Nokturno is a carefully planned residential and business development in a panoramic hillside location on Markovec (St Mark's Hill), an area long considered Koper's garden, thanks to its lush vegetation. Well connected, discreetly secluded.

Extending across the slope of Markovec, Nokturno borders a high-quality development of terraced houses to the east and opens onto undeveloped green areas to the west.

A bus stop right next to the development makes it easy to reach Koper city centre, with its banks, market, administrative offices and other infrastructure. And of course the buzz of seaside activities, popular restaurants and bars, a marina and moorings for local residents.

The carefully chosen location, while tranquil and secluded, offers excellent road connections. The dual carriageway passing through Koper and on towards Ljubljana is just a few minutes away. On the other side, the road runs past Izola General Hospital to the express road that bypasses Izola and continues in the direction of Portorož and Sečovlje, or to the road towards Šmarje and on to the Dragonja border crossing. Nearby Koper and Izola offer all necessary public infrastructure and a wealth of opportunities for active leisure. For everyday errands there are convenient shops, a post office and healthcare facilities in the Semedela district, just 0.5–1.5 km from Nokturno.

Immediately behind the development are the green hills of Semedela, where a network of footpaths winds among the vineyards and olive groves. The Škocjanski Zatok Nature Reserve, the Strunjan Nature Park and the Sečovlje Salina Nature Park are only a little further away and offer wonderful opportunities to spend time in the fresh air surrounded by unspoilt nature.

In the warm summer months you can cool off in the area’s many bathing areas and swimming pools. The Žusterna swimming pool is a kilometre and a half away, while the beaches along the seafront footpath, the municipal bathing area in Koper and the Svetilnik bathing area in Izola are all close at hand. The beach at Debeli Rtič is easily reachable by bicycle or car.


Design. For today, for tomorrow, for people. STRUCTURE The apartments are located in six separate buildings: A, B, C, D, E and F.

In most cases six apartments – two per floor – share an individual entrance, with just a few entrances serving more apartments.

These buildings consist of several separate stairwells or nuclei and a total of 235 residential units of different types and sizes and four business units destined for quiet activities. DUTB is the owner of 215 apartments and two business units.

Each residential unit has access to the garage levels via the stairs and a passenger lift. Storage spaces, service premises and ancillary premises are located in the basement, on the underground garage levels or on the ground floor. Some apartments also have storage for seasonal furniture

(patio chairs and tables, sunbeds, etc.) on the terrace. The heights of the structures are adapted to the terrain, resulting in buildings of three floors plus basement levels. The distribution of the floors or levels is -2, -1, G, 1, 2, with the exception of the upper part of building F, which has an additional two basement levels. Most of the apartments have views over Koper Bay from their terraces and balconies.


VEHICLE ACCESS Vehicle access to the development is from the new road connection to Cesta na Markovec.

STORAGE SPACES Most of the storage spaces belonging to individual apartments are located on the basement floors by the central stairwells or nuclei. Some are located on the

ground floor and some also have entrances from the garage levels. All storage spaces have lighting and are fitted with a power socket connected to the electricity meter of the relevant apartment. ADDITIONAL MULTIPURPOSE SPACES A total of 39 additional spaces are available for purchase by residents who desire additional storage space.


A full life All our passions, desires, experiences and personal challenges find their own space. And time. It’s just that sometimes they need a little help. All the apartments are connected to their surroundings via balconies or terraces. Spacious one-bedroom, two-bedroom, three-bedroom apartments, with or without a study, go beyond stereotypical dwellings and without a doubt offer an alternative, higher quality, fuller and more comfortable style of living. The apartments are distributed over three floors in six separate buildings, like a melody full of playful rhythms artfully arranged into the mosaic of the development as a whole.

Things you never had time for Tiny joys, hidden desires, promises made long ago. One day I will make all this come true. Today, for example. The walls of some of the rooms opening onto terraces are glass and fitted with sliding doors. All the apartments have outdoor areas – balconies or open, partly covered or fully covered terraces. In the apartments on the higher floors, the open or partly covered terraces are on the roofs of the lower-lying parts of the building. The roofs are realised as green roofs that are not designed to be walked on. All terraces have wooden decking and most are fitted with trough-type planters.

The original design of the residential units is carefully complemented by the choice of high-quality materials: part-brick exterior walls, stone or tiles in the communal corridors and on the stairs, reinforced security doors to the apartments, high-quality tiling in the bathrooms, high-quality oak parquet floors, high ceilings, separate WCs in most apartments. The floors are connected by lifts. The small number of apartments per stairwell, two parking spaces per apartment on the garage level, and storage space in the basement guarantee residents comfort and ease of living.

The apartments are designed in such a way that the structural elements allow more freedom when it comes to positioning dividing walls and distributing furniture and fittings. Kitchens are part of the living space but in some apartments can be finished as a separate room. WCs and bathrooms are spacious. Fittings include a wall-mounted toilet with in-wall tank, washbasin, bath and, in most apartments, a wall-mounted bidet.

The beginning of the future Sometimes you meet someone and you just know that it is meant to be. Or you arrive in a new place and instantly feel in harmony with it. Sometimes you find an apartment and you say to yourself “this is me�.

All the apartments are connected to the district heating system, which guarantees carefree and economical heating during the cold part of the year. Remote control and metering of water and electricity consumption is also standard. The apartments come with connections for all modern household appliances and communication devices, have built-in air conditioning and video entryphones.

