October 2011 Issue 3 REAL ESTATE PARTNERS

pr vi w

From the directors Dear Reader, Welcome to our October edition of Preview News. With the spring market well under way and the football season at an end, we are all eagerly anticipating a steady increase in activity in the property market. This is the time that we see many homeowners commence their ‘spring cleaning’ and preparing properties for market; and the more they do now to get them picture perfect, the better the results that will be achieved. Home buyers begin to take advantage of the longer days and warmer weather and we are seeing increased numbers attending our open homes. We have seen a dramatic increase in internet traffic via our corporate website eview.com.au, with many buyer registrations of our buyer alert system. A promising sign as we enter the busiest selling time of the year. Before venturing out to purchase or sell, many buyers and vendors are advised to speak to their financial advisors. The financial sector is still wary of the global financial uncertainty so firming up your financial status, is best completed prior to any property decisions. Financial institutions even though are stating they are keen to lend, lending criteria has been tightened and you need to do your due diligence well before any purchase or sale can be acted on. Nothing could be worse for a potential purchaser than finding the perfect home, only to be disappointed that it is beyond financial reach. Likewise, if you’re a potential seller, calculating changeover costs is a must to ensure that your next purchase can be realized. With this in mind, we strongly urge all individuals looking at transacting in real estate in the short term to calculate borrowing capacity as soon as possible; giving them the best chance of positioning themselves in front of the competition. On the home front, this October is a special time at Eview. We officially launch our third corporate office in Narre Warren servicing the Casey Municipality with a state of the art office complex in Verdun Drive. Arguably one of the biggest real estate offices in Melbourne, we have been joined by some of the most experienced agents in the area. We look forward to providing the same level of service and professionalism which has made us a real estate leader in the bayside suburbs and Mornington Peninsula areas. Now in its fifth year, we conduct our annual VIP movie night where we invite family, friends and our valued clients for a special night out at the movies. From humble beginnings in 2006, to now booking out the VMAX and Europa cinemas at the Karingal Village Complex, and branching out this year for the first time to Southland and Fountain Gate Village Cinemas, we will be catering for our growing list of VIP’s. This year we will be breaking records with an expected 1000 plus attendance! For those on our VIP list, be sure to be on the lookout for your complimentary tickets, and if you’re not on our list, be sure to ask your friendly Eview agent how to get on it! When we talk about ‘clients for life’ we mean it. Nothing is more important to us than forming long term relationships with the most important person of all, our clients. It’s all about putting the fun back into business! We hope you enjoy this edition of Preview, and look forward in assisting you in all your real estate needs.

In the Spotlight Baxter D.I.Y Dog Wash John & Heather Whee Baxter D.I.Y Dog wash is the brainchild of John & Heather Whee, a local Mornington Peninsula couple that truly have a love of animals – especially our canine friends. The facilities opened for trade early August 2011, already the local community has received the fresh and inviting premises with great enthusiasm. Located at the rear of 88-90 Baxter Tooradin Rd Baxter (Baxter Laundry), the facilities are open for trade from 7am till 9:30pm seven days a week! “We thought by trading from 7am, it would enable busy people time to get in a dog wash prior to starting work” John says, the amount of early morning trading is increasing by the week. Looking around the area, both John & Heather realised the potential in providing, a clean indoor D.I.Y dog wash at an affordable price. Not only can you wash & blow dry your family pet, the facilities provide; grooming brushes and

clean dry towels for each customer! “Having the laundry in the same building means we can offer these extras at no extra cost to our valued clients” “Some of clients tell us they love the idea of a quick and easy way to wash, groom and ultimately pamper their dogs without leaving them for hours at the traditional grooming practices” Heather is of the same opinion, “I as the owner of the business see the value in D.I.Y it takes less than 10 minutes to complete the cycle, dry them off and away you go – all for $10.00!” Apart from the D.I.Y dog wash, the facilities also offer the opportunity for horse owners to wash & dry horse rugs (as larger washer/dryer units are on site). “Come down, say hello and let’s get our family favourites smelling clean and looking beautiful!”

