Bringing local news & events directly to your door since 2009

Editors Letter Dear Neighbours,

Welcome to the latest edition of the Hawkinge & Elham Valley Handbook; and what a fantastic time we’ve been having in the last few weeks with all the fetes, farmers markets and events in our local area! As we go to print, the Shepway Hidden Gems project is about to launch in Folkestone, making use of empty shops throughout the town; a really great idea and definitely one to look out for! We’re also really looking forward to the coming weeks, with the return of Skabour, and the fantastic outdoor film screenings by The Folkestone Film Factory, and the Capel Music Festival. We’ve gone slightly further afield with the events coming up over the next month or two in this edition of the handbook, so that

those with time to spare or on holiday from work and school can enjoy some of the great things our county has to offer. We also continue with our feature on supporting local talent, where we hear from Will Grover, a local resident and talented singer and performer. We hope you continue to enjoy the handbook. As ever, as our local community magazine, we are always delighted to hear of local positive news and events that we can help you to spread the word about. Please do continue to get in touch with any thoughts, comments or ideas for the coming editions. With kindest regards,

Tuija

The Film Factory CIC a not for profit film production company based in Folkestone and is now entering its 4th year of film screenings. Last years success meant screening to over 6,500 people in Shepway and Dover. This year this is set to increase as The Open-air Cinema is touring East Kent. The Open-air cinema screenings are free with a charge made for charity events and drive-ins, of which there are 4. The aim has always been to get whole families and parties of friends to picnic together and watch great films under the stars. All locations have to be financially and physically accessible, plus have some kind of social importance or focal point.

Heat and Sunshine Well, by now we should be well and truly into the Summer. Here’s hoping for fine warm weather by the time we go to press! But what about the draw backs to the heat and sunshine, and how can herbs help? Sunburn – we all know the best advice is not to get burned and use protection. If the worst does happen then a number of herbs may help. An infused oil of St Johns Wort can help ease the pain of sunburn. A cream made from chickweed or lavender may help take the itch away from inflamed burned skin and marigold flowers help to promote healing of the skin and act as an anti-infective. If you are feeling unwell after too much sun chamomile tea is internally cooling to the body too, try making it up and leaving to cool before drinking. Insect bites and stings can be a real nuisance. Pleasant smelling Citronella essential oil mixed with a little feverfew

and witch hazel can help repel – contact me for advice on how to put this together if you’re unsure. If you do get bitten then again, St Johns Wort and Lavender are effective because of their analgesic and antiinflammatory properties. If you have sage leaves to hand grab a few and rub immediately onto the bite or sting, it’s been used in this way for years and can be a real help in an emergency. Given the tendency of bites to become infected due to

constant scratching a good topical anti-bacterial may be indicated, lavender will have this effect perhaps enhanced with some echinacea too! If you are exceptionally prone to being bitten do contact me for advice on herbal prescriptions! that your future well being is in accordance to your wishes.

In a twelve month period the Court of Protection took £23 million in fees directly from individual’s bank accounts.

Now is the time, while you have the capacity to appoint your Power of Attorney and safeguard your future.

The one reason the Court of Protection was able to do so, is simply that none of these people had a Lasting Power of Attorney (previously known as enduring power of attorney).

Jaci Godman Irvine specializes in Wills, Trusts and Lasting Power of Attorney. She is also the advisor in the South East for Universal Asset Protection Ltd.

Don’t become another statistic... As time passes by, unfortunately there will come a time for most of us, when we will be unable to manage our affairs. This may be due the unfortunate result of mental or physical incapacity, or being absent from the country.

If a Lasting Power of Attorney is not put in place the Office of the Public Guardian is appointed and someone else will manage your affairs. This is a very costly and intrusive process. When this occurs, to take control, it is required that your representative approaches the Court of Protection to be a deputy. If approved, it is a costly affair and can total over £1,000 in fees and court costs. There are also ongoing costs with annual supervision charges and your representative is required to work within specific parameters including keeping c omprehensive accounts. Hidden Gems

The Hidden Gems project is an empty shops initiative instigated by Shepway District Council and supported by many partners. Local artists have created window displays for the empty shops, looking at the undiscovered and forgotten gems around Shepway. These dis-used shops sit lifeless, with their run down

exteriors and no prospective tenants looking to snap them up anytime soon. We aim to bring these empty shops back to life, with interesting and insightful artwork which really means something about our community. The overall aim of the Hidden Gems project is to bring the high street back to life.

P21

Negative thinking patterns – do you do this? Here are some negative ways of thinking, if you recognise yourself having these thoughts then now could be a good time to start to change these thoughts to something more useful. •

Personalisation: Even though it’s mostly out of your control you blame yourself for a negative event that occurred ‘If I had not had to rush, I would never have lost my door keys.’

Filtering: One negative happening, such as a rude or thoughtless comment made to you during an otherwise enjoyable evening changes your whole perspective on the evening and makes you feel quite bad.