My way If you want to get somewhere, you first have to set off. And when you set off, leave behind you the things that weigh you down. Only take the things that count.

Optical cables run to all the apartments. UTP cables with connections for telephones, cable TV, internet and a computer network run from the communications cabinet in the hall.

Thoughtfully planned, realised with care

STRUCTURE The load-bearing structure of the buildings includes reinforced concrete foundations, pillars, walls and floor slabs. Stairs are also reinforced concrete.

FLOORS Finished floors are laid on a floating concrete pavement. Living areas, bedrooms and corridors have parquet floors, while bathrooms and WCs are tiled.

WALLS External walls are masonry or concrete and are thermally insulated. Walls between apartments and walls giving onto stairs and corridors are reinforced concrete with additional thermal insulation and guarantee sufficient acoustic and thermal insulation.

Communal stairs have stone steps. Other communal closed areas have tiled, concrete or asphalt floors.

ROOFS AND FAÇADE The buildings are covered by flat roofs of both walk-on and non-walk-on types. The edges of the roofs are topped by cornices. The walk-on roofs (terraces) have wooden decking on a supporting substructure. The non-walk-on roofs are planted with greenery – an extensively planted substrate without additional irrigation. The façades of the buildings incorporate a thermal insulation system and are finished with a thin layer of plaster. Balconies and terraces are enclosed by tempered, laminated glass panels.

WINDOWS AND DOORS All windows meet prescribed thermal and acoustic insulation requirements. Window frames are aluminium, windows are double glazed. The panoramic glass walls in the living rooms of the apartments have sliding doors or standard glass doors. Windows can be fitted with venetian blinds and some terraces have movable sunshades. Internal windowsills are stone. Outside stills are aluminium. The glazed entrance doors to the buildings and basement doors have steel or aluminium frames and leaves. The front doors of the apartments are wooden, non-solid and painted white. They are acoustically insulating and fire-resistant and have a three-point burglar-proof lock with bolts. They are also fitted with a peephole. The frames are wooden.

Internal doors are wooden, non-solid and painted white. Frames are wooden and given the same treatment as the door itself. Doors into storage areas are wooden, non-solid and painted white and have metal frames. RAILINGS Balcony and terrace railings consist of tempered, laminated glass panels with a discreet painted aluminium handrail. Stair railings are metal, made from painted flat iron. Painted and rustproofed flat-iron railings are fitted in front of large windows and french windows. MECHANICAL INSTALLATIONS The settlement has three boiler rooms running on liquefied petroleum gas to provide the apartments and business units with heating water. All apartments have calorimeters for heating water and water meters for domestic cold water in a closed cabinet outside the apartment. Remote meter reading equipment is located in the boiler rooms.


Central heating elements are flat steel radiators. Some living rooms have floor convectors. Bathrooms have heated towel rails. The heating system is a twopipe system. Heating elements are fitted with thermostatic valves. Cooling is via split-type air conditioning units with one or, in most cases, two internal units at appropriate places in the apartment and an external unit on the roof or in the garage. Ventilation in bathrooms and utility rooms is via autonomous extractor fans. Kitchens are fitted with ventilation flues ready for the attachment of a kitchen hood. Some terraces of the apartments higher up in the development are pre-fitted for the installation of massage pools measuring up to 200 x 200 cm (water supply, drainage and electrical connection). Garages and basement storage rooms are mechanically ventilated with fresh air intake through ventilation louvres on the external walls of the basement.

ELECTRICAL WIRING Each apartment or business unit has its own separate electricity metering via a three-phase two-tariff meter. Apartment fuse boxes are located in the hall above the front door, while meters are in the porch of the individual stairwell on the ground floor. A wall-mounted cabinet in the apartment entrance hall, with an optical cable running to it, contains connections for telephone and cable TV. Protective tubes for UTP cables run from the cabinet to several possible locations for TV or tele-

phone connections. This makes it possible to install a wired internet connection and home computer network in these locations without any building work. The main entrance door to the building can be opened from the apartments via a video entryphone. Access to the garage is via a remote door controller. In addition to general lighting, stairs and corridors are fitted with security lighting which comes on in the event of a power cut.

BUSINESS PREMISES

DUTB is the owner of two of the four business premises. All four of them, in buildings B, C, D and F, are reserved for quiet activities that do not cause a disturbance. An authorisation for use has been obtained for the entire building. Purchasers will obtain an operating permit themselves once the premises are complete. The premises in building F, measuring approximately 300 m2, are at the lock-up stage (Âťstage III extendedÂŤ) and thus enable the user freedom of choice and adaptation when it comes to finishing work.

Giving and receiving My work makes me happy. And if it also makes others happy, I am happier still. A development of 235 apartments in an accessible location can also be a good business environment. Perhaps a doctor's surgery, a hairdressing salon, or a small fitness centre or dance studio. Or perhaps a modern wellness centre in an elegant business duplex measuring around 300 m2. For residents of the development, those from the surrounding area and visitors. The entrances to the business premises are separate from the stairwells of the residential units. The premises are fitted with connections for hot and cold water, sewerage, electricity and telecommunications (optical cable), with the possibility of connecting TV, telephone and computer networks. Remote metering of domestic cold water and hot water consumption is provided. Three-phase two-tariff electricity meters for the business premises are located in the same place as the apartment electricity meters in the entrance halls/stairwells. Parking spaces for the business premises are in the outdoor parking areas, except in building F, where some parking spaces are located in the garage.
