El Rojo Grande (translation: big red) is a 173-acre equestrian property near Sedona, Arizona that Hills owns and now is selling with the help of Daniel DerVartanian of Engel & Völkers International Luxury Real Estate Group located in San Francisco. Given its setting adjacent to the Coconino National Forest and among Sedona’s celebrated red rocks, the property is aptly named. It’s also a nod to the previous owner, a member of the Wrigley gum family, who, it’s believed, named the estate to celebrate the company’s “Big Red” gum.

The layout resembles a spoke, with a master wing on one side and main living areas and guest quarters on another. Hills says that an owner directive to the architect was to spare no expense and to deliver the best of everything. And he did. The living and family rooms are focal points and the spaces feature nearly 30foot walls of windows looking to the magical red rocks. A spacious terrace, an outdoor fireplace, and a lap pool and spa all allow residents to relax and absorb the ambiance. The estate also includes two complete guest houses that were built to the same standards as the main house, and the three structures comprise 9,700 square feet of living space. What also sets El Rojo Grande apart is its amenities, particularly its equestrian facilities. Among them are a veterinary clinic, tack rooms, a blacksmith area multiple barns, two offices, and riding arenas. Not a detail was missed in the design, according to DerVartanian, who calls the equestrian center state of the art both for humans and equines, noting that trotting areas are made of ground tennis shoes. “The facilities are fully appointed to meet the needs of discerning riders,” he comments. And given the property’s access to the 1.8-million-acre Coconino National Forest, riding opportunities are nearly endless. Another special spot, one that Hills recalls with fondness, is a private, 2.5-acre park with an amphitheater that faces the red rocks and that has been the site for concerts and other events. The property, with an asking price of $24.2 million, certainly would be ideal as a family getaway, but DerVartanian also points to other appealing possibilities. One vision entails building a luxury vacation equestrian community, with five-star resort amenities. No matter how the property is used, future owners can anticipate an enchanting first glimpse. “With the property surrounded by the most spectacular red rocks of Sedona, it’s a lot to take in and it’s difficult to put into words until you’ve experienced it,” observes DerVartanian. “It’s truly magical.” ■

