Watertower’s creative resurgence

I

n 1985, Sydney mayor Clover Moore inaugurated one of the city’s earliest warehouse-to-apartment conversions – the 1903 McMurtrie’s Shoe Factory, which made army boots and general footwear. The Redfern apartment retained the historical attributes of its industrial era – including high ceilings and robust hardwood columns and beams – whose prominence had been diminished by prior alterations. Studio Noakes guided the revival of the Watertower loft apartment with skilled hands and a creative vision that brought forth a space where history, art and modern living converge. Studio Noakes’ involvement was serendipitous, says principal Genine Noakes: “The job was referred to our studio by an old friend.” The client, having endured a dark environment during the pandemic, sought a sanctuary where history intertwined seamlessly with contemporary aesthetics. Studio Noakes embarked on a comprehensive renovation, paying meticulous attention to detail and embracing the vibrant atmosphere of the inner-city hub. Its objective was not only to unveil the apartment’s rich history but also to infuse the space with the creative disposition of their client – a young artist. Grounded in renovating existing properties, the practice preserved the apartment’s existing characteristics and historical elements while incorporating them into a new chapter. This approach aligns with their philosophy and commitment to reducing waste and unnecessary expenses, valuing past craftsmanship and continuing the story for younger generations. “The fusion of new, natural, vintage and iconic pieces reflects a delightful chaos that harmonises perfectly with the young artist residing here,” Noakes says. The building’s heritage elements – high ceilings and robust hardwood columns and beams meticulously restored to their former

glory – stand proud amid a vibrant infusion of colour, expansive forms, and textured spaces. The new design serves as a striking backdrop for showcasing the client’s dynamic collection of artworks from emerging local talents. Noakes emphasises the importance of art in the design response. “We installed art hanging tracks throughout the whole apartment so that the client could change pieces and arrangements when she wished for a change,” she says. Studio Noakes’ commitment to minimising waste shines through in its approach to custom craftsmanship. The team designed several bespoke pieces, including a marble dining table and a long, low-lying living room console. “Part of our philosophy is to reuse where possible and limit waste,” Noakes says. Materials were chosen for functionality and aesthetic appeal, such as spotted gum timber for joinery and the soft blue kitchen and library. Lighting also played a pivotal role in creating a dynamic canvas. “We consider light fittings to be sculptural pieces of art in their own right, ” Noakes explains. When asked about her proudest achievement in the project, Noakes emphasised the team’s ability to embrace the property’s history and incorporate it into the new fit-out. “We didn’t cover the raw elements; we played them up and incorporated them into the mix,” she says proudly.

What to do in-between investments Changes to deposit interest rates have opened up the options for investors moving from one property to their next big plunge. B y SU E WILLIAMS

When the investment pay day arrives the next challenge is deciding where to “park” the capital.

ou’ve just sold an investment property for a tidy profit and now you have a big windfall coming your way. It’s a nice problem, but what should you do with that money? Most serious investors will be already looking out for the next property to buy but, in the months before they find that golden goose, it’s wise to “make bank” with those proceeds. “The answer would be to put that money in a term deposit with a bank,” advises Marisa Broome, principal of wealthadvice and chair of the Financial Planning Association of Australia. “You don’t have the time frame for much else, apart from perhaps a bonus saver account where you put in a regular sum of money every month – say, $100,000 – and receive a bonus for that as an incentive to keep saving.” The Commonwealth Bank, for instance, offers a term deposit of one to six months, or another of one to three months that can be rolled over. It also offers the GoalSaver, a regular savings account with a variable bonus interest rate for

a monthly payment, and the NetBank Saver, which offers a higher rate – currently 5.1 per cent – for the first three or five months. SmartMoney Wealth Management co-founder Peter Kaleski recommends lodging the money with a bank.

“You never know how long it might take to find your next property.” “It does sound a bit boring, but sometimes boring is good when it comes to money,” he says. “You never know how long it might take to find your next property; it could be months or weeks. “So, it’s best not to tie that money up for too long, and a simple online savings account these days can earn you upwards of 5 per cent,

whereas it was only 2 per cent a couple of years ago. “It means you can earn money and call on the funds when you need [them].” Kaleski says another option if you have debts is to use part of the proceeds from the initial sale to pay down those debts or offset them. That could make good sense, especially if they’re debts, such as credit cards, that pay a high rate of interest. Alternatively, the money could be used to offset the investor’s own mortgage, suggests property investment specialist John Pidgeon, author of the new book Sort Your Property Out & Build Your Future. This could save you about 6 per cent daily at the moment. “Then there’s a term deposit, but you have to make sure it’s not for too long, so you can take out the money if you find another property to buy early,” Pidgeon says. “But whatever you do, you need to make sure you don’t put it into your regular account and fritter it away on lifestyle expenses. “I’ve seen plenty of wealthy people wasting a lot of money!” Most importantly of all, let it buy you time to find another property that will prove an excellent investment. “That means a good location for long-term growth, a type of property – which 90 per cent of the time is a house and land – at a reasonable price point with an excellent yield,” he says.
