Black magic

ARCHITECTURE

Black permeates this Byron hinterland home and forms a canvas on which verdant views and becalming textures are painted.

Black isn’t only back. For Jacqui Pearce, it’s front and centre … and then some.

The newly completed five-bedroom house she and her husband built for their family of five at Talofa in the Byron hinterland is black inside and out: black facades, black interior walls, black joinery, black furniture, black soft furnishings. Move from room to room, and black richly envelops every way you turn.

“I have a real love for New Zealand architecture and that black gabled farmhouse look, with a contemporary vibe,” says Pearce,

who named the property Nox, Latin for night. “It has a real emotive pull.”

First, though, the Brisbane couple had to find the right block, which took a few years of searching in the Northern Rivers. With that box ticked, they approached local practice Davis Architects to build their home, perched on a hill with sweeping views of lush green countryside. Initially, they planned to renovate the existing house, an ordinary structure with a pitched roof, but soon realised their dream of dark, soaring gables and moody mountain-like lodges required

it to be built largely from scratch. “The project evolved,” says principal architect Ed Davis.

The easy part for the architects was orienting their design of intersecting gables to connect with the outdoors to take advantage of the vista.

A central kitchen spills onto dining and living patios abutting a pool and spa. Three of the five bedrooms overlook the hills: two have terraces, and the main suite has a large window and a free-standing bath positioned for idle gazing.

“As I see it, we have one manageable acre and 10,000 borrowed,” Pearce says.

Better use is now made of the slope (previously an undercroft), with a lower level added for a garage, media room (with views), gym (or fifth bedroom), laundry, cellar, sauna and ice bath.

“It had to be a family home first and foremost,” says the project’s design architect, Nic Raczka.

This meant shifting between grand gestures and architecture on a human scale. Raczka, for instance, points to the lower ceilings at the front that “explode” up to 4.8 metres.

When looking out, the darkened interiors help frame the scenery, like it’s a living artwork, and instil calmness within. Adding to this harmony is the highly textural nature of the black-stained, rough-sawn ironbark cladding.

There are other calming textures, too: floors of distressed limestone, so you feel them underfoot, and bluestone in the bathrooms; and white

Venetian plaster, which adds a softer touch, as do lighter-toned curtains and rugs.

Soaring walls of glass flood the interiors with natural light and add to the sense of space. Lighting is minimal and “I haven’t put up a single piece of artwork because the finishes and textures are the artwork”, Pearce says. She had much of the furniture built-in (or sourced by Huntress & Hound, who worked with Pearce on the interior design), and you won’t find skirting or architraves anywhere.

“It’s all corner set, which emphasises the height and cleanness,” Raczka says.

While the house is a masterstroke of design and architecture, it’s first and foremost a timeless family home.

The stage 3 tax cuts have been redesigned to ease cost-of-living pressures and may have little effect on property.

Will July’s tax cuts affect the market?

Every taxpayer will get a hip-pocket boost this year, but exactly how that might influence property investment remains unclear.

The stage 3 tax cuts due to start in July this year are unlikely to make much of a difference to property investors, according to experts.

But if they’re combined with interest rate cuts later this year, then together they could really serve to boost the market by leading to better borrowing capacity, more confidence in the long term, and higher rents.

“We’ve already seen an increase in investor activity over the past six or so months with much lower vacancies and higher yields,” says Mathew Tiller, head of research & business intelligence at LJ Hooker Group.

“With more money tipped into everyone’s pockets, that could increase buyer demand from both investors and owner-occupiers.

“It would also help borrowing capacity for investors and the serviceability of their mortgages.

“So, with the boost in buying power, we’ll probably still see the market tight but, with no movement in supply in the short term, rental growth will continue to be upwards.”

The new tax regime will see those on $100,000 a year receive a tax cut of $2179 a year, those on $190,000 and above recouping $4529, and lower earners on $70,000 receiving an extra $1429.

In addition, other holding costs have risen steeply, such as insurance, council rates and, for some properties, quarterly strata fees.

“The extra money from the tax cuts isn’t going to move the needle in anyone’s decision to invest in property,” Joiner says. “But it might help those on lower incomes pay their rents – and, in a situation where rental vacancies are very low and rents are moving ahead very fast, that’s always a good thing.”

Borrowing capacity might improve minutely with the tax cuts but not appreciably so, believes Rebecca Jarrett-Dalton, the founder of mortgage broker Two Red Shoes.

“With the boost in buying power, we’ll probably still see the market tight.”

IFM Investors economist Dr Alex Joiner says the tax cuts alone will make little difference to the property market, since they were designed to alleviate cost-of-living pressures.

For those making a loss on their property investments, negative gearing is in place instead.

Even though rents are high in all capital cities, 13 rises in interest rates since May 2022 have increased the gap between what investors

“The tax cuts could also dilute the gains from negative gearing,” Jarrett-Dalton says. “Then, together with rate cuts, there could be more demand, which could send prices higher still.

“That could have a negative impact on the economy and – I hate to even say it – lead to interest rates staying high, or increasing.

“But with the dilution in negative gearing, it would be interesting to see if there might be a greater attraction to different kinds of property, like ones where the cash flow is positive.

“Or there could be a shift into spending the extra money … elsewhere, like into super.”

Deciding to sell your home and find a new one can be daunting. The worry about finding the right property can be further complicated when buying off the plan.

Will the property be completed on time or will delays throw your plans to sell and relocate into turmoil?

“We believe the market will continue to be very strong, based on the Gold Coast’s appeal.”
