or most of us, a home embodies far more than the sum of its parts—the space, structure, fixtures and furnishings. No matter how aesthetically pleasing or thoughtfully planned, our houses are primarily the backdrops for our daily lives. Successful home design strikes a delicate balance between competing priorities, achieving a synergy that makes the space a natural stage for its inhabitants. Few architects working today understand this maxim better than Roger Ferris, the subject of our cover story, whose new book, Inventive Minimalism, pays tribute to a portfolio of groundbreaking public and private projects.

Ferris, acclaimed largely for his impact on the Hamptons’ landscape over his 25-year career, begins every commission by writing a fictional narrative about the nascent structure and its inhabitants. This process, he says, allows him to keep the overall concept “in the ether for a while.” The affinity between human stories and inventive design carries through to two other features in these pages. When a London-based family charged a top-tier architecture firm with creating a pied-à-terre from three separate units in a sleek building on Manhattan’s Upper East Side, they had no choice but to think outside the box. One brilliant solution came in the form of a showstopping ribbon staircase, which weaves together the sprawling apartment’s three floors without compromising the autonomy of the large family’s living spaces. Likewise, for a duplex in a Rosario Candela building on Park Avenue, designer James Aman enlivened the traditional interiors to suit the residents’ modern sensibility, all the while retaining the unit’s classic elements and complimenting the clients’ world-class art collection. Giving new life to time-honored places and architectural elements is a theme we encountered time and again while planning this issue. We saw the recent push for old-world craftsmanship in new luxury residential buildings, the renewed popularity of Gilded Age-style estates in the Hudson Valley and the latest chapter in Montauk, where a surge of newcomers must coexist with the enclave’s longstanding low-key ethos. After all, nothing is permanent—particularly in the evershifting worlds of architecture and design—but everyone needs a home. —NICOLE VECCHIARELLI

I

n New York City, an apartment’s light and views are second only to its size and location. So it’s easy to see why developers have been so besotted by glass towers, offering as they do an efficient way to maximize both famously scarce resources. But living in a glass box is not for everyone, as the wild success of nouveau pre-war 15 Central Park West demonstrated half a dozen years ago. These days, developers are eager to cater to old-fashioned tastes as well as rigorously modern ones, leading not only to a renewed appreciation for pre-war layouts, but also a revival in century-old crafts and building materials. When contemplating what to build on a coveted High Line–adjacent site, developer Michael Stern decided that the area’s futuristic ribbons of glass could use “a counterpoint—something that looked like it was built 100 years ago,” he says. The Fitzroy, as JDS Development Group’s West Chelsea project is called, will have a copper-trimmed exterior of green terra-cotta made at a 112-year-old European factory—a throwback to landmarks like the Woolworth Tower and Alwyn Court. The developers of 1 Great Jones Alley, on the other hand, were seeking context, not counterpoint, for their NoHo project. Channeling the area’s industrial history, the condo’s façade blends Corten steel and hand-finished terra-cotta baguettes. The private entrance, meanwhile, will be paved with Belgian block sourced from a salvage yard in South Carolina. “These kinds of materials create a sense of authenticity—you’re creating not just an apartment, but someone’s home,” says Dan Cobleigh of Madison Capital Realty. He warns, however, that such materials, while suited to a project with 16 bespoke apartments, “are very expensive and don’t translate to a large building.” Still, new old-fashioned projects do sell briskly—at the Brodsky Organization’s 135 East 79th Street, which wooed buyers with hand-carved pear trees framing the entrance, 24 of the 29 units were purchased based on floor plans alone. “We’re selling a value proposition to our buyers,” Stern notes. “We’re giving them materials that get better with time.” ■

or decades, developers have relied on posh-sounding addresses, starchitects and evocative building names to market their projects. Recently, however, some have opted for a more expedient route: teaming up with luxury brands. Already a popular trend in the Middle East, the practice has made serious inroads lately in Miami, where pending condo projects include collaborations with Porsche, Armani/Casa, Fendi and Missoni. Even Karl Lagerfeld is testing the waters, designing the lobbies of a Miami Beach condo. “Most projects have the personality of the developer behind them—the developer’s taste is what you’re buying. So for a lot of people, it isn’t surprising that they’d prefer someone like Armani, who is a worldwide designer,” explains Gil Dezer, the developer behind Miami’s Porsche Design Tower and Residences by Armani/Casa. The appeal of a global brand, Dezer

