From the directors Dear Reader, Welcome to our fifth edition of Preview. With a monthly circulation of 70,000 we have now delivered over 350,000 copies stretching from Mordialloc Creek through to Rosebud on the Mornington Peninsula. Our online e-newspaper edition is gaining a strong following and can be found by visiting our online website eview.com.au and clicking on the ‘emag’ link; where you can also find past editions. Preview’s growth has been exciting, but most of all, receiving great feedback from buyers looking to purchase, or those simply interested in the real estate market makes it all worthwhile. We genuinely thank those that make Preview possible. With the festive season just around the corner and the warmer weather signifying the commencement of summer; we have officially entered the silly season! December is always both an exciting and hectic time of year. For our younger student readers, it signifies the end of school and the commencement of holidays. For parents, it means juggling work and family commitments to accommodate those at home; but at least there isn’t the school drop off and pick up run to worry about. On the work front, the ‘social co-ordinators’ are arranging end of year Christmas functions and human resources fine tune holiday rosters. In amongst all that, the traditional family gatherings are being booked and the allimportant Christmas shopping and hairdressing appointments need to be fitted in. No wonder they call it the silly season! But what happens to the real estate market during this time? It’s a wonder homes sell, when there are so many other distractions. Reality is, those currently on the market are more often than not looking to purchase themselves. As we say in the real estate space, ‘the sellers are the buyers, and the buyers are the sellers.’ For those who have already sold in the past few months, finding a home is a top priority. The extended daylight hours allows for many more after hours appointments which more than compensates in accommodating the other necessary activities in the lead up to Christmas and the New Year. So the work life of the real estate agent does not stop. We often sell homes right up to and including Christmas Eve; and yes, believe it or not, negotiations for home sales have been finalised on Christmas Day, albeit by phone and email! That’s what we call a fantastic Christmas present. So if you are looking to come onto the market to sell, or interested in purchasing, don’t hesitate to call one of our Sales Consultants or office. We have seen well over 5000 VIP clients attend our annual cinema nights, and have raised thousands of dollars in charity events; standing true to our motto of ‘clients for life’ and our commitment to giving back to the community. All in all, it has been a wonderful journey, and one we will continue to travel. We as a team are extremely dedicated to our profession, and will continue to do whatever it takes to provide a world class service to everyone we have the pleasure of connecting with. Property news IDEAS TO HELP YOU WHEN YOU’RE BUYING OR SELLING

How secure is your home over the holiday period? If you and your family are one of the lucky ones heading away during this holiday season; have a wonderful time! However, be sure to take some precautionary steps prior to your departure to ensure your home is safe and secure from any unwanted intruders. Being well prepared will go a long way to give you peace of mind during your well-deserved and planned escape; and a great way to start your relaxing holiday. For those who are not travelling, your risk may be slightly lower, however extended periods away from home will leave you vulnerable and equally at risk. Statistically, the average time a burglar spends rummaging through a home is between 8 to 12 minutes. With that in mind, we thought we would provide you with some helpful tips to prevent your home being the next target for thieves.

Securing your home: Ensure all doors and windows are fitted with good quality locks. The more difficult you make it for the burglar to gain entrance, the greater the deterrent. Be sure not to leave items such as bricks or ladders close to windows which may be used to break in. Double check all locks before leaving; in the mad rush to start the holiday, you would be surprised how many people actually leave without locking up; especially the windows and security doors. Padlock all external sheds and gargages. Often external sheds and garages are left unlocked for the convenience as many residents don’t feel that there is anything of value to thieves. Don’t underestimate the value of items which you accumulate over time; especially after numerous visits to your local hardware store. In addition, by not securing them, you are providing the burglar with possible tools and other items which they can use to break into doors or windows. Place all valuables out of site. Where practical, remove items of value from window view, and draw curtains to hide. Don’t forget to take down any valuable memorabilia from walls and display cabinets; often these are irreplaceable and the sentimental value may far exceed the possible financial value. Fit and or check external sensor lights around the external perimeter. One of the best deterrents is the automatic sensor light. You should have them fitted on the front and rear doors, side pathways, and other potential points of entry to the property. Besides the security aspect, when you are at home, they are very practical. Fit and/or check security alarm systems. Not having a security system triples your chances of being robbed. The best systems come with a siren and strobe light and have the ability to be ‘monitored’ for a small monthly fee by a security company. If yours is monitored, be sure to contact the security company to advise them of any pending holidays away from home, and use the display stickers in strategic windows to further deter potential burglars. An alarm system is also a key feature when selling your home, so don’t hesitate in making an investment in an alarm system. The benefits well outweigh the cost. The home telephone answering machine. It is best to turn the volume of your telephone down, or

