Furthermore, easy access from North American cities makes it far more practical for vacation homebuyers than the Côte d’Azur, Maldives or Bora Bora, and there is no shortage of extraordinary amenities.
The Bahamas, Cayman Islands, and Aruba represent three alluring opportunities for luxury real estate investors, all offering the advantages of easy access from major markets, safety and security, and a variety of upmarket indulgences. For buyers seeking to incorporate a Caribbean lifestyle into their regular routine, these

Just 100 miles from the American mainland, the Bahamas represent the closest slice of paradise to the U.S., allowing affluent East Coast residents an opportunity to spend weekends at their luxury vacation homes on one of the Bahamas’ 700 islands. In addition to stunning beaches, the country’s sophisticated hospitality infrastructure includes sailing, golf, shopping, and dining—even a robust arts scene. Jim Bernard, a Bahamas native and owner/broker of Berkshire Hathaway HomeServices Bahamas Real Estate, reiterates the draw: “We average

Reporting there are direct flights to Nassau from up and down the East Coast, Bernard adds, “You’ll use your second home more if it’s easy to get to.” At least 75 percent of buyers are from the U.S. and Canada, but Bernard also reports strong interest from Europe. He cites the stable government, safety, and tax-friendly environment as major advantages, as well as an opportunity to buy and sell properties in U.S. dollars. The Bahamas also offers an attractive permanent residency program, requiring an investment of just US$750,000.
Bernard says luxury ocean-view condominiums are available for
approximately US$750,000, or US$1 million if directly on the beach. Prices for single-family residences start at about US$3 million, but homes with bona fide beachfront begin at US$10 million. According to the veteran broker, the pandemic triggered a market for primary residences, and now many of those transplants are trading up. Among the many homes currently offered by Berkshire Hathaway HomeServices Bahamas Real Estate is a 7,000-square-foot estate on Paradise Island for US$8.495 million, and a penthouse with marina and ocean views for US$6.6 million, both showcasing an extravagant Bahamian lifestyle.
Despite global economic headwinds, owner/broker Paula McCartney of recently opened Berkshire Hathaway HomeServices
Cayman Islands sees no indications of the local luxury market softening, with high-net-worth individuals paying cash for multimillion-dollar properties. Her partner, owner/broker Anthony Lawson, adds, “Our market is very resilient and in past recessions, it has flattened, but never really dipped.” In addition to enjoying some of the world’s most pristine beaches, homeowners in the Caymans appreciate the renowned sailing, diving, world-class cuisine, and nightlife.
Dismissing the concept of competing with other Caribbean destinations, McCartney says, “There’s something unique and different about all of our islands.” She notes, however, that the exceptionally tax-friendly environment of the Cayman Islands, its security, and
presence of sophisticated financial services make it particularly inviting to affluent buyers. Emphasizing the destination’s convenience, McCartney quips, “I can fly to Miami in less time than it takes someone to drive from Fort Lauderdale to Miami in rush hour.”
“The capital appreciation here is phenomenal, averaging 10 percent per annum over the last 40 years,” says McCartney, noting that investors can own up to three income properties without obtaining a business license. “Luxury doesn’t mean the same thing to everybody,” she says, noting that some buyers appreciate the amenities of a Ritz-Carlton-branded condominium while others prefer a stand-alone residence. Lawson shares that while most available real estate is on Grand Cayman, some buyers crave the even more laid-back islands of Little Cayman and Cayman Brac, which offer some of the best diving experiences in the world.
McCartney, a longtime resident, identifies 17,000-square-foot estate Casa Mare as a genuinely exceptional current listing. “It’s
very difficult to find a property with 200 feet of water frontage, incredible craftsmanship, and a design that represents the ultimate Cayman lifestyle,” she says of the home. Offered at US$15.95 million, the compound would be ideal for a family with live-in staff or a celebrity seeking absolute privacy. Aruba Realty, reports that because the island remains part of the Kingdom of the Netherlands, foreign buyers enjoy an assurance of safety and stability. Additionally, in an era of increasingly devastating storms, prospective buyers are pleased to learn that Aruba lies outside the path of most hurricanes.
“Here you have a piece of the world where all nationalities feel at home and are happy together,” says Kok, an Aruba native of Dutch descent. “Because we all have some international background, this is a small island, but feels more cosmopolitan,” adds the 20-year real estate veteran whose office joined the Berkshire Hathaway HomeServices network in late 2022. “There’s no limitation to investment by foreigners in Aruba, and everyone’s welcome,” notes Kok, who advises that most buyers are from the U.S. and Canada, followed by the Netherlands and other European countries. The market also generates interest from South American buyers, indicates the Luxury Collection Specialist.
Kok explains that some buyers are people who have been visiting Aruba for many years, staying at hotels or timeshares, and have finally decided to purchase properties for future vacations or retirement. Noting that some buyers discovered Aruba when seeking a safe refuge from COVID-19, Kok says, “During the pandemic, there was an explosion in demand for residential properties.” He adds, “Now we’re seeing a more stable market, but still very high demand.” Kok reports Aruba has never experienced a recession and that current fears of slowing global growth are not affecting local demand.

