The holiday season has finally arrived and it’s time to focus on family, friends, and traditions. One of my favorite things about being a Lifestyle Director is spreading the holiday spirit throughout our community. I love creating joyful experiences for everyone and I am grateful for the opportunity you have given me to participate in building traditions that will last for years to come. One tradition celebrated by many families around the country is to gather for Thanksgiving and share what they are thankful for. Now more than ever I value the importance of this custom. While the holidays can sometimes be hectic, keeping an attitude of gratitude helps remind me of all the good that surrounds me and I am thankful for the bright future that lies ahead. On behalf of our entire team, we wish you the happiest of holidays! Thank you for helping to make Las Sendas an incredible community. 

CommunityTHROUGH Success BUDGET PLANNING Mike Peckham | Treasurer

As I write this, the Budget Process has been underway for several months and will continue for a while. As always, we encounter challenges that need to be addressed. For 2022, the challenges include: • An increase in the reserve fund contribution caused by increased asset values, the effects of rising inflation, and other factors. • Our irrigation systems have deteriorated over the last 20 years, and now we need to replace the system at an estimated cost of $1.7 million. • We have experienced a growth in criminal activity in Las Sendas. The Board has been looking at the option of replacing our current patrol group with third-party security. We have addressed these in part through the new transfer fee, approved by the Board in 2021. This fee, equal to one-half the annual assessment, is paid by a buyer when purchasing a home in our community. Some brief highlights from the 2022 budget: gross revenues, before contributions to the reserve and capital improvement funds, amount to $5.6 million, and after contributions amount to $3.6 million. The contribution to the reserve fund is $1.8 million, up approximately 7% from the prior year and as recommended by the most recent Reserve Study. The contribution to the capital improvement fund remains at $213k, the same as the preceding year. Total expenses (before depreciation) are $3.6 million, up approximately 1% from the 2021 budget. We have a budgeted surplus from operations of ‘zero’ and a

budgeted deficit of $130,000 after depreciation. Depreciation is a non-cash expense that has no impact on our cash positions and is excluded from our assessment calculation. The Las Sendas Reserve Fund has planned expenditures for asphalt work, mailbox replacements, vehicle gate component replacement and upgrades, Trailhead remodeling to better serve the community’s changing needs, and many other smaller projects that will benefit the community. We live in a beautiful community. The goal of the efforts and investments we make is to enhance our residents’ enjoyment and maintain and grow the value of our residents’ properties. We would like to thank the many volunteers who offer their time, effort, and experience to benefit all residents and the community’s ongoing success; also CCMC, which continues to add great value; and our residents for your continued support. 

We are pleased to announce that there are no planned changes to the Las Sendas, Windsong, and Las Sendas Mountain assessments for 2022. The annual assessments remain as follows:

LOGO UPDATES With the expert help of the Communications Committee, the Community Association has created updated, independent logos for the Las Sendas Community Association and the Las Sendas Spa and Fitness Center. While we won’t change any stone monuments, and will continue to use the original logo to represent the community, we will use these new logos in all future materials from the Association. Additionally, we have developed branding guidelines to help our publications have a more consistent Las Sendas look across platforms such as print materials, social media, and email communications. 

PROPOSED CC&R AMENDMENT The Board recently approved a proposed amendment to the Las Sendas CC&Rs prohibiting rental periods shorter than 31 days. The goals of the proposed amendment include safeguarding the quality of life in Las Sendas and aligning our governing documents with those of other nearby master-planned communities. Because any amendment of the CC&Rs requires approval by 75% of eligible voters, it is critical for every owner to vote on the proposed amendment.

BACKGROUND

The original version of the Las Sendas CC&Rs was adopted in 1995 prior to the proliferation of short-term rentals. In response to concerns arising from the impact of short-term rentals on the safety and quality of Las Sendas neighborhoods, the Board adopted a rental policy in 2009 consistent with the CC&Rs prohibiting any new leases having a term of six months or less. 2016 legislation raised questions regarding the continuing viability of the 2009 policy absent a specific CC&R amendment.