Property news IDEAS TO HELP YOU WHEN YOU’RE BUYING OR SELLING

So what makes one real estate agency different from another? One of the most often comments made about real estate agents is that ‘you are all the same – there is no difference between you and the other agent.’ On the surface, this is how it appears. All agencies advertise their properties on the internet, they use newspaper advertising to promote locally, and basically drive around in the same cars. The only visible difference at times is the colour of the brand they represent. But that’s as far as the similarities go. As a consumer, the most important decision you can make about the sale of your property is the ‘agent’ you choose to represent you in the marketplace. Note I stated ‘agent’ not agency! This is where the real difference is, and the one which will ultimately determine the final result of the sale of your property. The ‘Agency’ is the colour vehicle the ‘Agent’ drives. How the ‘Agent’ drives the vehicle is what is important. So what does that mean to the potential seller? When selecting an agent, the person you will be in direct contact with is the person who will be representing your home to market. In most cases they will be showing the buyers through the property and co-ordinating the marketing and documentation in preparation for a sale. If your selected agent is backed by an Agency that provides all the support systems that is required for the agent to fulfil his duties, then you have a winning combination. What to look for is that the ‘vehicle’ (agency) has a great ‘motor’ and the ‘driver’ (sales person) has the skills to drive the vehicle to the finish line! That is, navigate the sales process efficiently, quickly and for the best sales price. You must feel comfortable with the agent you select. This is the golden rule of real estate. The more comfortable you feel with an agent, the more trust and genuine integrity he or she displays with a proven track record, the better the chance you have of success. Be wary of those agents who overpromise; more often than not they will subsequently under deliver. The worst thing you can do is put the wrong agent in front of the right buyer! You only get one chance to maximise the result of your sale, thereafter any profits are transferred to the purchaser. Common questions one should be asking of purchasers; would you have paid more for the property? Would you use that agent to sell your property? This is a sure sign to see if the selling agent really had the skills and the negotiating talent to extract every potential dollar from the market So what makes Eview so different? Again, an often asked question. I guess Eview can start by boasting that in less than five years, as a group we have transacted close to $1 billion dollars of residential sales and approximately $300 million dollars currently under our property management division. But truthfully, this means very little to anyone thinking of engaging Eview, or for that matter any other agency who boasts similar or more sales. The difference is in the quality of the agents on the ground, the ‘drivers’ and the support system behind them, ‘the vehicle.’ This is where we believe Eview stands apart from others. As a group, our focus is the ‘individual agent’ not the brand. Yes, the brand is important, but if we didn’t have the right ‘drivers’ representing the brand, then we would not be able to provide the level of service a seller would expect. You see most agency brands are so protective of the ‘brand’ that they forget the most important person, the agent on the ground providing the service to the clients.

That’s why you see so many agents go from one agency to another; we are proud to state that Eview has one of the highest retention rates of agents in the industry. When an agent joins Eview, we treat them as our business partners; they make Eview their brand and their home. Our business model works in the favour of our vendors When a seller engages any one of our Eview representatives, they are engaging the whole Eview group of sales agents. The ‘vehicle’ allows what we call ‘the right to sell’ policy whereby every agent has access to any listed property within the group; so much so approximately 2 in every 7 sales is a conjunctional sale with fellow colleagues. So what that means is that all our buyers registered with our agents are exposed to the seller’s property, regardless of who is the engaged agent. This is turn allows for greater competition, and results in better sale prices. Now many agencies claim that they ‘share’ buyers; however in reality, most groups are office based, and rarely share their listings. Our business model focuses on the individual agent; the group can only be successful if each one of our agents is successful. Hence why, we are quickly becoming the agency of choice for many of the top performing sales agents. Multi office operations are now a business model of the past. There is now only one office space and one market