disconnecting it altogether from the socket. Prolonged ringing without being answered is a sure sign that you are not home. If you prefer to continue to take messages, do not leave a message stating you are away.

Give the appearance that someone is home: Tell the neighbours and/or family friends. Have your mail collected by a neighbour or advise Australia Post to either hold it or divert it to a relative whilst you’re away. Add a ‘no junk mail’ sign to your letterbox, or ask a neighbour to collect any flyers and newspaper deliveries. Have your household bins taken out and in on collection days. Keep lawns mowed and gardens tidy. Visible garden areas should be attended to prior to leaving and if necessary a gardener maintenance provider to attend for extended periods away. Use automatic timers. These are great to give the lived in appearance when used with internal lights and selected electrical equipment. Allow your neighbour to park a car in your driveway. You may have neighbours who have family or friends staying with them; it’s a great way of helping each other by offering your driveway as off-street parking. Get a home sitter. Ask close family or friends if they would like to house sit for a short time. You may find that one of your friends may be doing a renovation or painting around their home and may be an ideal opportunity to live a way for a week or more during those renovations.

A few extra tips: Check your insurance policy. Some home and contents insurance policy providers require you to inform them of extended periods away. It is also a good time to check that the appropriate amount of coverage has been allowed for within the agreement. Emergency Contact Details. Don’t forget to exchange your contact details and travel plans with a close friend or relative in the event that either needs to be contacted. Your personal and children’s Facebook page. In this day and age of the social media network; many people have access to your personal details via posts from yourself, family and friends. The temptation to post pictures and events from your holiday experience whilst away is high, so be vigilant with what you do say and do, and review your security and access settings. Being prepared and organised is simply a commonsense approach to your homes security. It’s far better being proactive rather than reactive, and although no one can guarantee you won’t be burgled, making it as difficult as possible to any potential thieve is the goal. So start preparing to ensure you have a safe and enjoyable festive season,

Buying off the Plan Buying property off the plan has many advantages for both Vendor and Purchaser. This edition we discuss what is “off the planâ€? and the various matters you need to be aware of. What is “off the planâ€?? Essentially it is the method in which a Vendor can sell property which has no title as yet. There will be a proposed plan of subdivision which will outline the future title boundary for the final piece of land the purchaser will own. Essentially the Vendor is selling a promise, a promise to provide a title to a smaller parcel of land which may also include the construction of a dwelling. However there are very important aspects of a contract you need to be aware of when selling or buying a property “off the planâ€?. Vendors and Purchasers often ask us the following questions when it comes to off the plan properties. • When will settlement be? • What stamp duty savings are available? When will settlement be? In a contract to purchase real estate a settlement date is negotiated between the parties. However in circumstances for an off the plan property the actual settlement date can only occur after a new title has been released. This means the settlement could occur on the negotiated settlement date or 14 days after the new title has been issued. If the property you are buying also includes the construction of a dwelling then settlement may occur the later of the negotiated settlement date, the release of the new title and the issuing of the certificate of occupancy. Therefore it is difficult for you to have any fixed plans for an actual settlement date. The reason for the varying times is the vendor is dealing with matters which may be out their control such as council, weather delays and other development factors. What stamp duty savings are

