From the directors Dear Reader, Welcome to our November edition of Preview News. Now in its fourth edition, we would like to thank everyone out there who has given us such great feedback on Preview. Again, we would like nothing more to continue to provide you with a publication that showcases the areas’ best properties for sale and lease. The response has been amazing, even from our competitors. We have noticed a huge increase in enquiries through Preview and we are proud to have a circulation in excess of 70,000. This coupled with our new next generation website that was launched last month and that generates over 12,000 visits per month, gives our vendors and landlords the best chance at maximising their return and what we believe to be the best exposure in the market place. With spring and the Spring Racing Carnival now in full swing the buyers have come out to look at all the new homes now on the market. The sun and warmer weather is definitely here and we all know from experience that when the weather is great people always feel better and this more often than not equates to higher sale prices. The increase in buyer activity has been noticeable and our agents on the ground are saying that there has been a return to great numbers at open houses and this means good things to those currently on the market and those who are considering selling in the short term. November is traditionally a fantastic time to sell and now is the best time to talk to your local Eview area expert about the best was to maximise the sale price and rental return of your properties. We have been seeing great prices being achieved by our agents and again, many local real estate price records being smashed by Eview. October saw the famous Eview movie night reach its fifth year. This year for the first time we were proud to have three separate movie nights for our three offices. The Frankston, Narre Warren and Chelsea offices held movie nights late last month and showcased movies to over 1000 of our ‘clients for life’. What great nights they were and we thank everyone for attending and look forward to seeing you all there next year. The feedback from our three new property booklets has also been amazing. Last month we had plenty of calls and emails to our offices for these. Again we are more than happy to send these out to you. 7 Reasons to Save Money Before Buying a Home To most it may seem like common sense, however first time home buyers are often surprised by the total cost associated with buying their first property. Some buyers don’t realize that a lack of cash reserves can hurt their chance of getting a loan, and unfortunately it happens all the time. It is one of the most common reasons why banks decline applications and reject applicants. That’s why it’s important for future home buyers to start saving money as early on; the more you can save prior to purchase, the better. So why is this so important? Here are seven good reasons to start saving…..
1. The Building and Pest Inspection Whenever purchasing a property, it is prudent to conduct a building and pest inspection; even more so when it’s your first home. By engaging the services of a qualified and registered building and or pest inspector, you will gain firsthand information on the condition of a property, and to ensure that it does not have major structural damage or defects. The Building and Pest inspection in most instances are conducted as a condition of the sale if a private treaty negotiation takes place, or prior to a property going to public auction. Costs vary from property to property depending on the type and size of property and what you require, but normally sit around the $400 to $600 mark for both a building and pest inspection. Now I do point out the word ‘major,’ and do so in the hope that common-sense prevails when purchasing a home. Whether a home is brand new or 30 years old, in the majority of cases some minor defects will be found. Now this should not cause alarm for a potential purchaser; it is simply a ‘condition’ report on the property outlining the items that may need addressing. Obviously if there is major damage, your inspector will advise you on what should be done to rectify any problems, and then it will be up to yourself and the Contract conditions of your purchase to see whether or not to proceed with the sale. Remember a home is a home. It ages, it gets used and wear and tear occurs in all homes. Expect to do some work whenever you purchase; it’s another good reason to have some cash reserves in place to address these items when you take possession.
2. The Deposit When you purchase a home, it is likely that you will be asked for a deposit to the amount of between 5% to 10% of the purchase price. The days of the 100% no money down ended as we entered the Global Financial Crisis, and even though we have seen that lending institutions have become a little more ‘negotiable’ with their lending criteria in recent times, banks are looking at the applicants ability to save as a key requirement of the loan application.
3. Mortgage Insurance Mortgage insurance is not required by law but often is required by the money lender who is offering the mortgage. This is especially true if they are offering a mortgage to someone who has had a patchy employment record or is in a high risk group such as a pensioner. Regardless of your status, mortgage insurance is usually required when the loan amount is greater than 80% of the value of the property. The costs associated with mortgage insurance can start around 1% of the loan amount and then drop over gradually over the term of your loan. The rates for mortgage insurance are linked to how much you have borrowed as a percentage. Your mortgage insurance premiums on a property you have
mortgage at 95% are far greater than a property where you have borrowed 80%. Even more reason to save as much as you can to keep your loan to value ratio as low as possible.