notes, is especially strong when the clientele is as international as Miami’s. “If you’re lucky enough to find a brand that speaks to your customer base, it makes the introduction,” says Alicia Cervera Lamadrid, managing partner, Cervera Real Estate. “I think most every woman who dresses in couture has at least one Missoni dress in her wardrobe.” Being the detail-oriented perfectionists that they are, luxury designers can typically be counted on to get very involved in their namesake projects. Giorgio Armani must approve all ads related to the project; the Missoni family futzes with throw pillows in the sales gallery. Of course, deciding on a luxury design has the potential to be yet another source of conflict for condo-shopping couples. Montauk—with its wild dunes, walk-up hamburger joints and grainy seafood hovels—has long been the sleepier and slightly shabbier sister of nearby Southampton and East Hampton proper. But the decrees that govern New York City real estate also govern its summer havens, so what was once passé now cashes in on the nostalgic dollar. It’s not news that Montauk prices are rocketing— but to what heights has surprised even longtime locals. According to a report by the Corcoran Group, in the first quarter of

Beginning of the End The once-quiet East Hampton hamlet of Montauk is ringing in a raucous real estate market. But not everyone’s singing along WRITTEN BY FRANCES DODDS

2016, median sales prices in the far-east reaches of Long Island’s southern shore jumped 25 percent—to $1.038 million, from $831,000 just last year. Perhaps the town’s most prominent development has been the ongoing renovation of Gurney’s Montauk Resort, the 90-year-old institution that in December bought out the neighboring Panoramic View resort for $63.9 million. Part of the former Panoramic is now being transformed into The Residences at

Gurney’s, 15 oceanfront homes priced between $4.7 million and $12 million. Around the same time as the Gurney’s acquisition, J.Crew CEO Mickey Drexler sold Andy Warhol’s famed Montauk estate for a cool $48.7 million. As area prices shoot skyward, the hospitality industry has wasted little time catering to the town’s trendier new inhabitants. New York culinary staples Tacombi and Grey Lady have both opened Montauk outposts, and business

mogul Marc Rowan has underwritten two new eateries in town. But while local business owners welcome the influx of patrons, many natives are disgruntled by Montauk’s makeover. Last summer, strict noise ordinances were enforced after some 300 locals protested the legions of partygoers who’ve flooded the oncesleepy, nature-centric community. But times change, and if you’re not much for bird-watching on beach cruisers, there’s now a SoulCycle just down the road. ■

I

n the constant tug-of-war between past and future ways of life, there’s the occasional comforting overlap—a trend that combines elements of nostalgia with components of groundbreaking practicality and design. Wood-burning stoves are catching on like wildfire—or should I say, domestic fire—in the Hamptons this year. According to William Brunner at Westbury Stove and Fireplace, the primary supplier of upscale fireplaces and stoves on Long Island, there’s been an uptick in demand for European-style wood stoves, with modern lines and glass doors. “They’re aesthetically pleasing and a great supplement to heating a house,” Brunner says. With a traditional fireplace, most of the warmth is lost to the chimney, but with a wood stove, more heat is generated due to longer burn times. Another little-known advantage to wood stoves is that their stainless steel pipes can provide a structural boon to architects when designing a home. “Wood stoves are an efficient, renewable and beautiful way to heat your home,” Brunner says. amptons architecture may call to mind shingle-style mansions and gambrel-roofed monstrosities, but the area also has a strong tradition of experimental design and one of the higher concentrations of contemporary architecture in the Northeast, with homes designed by Norman Jaffe, Charles Gwathmey and Richard Meier. It’s also where many of architect Roger Ferris’ most admired projects are located, among them Topping Rose House, The Bridge and the underground library at The Watermill Center. “There’s a tradition of contemporary art in the area, and there’s also a concentration of wealth—architecture doesn’t necessarily need that, but it’s there in abundance,” says Ferris, whose new book, Inventive Minimalism, features a number of his Hamptons designs. “Also, many of these are

second and third homes, and people are more likely to take a chance when it’s not their only home or office.” Some might be inclined to push the envelope even further, he adds, were it not for strict local zoning laws that limit height in a way that encourages so many gambrel roofs, the most efficient means of getting maximal space for secondfloor bedrooms. By contrast, Ferris’ practice tries to embrace what he calls “the honesty of one floor stacked on top of another. You deal with the proportions and heights that you’re limited to. There are architects that are just doing

shoeboxes without any effort to reduce scale or to embellish them in a way that makes them interesting.” His inclination, then, is to articulate a sense of craft in the façade. For example, in the Green House, an award-winning home in Sag Harbor, the horizontal joints are “deeply expressed, so they look like they’ve been attached in a rigorously geometric way,” he says. As a result, the size of the house is broken down while highlighting its construction. While that concept may come off as rather cerebral and possibly a little too cool—which, of course, is the main

