From the directors Dear Reader, Welcome to our eighth edition of Preview. Is Autumn a great time to sell? In a study conducted by RP Data last year, it was found that the best time to sell a residential property is in Autumn. This contradicts popular past beliefs that Spring time was the best season to sell, as the football season came to a close and that home gardens would be looking at their best. The challenge is though, that everyone is thinking the same and placing their property to market. Therefore the supply to demand ratio sways in the favour of the buyers. Savvy sellers take advantage of this, and prepare to sell whilst other potential sellers tend to hibernate. In considering when to sell, look at the type of property you have. Is it a lifestyle property with swimming pool or tennis court? Do the gardens look great with the magical Autumn tones of the season; or does your home have a cosy fireplace which can be lit during home inspections in the colder days? All these factors would appeal to different types of buyers and for the season that your home best suits. Like anything, a little forethought and planning can optimise the potential results. Remember, finding that emotional buyer who will fall in love and ‘make your home, their dream,’ will enable you to achieve the best outcome. Changes to the ‘cool-off’ rule. If you are a buyer of residential real estate, as of the 1st of March, the rules to a buyer’s right to ‘cool-off’ have changed. Buyers no longer lose the right to cool off just because they sought and obtained advice from a lawyer before signing a contract, as was previously in place. The only occasion on which a buyer will not be able to change their mind and cool off after signing a contract will be when the contract is signed within three clear business days before, on the day, or within three clear business days after a publicly advertised auction. If a buyer is considering cooling off outside of the above parameters, they must do so within three clear business days of signing the contract. In counting the days, the day of signing is not included weekends and public holidays. If this right is exercised, the seller is entitled to $100 or 0.2% of the contract price, whichever is greater, as compensation for losing the sale. We hope you enjoy this edition of Preview. So you want to become a Real Estate Agent? I was recently asked ‘what does it take to become a real estate agent?’ The question should have been worded, ‘what does it take to become a GREAT real estate agent!’ A career in real estate is both fulfilling and rewarding. It’s not about the money; it’s about being the best you can be. Yes, the financial reward is important, and if you are dedicated to becoming a true professional, the rewards both personal and financial will be great. But the reason behind the move to property sales and/or property management needs to be more than that. It needs to be in your nature (DNA I call it); to be a person who is willing to serve others, understanding an individual’s needs, and a person who enjoys helping others achieve their personal goals. In simple terms, you need to be a genuine people’s person. Have you noticed we haven’t even talked about houses yet? Entering the world of real estate sales is more of a lifestyle choice than a profession. The working hours can be long, and you must be prepared for work well after the regular 9 to 5 work day; and let’s not forget the weekend! So why would you want to do it? Personal circumstances play an important role. My personal real estate career now almost spans 10 years, but prior to real estate, we ran and operated a successful fast food chain. Weekend work for me was the norm. In fact, real estate actually gave me the flexibility to at least enjoy part of the weekend; it was definitely a very positive change for our circumstances. Others choose this career path because in essence, you are able to control your own results and destiny. If you are a good time manger, I don’t know of any other profession that you can have which can give you the type of flexibility to enjoy both a balanced home and work life. It has often been said, if you love what you do, you never work another day in your life. I must admit, I am one of the lucky few whose partner is also in real estate, and we couldn’t see ourselves doing anything else. If you are a couple contemplating real estate, don’t hesitate to call as we would love to meet for a coffee and share our experiences. As a professional estate agent, you have the flexibility, freedom and opportunity to control your career path. You can start off as a cadet in administration, sales or property management, and with experience and training move to more senior positions. For sales and property management, you need to achieve the minimum educational requirements to obtain your ‘Agents Representative Certificate.’ The Agents Representative courses are conducted in a number of institutions, but more commonly
through the REIV or local TAFE colleges. Once you have accumulated minimum work experience, undertaking further studies will enable you to apply to become a fully Licensed Estate Agent. At this qualification, you will be able to open your own office, become a branch manager of an agency and be able to demonstrate a higher level of knowledge and be an excellent point of difference in the marketplace. The world of real estate is very dynamic, and provides the opportunity to create the job you want to have. Other attributes to becoming a successful estate agent is to be goal-focused, committed, self-motivated, ambitious and most importantly, going that extra mile in everything you do. This is when magic happens. In our world, it is often said that people overestimate what they can do in a single year, and underestimate what they can do in 5 years. You need to have a long term view of the profession, and committed to continual learning and best practice outcomes. Real estate agents are often the focus on the evening
current affairs shows for the wrong reasons; and at times we often feel we are easy targets. Unfortunately, there are the few individuals who do tarnish our profession, but as is the case in every profession, there will always be those who don’t live up to the standards and ethics which the community at large would expect. Your reputation, character and integrity is paramount in real estate sales; you are dealing with peoples greatest emotional and financial asset. The responsibility is real, and can never be taken for granted. First Home Owners in Limbo There is a current misconception in the marketplace the First Home Owners Grant and related schemes will be ceasing on 30 June 2012. Over the past years there have been a wide range of grants available to first home buyers along with varying amounts depending on property.

Grants Currently Available
The grants which are available are triggered by the date of the contract and not the settlement date. The issue however is the Government may terminate, increase or allow the existing schemes to remain from the release of the budget in May. Ultimately you need to make a decision when to buy a property and assess you financial situation in order to make an offer based on projected grant money. One clear and real risk is if you delay your property purchase you may miss out altogether on receiving a grant.
Presently there are two grants available to first time purchasers of property. These are: • First Home Owners Grant, and • First Home Bonus The First Home Owners Grant is a grant available to first time home buyers and is $7,000 for either new or previously occupied dwellings. The First Home Bonus is a grant which promotes construction of new dwellings for real estate contracts entered into between 1 July 2010 to 30 June 2012. It is the date mentioned for the First Home Bonus of 30 June 2012 which has caused confusion. What Happens After 30 June 2012? The Victorian State Government budget will be released in May which may detail any changes

Having started my career in real estate over 30 years ago, I can definitely say I have seen many changes in the industry during that time. There were no computers, no internet, no fax machines, no mobile phones and we had to use white out on our carbonised letters when we made a spelling mistake. All the changes in technology over the years have made real estate much more readily accessible, with clients now able to do most of their research on line wherever their location, before they actually start looking at the selected properties in their chosen area and price range, but Real Estate is a service industry, and no amount of technology can replace the human element when it comes to service. I fell in love with the industry from the very beginning and have never considered working in any other field. My role has always been in Property Management, starting in reception, progressing to Property Manager, Property Department Manager and now my role as Business Development Manager and Part Owner at Eview. It has been extremely rewarding to be part of a service industry that provides long term relationships with our clients. Most recently I have become a fully Licensed Member of the REIV. My aim is to grow our rent roll by providing unparalleled service to both our landlords and tenants. This dedication to service excellence enables our Landlords to maximize the asset value of their property portfolio whilst being confident that their property is being regularly inspected, well maintained, and achieving the correct market rental return. Although I know some would disagree with me, I do have a life outside of Real Estate. I live locally with my very understanding husband and I am passionate about the Peninsula and all the wonderful attributes of the area.
