[Letter from the Editor]

THE FIRST SIGNS OF SPRING Spring fever signals a return to warmer days

I

’ve caught the fever one too many times, so I recognize the early warning signs. It starts with daydreaming. One moment, you’re waiting in line for an open selfcheckout, and the next, you’re thinking about clearing out the shed to make space for a new boat or an e-bike. At least, I hope that’s not just me. The second symptom is quick to follow the first. I begin leaving chicken-scratch notes to myself on junk mail about picking up seeds, as well as other odds and ends that will help me complete those projects I’ve been putting off, such as staining the front deck for an extra layer of weather protection, or replacing the siding.

[6]

The third sign is where I realize it is too late. I slip on sneakers instead of snow boots, and reach for the hoodie instead of a jacket to take out the trash. Alas, spring fever is contagious, too. Once I believe I’ve contained it, I see a cyclist training for the Iron Horse, and a smile stretches across my face. As flowers bloom and the water level rises, so does my desire to make the most of every day. How will you celebrate the spring season to make the most of sunny days and enjoy warmer weather? The good news is this magazine is filled with ideas to help you find a hobby or spruce up a new space. Find inspiration in these pages from experts in varied fields from landscaping and gardening to art and interior design. Then clear your calendar for the annual Durango Home & Ranch Show hosted by Four Corners Expos April 24-25. We hope to see you there!

[Curb Appeal]

FIRST IMPRESSIONS

15 Projects to enhance curbside appeal in any neighborhood

A

n appealing aesthetic to a home’s exterior breathes life into the whole community, and it attracts attention of residents searching for a place to settle. Refreshing a home’s exterior can include anything from simple chores to complex projects. Homeowners that leverage curb appeal to enhance personal property can add value to the neighborhood.

FRESH & CLEAN 1. Wash the house. Rinse dust and grime with a power washer, then clean the windows.

2. Remove debris.

Picking up broken branches, raking leaves and removing stones will elevate the yard’s potential.

3. Polish the parking lot.

Remove weeds from the parking area, and consider refreshing gravel or pavement.

LANDSCAPING 4. Grow a luscious lawn. Use tools like fertilizer and water to help the grass thrive and address patches of dirt.

5. Add potted plants.

Add decorative planters and pots to display more greenery or flowers.

6. Plant trees.

Planting trees in prime locations can boost a home’s value while also providing shade and privacy.

[8]

2021 DURANGO HOME & RANCH SHOW

COORDINATED COLORS 7. Dress up the door. Hang an all-season wreath, and freshen up the paint. Decorative doors attract attention to the home’s entryway.

8. Stain the deck.

Refreshing the stain and seal on a deck can prolong its life and protect it from damage.

9. Replace siding.

Transform the home by replacing old siding with modern materials that highlight the home’s best architectural elements.

DELICATE DETAILS 13. Coordinate hardware. Matching fixtures, such as door handles, knockers and porch lighting creates a put-together presentation.

14. Hang new house numbers.

Bold, legible house numbers can add a modern, sophisticated look to a home’s exterior.

15. Update window treatments.

From the outside looking in, quality curtains and shades increase the appeal to the home and tie the appearance together.

OUTDOOR SPACE 10. Coordinate patio furniture. Invest in quality seating for entertaining outdoors.

11. Construct kitchens and bars.

Consider adding a coveted bar or kitchen to the outdoor living space.

12. Install exterior lighting.

Illuminate the pathways, patio and landscaping, while increasing security and safety.

[Project Planning]

TIMELINES FOR RENOVATIONS

S

tarting a new home project can be a significant undertaking. Timing is a big consideration for planning remodeling or renovation projects. When working with contractors, homeowners can rest easy knowing the project will be completed promptly. Experts say some general timelines can help homeowners plan the next project.

• Home addition: The average

time it takes for a home addition is between three and four months. Local experts say certain variables, including the scale of the project and the permits process, can extend the time it takes to complete an addition, so plan accordingly. • Kitchen remodel: Kitchen projects take as long as four months, though the average time is about six weeks. If a space requires major changes, like rearranging plumbing or walls, it will likely take longer than cosmetic projects that are limited to replacing cabinets and countertops.

[ 10 ]

• Bathroom remodel: From start to finish, bathroom remodels take almost five weeks. Small-scale remodels that focus on a fresh coat of paint or replacing existing tiles can be completed in less than two weeks. But similar to kitchen remodels, bathroom projects that involve moving or replacing plumbing fixtures will take longer. • Siding installation: Siding projects take roughly two weeks from start to finish. That estimate is the same regardless of the type of material homeowners are installing.

• Replacement windows:

Replacing windows can take roughly three weeks. But homeowners worried that they will be forced to brave the elements during the length of the project need not worry. Much of a contractors’ time during a window replacement will be spent on measuring and then securing the fit once the windows are installed.