Christine Speare, a senior project manager at de Gournay, a hand-painted wallpaper and fabrics company with showrooms in Shanghai, Beirut, San Francisco, Paris, London, and New York, says, “As our collections and techniques have developed, we’ve noticed increased popularity, not just for the designs, but also specific custom interpretations,
as people seek to incorporate them into contemporary projects with ever more fantastical briefs.”
The concept of custom design is not new, and continues to be desired among luxury homeowners. But with advanced technology, it has become more accessible. The well-known company, Zazzle Inc., has 900,000 independent creators. Customers can choose from the millions of pre-created designs, and print them on a seemingly infinite number of products. However, there’s still a craving for quality to be part of the custom mix.
“Our hand-embroidery techniques on wallpaper and wall upholstery have really elevated in the past few years,” says Speare. de Gournay was inspired when Claud Cecil Gourney was looking for a hand-painted Chinese wallpaper to decorate his own home

and discovered the original art of hand-painted Chinoiserie had almost ceased.” Similarly, The Hyland Studio, a studio in Santa Clara, California, is preserving the art of stained, leaded, and etched glass by offering traditional yet custom designs, as well as repairing antique glass and protecting it against further aging.
The customizable wallpaper brand, Peel & Paper, has products that are simple to apply and remove, but most importantly, they offer an opportunity to personalize a space. With instant color-changing technology, buyers can shift the shades and tones of any design, mix and match patterns, and bring a highly individual touch to each room. “Our customers get to be their own designers essentially,” says Findlay.
Additionally, Unique Tiles, a company in Somerset, England, offers everything from intricate, decorative ceramic tiles in your dining room and outdoor displays, to delicate floral backsplashes in the kitchen, spa, and everything in between. These hand-painted bone
china and ceramic tiles are another way homeowners are incorporating their taste into a room alongside quality materials that elevate the atmosphere. de Gournay meticulously interprets customer ideas and brings them to life on wallpaper, fabrics, porcelain, and hand-embroidered wall coverings. “We are always trying to expand the realm of possible designs that we can paint for our clients. And our designer clients often come up with ideas as well,” says Speare. The company’s elegant wallpaper collections range from the Chinoiserie Collection, which is based on Chinese wallpapers that became popular in luxury homes and palaces between 1750 and 1850, to eclectic, deco, scenic, and much more, according to Speare.
Each piece is a work of art dedicated to de Gournay’s unique style that has been melded with each client’s individual dream. “We will paint whatever our clients ask us to paint, and we have worked on murals from Jules Verne’s, ‘Around the World in 80 Days’ to historic views of
famous port cities,” adds Speare. The goal is always to create a cheerful, yet peaceful atmosphere that can be adored and enjoyed at the end of a hectic day with vibrant colors and balanced designs.

In terms of newer lodgings, Pender recommends the brand new, luxurious Moxy Virginia Beach Oceanfront hotel, which features both “smart rooms and stylish communal spaces” and is located right on the oceanfront. The restaurants in Virginia Beach all seem to take advantage of the natural beauty of the area. One of the newest and most exciting places, according to Pender, is The Porch on Long Creek, an American/
seafood establishment known as a prime spot for boat watching and taking in gorgeous sunsets. Pender also suggests another new destination not to miss is Oscar’s Oceanside, a fine dining location directly on the ocean.
PLAY
The region offers no shortage of compelling destinations. Pender recommends visiting the Military Aviation Museum just south of the city or venturing off the coast to enjoy a dolphin-watching boat tour. One of the newest places recommended by Pender is the ViBe Creative District. This area is “known for its trendy restaurants, museums, and brightly colored murals by local artists.”
RELAX
When not unwinding on the beach, if you’re trying to find a nice spot to relax while in town, Pender says one of the best places to look is First Landing State Park, which is “known for its nice walking trails amongst the trees and along the water.” She also suggests taking a walk to see the Back Bay National Wildlife Refuge, which is 9,200 acres of protected wildlife land filled with an abundance of plants and animals.

