My early years were spent in a little surf and beach town in California, just north of Camp Pendleton, known as San Clemente. We traveled to Durango every summer and my parents dreamed of making it their home. In 1984, at the age of 8, they packed up us kids, our dog Boogie (yes, Boogie Board reference), and we moved to Durango, Colorado.
TELL ME A LITTLE BIT ABOUT WHAT YOUR LIFE LOOKS LIKE WITH FRIENDS AND FAMILY.
The Ammerman’s lead a very busy daily life. Frankly we’re all over the place. My oldest child, Paige, is now in college in North Dakota, playing volleyball and plans to become a nurse. My son,
Garrett, is a senior at Durango High School. He’s trying to determine his next steps and choosing a college (to pursue an engineering degree). My husband Matt is an engineer working for the Southern Ute Indian tribe, but has a huge honey-do project list on the weekends. We live two minutes away from my parents, my big brother and my nephew, whom we spend every Sunday night for family dinner and lots of family outings in between. Come summer, you’ll see me camping and boating at Navajo Lake or jeeping in the mountains.

I’ve dedicated thousands of hours to my career through continuing education classes in both New Mexico and Colorado. As realtors, we’re required a certain number of credit hours every year, but you’ll find most of the Durango area realtors go above and beyond and take way more than required. Whether it be in negotiation techniques, water law, septic systems or contractual understanding, we’re all well-versed. With over 400 homes sales, I’ve learned immensely along the way. Last year, I was honored with the 2022 Best of Durango award, voted on by my clients, peers and our awesome locals. To me, that’s better than any certification that I earned through an 8-hour online class. But, with that said, I think my best ones yet are Mom, Engineer and Realtor.
If you are in real estate, the first thing to learn is you better work with both! 2020-2022 were the years every realtor wanted to represent sellers; it was a slam dunk due to the COVID boom. Each home you listed was bombarded with 50 showings, often multiple cash buyers, over asking price offers and representing a seller guaranteed you’d support your family with a sale. Time will tell, but this may be the year to represent a buyer. We’re hoping to see an increased inventory, more flexibility to negotiate and maybe time to really make sure you are buying the right home without the stress and pressures of someone coming in behind you fighting for the same one. My hope is that I can help both buyers and sellers this year, but most importantly, I’d love to see some locals that have sat the buying bench due to the frenzied market, be able to enter or make a change so they can continue to live where they thrive in Southwest Colorado. A new program I have joined is Homes for Heroes. Every hero, whether it be first responder, police, fire, nurse, doctor, teacher and military, I will give back a portion of my commission. These heroes often struggle to stay afloat in our expensive living environment, but they are the most critical part of our children’s and our family’s success, so I want to help them be homeowners in our community.

Trends to watch in 2023

IT’S TIME TO DITCH DATED DECOR. Even a beautiful design can feel anachronistic as trends come and go. And both homeowners and renters alike should consider incorporating a mixture of classic styles and new trends to help them reflect their personality and values in a space.
However, recognizing trends can be tricky. Professional interior designers typically have a few tools they use to identify popular looks and interesting designs. Dorothy Parker, owner of Dorothy Parker Design, said while broad styles offer a little something for everyone, trends often show up in sudden spurts.
“I read industry magazines every single day,” Parker said. “That’s how I start my day. I read for about 10 to 30 minutes every day just to see what is happening in my world.”
Since many consumers now browse online for inspiration ahead of making purchasing decisions, analytics also offer insight for designers.
“I love helping people express themselves through their home,” Parker said. “I think lots of people express themselves through how they dress and their hair, their accessories and whatnot. But for some people, there’s a little bit of a disconnect when it comes to their home.”
Forecasters can more easily identify up-andcoming trends, and even separate consumers by demographics, such as age and location.
“So, you actually see it in real life of what is trending and there’s hard evidence behind it,” Parker said.
As we settle into 2023, which trends are rising to the top?
SUSTAINABLE DESIGNS
“My clients are really the center of the design and figuring out how to work within their space,” Parker said. “Beyond that, I always focus on sustainable design, which is something I’ve always been passionate about.”