place. It is called the ‘world wide web’ so much so we have incorporated our business name to reflect this current and growing trend. Our weekly training, centralised administration support and marketing departments are second to none. With that in mind, this allows our agents to do what they do best; activate superior marketing strategies and expose seller’s properties to the widest audience of buyers. Thereafter, our unique ‘negotiation’ process extracts the best possible outcome from the marketplace. Eview’s philosophy is ‘clients for life.’ We stand by our performance and service levels and will always strive to be the agent of choice, just like individuals have their solicitor of accountant. We will never look at selling a client’s home as a ‘once off’ transaction. We want to be by your side for the long term, earn the right to be referred to your family & friends, and be your real estate partner for life. So if you are thinking about a possible sale of your property, or simply would like to meet one of our agents to experience our unique ‘difference,’ we are always willing to share valuable information to assist in whatever capacity we can with your real estate needs. It would be our privilege to sell or manage your property; we know we will exceed your expectations.

How to turn an offer into a sale We examine some simple steps you should take to ensure that your agent is the best qualified person to sell your home. While you are worrying about getting the right price, the buyer is concerned as to whether they are paying too much or maybe even having doubt about the property they are buying. In this mixed market, it takes a cool head to see the sale through to finalisation. This is why even agents who have been selling property for years, turn to another agent to sell their own home. They know from experience what is involved with the sale of a property and they want a person who is not emotionally attached to the sale acting on their behalf. When you have so much riding on the sale of your property, sometimes the stress of converting an offer into a sale can become too great. But how could this be, surely selling a home is no more complicated that writing out a cheque for a new motor car? Selling a home is a far more complicated process than most people understand. Let’s take a walk through some of the steps involved.

NEGOTIATING The buyer decides that your home is the one they want – they make an offer – but unlike the past, today’s buyer is quite savvy. They understand the negotiating stage to a greater part and start haggling from the moment they make the first offer. With this type of pressure, a home owner selling their own property can often react the wrong way. They may take an offer of a lower price as an insult, and instead of trying to counteract with appropriate salesmanship they could react badly putting the buyer in a position where they have no alternative but to walk away from the sale. Whereas a trained agent knows that this is just part of the process and acts appropriately advising the buyer on why the property is worth the asking price. Plus, an agent knows that the buyer is using any ploy they can think of to get a better price, which leads to our next point. EXPERIENCE & TRAINING We all know that the more you do something the better you get at it. We don’t try to mend our best pair of shoes. Because we know that we are likely to do more damage

than good. We just don’t have the experience in boot repair so we take our best set of shoes to a professional. The same applies to selling a property. We’ve had people walk into our office frustrated at the fact that they did everything to sell their home and still could not get a sale. They advertised their property in the local paper, put up for sale signs in the front yard, even had people ready to buy, but still they could not get their property to sell. Talk to these people and they will tell you that as soon as they turned their property over to a professional agent, it sold quickly. But why could the agent get a result and the owner did not? In a nutshell, ‘experience!’ When the buyer negotiated, the agent knew exactly what to do. Like the boot maker, the agent had been down the selling path so many times before that they instinctively know how to turn it into a sale. What’s more, the agent with strong negotiating skills will in most cases return a greater sale price than if selling on your own; making the commission payable to the agent an investment rather than an expense.

Centrelink Pensioner Concession Card

Sponsored by Lisa Davies & Associated Conveyancing

No Stamp Duty Couple purchase home for $660,000! Hi it’s Lisa again from Lisa Davies & Associates Conveyancing. This week’s topic I’m discussing stamp duty concessions offered by the State Revenue Office. Read on to see if you qualify to receive a concession on your next property purchase. If you have any questions please feel free to write to me at asklisa@lisadavies.com.au. Australia’s population is ageing. The Baby Boomer generation is now heading into retirement and many may have concession benefits which they may or may not realise. The State Revenue Office of Victoria has offered stamp duty concessions to persons who hold valid concession cards for many years now. Essentially, the parties to a contract are allowed to purchase an eligible property, live in it as their principal place of residence and depending on the purchase price either pay no duty or partial duty. However, the main criteria of the assessment was how much could the Purchasers spend which saw a lot of people miss out as they would often go over the limit. The State Revenue Office has now changed the way they assess this benefit. Essentially if the parties qualify, a couple depending on their circumstances could purchase a home up to $660,000 and pay NO STAMP DUTY! Let’s look at the qualifications.