Champagne is a timeless metaphor for luxury, and connoisseurs have always had a fascination with the most iconic labels, from elegant Dom Pérignon to hard-partying Cristal. Nothing speaks to the gravity of an occasion like Champagne, and an exploration of the world’s most coveted bottles can be a worthy lifelong pursuit.
Sophie Gayot leads a team of food, travel, and lifestyle writers at GAYOT.com, originally launched by her father, prominent French publisher André Gayot, and her brother Alain. Offering insights on the glamorous sparkling beverage, she says, “Champagne only comes from France, which is considered the most luxurious country, reflected in fashion, art, and cuisine.” The journalist, whose website features extensive wine content, adds, “Champagne has a connotation of festivity and its bubbles bring something different to the table.”

As a policy, Ms. Gayot generally does not divulge her favorite restaurants or brands, but her website cites specific vintages of Cuvée William from Deutz, Grand Cuvée from Krug, and Sir Winston Churchill from Pol Roger on a list of the finest prestige Champagnes. Gayot suggests that cost can sometimes be misleading, as consumers are willing to pay a premium for what they perceive as exclusivity or cachet. Personally, she enjoys Champagnes with smaller bubbles, and when pressed on what foods pair best with Champagne, Gayot concedes, “Almost everything goes with Champagne.”
For pure unadulterated extravagance, nothing rivals Goût de Diamants (“Taste of Diamonds”) from GDD Chapuy, a privately commissioned Champagne that commanded nearly $2 million. The spectacular packaging features a platinum bottle enclosure encrusted with a 19-carat diamond.
Founded in 1808, the esteemed Champagne producer Maison Henriot represents eight generations of family leadership. Henriot CEO Richard Moreau says, “For centuries, Champagne has been favored by royalty and celebrities, which has cemented the association with luxury and sophistication.” He notes that Henriot’s Champagnes were quickly embraced by aristocracy, with its vintages enjoyed by the royal courts of Holland, Austria and Hungary.
Marking the 200th vintage of the house since its founding is Henriot’s Cuvée Hemera 2008, a soon-to-be-released Champagne named after the Greek Goddess of Daylight. Noting the 2008 vintage is, fortuitously, an excellent one, Moreau says, “Hemera is regarded as an elegant, refined Champagne with complex flavors and a light, delicate body.” Even more rare is Maison Henriot’s Cuve 38, a special blend of the most prestigious Grand Cru Chardonnays from the Côte des Blancs, of which only 1,000 magnums are produced each year. “This is a truly special wine and unique gift,” says Moreau.
As in most alcohol categories, the Champagne industry has witnessed an influx of celebrity-branded products, and arguably the most acclaimed celebrity
label is Armand de Brignac, a venture of billionaire musician Jay-Z, now halfowned by luxury conglomerate LVMH, whose impressive stable of Champagne brands also features Dom Pérignon, Moët & Chandon, Krug, and Veuve Clicquot. Armand de Brignac, easily recognizable by a distinctive pewter Ace of Spades insignia adhered to a mirror-glazed bottle, has a much longer history than most celebrity-branded alcohols. The house dates to 1763 (the Champagne is still created by a staff of artisans in Chigny-les-Roses, France) and regularly earns high scores from respected wine journalists. Retail prices of Armand de Brignac generally range from about $300 to more than $3,000, but the limited-edition Armand de Brignac Rosé Midas Champagne—presented in a 30-liter, glossy pink bottle—was priced at $275,000.

They overlook the sea, small islands to the west, and beaches made up of black, red, and white lava pebbles.”

“On every Greek island, in every hidden corner of Greece, there are unique restaurants and bars for all tastes and all wallets,” Xydis notes. There’s everything from Michelin-star restaurants, to traditional taverns with centuries-old recipes and stories.
But above all, he encourages travelers to interact with residents in order to find the best fare: “Greeks are very friendly. What I strongly recommend is, in each destination, ask two to three Greeks (the one who owns a small mini market, the waiter in a cafe, et cetera) to recommend a place with good food, nice music, and drinks. This is how you will discover the real secrets of our country, islands, and destinations.”
WHEN SHOULD I BOOK?
For Mykonos or Santorini, it’s best to book as soon as possible. Travel authorities report 220,000 visitors in a single week in 2022, and some hotels in Mykonos reaching up to 90-percent occupancy.
For the other islands, and as a general rule, travel agents recommend booking a Greek vacation as early as six or seven months before your intended departure date.