Parker said her clients increasingly request designs that support brands with eco-friendly products and sustainable business practices.
“And there’s also just more and more products that are available that are sustainably made,” Parker added. “It used to be that you couldn’t buy a sofa without toxic materials in it, and now it is a lot more accessible to everybody.”
EARTHY TONES & TEXTURES
Natural-looking earth tones and textures are versatile, and pair seamlessly with just about any design or architectural style of home. Neutral tones, such as dark brown, caramel, tan and offwhite, can bring an inviting sense of comfort to any space as well.
“I’m seeing some more earthy feeling tiles happening for backsplash, and a similar look for the flooring as well. Something that has a little more texture than just plain ceramic,” Parker said. “Stone backsplashes are also something that I’m still seeing.”
Industry forecasters predicted more consumers will shun faux finishes and focus on those natural, sustainable elements for an authentic connection between the interior and exterior.
BOLD COLORS & PATTERNS
After spending an extended amount of time at home during the pandemic, many homeowners are more interested in adding saturated hues and fun patterns. Incorporating color in the right spaces can bring new energy to a stagnant room. However, these changes could also date the design.
“Bright colors are definitely a thing right now in those analytics,” Parker said. “But I don’t think that’s something that’s gonna last. I was in college in the 90s and I saw all these bright color trends, like the Apple products in different colors. And now we’re seeing that brightness again. But my guess is that is something that will trickle off over the next couple of years.”
Accessories, such as throw pillows, rugs and window coverings, yield accessible and affordable options to integrate color in living spaces and bedrooms. Yet, Parker said clients continue to ask for clever splashes of color in kitchens and bathrooms, too.
“We are still seeing the two-tone, picking one color for lower (cabinets) and another for upper (cabinets),” Parker said. “I recently did a kitchen that had this really beautiful dark green, lower cabinet, and lighter color upper cabinets.”

HOMEOWNERSHIP IS ONE OF THE SOUNDEST INVESTMENTS someone can make in their lifetime. Owning a home can provide personal stability and offer a pathway to a happy and prosperous retirement. For many, however, the process may seem daunting or even insurmountable. The economy can exacerbate this, with interest rates, the job market and other factors playing an influential role. Fortunately, there are many loan options and lending professionals to help hopeful homebuyers during their journey. Loans such as FHA, USDA and VA options can assist borrowers with avenues that require low or even no down payment. There are also various local and state programs that offer down payment assistance, tax credits and more.
COMMON LOAN DEFINITIONS:
FHA: Federal Housing Administration insured and typically requires lower down payments with more flexible credit and income requirements than conventional loans.
VA: Department of Veterans Affairs guaranteed and for veterans, active-duty military, and some surviving spouses, often with no down payment and better terms than conventional loans.
USDA: A United States Department of Agriculture product for rural and suburban areas, typically requiring no down payment and having more favorable terms than conventional loans.
Conventional: A private lender product not insured by the government, typically requiring higher down payments (usually at least 5%) and stricter credit and income requirements.

Like so many things in life, home buying is a series of actions to be taken in the proper order, and preparation is vital. President of Animas Mountain Mortgage, Peter Pritchard, encourages prospective homebuyers to consolidate finances before applying for a loan.
“Having all your assets in one bank account makes things a lot easier,” he said. “It makes the whole process much less frustrating from a borrower’s perspective.”
Owner of Silver Mountain Mortgage, Rhonda Yarbrough, also mentioned the importance of preparing, adding that an initial consultation with a mortgage specialist can help point people in the right direction regarding important fundamentals like improving their credit score.
OPTIONS GALORE
Common misconceptions are also essential to address for potential homebuyers. Yarbrough listed the fear of a large down payment as one of these concerns.
“So many people call me, and they are under the impression they always have to have a larger down payment, and that is definitely not the case,” she said.
She said there are a variety of loan products used to secure finances for borrowers and each with their own nuances. Mortgage professionals like Yarbrough and Pritchard compare these variables to determine the best option for their clients.
Yarbrough mentioned working with the Homesfund, a local program that helps those who qualify for assistance cover some of their down payment cost. “(The program) gets a lot of people into homes in this area,” she said.
Pritchard also noted the importance of HomesFund as a regional asset. “They create the opportunity to buy homes when that opportunity wouldn’t otherwise exist.”
HOMESFUND HEROES
HomesFund is a 501(c)3 nonprofit that serves the five counties of Southwest Colorado, including La Plata, Montezuma, San Juan, Archuleta and Dolores counties. Specializing exclusively in home purchase assistance, HomesFund helps low to
moderate-income residents buy homes through education and financial aid.
After a free eight-hour primer on homeownership, the process moves to one-on-one counseling on pre-purchase and home ownership specifics. Then, qualifying prospects will move on to the actual down payment assistance.
Pam Moore, Deputy Director for HomesFund, noted that HomesFund has one of the most generous down payment assistance programs in Colorado.
“In La Plata County, a family making $78,450 or less could get up to $125,000 of down payment assistance from us,” she said.
Homesfund is also a CDFI, or Community Development Finance Institution, allowing the nonprofit to act as a bank with more of a social mission.
“So while we’re still following sound underwriting guidelines, we’re going to be filling gaps that banks just can’t fill,” Moore said.
A recent addition to the services that HomesFund provides is mobile home financing, offering even more products that banks don’t have.
“We know those properties are still an important piece of the affordable housing spectrum,” Moore said.