Qualification Criteria Valid Concession Cards Each purchaser must hold the following type of concession card to be eligible. Centrelink Health Care Card

Department of Veterans’ Affairs Repatriation Health Card

Department of Veterans’ Affairs Pensioner Concession Card

These are the ONLY valid cards which the purchasers must be the holder of as at the day of settlement. Special Note: Seniors Health Card holders are not eligible to participate in this program. It is important to realise it is the primary card holder who can obtain the duty benefit and not a dependent named on a concession card. If you’re unsure please call our office on 9781 7588 to find out more. Criteria Check List The following checklist will assist to check your eligibility: Each Purchaser is the holder of a valid concession card at settlement (see above), and; The property was purchased at market value (example: purchased on the open market), and; The Purchaser intends to reside in the home as their principal place of residence, and; The Purchaser has not obtained the concession benefit before.

Property Value Criteria For contracts dated from 6 May 2008, full exemption per primary card holder is available up to $330,000. Partial exemption is available from $300,001 to $440,000. Therefore a couple who are both eligible card holders have full duty concession exemption up to $660,000! Applying for the concession is done whilst the conveyancing is being completed for your purchase. Ultimately the stamp duty concession is at the discretion of the State Revenue Office and we are more than happy to assist you with your application. The content of this article is not legal advice and is not intended to be a substitute for legal advice and should not be relied upon as such. If you wish to seek legal advice concerning property matters we would be more that pleased to assist you. Please call Lisa Davies Conveyancing to discuss your matter in more detail.

Tips in accounting with Miranda Accounting Services

Choosing the Right Business Structure Your choice of business structure is a very important decision. Before you start your business you should be mindful of the fact that your business can affect: • The Safety of Your Personal Assets • Your Tax Position • The Continuity of the Business Upon Change of Ownership and • What Registration Process You Will Need to Take Your selection will depend on a number of factors including the type of business you are setting up, if and how many others are involved in the business, how you want profits (or losses) to be shared and who is going to be legally liable for the debts of the business. Other considerations include the anticipated profitability of the business and the relationship, financial and tax positions of all the people involved. When evaluating your choice of business structure you should look to: • Maximise the Protection of your Assets • Minimise Tax Exposure • Allow for Admission of New Partners or Investors • Comply with all Legal Requirements

• Take advantage of the Potential Future Application of the Discount Capital Gains Tax and Small Business CGT Concessions Experience tells us that in most instances, your business structure will be some form of compromise. It may even involve multiple entities in an attempt to balance the objectives of asset protection, income tax, flexibility of income distribution or capital gains tax. You should also be aware that under anti-avoidance provisions of the Income Tax Assessment Act, the Commissioner of Taxation can challenge your business structure where the arrangement was undertaken for the sole or dominant purpose of obtaining a tax benefit. In such case, the relevant tax benefit may be cancelled and penalty tax imposed.

Your choice of business structure can be of critical importance to the success or failure of the business. It can be expensive to switch structures and it can also have significant tax implications. Before you select a business structure, commence operating and prior to signing any legal contracts it is imperative that you consult with our office and possibly seek legal advice. We can discuss your need for limited liability, explain how your choice of structure will affect the availability of finance and advise whether there is any specific legislation relating to the type of business you intend to operate. We will make sure that adequate planning and consideration is given to your choice of business structure given your individual circumstances.