available? If the property you are buying requires the construction of a dwelling and it has yet to commence or is partially constructed there may be stamp duty savings. The Victorian Government seeks to promote the construction of new homes and offers stamp duty savings for purchasers to enter into a contract prior to the construction. Unfortunately the actual stamp duty amount can not be calculated until the property is nearing completion however your agent can give you a broad estimate of the assessable value to assist you in calculating the duty. Visit www.sro.vic.gov.au for more details. In conclusion off the plan sales are designed to promote building activity in the marketplace. The state government offers financial incentives accordingly as these types of sales keep construction activity alive in the state. These come in the form of potential stamp duty savings. The benefit for a Vendor is they can secure contracts for a development in full knowledge the properties are sold when the development has been completed. The benefits for a Purchaser are stamp duty savings (if applicable) and locking in a contract price with the prospect of building a capital gain whilst waiting for settlement to occur. However the down side of “off the plan� transactions will always be the uncertainty of when the settlement will occur. A Merry Christmas to all! As another year draws to an end, we should all take some time to reflect on how 2011 will be remembered. The team at Eview will look at the year and recall the events that inspired us and reinforced in us values, such as integrity, honesty and trust. It was a year that the media portrayed as a “tough market�, although we managed to exceed many of vendors expectations. The underlining factor is that we believe in what we do and deliver on our commitments. 2011 saw the 5th Annual V.I.P movies nights, with well over 1000 guests enjoying a great night out! Our annual “Walking for cause� raised much needed funds for local charity groups, the Easter Egg hunt was a huge success, with hundreds of young children participating. Local sponsorships enhanced our commitment to our partnered organizations. Fundraisers are an integral part of local communities and again in 2011 Eview Real Estate Partners involvement was always welcomed. Between 1999 and 2008 there was constant speculation that the railway line beyond Cranbourne to Leongatha could re-open, as promised by the Victorian State Government, under a project named ‘Bringing Trains Back to Victorians’. Therefore, plans to reopen the line were stopped, and the Government has pledged to spend $14.2 million dollars on improved V/Line coach services in the South Gippsland region instead. Koo Wee Rup was going to be the first station reopened if the Leongatha Rail service returned in May 2008. Clyde and Tooradin didn’t meet the required criteria for a passenger railway station. In mid 2009 Koo Wee Rup has been

Koo Wee Rup is a town in Victoria, 63 km south-east from Melbourne’s central business district. Its LGA is the Shire of Cardinia. At the 2006 Census, Koo Wee Rup had a population of 2803. Built on former marshland now converted to market gardens, the town has a population of about 2,900 (2011)In the early 1950s many Dutch and Italian families settled in the area. Prior to European settlement the area was occupied by the Bunurong Aboriginal people. It is from their language that the town’s name derives. Ku-wirup is believed to mean “plenty of blackfish” or “blackfish swimming”.Koo Wee Rup is Australia’s largest asparagus growing district. It is also a beef farming and potato growing area. The town was previously well-known for its potato festival, which was held each March to raise funds for the Westernport Memorial Hospital (now Kooweerup Regional Health Service).Schools include Koo Wee Rup Primary School, St John the Baptist Primary School and Koo Wee Rup Secondary College. Originally, Koo Wee Rup was a railway station on the South Gippsland line in South Gippsland. The station operated until the closure of the line between Cranbourne Station and Leongatha Station in July 1993. The station remains partly intact with the

Stamp duty is an issue at the forefront of most buyers’ minds. The Victorian Government is currently considering legislation that seeks to reduce the deadline for paying stamp duty from 90 days after settlement to 30 days. This change will have a small and temporary fiscal benefit for the state government as it will ‘bring forward’ income it expects to receive in the 2012–2013 financial year into the current one. As both the government and

opposition are supporting this measure, it is likely to be made law and, as a result for contracts settled on or after 1 April 2012, the stamp duty will be payable within 30 days of settlement. This change is not expected to affect many home buyers, as the vast majority – 85 per cent – already pay within 30 days.