“Once you have control over your housing costs and you can plant your roots, you can blossom,” Moore said while describing the deep satisfaction she gets from assisting others in becoming homeowners. “I’ve just seen time and time again that when families are able to move from renting to homeownership, they’re just setting themselves up for stability.”
Pritchard echoed the sentiment. “Over the years, I’ve had the opportunity of helping many, many people with their home purchases,” he said. “It’s very rewarding because I know that they’re gonna be in a better position 20, 30 years down the road.”

Owners of The Gallery Flooring and Design Studio, Greg and Candace Haroun, share more than a last name. They each have a keen eye for trends and decades of experience in quality home design, in addition to juggling the responsibility of raising three girls together. They operate the design studio, based in Durango, where they offer a unique one-stop-shop with a plethora of fixture and flooring options to outfit any space.
“We’re just extremely blessed and grateful to have the opportunity to grow such an amazing business,” Greg said. “It’s not just about creating a business that pays your wage. It’s creating something that people enjoy and want to be a part of and offers a service that is really like no other.”
The family-owned business is best known for its selection of flooring, including carpet and rugs, tile, luxury vinyl and wood, earning a place in The Durango Herald’s Best Of competition in the Carpet/Flooring category each year. Candace is a Durango native. Alongside ownership of the gallery, she operates Candace Cross Photography,
specializing in wedding, portrait and editorial photography. Her father, Rodney Cross, purchased The Gallery in 2007. As a professional in flooring installation, Cross established the business reputation as one of the best for flooring in the Four Corners.
Greg moved to Durango in 1997, and graduated from Fort Lewis College. He started his own tile installation business called Horizon Tile, and a real estate investment business called Grace Development Group. When the couple purchased The Gallery from Candace’s father in December 2019, Greg’s experience from nearly 20 years in construction shaped his goal for the future of The Gallery.
“When presented the opportunity to purchase The Gallery,” Greg said. “Our directive for the business was to really bring something to Durango that wasn’t here, which is a true design studio with (more) offerings for your entire home.”
Since that time, the owners have invested energy and time into expanding the showroom inventory, by branching into lighting, window coverings and plumbing fixtures. Greg said The Gallery also offers an approachable process to design for all clientele and customers on different stages of a project. This philosophy helps the team create a cohesive platform for the design.

Greg said the team places different elements on the design table to determine how well the colors and textures work together.
“We have learned that if the design looks right in our showroom, it will also in your home. That is why it was so important to have all the offerings under one roof.”
The Gallery employs seven professionals with backgrounds in not only design, but also engineering and installation. Whether selecting options for a renovation project or working with a blank canvas of a new build, the employees can meet the needs of each client by providing product knowledge and project advice. The skilled team often assists individuals with DIY projects, and builds long-term relationships with architects, contractors and other local professionals in the industry.

The shift toward a full-service design studio for the business is not without support from both its employees and the local community. The team also works with trusted local professionals in the industry to implement designs and install the available products.
“You can’t be a master at everything,” Greg said. He added it is best to work with a contractor or subcontractor who you believe has the most experience to supply the best work in the area.
As the business adapts to better serve the community, they are also getting more involved. The Gallery is a member of both the Homebuilders Association of Southwest Colorado and the Durango Chamber of Commerce. The business supports nonprofit organizations, including Adaptive Sports Association and the Rotary Club, to name a couple.
“I think it’s important to be involved in as many organizations as you can get your hands on, especially being in a small town,” Greg said.
More recently, The Gallery participated as a stop in the Parade of Homes event, which highlights the handiwork of local architects, builders and designers. They also helped high schoolers learn more about the benefits of choosing a career in the trades industry through the Southwest Colorado Education Collaborative.
As The Gallery invests in the community, and vice versa, the owners are investing in the future of the business. The Harouns are currently working toward a larger retail space with double the showroom space available now. Greg said they recently completed the design process through the city, and have moved on to financing the project. At the new location, Greg said in order to offer an even higher level of service, the new building will also include two rental spaces for businesses that offer complimentary services to The Gallery. In the meantime, the couple said they continue moving forward, and strive to build a business that people can trust.

IN 2002, LUKE HANSON AND OWEN DAKE DECIDED TO RISK IT ALL and form a custom home-building company, Skywalker Construction LLC. Both men had been raised on job sites with their families and wanted to combine their unique skill sets to create a homebuilding experience unlike any other in Durango.
Hanson and Dake wanted to apply their lifelong experience in the construction industry to meaningful projects in the community.
“We were college buddies in the late 90s,” Dake said. “I had worked for construction companies for years, and I ran into some projects that needed Luke’s hands. Then, he offered me some work on a couple of his sites. Eventually, we worked together so much that we decided to form Skywalker Construction.”
Since then, Skywalker Construction has completed hundreds of projects in Durango, and La Plata County, including custom homes, renovations, additions, design builds and commercial projects. This small but mighty company has grown to 12 full-time employees, including skilled architects, designers, project managers, carpenters and journeymen. Having inhouse builders is a unique approach in the building world, as many companies “sub-out” contractors, which can lead to increased client costs.
“Our [building] philosophy is very clientfocused,” Dake said. “It’s nice having 12 in-house employees. They all have different skills, and we can move them around and use their talents where they’re needed. Our clients get a better deal and quality work and are not charged a premium like they would with sub-contractors. It’s usually quicker, too.”