New Real Estate Team with a

DIFFERENT APPROACH Three real estate professionals have joined forces under the one banner to provide full-service real estate sales and marketing to the local homeowners. Bryan Hanson, a licensed real estate agent with more than10 years’ experience, has teamed with Qualified Agents Representatives Lesley Hurley and Michael Chong to form an experienced team of real estate experts who offer homeowners “Results that Move You.” According to Hanson, “The team concept for selling real estate is new to this area, and we believe it offers superior benefits to homeowners. We offer a listing agent, a customer service specialist, and a buyer specialist. Each member of the team is focused on distinct activities, working toward the same goal for our clients. The seller benefits by having three times the energy directed toward selling his or her home.” “With new residential areas being built throughout the area, there are many homeowners who are interested in moving to a new property. Selling their existing home becomes their first priority, and we can help” comments Hanson. The Werribee Eview team can be reached on 9749 8008 or contact Bryan direct today on 0477 100 111.

Get to know... Sa Sandra

Raised in Frankston South she attended Derinya Primary School, Frankston High and Mt Eliza High Schools prior working with World Travel Headquarters Frankston. A passion for property, negotiating and enjoyment of helping people bought her to the Real Estate Industry and she has been representing clients for over 8 years in Frankston and surrounding areas. When she’s not working hard for her clients Sandra loves a quiet life involving family and friends and spends time enjoying all that our beautiful peninsula offers. Camping holidays with the Cattlemans Association to the high country are an annual event and she can crack a pretty mean stockmans whip. Her commitment to helping people extends to child sponsorship in Ethiopia and her ideal enjoyable past times include tap dancing, fishing, horse riding, catching a few hours on the beach, and dreams of taking a tropical resort holiday when time permits. Sandra suggests her Grandmother Steffen’s ‘Steffie’s Afternoon Tea Buns’ recipe passed down generation to generation as written.

‘Steffie’s Afternoon Tea Buns’ With a wooden spoon beat 2 table spoons of butter or margarine, a good half a cup of sugar and 1 egg together until creamy (about 100 or so beats) add about 2 cups of Self Raising Flour alternatively with enough milk to make a stiff dough. Add about a good cup of mixed dried fruit or fine coconut. Drop by fork onto greased tray. Cook in a fairly hot oven of about 180 degrees. Cut in half and serve cold or warm with generous scraping of butter and a nice cup of tea.

It’s our 21st Birthday & we’ve been voted “Best Pool Shop in Victoria! and I would like to sincerely thank all of my customers for their support. The foundations for my business were laid on the 12th of September 1984. 1990 Bay City Pool & Spa Shop, located within a busy Mitre 10 Hardware/ Nursery complex, was a “one-stop-shop” for all things customers may want for their pool or spa. As we have grown, we’ve had a few name changes and relocations. November 2004 saw us move to our larger independent premises.

Coinciding with the relocation, Bay City Pool & Spa Shop made way for Poolside Frankston. As an added bonus to our 21st Birthday celebrations we have just been voted “Best Pool Shop in Victoria 2011”. We are very proud to add this to our previous wins in 2006, 2007 and 2010. Once again, a huge “Thank you”. Cheers, Jeff Batchelor

Named comes from the Aboriginal ‘Nerre Nerre Warrene’, believed to mean ‘little hills’. In the first part of the 19th century, the Colonial Secretary approved a large area alongside Dandenong Creek at Narre Narre Warrene to be secured as the site of an Aboriginal Protectorate and for the Native Police Reserve. Here the Abooriginal men f the Native Police Force were allowed to hunt, fish and work the gardens but were required to forgo all other tribal activities except for those activities that would benefit the police in their work which entailed defending settlers against Aboriginal freedom fighters. The requirements of the job included not mixing with any other indigenous persons who were not in the Native Police. The Narre Narre Warrene Protectorate Station was designed as an early attempt to integrate the indigenous people away from their own nomadic hunter-gatherer culture and into that of the sedentary white settler. Narre Warren is no longer a separate small community serving early travellers between Melbourne and the Gippsland region; all the communities from the Dandenong Ranges to the Western Port are now part of the municipality of greater Melbourne. Today Narre Warren is