[Lawn Care]

GRASS ISN’T ALWAYS GREENER Consider a transition to low-maintenance lawn alternatives

A traditional grassy lawn may not be right for every property, and some people abhor the upkeep. Green lawns take time and effort to establish, and daily or weekly maintenance to thrive. Homeowners who may find a traditional lawn unpractical in dry regions can explore other lowmaintenance alternatives.

Wildflower meadow Meadows are efficient for wide swaths of property. Stores sell special wildflower meadow mixes of seeds or homeowners can use wildflower plug plants throughout areas where grasses are left to grow longer. Most meadows only require a spring or summer and autumn cut to thrive and look fresh.

Ornamental grasses Some ornamental grasses tend to be drought-resistant and low-maintenance. They won’t need much fertilizer and are often resistant to pests as well. Ornamental grasses grow in tufts or sprays and will not require mowing. However, they are not ideal for areas that get foot traffic. [ 12 ]

Moss Moss can thrive in the shade and spaces where the soil tends to stay a bit damp. Moss is velvety soft and green, so it can mimic the look of a traditional lawn but won’t require upkeep. Because it spreads quickly, moss can take over quite rapidly. You will need to protect areas where you do not want moss by creating barriers to stop spread.

Gravel Gravel areas can reduce maintenance and require very little upkeep. Gravel installation may include laying heavyduty, semi-permeable landscape fabric to prevent weed growth. Gravel is more affordable than pavers and can be just as beautiful.

Artificial turf If the desired look is a lawn without all the upkeep, there are various artificial grass options on the market. Homeowners who opt for artificial turf can save money and space devoted to lawn mowers and other lawn tools.

[Energy Efficiency]

GET COZY & COST EFFECTIVE

How to approach sealing openings and air leaks in the home

V

entilation is important in any home. However, too much of a good thing can be a bad thing. Air leaks are a common concern, especially in older properties. Reducing air leaks and openings can be an easy way to increase comfort and decrease costs. People most often feel drafts around windows and doors. Replacing these fixtures with energy efficient versions is an option for owners, but the solution can be expensive. Luckily, there are several ways to address air leaks without breaking the bank.

[ 14 ]

ENERGY AUDITS To address an air leak, it is necessary to perform an energy audit. Though homeowners can potentially review their home, experts that offer professional home energy audits can make a more accurate assessment of your needs, which will reduce long-term costs. CURTAINS Even interior designers will tell clients that drapes are about both fashion and function. According to the Department of Energy, curtains that are properly installed can reduce heat loss by as much as 25%. Likewise, curtains can block summer sunshine from penetrating the home’s interior, serving as a buffer against additional heat. So choosing the right curtains can help homeowners cut costs and reduce the effects of air leaks.

2021 DURANGO HOME & RANCH SHOW

CAULK Even small cracks and crevices can cause fluctuations in temperature and increased energy consumption. Using caulk to seal gaps less than a quarter inch is an effective solution for small spaces. Caulk is ideal for adding to areas that do not move, such as door and window frames. However, caulk can be less effective for larger openings.

WEATHERSTRIPS Applying some weatherstripping is another strategy to address air leaks, and is effective for gaps wider than a quarter inch. Weatherstripping has the benefit of working with moving parts of the doors and windows. When properly installed, doors and windows will seal well without being difficult to open or close later.

WINDOW FILMS While curtains can be a barrier for the sun’s warm rays and winter’s wind chill, window films can allow homeowners to let the light in without compromising efficiency. Window films improve insulation by providing an invisible thermal barrier. Though a smooth installation can be tricky depending on the type of window film used, it can lower overall energy costs by up to 40%.

MORE WAYS TO ADDRESS AIR LEAKS Some additional ways to increase energy efficiency and reduce costs includes installing foam gaskets behind outlet and switch plates and sealing insulation leaks with low-expansion spray foam. The Department of Energy recommends hiring a professional to seal heating and cooling ducts safely. Too much air flow can be costly. Implementing even one of these strategies can help homeowners save money on annual bills. To reduce energy consumption and increase comfort, try these strategies.

[Lifestyle] HOW TO

T

START A HOMESTEAD

he desire to be more selfsufficient is increasing interest in homesteading. While most might imagine a cabin in the countryside, those who live in urban areas can also build a homestead by taking small steps to adopt a more sustainable lifestyle.

Preparation Define the vision for your homestead, then observe the property. Notice the sun exposure, shade sources and drainage areas. Next, seek out resources and advice. Connect with like-minded people at local markets.

