From the directors Dear Reader, Welcome to the latest colourful issue of Preview News. Spring is here at last and it’s time to shake off those cold winter blues. As the days become warmer and longer, Melbourne and surrounds really come alive. We’re gearing up for a great footy final showdown, the start of the Spring Racing Carnival, the Melbourne show, fashion shows, parties and more... this really is the time of year to get outdoors and enjoy what Melbourne has to offer. Spring is also the stepping stone into the main phase of the real estate calendar. Rich and colourful gardens, schooling/work requirements, coupled with general increased buyer/seller activity collectively depict this as the best time of year to act. With reductions already seen & further interest rate cuts looming, the winter period has seen many properties sell, unfortunately leaving some buyers with limited options. Investors have stepped noticeably back into the market place as have first home buyers with more affordable opportunities boosted by continued reductions in Victorian stamp duty. Another encouraging sign witnessed by recent events with the right marketing approach is multiple buyers competing for properties again. That’s great news if you’re a potential seller. New path makes for happy, healthy South-Easterners People living between Patterson Lakes and Moorooduc will soon be pumping up their tyres and lacing up their runners, with a new 25 kilometre walking and cycling path opening up as part of Peninsula Link. This trail starts on the southern side of Patterson River where it connects with the existing Dandenong Creek Trail. The path will terminate in Moorooduc at the Mt Eliza Regional Park near the intersection of Moorooduc Highway and Eramosa Road West. So whether you’re going for a leisurely picnic, visiting one of the reserves or taking the healthy route to work, the new trail is bound to please. It’s built to a very high standard, with minimal impact on the environment. Highlights of the path include: • New bridge over Thompson Road in Patterson Lakes • View of the Seaford Wetlands • New bridge over the Frankston Freeway • Upgrading of the existing track along Maple Reserve • Belvedere Bushland Reserve, home to St Kilda Football Club training facility • The Pines Flora and Fauna Reserve, making use of existing tracks • View of Centenary Park Golf Course • Willow Road pedestrian bridge over Peninsula Link south of Cranbourne Road • Baxter township

The three metre wide, sealed path is the biggest single addition to Melbourne’s shared use path network since the EastLink Trail. Linking Melbourne Authority has been working closely with the community on the best possible alignment for the trail going through the Pines Fauna and Flora Reserve, taking into consideration fauna connectivity, minimal vegetation removal, safety for walkers and cyclists, and direct connections. There are currently 6.5 kilometres open on the Peninsula Link Trail. The full path is due to be open with the rest of project in early 2013. The IMPORTANCE of having a Will We have all heard about the necessity of having a Will, however many people still fail to have a legal Will in place. They’re either too busy, think their family will sort things out or the mere thought of planning around death is too emotionally confronting. If you die without a Will your estate will be passed onto your next of kin in accordance with statute law. Some of the disadvantages of not leaving a Will are: • Your estate is passed to your nearest relatives whether or not you had a strong emotional connection with them. • If you are separated your estate could pass to your estranged partner. • You have no control on who will administer your estate and the Court has a very wide discretion as to who it will appoint to administer your estate. Some of the benefits of having a Will are: • You decide who administers your estate under your Will, this is the appointment of an Executor.
• You decide how your assets are to be distributed rather than leaving it to your next of kin. • You decide who is to be the guardian of any children under the age of 18 years. • You can decide how your body is to be disposed, such as burial or cremation. • The cost of administering your estate under a Will is generally much less costly than compared to not having a Will. • You can bequest special gifts and donations under your Will. These are just to name a few. However a Will can become complicated if you are a part of a blended family. You may wish for your current partner to have only a portion of your estate and the other portion go to your blood line children. There can also be complications where you maybe concerned where one of your children maybe experiencing a difficult relationship
and you wish to ensure your estate only goes to your child and not to their partner. These are specialised Wills and require indepth consultation. When appointing an Executor for your Will it is important to inform this person as to what their roll is and what things they will be called upon to do. The Executor will need to arrange a Grant of Probate which allows the Executor to execute their formal duties under the Will. While more entertainment than real estate, the recent auction of The Block properties did provide a valuable lesson for buyers and sellers. A lot of people commented that the reserves were set very low, especially when compared to the sale price. A comparison of recent sales of similar properties and the sale prices of the four terraces certainly shows that these figures were not extraordinary and that the reserves were set, by the owners, at a level well below what they were likely to sell for.

Hot tips to make sure you are buying the right investment property
Your investment property is up for lease and you have made sure that the outside of the house looks great? The next step is to get the inside looking great. For those of you lucky enough to live close to your investment here are a few tricks of the trade to get prospective tenants to actually envisage living in your property:
Real estate agents & property managers are often asked for their top tips on what to buy and what to do when buying an investment property. Here’s a list of the best pieces of advice from one of the real estate industry’s leading property managers.
• Make sure the property is clean and free from cobwebs – cobwebs build up over time and can make a property look unkempt, which in turn translates to ‘you really don’t care about its upkeep’.
Any investor should be able to say yes to that question even if it is only a small one or two bedroom unit. If they say no, then I always ask: ‘If you could not live there, why do you feel that a tenant should live there?’
• A fresh coat of paint; and remember to use a neutral colour as this will appeal to most people and allow them to design their own colour scheme.
Yes, some tenants will lease the property, but the smart investor wants someone who will look after the property, pay the rent on time and not interfere with the neighbours’ peace and comfort. Dirty, dilapidated, rundown accommodation will not attract that kind of tenant. Unfortunately, some investors still feel that anything is good enough to rent out and that tenants should not expect too much. They buy on the price alone and usually feel that they have made a good investment. Experience says otherwise.
• More and more people have more than one computer these days so it may be worth investing in some extra phone/ internet outlets. • If you are going to put blinds up on windows make sure you include strong fittings to enable the cords to be tethered to the side of the window. • Put some liquid hand soap in the kitchen and bathrooms. • Make sure there are toilet rolls available. • Put new and inexpensive toilet brush and holders in the toilet area and maybe a bathmat and new shower curtain. • Make sure all light bulbs are working in all rooms and under outside eaves, etc. You’d be surprised at how little touches like these can make a person and potential new tenant feel welcome.

In a normal rental market most prospective tenants will walk away from leasing in such a location. Whatever the area, investors should, in my opinion, install deadlocks on external doors, put a security screen door on the

Is it in walking distance to a buses or a railway station? Is it an easy walk to a school, pre-school or shops? Does it have easy access to the freeways or major highways?