part of the broad multicultural population of greater Melbourne, which is expected to be home to some 300,000 souls by 2025. Along with the sister Princes Highway town of Berwick, Narre Warren was a cluster of rural Victorian communities; the first settlers in the Narre Warren area were pastoralists and farmers, the fertile black soil was particularly suited to potatoes and grain and the Port Phillip Farmers’ Society was established as oldest agricultural collective in Victoria in 1848. • In the 10 years between 1997 and 2007, the Estimated Residential Population of Casey increased from 154,000 to 230,000. this is an increase of 33%. • The City of Casey is Victoria’s most populous municipality. The population is estimated at 240,000 or 79,000 households (February 2009 estimate) • Victorian government projections indicate that Casey’s population reach 375,000 by 2026, making it bigger than Canberra is today. • About 146 people (52 new households) move in every week, equivalent to 7600 people (2700 households) every year.

Understanding the cost of your first home First home buyer numbers have decreased recently as interest rates have risen, assistance has dropped and prices have increased. This makes it even more important when working out your budget to be aware of the many costs associated with purchasing your own home; after all, you want to have as much money available for the actual property. Financial assistance In addition to the $7,000 first home owner grant, those buying or building a new home can access thousands more through the bonus scheme. Check with the State Revenue Office to ensure you understand the eligibility requirements. Borrowing costs Before beginning the search for a new home, you should ascertain how much you can afford to borrow then obtain loan pre-approval from the bank. When combined with your savings, the amount you borrow has to cover more than just the cost of the property, such as the loan establishment fee, mortgage insurance and stamp duty. Fees will vary from lender to lender, so be prepared to shop around for the best loan to suit your needs.

If you are about to sell your home or investment property you’re probably wondering how best to present it. Property styling is one excellent way to radically improve your home’s prospects for selling as fast as possible for the highest price. It also allows you to create the ‘wow’ factor in your home that will leave a lasting impression upon buyers. Regroup Enterprises is one of Victoria’s most reputable property styling services. They offer complete home staging solutions tailored to the unique needs of each property. They are the smart choice for home-owners and property developers intending to add value to their property. Whether you’re a residential homeowner planning to sell, a property developer trying to reach a particular market or just someone who wants to spruce up their living space, interior designer Kym Smirnoff has the expertise to reinvent and restyle your property so it’s dressed to impress. Conventional property stylists often insist on a total replacement of the client’s furniture and accessories while ReGroup Enterprises strive to use as much of their client’s own furniture to achieve the end result. They cleverly de-clutter and reposition the existing furniture and dress this with fashionable accessories. ReGroup, unlike some other stylists, can also provide a full end-to-end property styling make-over. This can include; gardening, handyman services, painting, packing, cleaning and the very best styling. In other words, ReGroup can have you place looking immaculate from start to finish. A common misconception with property styling is that the cost is prohibitive. Generally this is not the case. Although it does depend on how far you take your home makeover, a good indication of the average price is somewhere between $750 - $2000. Poor property presentation can often be attributed for disappointing offers $20,000 - $40,000 below the asking price. Professionally styled homes regularly attract multiple competing buyers making a ReGroup restyle one of the smartest moves you’ll make. The results are sure to impress.

Stamp duty In Victoria, stamp duty on a property is currently as high as six per cent, depending on the value of the property. However, the State Government has cut stamp duty by 20 per cent for first home buyers. Valuation report It may be worthwhile obtaining an independent valuation report on a property to indicate its current market value. The valuation must be conducted by a Certified Practising Valuer. Legal costs Obtaining assistance and advice from a solicitor will help you navigate the relevant contracts. Fees are negotiable, so shop around and compare rates. Building and pest inspection reports Undertaking such a report may save you thousands of dollars in the future and will highlight the need to perform work on the property and make allowances in your budget for it.