First steps Set realistic expectations, and don’t expect success without failure. Though people often refer to homesteading as living a more simple life, it takes hard work to maintain. It is easy to be overwhelmed with projects. Begin composting. Then grow produce and preserve the harvest through methods like canning, dehydrating or fermenting food. Many homesteaders graduate to [ 18 ]

raising animals for products like eggs, honey, milk and meat. Bees, chickens, ducks and rabbits are popular animals for beginners.

Honing skills Hunting, fishing and foraging are useful skills to aquire. Learning to handcraft other necessities increases self-sufficiency. Blacksmithing, general carpentry and woodworking are valuable trades to learn. Homemakers can also learn to create clothing and household goods, such as blankets and curtains, by mastering techniques like crocheting, knitting and sewing. Candle and soapmaking are also popular pastimes that people often fold into a sustainable lifestyle. Starting a homestead can seem overwhelming if we lack specific sets of skills. Luckily, local organizations offer diverse learning opportunities from basic courses to one-onone programs led by experienced professionals. With enough dedication, any person can establish a homestead.

[Garden Care]

SAGE ADVICE FOR GROWING GARDENS

M

ore people adpot gardening as a hobby. But it is also a delicate artform and a healthy pastime for the mind and body. The growing season in Southwest Colorado can differ from communities just 100 miles to the north, south, east and west due to elevation and location. Along with these factors, other variables like extreme weather, poor soil conditions, intense sunlight and low humidity make it difficult to grow plants. Green thumb gardeners find that patience is the key to successful sprouts. FREEZE PROTECTION On average, Durango has about 110 frost-free days per year, whereas, Mancos and Cortez receive closer to 150 frost-free days annually. This is a pretty healthy window for producing cool season vegetables like beets, broccoli, cabbage, carrots, cauliflower, leeks, lettuce, onions, peas, potatoes and radishes. Some warm season vegetables thrive, including beans, corn, cucumbers, eggplant, melons, peppers, squash and tomatoes, as long as temperatures do not drop below 60 degrees at night.

[ 20 ]

SOIL SELECTION Heavy clay soil can prevent root systems from expanding, thus hindering the plant’s ability to replenish water loss. Soils with high pH can also negatively affect plant growth. By modifying the soil to introduce more air and nutrients, gardeners can improve their plots. GROWING SEASON The Farmer’s Almanac is an ideal resource for planning and planting a garden plot. It includes a chart that helps gardeners determine when to start different types of seeds indoors, when to transplant seedlings and when to start seeds outdoors. See more at www.almanac.com/ gardening/planting-calendar/CO.

2021 DURANGO HOME & RANCH SHOW

More gardening tips: Plants do well with six or more hours of sunlight. Protect the garden from animals, including cats, dogs deer, bears and rodents. Proper sanitization of gardening tools, planting a variety of crops and practicing crop rotation each year can keep disease at bay.

[Tech Trends]

ADVANTAGES OF SMART HOME TECHNOLOGY

W

elcome to the golden age of technology, where homeowners are one step closer to living life like the Jetsons. These days, advances in technology allow residents to control different household systems from a tiny computer in their pocket. Smart home technology refers to any system that can be controlled independently and remotely, including but not limited to, appliances, sprinklers, lighting, sound systems, security cameras and heating and cooling systems. Ultimately, the incredible comfort and convenience are the most appealing reasons to introduce smart technology into households. However, cost reduction and peace of mind are also benefits of managing a variety of utilities through different automated systems. It is also easier now than in years past, thanks to wireless technology.

[ 22 ]

WIRELESS INTERNET Having a reliable internet connection is no longer a luxury, it is a necessity. Acquiring a stable and secure internet connection, preferably wireless, is often the first step for installing smart home technology. With the right equipment, including routers and WiFi extenders, homes of every shape and size can stay connected. HEATING Thermostats and apps can help users control temperature from anywhere at any time. Not only do they offer the ability to adjust temperature controls remotely, a smart thermostat can provide more accurate readings and track energy use. Because many have digital readouts and touchscreen capabilities, they are often more user friendly. LIGHTING Automated lighting allows individuals to reduce the intensity of living room lights with the click of a button, or schedule the porch light to shine after sunset. Leave the light on while in a rush out the door?

2021 DURANGO HOME & RANCH SHOW

With technology that can connect to a smartphone, users can check and control lights from their current location. Other features, such as timers and sensors, provide both convenience and safety. AIR FLOW Air quality is dependent on flow and filtration. Air purification systems remove dust, mold, pollen and viruses that linger in the air. But automated air purification systems offer convenient features for homeowners that integrate smart technology, including voice and remote control, air quality reports and maintenance reminders. WINDOWS Automated window coverings are perhaps the most coveted feature in newer homes. But older homes

can benefit from investing in automated coverings through cost savings and convenience. Installing motorized blinds or shades gives people the satisfaction of raising and lowering the window coverings with a single swipe. Smart shades are also sleek, stylish accessories that can also protect furniture from sun bleaching. The advantages of smart homes expand as technology advances. Incorporating home automation provides flexibility and maximizes accessibility, while increasing efficiency and slashing energy costs.