complaint against modernist and contemporary architecture—cool and cerebral is hardly how Ferris approaches his work. In fact, he likes to write short stories about them. Before ever putting pencil to paper, he conducts a series of interviews with the client and then writes a story about what the project will be about, crafting a fictional narrative, complete with characters, that dictates his design. “Most architects, their initial response is to put something down, and then say, ‘Oh, this could work. Or this could work.’ But that commits you, and starts to lock down a viewpoint,” he says. “I’d rather keep it in the ether for a while.” When he was commissioned to renovate and expand on Philip Johnson’s Wiley House in New Canaan, Connecticut, for example, Ferris’ desire to balance the void of the glass house with something solid led him to design a

nearly windowless black barn for the owner’s substantial art collection. “In my fiction, I was imagining [the barn] as being reflective of the extremes of my client’s life and personality,” he explains, adding that a round pool offers a playful counterpoint to the seriousness of the rest of the buildings on the campus. Unfortunately, the popularity of modernist architecture—a trend that Ferris attributes to shelter magazines’ ongoing romance with the style—has not lessened the charge that it is too cold, serious and dull. Which is what Ferris’ design philosophy argues most strongly against. “Every client that I’ve ever had has usually challenged me with ‘I don’t want it to be cold or just a gallery,’ ” he says. “You can either accept the minimal restrictions and have this box on top of that box, or you can be inventive in dealing with it.” ■

ooking at the Park Avenue co-op gracing the cover of the just-published The New Formal: Interiors by James Aman, one might be forgiven for thinking that the interior designer has a particular knack for designing around impressive art collections. The pale parchment walls and the metallic leather chairs of the dining room, for example, seem the perfect backdrop to the Frank Stella hanging on one wall. And it’s nearly impossible to imagine any room suiting the owners’ John Currins better than the peacockblue, bronze-accented library—which is, like the paintings, at once formally lovely and slightly outré. But Aman insists that he “would never, ever design around a piece of art.” His clients’ collections grow and change all the time, so the design must be able to stand on its own. “A beautiful environment is a beautiful environment,” he says. “If you took all the art away, it would still have to look good.” Which makes the 10 interiors featured in The New Formal all the more impressive. Art, architecture and design complement one another; they also excel alone—a feat that Aman accomplishes by holding the interiors to the same standard as the art. “The antiques, the fabric, everything needs to be as good as the collection,” he says. In the Park Avenue duplex—a gut renovation in a Rosario Candela building for a client who was adamant that the apartment retain its Rosario Candela sensibility, Aman looked for ways to heighten the drama. Very high, very un-Candela-like lacquered doors lend a sophisticated salon feel, while a key pattern in the foyer door and pearl detail around the base of the crown moldings convey an understated air of glamor that is nonetheless in keeping with the apartment’s classic persona. The peacock blue library, meanwhile—lacquered in the manner of Brooke Astor’s famous red

library—feels both old-fashioned and edgy, with an organic Claude Lalanne light fixture illuminating the controversial Currin painting of a topless Bea Arthur. “We always try to stay within the line of the transitional,” Aman says. “The whole aesthetic looks like a New York apartment, but it’s updated and it’s fresh and it’s young.” In keeping with the classic contemporary feel, Aman’s partner John Meeks created bespoke embroidery designs for the textiles. Several light fixtures and pieces of furniture were also custom designed. In the bedroom, where a Will Cotton portrait hangs on one wall, a whimsical silver-leaf four-poster bed with a celadon horsehair headboard claims center stage, its palette echoed in a pale blue chair and draperies, with silver-leaf tea paper on the walls giving the room a pearlescent, restful aura. As Aman points out, “We wanted a flow, but it was also really important that each room have its own personality.” Personality, indeed. ■

