The Artful Lodger Residential developers put artworks in plain view to entice aesthete-buyers Shortly after purchasing a 19th-century printing plant on Manhattan’s Bleecker Street in 2012, developer Roy Stillman commissioned Cuban American artist José Parlá to create a painting for the planned 20-unit condominium building’s sales center. And French artist Christophe Côme was asked to design a wall of glass rondels for the luxury loft’s lobby. Such efforts were apparently appreciated by art-dealer Alberto Mugrabi, who closed on an $18.5 million triplex there in December. s the or s of h h fi a ce rea estate a art become ever more intertwined, many developers are using collaborations with artists to woo wealthy buyers. When JDS Development Group wanted to highlight the materials used in its Park Slope condo Baltic, it enlisted artist Anna Karlin to make huge sculptures from walnut, golden-gray brick and brushed bronze. “When you see these beautiful geometric sculptures, you appreciate the materials in a new way,” says Marci Clark, a JDS director. DDG Partners, which in 2012 wrapped its Meatpacking District condo at 345 West 14th Street in an enormous print of Japanese artist Yayoi Kusama’s “Yellow Trees,” is now “working with artists on most of our projects,” says CEO Joe McMillian, who is also commissioning photographs of quarries by Jacqueline Hassink for 18 Warren, as well as a sculpture by Jan Hooss and a painting by museum diorama artist Sean Murtha for 180 East 88th Street. During the past six years, Miami condo

developers have revved up standard amenity packages with over-the-top offerings like pet spas, recording studios and private indoor pools. But having largely exhausted the possibilities for on-site entertainment, some are n o w fo c u s in g o n h e lp in g re s id e n ts g e t o u t o f the house, with perks for their cars. “Obviously, we have every amenity imaginable restaurants, concierge, three full floors of amenities, even private elevators but the one that’s really unusual is having a company that comes and refuels the owners’ cars,” says Edgardo Defortuna, CE O o f F o r t u n e I n t e r n a t i o n a l G r o u p , o f t h e Ritz-Carlton Residences, Sunny Isles Beach,

Even so, people who are really crazy about their cars often prefer to park themselves, rather than leaving the task to a robot or valet. “Sometimes people can’t drive their favorite cars in their own countries for fear of security,” says Defortuna. “So when they come to Miami they really splurge.” And for those who have an even closer kinship to their automobiles, there’s always t h e P o r s c h e De s i g n T o w e r , w h e r e r e s i d e n t s can not only park their cars in two- or four-car sky garages next to their units, but gaze at them lovingly through interior glass w a l l s .—KV

n fe tte re d v ie w s th ro u g h open fields and scattered old-growth trees give the light at this Wainscott, New York, home a Hopper-like quality. And the moment acclaimed Manhattan in te rio r d e s ig n e r Timothy Brown first entered the existing 6, 00-square-foot structure, he immediately set out to underscore the property’s airy aura. “It’s kind of a funny story,” says Brown of the project’s genesis. “I call it The Brady Bunch house.” The client, a mother of three who owned another residence nearby, had recently remarried to a man with two children of his own, and her former house could not comfortably accommodate the couple’s combined flock. So when a six-bedroom, eight-and-a-halfbath house just down the road came up for sale, they jumped at the opportunity. The first order of business was modernizing the layout and lightening the interiors, which had been dragged down by “stodgy, big, fat upholstered sofas with floral fabrics,” says Brown, and a “very stuffy and Old English antique feel.”

Fireplaces had to be modified, floors refinished, walls repainted and a new bath and closet in the master installed. Traditional elements were disguised rather than removed. Outdoors, a completely new landscaping scheme came into play, bestowing an easy elegance to the generous exterior spaces, where the family likes to entertain groups alternately small and large. “We went into this thinking, Let’s make this more modern, keep it spare, paint everything white,” Brown explains. “We just didn’t want the house to feel heavy.” Once the primary living-roomsofa upholstery was selected in a solid cool-gray color the other fabrics, like those on two striped swivel chairs in the adjacent seating area, organically followed suit. “It’s very intimate while

still being open,” Brown says of the ground-floor gathering spaces. Artwork from the owners’ pre-existing collections especially a large photograph by Ryan McGinley of a naked red-haired woman lying belly up in a field also played a key role in the overall design approach. Although light-and-neutral hues do a starring turn, the client is equally fond of discovering promising pops of bright color. Ultimately the house had to be livable, from stem to stern. Despite more delicate additions Carrara marble countertops in the kitchen, a large Noguchi paper lantern in the foyer it was critical that the family and their guests feel “like you could come in with sand on your feet or wet with a swimsuit on,” says Brown, “and just plop down anywhere.” ■