[Flooring] HOW TO

DEEP-CLEAN CARPET

W

hat’s underfoot in a home can go a long way toward making residences both comfortable and aesthetically appealing.

Carpeting offsets some of the shortcomings of hardwood flooring for families, providing a soft texture that makes a better playground for children. However, carpets will require more maintenance than hardwood floors. Learning how to deep clean carpets can help homeowners long-term.

Spot clean stains When trying carpet cleaning solutions, do so in an inconspicious area of the room to test that the solution does not harm the carpet fibers. If the spot is clean and the carpet is not damaged, apply the solution to more visible areas. Homeowners who prefer all-natural cleaning solutions can use a solution of white vinegar, baking soda and salt to remove [ 24 ]

stains. Soak the spot, use a scrub brush to work in the cleanser and then dry the liquid with a clean cloth. Club soda also works when sprayed on a spot.

Deep cleaning Specialized cleaning machine can make a carpet feel new. Many are available for purchase (a good investment for homeowners with kids and/or pets), while others can be rented as needed. Remove all of the furniture from a room. Vacuum to remove dust, dander and any other debris. Address any darker stains first by pretreating with a cleaning solution. Let sit for around 20 minutes. While waiting, learn how to operate the machine, fill it and clean out the soiled water. Spray the water-detergent solutions, and then pass the carpet cleaner over spots repeatedly until the carpet feels only slightly damp. With frequent deep cleaning, carpets can maintain a like-new appearance for years. Removing shoes when entering the home can keep carpets clean, while reducing wear and tear.

ike most people who settle in Durango, featured artist Elizabeth Kinahan loves to spend time in nature, especially camping, hiking and rafting. However, Durango is much different than the suburban neighborhood of New Jersey where she grew up. Kinahan said she was always destined for the southwest. But while on her way to Arizona, Kinahan stopped for an overnight stay on a sunny day in September. She experienced the annual Autumn Arts Festival while strolling down Second Avenue, and she decided to stay. An opportunity to work at Art Supply House helped her to get settled. She worked there for six years, always sincerely inquisitive about a customer’s project and eager to help them brainstorm ideas while stocking inventory. She spent her time there building relationships with artistic people with varied interests. “(The job) really allowed me to get to know the art community here, make connections and get involved,” Kinahan said.

Today, Kinahan is a full-time artist and co-owner of a local art gallery that represents a variety of creators. At Studio& Gallery, Kinahan curates exhibits and organizes special events with the team of member artists. She is responsible for different financial processes at the gallery, such as bookkeeping and compensating artists in addition to managing marketing and communication efforts. On the artistic side of operations, Kinahan is best known for capturing the emotions and expressions in painted depictions of barnyard animals. She starts the process by spending time with animals to create a narrative and highlight their existence through capturing the animal’s emotions and expressions. Using photographs she snaps while hanging out with the animals for reference, Kinahan creates detailed drawings of the subjects, then applies oil paints to enhance color and texture. The result is vibrant works depicting the unique personalities of these creatures. Kinahan’s work will appear at the 26th Durango Home & Ranch as the Featured Artist. Don’t miss this opportunity to meet the artist and see her latest creations.

[Interior Design] HOW TO

CREATE AN EYECATCHING GALLERY WALL Gallery walls, also called moment walls, are one of the hottest design trends. They can make a statement or showcase special items. Create visually appealing groupings of photos, frames, wall art and other decor to dress up any space.

Design a gallery wall that showcases personality and pulls a room together. • Find your muse. Build the gallery around elements that you love, or use a theme to inspire the design. You can use color or frame style as the coordinating factor. Find artwork and other elements that are captivating, and look like a curated collection. • Take your time. Rushing to create a gallery wall is a mistake. Spend time picking out pieces and trying different combinations before securing with a hammer and hardware. Find some pieces from high-end stores, others from flea markets and add a friend’s artwork or photography. • Add dimensions and levels. Texture and depth can be used in wall designs. Intersperse shelving, sconces, wooden [ 28 ]

letters, clocks, macrame wall hangings and potted plants are some examples that can make the gallery more eclectic. • Establish your focal point. Build the gallery around a focal point, usually beginning at eye-level or 66 inches from the floor. There are many patterns that can be built into the gallery, including “spiral” to “centered” to “reflection” designs. • Create a template. Use the items to create paper templates and position these guides on the wall with masking tape, trying arrangements until you are happy with the product. Then replace the paper with the art. You don’t need one large piece of artwork to fill an empty wall. Use a variety of decor to add flair to a space and balance rooms in creative ways.