Rejecting praise: Rejecting a compliment or an affectionate gesture or praise that goes unnoticed, ignored or deflected; you might reply to a comment about how well you look with, ‘oh, I think I look terrible in this outfit’ or you might think ‘she is only saying that but doesn’t really mean it’.

Drawing false conclusions: You assume negative conclusions without checking the facts. You try and predict the future or guess what someone else is feeling ‘My best friend is upset, she must be angry at something I have done’ or ‘this is bound to go badly wrong now’.

Negative reasoning: You are sure that your negative opinion of a situation reflects reality. Such as: ‘My husband leaves the lid of the toothpaste just to wind me up.’

Negative thoughts really are not helpful and do not have to be a way of life, you can ‘un-learn’ selfdefeating ways of thinking that could pave the way toward mood disorders.

Are you somebody who automatically thinks “I’m hopeless” if you do something wrong, or perhaps you assume that if somebody ignores you that you must have done something to deserve being ignored or she, or he, must hate you? These distorted thoughts can really take their toll on your self-esteem. P22

Writing things down on paper really helps. Take some time out of your day to write down a negative event, notice your negative thought pattern and then write down a different perspective with a more rational and optimistic response. Just because you may have gotten into the habit of thinking like this doesn’t mean that you cannot change it. The first and most important step is to recognise that you do it. The second step is to start to create a new more positive way of thinking. Jan Holben NLP Hypnotherapist Folkestone and area

Lofty Ideals by Katherine Sorrell Converting your loft can be the ideal way to gain extra space without the expense and hassle of moving house. Katherine Sorrell outlines the dos and don’ts. agent for advice, and you could also go to a website such as www.nethouseprices.com to find out how much properties in your area have sold for recently.

A double bedroom and ensuite loft conversion by Econoloft, 0800 269 765 www.econoloft.co.uk

Dark, pokey and inaccessible, lofts can often be, literally, a waste of space, useful for a bit of dusty, long-term storage and nothing else. Turn that space into one or two useful rooms and – ta da! – not only might you have added real value to your property, but you’ve got extra living space that could make all the difference to happy family life. The simplest loft conversion might just involve strengthening and boarding out the floor, adding a light and sticking in a pull-down loft ladder – giving you a good-sized storage area that’s accessible on a regular basis, at a cost of probably only a couple of thousand pounds. Bear in mind, however, that Building Regulations may apply to even a simple conversion – see more at www.planningportal.gov. uk. Such a basic project may be a good idea in practical, everyday terms, but if it’s added value you’re after, you’ll P30

have to be more ambitious, say the experts, and put in at least one ‘real’ room. ‘It’s a false economy to cut corners,’ says Jeremy Leaf, RICS housing spokesperson (www.rics.org). ‘To maximise your return the conversion has to be designed properly from the very beginning. You should have a proper lobby area when you come up the stairs, there should be sufficient head clearance, it should be properly insulated, you should have a dormer window rather than a Velux. It’s also important to think about how a loft conversion affects the house as a whole, as they can make them top heavy, with too many bedrooms and, in comparison, too few reception rooms. Check out other properties nearby which have been similarly extended to see what has been done and what they’re worth.’ When doing your research, it’s always a good idea to ask a local estate

A word about space planning. If you have room, adding a bathroom to a loft conversion makes sense both practically and financially, and shouldn’t cost any more than adding a new bathroom anywhere else in the house – in other words, anything from around £3,000 for a plain fit-out. Costs will be minimised if you place the bathroom above one on the floor below, keeping plumbing work simple, but Hugo Tugman of Architect Your Home (www. architect-yourhome.com) points out that you should always keep your options open. ‘It’s folly to put the bathroom in the wrong place, just because that’s where the drains are,’ he says.

If possible, try to add a bathroom to a loft conversion. The combination of bedroom with ensuite is not only convenient but is likely to add more value when it comes to selling. This Cora bath is £1,194 by BC Designs, 01206 827100 www.bcdesigns.co.uk

Please mention “The Handbook” when responding to adverts

‘The same goes for staircases – most people think that there’s just one place where a staircase can be fitted in a loft conversion, because Building Regulations require two metres of head room above it, but you can end up squashing your accommodation just because the best bit of loft is taken up with a staircase. It’s really worth considering the possible alternatives when doing your planning.’ And finally, if overall head height is an issue in your potential loft conversion, don’t try to get away with cramped, uncomfortable rooms. Hugo points out that lowering the ceilings of the rooms below is often a possibility, and can make all the difference to the success of a project. ‘It sounds like it would be a massive expense,’ he says, ‘but in fact the additional costs are really only plastering and decorating the rooms below, and it would probably add no more than about three or four thousand onto a simple job.’