It’s true: Skywalker Construction has a reputation for providing the best-finished products for the best price. They were voted by residents as the “Best Home Builder” in The Durango Herald’s Best of Durango contest for five years running. Many of their finished projects have also won first place in the annual Parade of Homes, sponsored by the Homebuilder Association of Southwest Colorado. In 2021, they received a “Best of Houzz” award, which recognizes the top home professionals across the country.
Most, if not all, of Skywalker’s projects also incorporate eco-friendly build practices to support the well-being of the Durango community.
Skywalker’s best projects include a top-tobottom reconstruction of a house on East Fifth Avenue, and a remodel of an old historic building on Main Avenue into an NYC-style single-family loft. With those projects, the team wanted to refresh the building while reducing Durango’s carbon footprint and preserving its historic character.
“With that project on East Fifth Avenue, we took a historic home and used all the original rock and stone,” Dake said. “We took it down, built it up, and it looks similar to what it did, but it’s brand new.”
This year, Skywalker Construction is engaged in about ten projects concurrently. Many of these projects are “design-build,” which means that Skywalker Construction will oversee every aspect from concept to construction.
Skywalker’s involvement at every stage of a project differentiates them from other builders in town— who generally have little involvement with the drafting process.
“We love to in-house design-build,” Dake said. “We have some fantastic draftsmen and engineers, and with that, we can do a ground-up design and push projects forward to wherever the client wants us to go. We can do anything from modern-style projects to old historic revitalization.”
Dake expanded on Skywalker Construction’s uniqueness with its adaptable, tailor-made approach.

HOMEOWNERS RENOVATE THEIR HOMES for a variety of reasons. Renovations can increase the value of a property and make homes safer and more comfortable for their occupants. Improvements also can be made to stay current with the times or to give a home a new vibe.
Statista projects $510 billion will be spent on home improvements in 2024. The home improvement market is generating significant revenue. In fact, nearly a quarter of Americans opting to renovate their homes will spend an average of $10,000 on their projects.
Kitchens and bathrooms often get the most attention when it comes to home improvement. However, every room and space in a home may need a renovation at some point, and the following are five signs it’s time to renovate.
1. AGE
The National Association of Home Builders states that 50% of U.S. homes are over the age of 40. That means that age alone could dictate a need to renovate, particularly if some materials are original to the home. For example, asphalt roofs typically last 25 to 30 years, while window frames can last 20 to 50 years depending on how well they have been maintained.
2. INCONVENIENT LAYOUT
Some homeowners scratch their heads when faced with awkward floor plan layouts. While one may live with the inconvenience for some time, typically a floor plan that isn’t working for the homeowner is a major driver of renovations.
3. OUTDATED LOOKS
A home can look dated even if it is a relatively recent build. That’s because trends change quickly. 'Tis the season for radon testing

HOME, a person may think about buying that perfect sofa or updating current flooring to hardwood or carpet. But creating a comfortable space often includes making sure it is safe, too. That’s why landlords, homeowners and renters in Colorado should always be aware of radon levels inside a home.
Radon is much more common than one might think, according to Jason Meininger with Adaptive Solutions, a local business that provides radon testing and mitigation service. Due to the mineral concentration of the mountains, Colorado soil has higher levels of uranium. Radon is a natural byproduct of decaying uranium.
Due to its prevalence in the soil, the Colorado Department of Public Health and Environment states that radon is found in about 50% of all Colorado homes. Furthermore, the report states that around 20,000 people in the U.S. die from radon-caused lung cancer every year. Fortunately, families can prevent radon poisoning in their homes with these easy and affordable steps.
First, test the home for radon. Meininger says the best time to test for radon is during the winter months, as windows are more likely to be closed tightly. The test findings will monitor radon levels and alert homeowners if the mark is above 0.4. Anything equal to or higher than that mark means radon mitigation is necessary.
Meininger recommends testing annually, and says residents can order a test kit for their home or contact a local professional to test for radon. To mitigate the buildup of radon indoors, homeowners can also take some preventative measures. The CDC offers these recommendations:
n Do not smoke in the home. Avoiding smoking, especially indoors, reduces the risk of lung cancer caused by radon.
n Open the windows. Opening the windows allows new air to circulate.
n Check for cracks. Filling cracks in flooring and walls with caulk or plaster will help with insulation and protection against lingering radon.
