. “It combines with your experience in the way you’d imagine it happening in a ruin.”

room with a beachside view is never dull, with the rolling waves and vivid sunrises or sunsets providing a backdrop like no other. The sparkling coast of North Burleigh on the Gold Coast will provide an enviable vista for the upscale residences soon to take shape on The Esplanade. Burly Residences, a collection of 101 apartments, is the latest luxury beachfront project by veteran developer David Devine, chief executive and founder of DD Living.

The company amalgamated two neighbouring sites on The Esplanade to gain 40 metres of beach frontage for the $480 million, 24-storey development. This impressive beachfront position, along with the Gold Coast’s natural beauty, provided ample inspiration for architect Koichi Takada. “The overall vision for this project was to create architecture that blends into nature,” he says. “In this instance, we obviously looked at the ocean, the beach, the park, the kinds of trees we see at the front – but where we ended up

And we looked at the gentle coastscape and it was something we really wanted to include in the design process. “Imagine being in your space looking out. You have this picture-perfect view of the wonderful ocean horizon and it’s kind of infinitely expanding in front of you, constantly changing either the quality of the light or the colours, the sound,” Takada says. “The beach has, of course, a lot of energy with people and surfers. It’s just the quintessential Australian dream being in this space.” Burly Residences has been designed with billowing shapes referencing the undulating ocean and the natural rhythm of the tides. The soft curves are repeated within, where designer Mim Fanning of Mim Design has put an emphasis on luxury and elegance. “Natural light combined with beautiful breezes make this place such a special place to live,” she

says. “Well-planned, spacious rooms are connected with large balconies. We’ve appointed every aspect to deliver ultimate tranquillity and ease of living. “You’ll feel connected and at one with your surroundings whether you’re inside or outside your apartment.” The entire development has a high-end resort theme, with a long list of amenities and two floors of diverse, purpose-built spaces in which to relax or socialise. These include three swimming pools, sun beds, gym, Peloton room, steam room, sauna, yoga and Pilates lounge, private cinema, barbecue areas, casual and formal dining spaces, kitchen, teppanyaki bar, private office, executive lounge, bar and pool deck. “There are a lot of people who like entertaining, but they don’t always want to entertain at home, so there are residents’ private areas where you can entertain friends,” says Total Property Group managing director Adrian Parsons. “I’ve never seen anything like this on any development before on the Gold Coast. It really

is a playground of amenity, with a lot of spaces you can enjoy within the development that are outside of your apartment.” Each apartment has spacious kitchens and balconies so residents can indulge in an indoorsmeets-outdoors lifestyle to make the most of the water views.

The beachfront location of Burly Residences was the inspiration for the architect, Koichi Takada, who decided to create a building that blended into nature.

“The kitchen and the balconies are two of the most habitable areas in modern-day apartment living, [and] the size of its kitchen areas is a signature of this development,” Parsons says. “I would say the balconies at Burly Residences are significantly larger than any other oceanfacing development on the Gold Coast. “For example, a three-bedroom apartment may have a 40-square-metre balcony, which is the size of a double garage in a normal home, and our three-bedroom plus multipurpose room has balconies that are close to 70 square metres, which is significantly larger than a onebedroom apartment in its own right.” Prices start at $2.2 million for two-bedroom residences, $4.246 million-plus for the three bedroom range, right up to $8.83 million for three-bedroom residences with multipurpose rooms. The penthouse collection is yet to be released.

Cast your eye beyond the capitals It’s hard to imagine a better time to invest in regional areas with good lifestyles and high jobs growth, the experts say. B y SU E WILLIAMS

A

Coffs Harbour in NSW has been one of the strongest performers in terms of price.

$60 million spend by the NSW government on regional racing infrastructure and more housing estates, more than $4 billion invested in Victoria’s Regional Rail Revival program, and $300 million poured into Australia’s first “smart city” in Queensland’s Maroochydore: if there was ever a better time to invest in housing in regional Australia, it’s hard to imagine it. “Also, as tree and sea changes become more popular than ever, Australians are moving to non-metropolitan lifestyles in greater numbers than ever before,” says John McGrath, the chief executive of McGrath, which has just assessed the growing strength of the regions in its annual McGrath Report. “This has already driven up prices significantly in many areas, but I predict more growth going forward as work-from-home becomes part of the new landscape. “So, from an investment and capital-gain perspective, I can see many lifestyle areas performing as well as, or better than, their city counterparts over the next decade.”

The report says we received an extra 70,000 migrants in 2021 and another 100,000 last year, with property values soaring as a result. The average distance between where investors live and where they spend their money is now 875 kilometres, according to MCG Quantity

“One in five people would now like to move to regional Australia.” Surveyors, compared to 559 kilometres the year before, and 294 kilometres pre-COVID. “Our research tells us that one in five people would now like to move to regional Australia,” says Regional Australia Institute chief executive Liz Ritchie. “A big attraction is the jobs growth, which is three times what it is in metro [areas].

“We now have over 90,000 jobs available and, with a recent survey showing us that 50 per cent of regional recruiters aren’t advertising because they’re not finding what they need, that actual number could be as high as 180,000. So, with so many people coming in, and a lot more about to, as well as a 1.5 per cent rental vacancy rate, it’s the perfect time to invest in housing.” The latest Domain statistics also cast a warm shine on the regional housing market for investors. With the median house rent in the combined regionals rising 6.1 per cent over the past year, and units rents 12.5 per cent, there are still great rental returns on offer. While prices have softened recently, that’s little compared the mega-growth they experienced during COVID – in the year to March 2022 up to 26.4 per cent in regional NSW, and up to 25.3 per cent in regional Victoria. “Growth is slowing in the regions, but we expect it to continue at a healthy rate,” says Domain chief of research and economics Dr Nicola Powell. “Prices are still very affordable when compared to the cities.” Among the strongest performers in terms of price have been NSW’s Coffs Harbour, Murray and Mid North Coast, the South Australian outback and Tasmania’s Launceston area. McGrath favours investment, in particular, in areas within two hours of the cities, like NSW’s South Coast, Central Coast, Hunter and Blue Mountains, Victoria’s Mornington Peninsula and Queensland’s Sunshine Coast.
