A heartfelt hello and wishing you a Happy New Year. 2022 was a year for the books, unlike any other. We’ve all faced difficult obstacles and uncertainties; however, we can set these aside and look to the future with optimism as 2023 promises new beginnings full of positivity and joy!
In 2022, we saw the end of a historic housing boom as mortgage rates and home sales leveled in response to heightened inflation and Federal Reserve interest rate hikes. The increase in costs created a pause in the market, resulting in more cautious behavior from both buyers and sellers. Many buyers and sellers decided to stand on the sidelines to rethink their strategies until conditions stabilized. Experts do believe mortgage rates will come down by third quarter of 2023.
While different housing market information circulates through the news, it’s always important to understand what is happening in your local market. According to the “Desert Housing Report”, the three-month average of sales in December was down 49.4% from last year. Despite a decline in sales, home prices are not plummeting as some experts predicted. Detached homes are down 9.9% from peak prices a few months ago, but up 3.7% year after year. Attached homes are down 10.4% from peak prices a few months ago, but up 3.5% year after year. On January 1, 2023, inventory across the Coachella Valley stood at 1911 units, while more homes are hitting the market, the numbers are still well below pre-pandemic levels.
Like many other golf and country clubs throughout the valley, Indian Ridge experienced a decline in sales, with 60 homes sold in 2022. Total number of sales fell by 48% in 2022 and median prices at the end of the 4th quarter of 2022 remained well above average: $1,223,333 for HOA homes and an impressive $1,781,500 for PUDs homes. While days on market continues to rise for active listings, homes priced aggressively in this current market will continue to sell quickly. Indian Ridge’s unique lifestyle and stellar reputation makes it one of the most desirable clubs in the desert, an easy choice for buyers.
Experts are predicting the real estate market of 2023 will continue to shift. However, regardless of economic uncertainty, houses will still be bought and sold as buyers and sellers needs are ever-changing. As we look ahead with optimism, one thing is clear: real estate trends continue to show now could be just as good of time as ever for homeowners, especially those who purchased between 2009-2019, to capitalize on equity built up over a decade ago.
