NYC hustle meets Australian coastline vibes

N

estled into the picturesque Tamarama shoreline in Sydney’s eastern suburbs, Flack Studio’s latest residential project defies the commonplace ocean-inspired interiors. “None of that wishy-washy wabi-sabi beige that is so often seen at the beach,” says David Flack, founder of his eponymous Melbournebased practice. He was tapped for the job by a New York businessman through a mutual friend’s recommendation, who felt both the client and the studio had a shared appetite for risk. The aligned vision was evident from the first meeting, with the client being charmed by the studio’s approach to materials, textures, art and overall vibe. Engagement was the keyword from the project’s inception. An emphasis on weight and substance was paramount, which led to the home’s transformation from a bland structure to a robust, anchored space that resonates with personality. “We took inspiration from the client’s hometown New York – its non-stop hustle and ballsy attitude,” Flack says. The resulting interior marries the best global aesthetics, from the energy of the Big Apple to the timeless allure of Italian materials like Venetian plaster and Palladiano floors. The thoughtful curation of materials allowed each room to develop its distinct persona. “[This home] capitalises on the best of what might seem to be opposites: the warm glow of the Australian coastline, the avant-garde impulse of New York and the sumptuousness of timeless Italian materials,” Flack says. He lists the kitchen – a fusion of an American diner, Mexican cantina and Milanese cucina – as one of his favourite spaces. This melting pot of inspiration ensures a home where every room, down to the terrace with

breathtaking views across the Tamarama shoreline, feels meticulously designed. The client’s audacious personality motivated an adventurous approach to the curation of furniture and art. Flack Studio incorporated 34 artworks, many of which were commissioned for this project. Notable commissions include Sanne Mestrom’s onyx and bronze coffee table shaped by body parts, Rod McLeish’s neon and sculpture installation, and an enormous Dale Frank painting that marks the arrival of the main part of the house. The daunting task of craning in furniture and artwork due to the site’s steep conditions proved to be worth it. Flack cites the many subtle design accents found throughout as something he’s most proud of – and this is precisely what makes this home unique. “For example, the thin, bright-red lining woven into the wooden stair railing, living room joinery and ceiling,” he says. “This attention to detail is continued into the powder rooms, with the walnut wrapping

around the Opus marble basin and Yves Klein blue flocking inside the accessories drawer in the main bedroom wardrobes. Yet, for all its grandeur, the studio retained sight of the home owner’s unique needs. “The client has a colour vision impairment, achromatopsia, which limits the perception of colours except for blues and greens,” Flack says. “Instead of opting for muted colours as commonly advised, jointly with the client, we decided to use colours from the entire spectrum for the interiors.” In addition, a thoughtful selection of artworks featuring blues and green ensures the home owner’s complete immersion. Flack Studio’s Tamarama residence is a testament to collaboration, understanding client needs, and daring to venture beyond the conventional. n British whodunnits, it is often a dusty library in which some of the key action takes place. But the idea of a stuffy room, filled with dull but worthy tomes – and a creaky old butler on call – is as cliched as old-fashioned dramas. “Today’s home library is a sophisticated symbol of luxury,” says bespoke library outfitter, interior designer and cabinet maker Amos Groth, who creates dream-like spaces with his son, Oscar. With more people collecting books and people spending an increasing amount of time at home post-pandemic, never has a custom-made library been more popular, he says. Each one is designed to reflect the home’s style and heritage and the owner’s personality. “A custom-built library is also a value-add, not just an interior extra although, from a design perspective, it is the most reliable way of adding colour and curiosity to an open space,” Groth says, adding that clients consider a library an investment that is reflected in the sales value. “A luxury library space certainly does add value,” agrees Jo Zucco, partner at McDonald Upton Real Estate. “Especially since COVID, a quiet, private space is highly sought-after.”

Zucco says a library also brings a certain sense of warmth to luxury homes, as well as being a talking point for guests. As well as housing books, well-designed reading rooms can double as home offices or as a place to entertain family and friends. Groth says that, besides custom-made bookcases that incorporate contemporary or classic details, features can include custommade desks, mirrored walls, aged mirrors, brass grilles, hand-painted finishes in milk paints or enamel, integrated lighting and bespoke mouldings and wood panelling. For a recent commission, a transcription was included in the panelling. “We also incorporate secret doors and one-off pieces, and recently designed a cocktail cabinet, on hydraulics, for the library, which was pretty cool,” Groth says. While the interior designer and his son have yet to encounter a book collection as large as the tens of thousands contained in the Hogwarts library in Harry Potter, they have designed a space for an Adelaide family who had 6000 books. In such cases, a book ladder is a necessity – “we send them all over Australia”.

Go on-market for best results While off-market sales might be good in a handful of cases, the experts say they are not the best option for investor-vendors. B y SU E WILLIAMS

An on-market campaign is recommended to attract the largest pool of potential buyers.

hen it comes time to cash in on an investment property, some agents will suggest selling off-market to save money on marketing and time with open homes. But most will be adamant: selling onmarket is the best way to maximise price. “To get the highest price, you always need to attract the broadest range of buyers,” advises Michael Pell, the managing director of investment property national buyer’s agency Propell Property. “It’s vital to attract multiple bidders to drive up the price at auction, or the most interest at the highest price at private treaty. “So, it’s vital to have your property looking as good as possible and marketed well to bring in the owner-occupiers who are emotional buyers and pay the most.” While Pell, in his role as a buyers’ agent, likes purchasing off-market, where bargains can sometimes be found, he would never recommend selling that way. He understands why some owner-occupiers do it – to preserve their privacy and avoid neighbours sticky-

beaking through their homes – but he sees no upside for investor-vendors. “You’re just much more likely to get a good price on-market,” he says. Most investors hold onto property for the long term to make the most of capital growth and

“You want to capture the whole of the market.” rental yields, but sometimes there are great opportunities to sell when, perhaps, there’s a shortage of particular types of property in a sought-after area, or investors want to trade up. Michael Yardney, chief executive of Metropole Property Strategists, also believes that, in those circumstances, selling on-market is the only way

to go. “It all comes down to one thing: you can’t sell a secret,” he says. “You have one chance to get the best price for a property and – as it’s still a sellers’ market in most areas around Australia – you need to present the property well, have good photos, undergo an excellent marketing campaign, create some FOMO and attract a range of buyers to compete on price. “Some agents might have a strategy of suggesting selling off-market to get a listing by promising that the vendor will have to spend less money, but that’s usually a false economy. You want the right presentation and right promotion to get the right price.” The head of Ray White’s national performance and recognition team, Bianca Denham, is another who’s adamant that investors should look only at selling on-market if they want to achieve a premium price. “That can be more difficult if you have a tenant in place, but it’s still always the best option,” she says. “The problem with sales offmarket is that you never know if you’re getting the best price as it’s reaching such a limited pool of potential buyers. “Really, you should always go on-market as you want to capture the whole of the market and the only way you can be sure of doing that is by advertising it as widely as possible on digital media, print media and the social platforms – all channels. You need to present it well and market it competitively for the best price.”