ince the colonial era, the Hudson Valley has lured Manhattan’s moneyed set north with the one thing there’s never enough of in the city: land. From the remnants of Dutch farm estates that once sprawled tens of thousands of acres to the idyllic riverside parcels favored by Gilded Age tycoons, the Hudson Valley remains one of the few places where aspiring land barons can still buy hundreds of acres within striking distance of New York City. “There are still some really significant estate properties available in Westchester and Putnam counties,” says Jennifer Bonnar, of William Raveis. One such showstopper currently on the market is a 262-acre estate in Pound Ridge asking $75 million that comes with an eight-bedroom mansion, formal gardens and an outdoor chessboard with person-size pieces. The availability of such large parcels may change in coming years, however, as city housing prices and population growth increase development pressure in the region, which has already become a popular landing pad for priced-out Brooklynites. “In some communities, they’ve developed a culture of conservation,” says Steve Rosenberg, the senior vice president of conservation nonprofit Scenic Hudson. “But I think it’s clear that no matter where undeveloped land is, you can’t take for granted that it will remain.” Still, for those who have their heart set on playing the part of a Hudson Valley land baron, brokers say that properties ranging from 75 to 750 acres can still be found throughout the region—with more opportunities and lower price points as one moves north into Columbia and Ulster counties. Of course, sales price is just the first expense—when buying several hundred acres, one must also factor in the not-insignificant cost of staff to look after them. “People want a sense of escape and protection—it’s often people in the public eye or with busy lives on a global level that are interested in these properties,” says Bonnar. “The other thing they’re looking for is prestige.” “I think the initial ideal for a lot of buyers is total privacy—they surround themselves with acreage to ensure that no one can build close to them,” says Houlihan Lawrence broker John Friend, who currently has a listing for a 466-acre

estate in Poughquag that made up the better part of the old J.C. Penney estate. He adds that many such properties, among them Bogardus Hall, a 132-acre Dutchess County estate that is on the market for $7.5 million, are already placed in land-conservancy trusts. “Mind you, even farms like Bogardus were at one time part of much larger estates,” Friend says. “And any time you get closer to the city, finding acreage becomes more and more difficult, because over the years it’s been subdivided and built up.” To wit, Cathy Workman, another broker with Houlihan Lawrence, has an undeveloped 104-acre listing in Pound Ridge with second- and third-growth deciduous forests that she sees as perfect “for someone seeking a great trophy property and to create a one-of-a-kind estate,” which also offers an approved subdivision plan. The sellers did, however, take care to create several open-space parcels totaling some 39 acres. Yet brokers caution that while brooks, rivers and scenic streams can be found on many large parcels, buyers who insist on an actual Hudson River estate may have to settle for a smaller spread. “We have some beautiful historic properties along the river,” says Heather Croner of Sotheby’s International Realty, which currently has a listing for a 3.6-acre riverfront estate in Croton-on-Hudson. “But large properties rarely come up for sale. Frankly, they’re all occupied.” ■

ost of the time, when architects are called in to do a renovation, they must devise a way to meet their clients’ needs while preserving the character that drew them to the space in the first place. But when Lichten Craig was tapped to create a 5,000-square-foot triplex from three separate units in a glassy tower on Manhattan’s Upper East Side, the challenge was to imbue character into what was, for all intents and purposes, a series of stacked glass boxes. “There really wasn’t anything of remarkable beauty within the apartment—mostly white walls,” says Kevin Lichten, a partner at the firm, who worked on the project with associate partner Andrew Friedman. “It wasn’t a traditional interior that might have had mahogany paneling, so there was never

any talk of moldings or ‘tarting it up’ in a way. We really took inspiration from the fact that it was a modern glass building.” The first solution came in the form of a dramatic ribbon staircase that, along with the bleached-oak chevron floors, knit the three levels together, at the same time creating a bold focal point. “We wanted the feel of one of those Paris apartments that’s been renovated but still kept the floors,” explains interior designer Michelle Gerson, who pushed for the richly hued, custom chevron pattern. Details like a double-height media room add additional distinction, while giving the teenaged children of the London-based family a semi-private place to hang out—the expansion was, in fact, motivated by their attending schools in the United States. The architects also persuaded the family to put the husband’s office on the top floor—he had initially suggested a space off the master bedroom—with a separate entrance, where he can conduct

business at any hour without bothering the rest of the family or vice versa. They were similarly adamant about keeping the bedroom sacrosanct, transforming an adjacent room into a deluxe closet. “It’s a very Zen apartment, and pretty minimal in terms of its decor,” says Lichten. “The furniture and fabrics really had to work closely with the architecture.” Gerson used Venetian plaster, as well as antique bronze, brass and Calacatta marble accents to give the space an Old World flavor; there is also plenty of mohair and bouclé. Many of the light fixtures are vintage, or at least look it—for example, the Ted Abramczyk that hangs over the bed in the blushtoned master bedroom. Meanwhile, a French Deco fixture that the wife fell in love with, only to discover it had already been sold, was reproduced and installed in the media room. Unfortunately, not all installations in the media room have met with such success—specifically, the skinny marble table Gerson placed behind the couch to dissuade crumbs in the cushions. “They eat on the sofa anyway,” she says. ■ Marble gives the kitchen, below, an Old World feel.