BUT WILL IT ADD VALUE? The HSBC’s annual home improvement survey found, in March this year, that a loft conversion is still the improvement that adds the most value, boosting the price of a property by, on average, £16,152. But according to specialists Econoloft, a typical conversion by building professionals costs between £20,000 and £30,000. The answer may lie, therefore, in keeping costs down by doing as much work as possible yourself – but only if you can do it to a good standard. Valuation expert Paul Cutbill, of Countrywide Surveying Services, said: ‘Whilst sensibly improved and well presented homes will generally be attractive to potential purchasers, rising labour and material costs mean that the gap between the cost of improving and monies realised at the point of any sale has been reduced. Poor quality refitting and lack of proper design considerations, often as a result of inadequate project budgeting and planning, can also have a significant knock-on effect to any added value which might be gained when selling a property.’

A Healthy Balance In Life? Having a balanced, stress-free, debt-free life is not easy these days, on average working more hours than anyone else in Europe! So how do we get that balance in life? Times are changing, we are texting blogging, twittering, and that’s for pleasure! Where’s the down-time? It isn’t happening folks! But just maybe… just maybe there could be a glimmer of hope… EXERCISE! I know, I know, but I really believe in “Fitness for every body” it’s my no 1 tag line! Yes I know what you’re thinking, I can’t do that! But you can! Everyone can... It just takes some commitment from you to move forward... Generally most people, who I come across during my work, want to lose fat or build muscle, and that’s good, if that’s your fitness\health goal, but let’s step back a page! If you don’t exercise yet, where do you start? Well you could get a personal fitness trainer to help and support you, or how about looking at your food; most people eat too much and don’t exercise, that is why they are fat. People think they can carry on eating like they did in their twenties – well they can’t… Unless you exercise! One of the first things I do with my clients is get them to start writing a food journal, this can really emphasise where you’re going wrong, most people eat far too many carbohydrates; cakes, biscuits, sweets, pasta, rice, potatoes, if you reduce your intake of these and start walking every day for 15 minutes, I wouldn’t be surprised if you saw some fat loss results, and that’s just the start! Why not join the health and fitness train…? You never know you might enjoy the ride! Andy King runs AK Health and Fitness, a local business providing personal and corporate fitness training, also exercise for the elderly, exclusive fitness studios in Hythe, Ashford and Dover. P32

Dry Weather Gardening by Pippa Greenwood the soil is never allowed to dry completely. Installing perforated or permeable pipe beneath the soil surface or beneath the mulch provides what they need. Don’t risk new plantings for the patio becoming drought stressed. When planting up late season patio pots, make sure you line the insides of the pot with bubble-wrap polythene.

After all those weeks in early summer when it didn’t stop raining, many plants will have been lulled into a false sense of security. And we’re also likely to have become too used to not worrying about watering and how to minimise the effects of dry weather. Here are my tips for coping: Mulching really does help to keep the moisture in the soil. Make sure it’s really well watered BEFORE you apply the mulch. Then around the area, covering the roots of the plant (or preferably a bit further) shovel on well-rotted manure, composted bark or garden compost. Mulching benefits vegetables as well as flowers. A slow but steady supply of water is more use and appreciated by plants more than intermittent heavy drenching. Newly planted trees and shrubs establish better and suffer drought stress less if

When you need to water your garden, apply it in the evening or early in the morning. Less will be lost by evaporation and there will also be less likelihood of plants suffering scorching. Avoid buying new plants right now. In dry conditions it’s much harder for a plant to become established and more likely that it’ll suffer stress. Temporary shading, such as shade netting (available from garden centres) or some large, leafy branches driven in to the soil, will help to keep things a little cooler during the hotter weather. Vegetable plants can be covered with netted cloches (like the Giant Easy Net Tunnels available from my website) to achieve the same effect. Siphoning water out from the bath is a great way to re-use domestic water. The tiny quantities of soap won’t cause any problems. Remember that some plants are more tolerant of dry conditions than others. On the whole, plants with silvery

or densely hairy leaves are pretty drought tolerant, as are those of Mediterranean origin. My favourites include: Convolvulus cneorum: stunning silvery leaves and miniature white flowers, often with a touch of pink, which resemble those of morning glories. Rosemary: this shrub has great purple flowers and wonderfully aromatic foliage, perfect for cooking. When mature many people use the wood to make barbeque skewers, imparting a delightful rosemary aroma to the meat. Senecio maritime: a pretty divided leafed plant with dense hair on the leaves making it look silvery. Gazanias: with their large orange, brown and burgundy flowers and silvered leaves, they look a treat in patio pots of summer borders. Lavenders: aromatic leaves and perfumed blue, lilac purple or white flower spikes, this cottage garden favourite is also a magnet for bees. Geraniums and their cousins, Pelargoniums, are both very drought resistant, and come with foliage that is often attractively marked and pretty flowers. Pelargoniums, usually the more flamboyantly coloured of the two, are not hardy but great in summer containers and the herbaceous geraniums should last for years.