4. Settlement Costs Settlement Costs are the various expenses such as Conveyance’s Fees, Transfer Fee’s, Stamp Duty Tax and other expenses associated with the purchase of your property. Conveyance’s fees vary from as little as $400 to $1000 or more depending on the property requirements and complexities. The Conveyance’s responsibility is to arrange for all the necessary paperwork and ensure transfer papers are in order for the day of settlement and property title lodgements. Some purchasers use their family solicitors to execute the exchange, while others use specialist firms in property transactions. Stamp Duty is the State Government Tax applicable to the purchase of land. For example, if your purchase is for your Principal Place of Residence in other words where you will be living and the purchase price is $400,000, then you will have a Stamp Duty Tax payable of $16,370. Should the purchase be for an investment property, then Stamp Duty Tax payable will be $19,070. Now many people complain about paying Stamp Duty and that this makes it less affordable for people to purchase property. Now to a point this is true, however, if hypothetically, the Government abolished Stamp Duty, (what a celebration we would all have!) the reality would be that the forces of Supply, Demand and affordability would still come into play, and what the most likely outcome would be is that the property purchased at $400,000 would actually increase to approximately $415,000 to $420,000. The only difference being is that the seller would ‘pocket’ the ‘Stamp Duty’ difference instead of the government.
5. Moving Expenses Unless you’re buying a house that is fully furnished, you’ll have to move some furniture in. Maybe you’ll rent a truck and load and transport it yourself, or hire a professional removalist company such as our local Andersons removalists. Either way, it’s another expense during the home buying process. You might even need to buy furniture, if the house you’re buying is larger than your current residence. It’s another reason to start saving early.
6. Home Insurance Again, it’s just one of those little extras many purchasers don’t budget for. It is highly advisable to have in place home insurance once your contract has been executed by all parties to ensure that you are protected at the outset. Although not compulsory, some sellers may not have insurance on their property. Should something unforeseeable occur from the time contracts are exchanged and settlement takes place, yes the responsibility in most cases falls with the seller to hand over the property in the state it was inspected, having your own insurance is a ‘back up’ plan for a worst case scenario should that seller fail to have appropriate cover. Your insurance broker should give you the appropriate advice and policy for your particular circumstances.
7. Expect the Unexpected The purchase of a new home is always one of fun and excitement. But it is always wisest to establish a homebuying budget for yourself, before you start looking for homes. You would do this by comparing your monthly expenses to your net monthly income (after taxes). Besides the cash reserves you have saved for the deposit and settlement costs, your ‘surplus’ disposable
funds you can comfortably allocate towards monthly repayments will determine your borrowing capacity. Add your cash reserves and you can quickly determine the price level you can commence your search for your new home. One word of advice; in 90% of cases, most buyers will purchase a home at least 5% to 10% more than their initial search price when they first start to look. It is a natural emotion that we all have, regardless of whether we are purchasing a home, car or new TV. Most people have the tendency to ‘stretch’ themselves to get the better model. Homebuyers do the exact same thing, especially when emotions come into play. So be aware, if you commence looking for a home around the $400,000 mark, you will more than likely end up purchasing a home closer to the $430,000 to $450,000. We have seen even $100,000 to $200,000 dollar increases compared to the initial enquiry range. To offset any risk and to make the purchase process as stress free as possible, always put some extra money aside. What started out 3 years ago as a personal challenge for Eview Real Estate CEO – Manos Findikakis, has quickly become a life changing experience for the many who now follow in his footsteps (literally)! Each year on the first Sunday in December, Manos and his team walk from various Eview Corporate offices to the Shrine of Remembrance. Last years event raised thousands of dollars for a local women’s group (Frankston Bag Ladies inc). It also raised public awareness to the serious illness of Breast Cancer. We usually start off at around 6am and make our way to the Shrine, last year saw around 40 attendees with most finishing the gruelling 6-7 hour walk Manos is confident this event will soon be seen as way to help local charity groups and way to highlight Eview’s commitment to local community groups. Not everyone has to finish at the Shrine, it’s a matter of doing your best. Last year we utilized a couple of Eview sponsored vehicles as support stations, It was great to have to so much support, cars were tooting their horns, lots of people asked about the walk and some even said they would participate in future events

Local Sponsorships I have been active over the past few years in sponsoring local schools (Derinya), and sporting clubs. Currently I am a major sponsor of the Dolphins Junior Football Club in Overport Road and also support the nearby Overport Park Tennis Club. All of my boys have played football and tennis at these clubs, and my wife Sally is on the committee at the tennis club. The football club caters for ages up to under 16 and is also the venue for Auskick. It is a great club to be involved with and your children can make life- long friends. The clubrooms are always packed with parents & kids on Sunday nights after game day. My wife and I both play tennis on a regular basis during the week and competition on Saturday (not me I’m always working!).

