Unmatched attention to detail
JOSEPHINE HUYNH
Will curves ever go out of style? In my line of work, I would think I’ve seen every type of curve in architecture and interior design – steel-framed window arches, grand helical staircases, smoothly rounded benchtops and beachside rooftops mirroring the ocean’s waves. I thought I’d seen it all, but then comes along the soaring entryway of our Warana cover property on the Sunshine Coast and there’s another example of ultimate design curvature to add to the list. It doesn’t stop there; the home also has circular skylights above the kitchen space and now, naturally, I want those in my dream home. The idea of my dream home is ever-evolving, living and breathing, but a feature that’s always remained is a view across the water towards the mountains. This week’s Foreign Affair listing in New Zealand captures the imagination perfectly. So still and serene.

It may have uninterrupted water and mountain views, but beachside Focal Point itself is a delight to look at – and live in.
You have to love a home that really knows how to make an entrance. The awardwinning house Focal Point sits serenely on a private, elevated waterfront site with direct beach access on New Zealand’s North Island.
From the front gate, the half-kilometre journey along the contours of the driveway offers a dramatic, slow unveiling of your destination.
Between the bold, distinctive facade, the striking 3.7-metre-high front door, and the gallery-style foyer that greets you within, there is an impressive sense of arrival – and everything beyond is equally as impressive.
The four-bedroom, three-bathroom 2019 home, which is listed for sale through Ben Hawan of Oliver Road, was designed by architect Noel Jessop and built to a high standard by D&B Construction.
Materials like cedar and oak timber and stone from Hinuera on the North Island were chosen
to complement, not overpower, the surrounding natural elements, resulting in a house that sits quietly yet confidently in its setting.
The scenery is a design feature in itself, and the sweeping panorama across Tauranga Harbour, Matakana and around to the Kaimai Range is cleverly captured throughout.
“Words fall short of the curated lifestyle experience available at this top-tier coastal estate,” says Hawan.
“The dedication to quality and luxury both inside and out is evident and the home leaves you wanting for nothing, while the expansive views captivate.”
The main living spaces are perfectly positioned to capture the breathtaking harbour views.
The luxury kitchen (with a butler’s pantry) flows to the main living and dining area, and then through full-height doors to two outdoor entertaining patios and a striking heated
infinity pool and spa that seem to float alongside the home.
Completing the lower level are two bedrooms, a bathroom and a second living room. A guest bedroom with an en suite occupies a corner position and opens out to the poolside patio.
An oak staircase floats up to the opulent main-bedroom suite, which sits like a private penthouse on the upper level.
There you’ll find a bespoke dressing room and an en suite with a free-standing oval bath.
Two walls of windows allow uninterrupted harbour views to greet you in bed when you peel back the curtains every morning.
Refined and luxurious features touch every space and surface. These include underfloor heating, motorised blinds that disappear into the ceiling, custom tiles, a feature fireplace in the lounge, and cleverly hidden lights.
When guests visit, they’re bound to sleep comfortably in the guest suite – or out in the three-bay shed, which hosts a luxury selfcontained unit with an open-plan living space and a wraparound patio.

Another shed allows ample storage space for a trailer or boat, and the 5.16-hectare block also boasts an avocado orchard.
Focal Point is in the Bay of Plenty region, an area favoured by Kiwis for its climate, laid-back lifestyle and proximity to Auckland, which is about a two-hour drive away.
Closer by, Tauranga and its airport are within easy reach, as is Mount Maunganui, a destination town famed and loved by New Zealanders for its energetic, beachy vibe.
“Local hotspots, shops and fine dining are found both on the beachfront and through the town’s main street,” Hawan says.
If you enjoy the outdoors, you’re well catered for. The property has direct access to the harbour for fishing and boating – including a boat launch site – and the extreme sports of Rotorua are one hour away. The ski fields are easily accessible via plane.
The home and its magical location and setting make for an incredible lifestyle, Hawan says.
“The quality and detail in the design has created a home that is a pleasure to be within,” he says. “A comfortable, high standard of living is afforded to the residents.
“While the location not only provides breathtaking views of an ever-changing water scene framed through floor-to-ceiling windows and doors, it also avails the home of exceptional privacy. This all comes together in a serene lifestyle.”

