This past month has been bustling with community spirit at Doug Tarry Homes!

We kicked things off by hosting an appreciation BBQ for the Builder Trade and Supplier Alliance (BSTA) at Pinafore Park. It was a fantastic gathering where trades came together to enhance jobsite experiences and collaborate on solutions to keep everyone working smoothly.

We also celebrated an exciting partnership with the Elgin County Railway Museum! On June 28, 2024, Doug Tarry Limited finalized a major land deal, purchasing eight acres of ECRM’s brownfield land for $2.4 million. We’re not stopping there—DTL is donating $200,000 to support ECRM’s critical needs and $36,295 to aid in shaping a sustainable future with the expertise of Lord Cultural. Doug Tarry Developments (DTD) will transform the Railway Lands into a vibrant, walkable district, supporting both residential and commercial opportunities and integrating seamlessly with the museum.

In addition, we proudly sponsored the “Fill the Bus CAMPaign,” helping 25 kids enjoy a memorable summer at the YWCA Summer Camp, making new friends and learning new skills.

To cap off the month, we hosted another BBQ, this time for the Doug Tarry Homes staff, at our new model home in Eagle Ridge. It was a fun-filled lunch and a big thank you to our amazing team.

Recipe of the Month

Strawberry Pretzel Salad

INGREDIENTS:

2 cups crushed pretzels (about 8 ounces)

3/4 cup butter, melted

3 tablespoons sugar

FILLING:

2 cups whipped topping

1 package (8 ounces) cream cheese

1 cup sugar

Directions

TOPPING:

2 packages (3 oz each) strawberry gelatin

2 cups boiling water

2 packages (16 ounces each) frozen sweetened sliced strawberries, thawed Optional: Additional whipped topping and pretzels

1. Preheat oven to 350°. In a bowl, combine the pretzels, butter and sugar. Press into an ungreased 13x9-in. baking dish. Bake for 10 minutes. Cool on a wire rack.

2. For filling, in a small bowl, beat whipped topping, cream cheese and sugar until smooth. Spread over pretzel crust. Refrigerate until chilled.

3. For topping, dissolve gelatin in boiling water in a large bowl. Stir in sweetened strawberries; chill until partially set. Carefully spoon over filling. Chill until firm, 4-6 hours. Cut into squares. Serve with additional whipped topping and additional pretzels if desired.

The Trouble with Comfort (Part 1)

Have you ever been in a home where you couldn’t spend time in a room because it was so uncomfortable? Maybe it was because the sunshine on the windows made the room too hot to sit in? Or how about a room that gets too cold at night during the winter?

How about both happening in the same room at different times during the day, or year?

If you’ve had an experience like this, you’re not alone. I’m old enough to remember my dad putting the storm windows on our home before winter so we could keep some of the heat from escaping. In the spring he would replace the storm windows with screens so we could open the windows and ventilate the house. Back then we didn’t have air conditioning and if you complained about being cold in the winter, Mom would make us put on thick socks and a sweater.

So not exactly the ideal demonstration of comfort, but it makes sense for that old, leaky, poorly insulated farmhouse, right? But a new code-built home is way more comfortable, right?

The truth is that you’ve spent all that money on your brand-new dream home, built to the building code, only to still be uncomfortable, or worse, not be able to fully use certain rooms at certain times. It can be deeply disappointing.

Solving comfort issues has been a key focus of mine for many years, and why comfort is what I consider one of the Four Principals of Modern Design that I write about in my book “From Bleeding Edge to Leading Edge: A Builders Guide to Net Zero Homes.” It’s also why I attend building science training conferences - to have the opportunity to learn how others are solving a variety of housing performance challenges.

So how do we solve the issue of comfort?

There are many factors that can cause discomfort in your home. Here are three that we pay particular attention to:

• Air Tightness

• Exterior Insulation

• Windows

All buildings have air leakage, even those built by the most conscientious of contractors. It really comes down to how much the building leaks. We follow the science that says, “Build it Tight and Ventilate Right”. With a codebuilt home, the air leakage is assumed to be under 3.0 air changes per hour (ACH). I say ‘assumed’ because if you don’t test the home’s performance you simply don’t know the leakage. It can actually be significantly higher than this. That draft you’re feeling on a cold winter night is often air leakage. Not only are you losing energy that wastes your money, but it’s also just not comfortable for you and your family. That’s why, at Doug Tarry Homes, we work to get every detached home under 1.0 ACH, and we test every home, and we seal using AeroBarrier to ensure guaranteed results. More comfort and less waste.

Exterior insulation, along with air tightness, is critical so that the home will hold the warm air in during the winter and the cool air in during the summer. Numerous studies have shown that the continuous insulation on our exterior walls, along with the insulated wall cavity, reduces thermal bridging. This greatly reduces wasted energy needed to maintain the air and surface temperatures at the same time as it improves comfort. And to be fair, a lot of builders are pretty good at this.

But here is what the great majority of builders miss: window performance matters. A LOT! Improving window performance might be the single most beneficial change we can make to our homes. The performance of a really great wall assembly can be significantly impacted by installing a poor performing window. Our research has shown that a high-performance window with a U-Value of under 1.2 AND a Solar Heat Gain Co-Efficient of under 0.25, will greatly improve the performance of the total wall and increase your family’s overall comfort, all year round.

If you’re looking for a new home, look for a builder who builds to ENERGY STAR®, or better yet Net Zero. Ask if they air test their homes, have continuous insulation, and use a high-performance window. You’ll love that you don’t have to waste your money trying to heat and cool your home in order to make your family more comfortable.