In 1891 the Martha Hotel, designed by architects Tappin, Gilbert and Dennehy was constructed in a Federation Queen Anne style. Today, the building now known as Mt. Martha House serves as a community centre and is Victorian Heritage listed. As the population grew, Mount Martha Post Office opened around 1902. [2] During the Second World War, Mount Martha’s Balcombe Creek camp hosted the United States Marine Corps’s 1st Marine Division in late 1942 following their involvement in the Battle of Guadalcanal. After the conclusion of the war, it was progressively relocated or demolished until [1999]. The area is now known as Balcombe Estuary and has barbecue facilities (including an open fireplace) as well as a children’s play area in the west, and residential allocations were made in the east. Also during the second world war, Mount Martha House had extensive use by the military and functioned as a Women’s Royal Australian Army Corps (WRAAC) barracks up until 1978. Mount Martha is also home to public tennis courts, 4 football ovals and numerous grass reserves.
Mount Martha is a suburb in Melbourne, Victoria, Australia, located 60 km south-east of Melbourne’s central business district. Its Local Government Area is the Shire of Mornington Peninsula. It is located on the south-eastern shores of Port Phillip and offers a bathing beach. A boardwalk winds its way for over 5 km along the Balcombe Creek, its North beach mouth to the Briars Historic Park. The suburb’s highest point bears the area’s name and reaches 160 m (540 ft). The peak was named after Martha Lonsdale, the wife of a captain in the Royal Navy. It marks the start of the Selwyn fault, a geological formation which runs to the eastern Dandenong Ranges. Mount Martha has its roots dating back to the 1840s when the township’s major role was that of farming. The Briars Homestead in the town’s East was constructed from 1848 to 1851 and was used by Alexander Balcombe until 1876 as he farmed the land surrounding it and tended to 100 acres (0.40 km2) of vineyards. The homestead was named after the lodging of the same name in Saint Helena, and today contains several historical
A review of some market indicators shows that a lot has changed in the past decade. In the June quarter this year the median Melbourne house price was $590,000, which is 103 per cent higher than the $291,000 recorded in the June quarter 2001. A decade ago the stamp duty payable was $13,120, which is 132 per cent less than the $30,470 that was payable on the median house if purchased in the June quarter this year. Unlike a decade ago, first home buyers can now benefit from a 20 per cent reduction on this bill for most homes. However the First Home Owner’s Grant was valued at $7,000 in 2001 and is still valued at $7,000. According to the Australian Bureau of Statistics, the average home loan to a non-first home buyer was $291,200 in June this year, 99 per cent more than the $146,500 recorded in June 2001. The median price of a house in Toorak was $2,175,000 in the June quarter this year, 105 per cent higher than the $1,062,500 in the June quarter a decade ago. In more affordable Broadmeadows the median was $370,500 in this year’s June quarter, a substantial
219 per cent higher than the $116,000 in the June quarter 2001. This is indicative of a trend that has seen the more affordable suburbs increase in value more rapidly. And finally, in the City of Ballarat the median house price has increased by 122 per cent from $130,000 a decade ago to $288,500 in the most recent June quarter.