Noosa Heads is low-rise, low-stress and high-end – just how the locals and property owners like it. By PAULINE MORRISSEY
For many Australians, Noosa Heads is the ultimate dream — an idyllic place in which to raise a family, enjoy a refined retirement, or embrace the daily delights of a perpetual holiday.
Located on Queensland’s celebrated Sunshine Coast, this beachside gem’s strategic urban planning and strict building codes safeguard its natural beauty amid growth.
Such preservation, which keeps its buildings low and tree canopies tall, sets the town apart from the urbanised pockets of its rival, the Gold Coast.
Flowing gracefully into the heart of town, the Noosa River provides a crystal-clear haven for the enjoyment of residents.
Among those residents is Tom Offermann of Tom Offermann Real Estate, often seen kayaking as the sun rises, invigorated by the prospect of another day in the town he fervidly promotes.
“Quick access to water – be it the beach or river – is essential for our affluent buyers, and these same attributes are equally integral to our market’s growing property values,” Offermann says. “Our clients cherish being able to stroll to waterways, top-notch restaurants, boutiques, and the luxury of embarking on a boat ride right from their backyards.”
According to the latest Domain House Price Report, the median house price in Noosa Heads
is now $2 million, a 68.1 per cent increase over the past five years.
Offermann attributes this growth to the town’s finite land availability, which causes tranquillity and property values to soar in unison.
“Noosa Heads mirrors the affluent northern suburbs of Sydney, where so many of its residents and investors hail from,” he says.
“Yet, they settle here for the weather and the less hectic lifestyle.”
In the heart of town lies CLO Studios, a high-end boutique and interior design studio that captures the essence of Noosa’s coastal sophistication.
Chloe Tozer, the owner and creative director, feels fortunate to have been raised on the Sunshine Coast.
“Noosa is a beautiful place to live and work in, offering a slower pace of life surrounded by stunning scenery, and where the sun is literally always shining,” Tozer says.
“It’s a source of constant inspiration, perfectly blending international influences with its own unique coastal culture.”
Tozer says VanillaFood in Noosa Junction is her favourite for breakfast and matcha to start the day and “weekends are for enjoying walks in Noosa National Park, followed by a swim at Tea Tree Bay Beach. “It’s … a place to live well.”
Queensland’s Noosa Heads delivers a beachside lifestyle with access to nature and quality restaurants and boutiques.

Sometimes, reaching the pinnacle of success needs to be taken literally.
In super-luxurious homes, this translates to a designer lift that effortlessly transports one between the butler’s pantry and the panoramic view, or the garage and the penthouse boudoir.
Lifts are becoming increasingly prevalent in high-end homes, says Matt Gates, director of Ray White Sanctuary Cove.
“They allow for basement garaging to accommodate luxurious toys but still allow a single-level living style,” he says.
“Elevators also future-proof homes for highend buyers moving towards retirement.”
Interior designer Thomas Hamel says lifts are also important features for younger clients and highly desirable in penthouse projects.
“It just takes a ski fall or an accident to require a lift,” he says.
However, providing easy access to all levels is not simply a matter of installing a lift. Their features are curated to complement the decor.
“The biggest design complication is with lift doors,” Hamel says. “They come at a standard height and often lack decorative appeal.
“To give the illusion that the doors are taller, we add panels above the exterior opening doors and, in these panels, we often add mirror or decorative metal mesh [that is] backlit to add some glamour.”
Within the lift, features such as banquette seating or fabric-upholstered walls add visual interest and comfort, while one mirrored wall creates a feeling of space.
“We also typically have a decorative wallpaper or upholstered wall panel to incorporate some beauty and, quite often, we hang an artwork on this panel,” Hamel says. “The work should be something intimate and special that the home owner enjoys looking at daily.”
Even metal handrails can be elevated – the designer recently upholstered some in velvet, which has a soft texture and luxurious feel.
While an indoor lift may be de rigueur in luxury apartments or houses, an outdoor lift may also be required in the multi-tiered gardens that feature in some prestige homes.
At the late Susan Renouf’s Point Piper home, a lift transported her and her small dogs from the top garden to the lower level, which was even closer to her expansive harbour view.