The community, perched above the jagged cliffs of the Palos Verdes Peninsula, affords views of the Pacific Ocean and Catalina Island. Its homeowners, that will eventually number 50, have access to top-flight security, a concierge service, and the area’s biking and hiking trails. One of the properties is an 11,000-square-foot grand estate that is listed with Linda D’Ambrosi and Sandra Callen, luxury consultants with Keller Williams L.A. Harbor in Rancho Palos Verdes, California. The property, D’Ambrosi says, delivers one of the elements that is key to the lush coastal lifestyle available in the area. “It’s a secret destination that is serene, yet it’s only 20 minutes to Los Angeles. The winding roads overlooking the ocean remind you of the Amalfi Coast,” she comments. The two-story house, designed by Luis de Moraes of EnviorTechno, features a U-shape to best capitalize on the water and island views and those out to the 18-hole Trump National Golf Course that sits a short golf cart ride from the property. And thanks to Loewen doors that disappear into the walls, the views are utterly unobstructed. D’Ambrosi says the Pacific Ocean and a lavish pool are the two most striking things she notices when she walks into the property. “Mr. Trump is known for building with the finest quality materials, and this house features the finest woods, marbles, and flooring,” she comments. Throughout the five-bedroom estate, the design is marked by lavish materials and details, such as coffered ceilings, walnut hardwood floors, polished stone flooring, and travertine with inlaid emperador dark and light slabs. A wine cellar, so opulent and spacious, is something that is more often found in upscale restaurants. The kitchen is a fine match for the rest of the property and features granite and marble and a mosaic backsplash, and Wolf, Sub-Zero and Miele appliances. By Eric Snider Whether it’s the lapping of waves against a seawall, the morning fog hovering over a lake, or a log lazily floating down a river, everyone longs for the sensory experiences associated with living on the water. Waterfront dwelling comes in many varieties and locations—from sea level to high up in the mountains—but it it’s almost always accompanied by a sense of well-being, that daily brush with nature, however brief, that provides a salve for the hustle bustle. But it can be more than just a moment. There are activities such as a short walk from the doorstep: swimming, boating, fishing, skiing, zipping around in personal watercraft. All elements of a full, healthy lifestyle. Overall, these days waterfront living means luxury. It means you’ve made it. In this issue, we get up close and personal with some of the most handsome, unique and downright lavish homes nestled against bodies of water.
LA PUNTA, MEXICO It all started with a well-to-do man wanting a small house on the Ocean in Mexico. It ended up one of the more unique and exotic dwellings imaginable. “I definitely overshot my budget,” says John Hardesty, chuckling. He’s the owner and creator of Villa Vista Magica, a whimsical getaway near Puerto Vallarta on the Mexico’s west coast. The property, which sits on thirty-two acres and features 4,500 feet of beachfront, consists of a series of separate villas set on a rocky and verdant peninsular outcropping. The architecture’s uniting principal is the circle. Each curvy villa is unique to itself yet part of a unified whole. Colors explode throughout. The overall effect is rustic yet elegant. In 1996, Hardesty purchased the property, rundown and overgrown, from former Mexican President Luis Echeverria, who used it for a retreat during his term in the 1970s. Villa Vista Magica is even more remarkable when you consider that Hardesty—who made his fortune “buying companies that were broke and fixing them”—completely conceptualized and designed the enchanting dream world. “I got together a team of architects, brought in computers and software,” says John, who at 70 still brims with effervescence. “I sketched and the team took them to paper. That was in 1998. Since then, the only changes have been to add two more units, increasing the total bedrooms to eleven. Villa Vista Magica, which is available for rent, can comfortably accommodate twenty-two people. Chances are visitors, renters or, possibly, a new owner, will spend a fair amount of time at the pool, an infinity styled expanse that simply defies description. John and his wife Clara reside at Villa Vista Magica about four months out of the year, primarily in January, February and March. They spend time golfing on their private course, about a ten-minute drive (by car). “When I first embarked on the project, I wanted a place that was high-tech and luxurious, but I wanted it to be Mexican,” John says. “Not like a lot of houses in Cabo, which are like Miami houses on the beach.” It’s safe to say he succeeded in his vision—and then some.
SARASOTA, FLORIDA Candy Swick, of Candy Swick & Company is a boutique realtor in a boutique city. She serves Sarasota, a charming town of roughly 50,000 on the west central coast of Florida, and it’s surrounding areas. Swick and her eight-person staff run neck-and-neck with real estate behemoths like Sotheby’s and Coldwell Banker in the Sarasota’s fertile high-end real estate market. “One year I’ll bring home the gold and one year I might bring home the bronze,” Candy says. “It’s all about persistence and hard work. I have a lot of clients who are CEOs, presidents of banks. These people are the ones that have been responsible. They keep coming back to us because we are responsible to them. They don’t get lost in the stew.” Case in point: If you call the realty office’s main number at any hour of the day, someone will answer. “The call gets forwarded to one of the staff,” Candy explains. “If it’s your night your are responsible for answering the phone from six p.m. to eight a.m., and that includes me. A good portion of Swick’s portfolio overlooks the water, as do much of Sarasota and its surrounding Keys. One of the independent realtor’s current jewels is a 4,700-square-foot, four-bedroom condominium on the penthouse level of the Ritz Carlton Tower Residences, with views of Sarasota Bay and the city’s classy skyline. Along with the Ritz’s five-star amenities, the condo features a private lobby and elevator access; marble, bamboo, hardwood and diagonal tile flooring; natural stone surfaces; a gourmet kitchen with top-of-theline stainless steel appliances; four open-air balconies with stunning views, as well as assigned parking for two vehicles. ORLANDO, FLORIDA When you think of Orlando and Central Florida, the first thing that comes to mind is Disney attractions, restaurants and golf courses. Few realize that Orlando is blessed with a series of beautiful lakes to complement its wealth of entertainment. The Butler Chain of Lakes in Southwest Orange County, which consists of approximately 4,900 acres, is a playground for water sports and fabulous bass fishing. She lives there too. “It’s an ocean paradise minutes away from one of the most exciting cities in the world,” she says. “Fisher Island allows people to isolate themselves from the hustle and bustle.” Betty began doing business on Fisher Island in 1992 when she took a package of thirteen new condominium units worth more than $30 million from a Japanese investor. The Cuban immigrant learned Japanese (“it let them know they could really depend on me”) and worked the project for six years, renting and ultimately selling all the units. It was just the beginning. Ultimately, Dru says, “I realized early on that luxury in people’s minds wasn’t defined by price but how easy the buyer envisioned visiting and staying in a place could be.” To support her assertions, Dru offers Exhibit A: The gorgeous, 4,250-square-foot condo— three bedrooms, living room, family room, large chef’s kitchen and a study—on the fifteenth floor of a building that overlooks Bonita Bay in Bonita Springs, just north of Naples on the west coast of Florida. It’s situated 45 minutes from Roanoke and Lynchburg and is surrounded by 20 major universities that are within comfortable driving distance. The AEP (American Electric Power) controls the lake levels, which ensures that it won’t encounter drops of 20-30 feet, which can happen to other lakes in the region.
Leslie’s realty company, Smith Mountain Lake Properties, mostly represents buyers from throughout the world, as well as renting high-end homes on the lake. Her company’s team includes an attorney and CPA, from whom clients can receive free consultations. “Of course, potential buyers have their own lawyers and accountants,” Leslie says. “But my people can assist them in issues, especially tax issues, that are specific to this area. I’m the only realtor on the lake that offers those kinds of services.”

The vast majority of single-family homes in the Miami area feature Mediterranean architecture, says broker Diane Lieberman. That’s not her style. She’s a fan, and marketer, of contemporary high-end homes. “Modern, clean lines, no clutter,” she says. Diane recently sold a waterfront mansion on Miami Beach to a new member of the Miami Heat’s “Big 3”: Chris Bosh. “He said to me, ‘I want modern,’” Diane recounts. “And that’s my specialty. I think he picked the best on North Bay Road.” Deepening Diane’s immersion into contemporary homes is her husband and partner Alan Lieberman, who builds waterfront mansions—exclusively contemporary in style. Alan constructs, Diane sells. The couple has successfully been working this high-end niche since 1999. “When you think about it, everything goes with contemporary,” Diane asserts. “People who have these Mediterranean homes are tied to a certain interior style and overall look. With contemporary, you can bring your own creativity to bear.”
Diane owns her own firm, South Beach Investment Realty, which features a wide array of properties. “I’m going on 12 years running a successful independent real estate company,” she says. “Quite a few companies have closed or downsized, but we’re flourishing as a female-owned boutique company.” Diane says there is no shortage of prospective buyers attracted to her contemporary offerings: “More and more people are moving away from the cookie-cutter approach.” A current gem in the Lieberman’s portfolio is a nine-bedroom, ten-and-one-half bath mansion on Bal Bay Drive in exclusive Bal Harbour on the northern end of Miami Beach.