Most newer master-planned communities in Arizona, including the Las Sendas sister communities of Mountain Bridge and Mulberry, prohibit short-term rentals in their CC&Rs. Additionally, many older master-planned communities in Arizona have amended their CC&Rs to prohibit short-term rentals to preserve the quality of their neighborhoods. THE SHORT-TERM RENTAL WORKING GROUP (STRWG) In response to an increasing number of complaints about problematic short-term rentals, the STRWG was formed in 2019 to determine the scope and impact of short-term rentals on the residents of Las Sendas. One of the first actions was to survey homeowners on their opinion of short-term rentals. Most responses were negative citing impacts such as increased noise, parking and traffic issues, security concerns, littering, misuse of common areas and community amenities, etc. The following narrative (next page, left column) is representative of the overwhelmingly negative responses received:

The voting process will not end until enough residents vote either in favor or against the proposed amendment. "We moved into Las Sendas in June 2020. Unbeknownst to us, the house immediately to our south was an STR (advertised to hold groups up to 18 individuals). The very first weekend in our home we were met with loud and obnoxious sounds (loud voices, cursing with F-bombs, and rap music) coming from this house continuing into the late hours of the night. This devastating experience has continued virtually every week notwithstanding several calls to the City of Mesa police, the Las Sendas HOA, and the management company handling the property." No one living in a master-planned residential community should have to deal with the numerous negative impacts caused by STRs. Las Sendas is often promoted as a quiet and peaceful neighborhood; however, for those of us in proximity to STRs the neighborhood is anything but quiet and peaceful. We have considered moving from the area because of this very significant concern. Similar sentiments were expressed by many other residents who live close to a short-term rental. Other efforts pursued by the STRWG included evaluating legislative options and recommending the registration of all rentals. Ultimately, the STRWG agreed that the best way to address the devastating impact of short-term rentals was to propose an amendment to the CC&Rs prohibiting such rentals.

The proposed amendment also provides for a delayed effective day of 180 days to allow for owners of current short-term rentals to pivot to an appropriate use of their residential property.

AMENDMENT PROCESS

The voting process will not end until enough residents vote either in favor or against the proposed amendment. Our CC&Rs require that 75% of Las Sendas homeowners vote in favor of any amendment for it to be adopted. The votes will be validated by a third party for authenticity and current homeownership in Las Sendas. The Association will then notify all residents of the vote's outcome. 

PROPOSED AMENDMENT

The proposed amendment is supported by the Board and the STRWG. It was carefully crafted to only prohibit leasing for a term of fewer than 31 days (most master-planned communities prohibit leasing for any term less than six months). This revised approach provides flexibility for owners to lease to family members in the offseason or for longer-term rentals.

From Friendship to Foundation:

Supporting Las Sendas Residents with Autism Spectrum Disorder Laura Sullivan

Earlier this year, The Jack Sullivan Foundation For Life and Learning was founded by Laura Sullivan and Andrea McHatton. The two met as Andrea helped Laura’s son, Jack, learn life skills as an adult with an autism spectrum disorder here in Las Sendas. As their friendship grew, Laura and Andrea began to realize that Arizona families needed better programming for adults, like Jack, with developmental needs. Together, they established the Jack Sullivan Foundation to fund scholarships for the Lifelab Institute. It is designed to provide a positive, hands-on, goal-oriented approach to teaching essential life and social skills in a safe, nurturing, simulated home environment. These life skills include self-care activities, cooking, money management, shopping, room organization, transportation, and other essential abilities. These skills are learned over time, beginning at home at a young age and develop further throughout adolescence and adulthood. The Jack Sullivan Foundation is committed to bringing opportunities for life skills-building and social connections to our neighborhood and the entire East Valley. A Harvest Dance, Winter Ball, pizza parties, movie nights, game nights, and craft-making are just a few opportunities already on the calendar! TENNIS AND PICKLEBALL Lori Williams | Director of Tennis and Pickleball at Las Sendas

Our fall Tennis and Pickleball Program began on September 20th and runs through December 17th, but there’s still time to join! The junior tennis program offers classes for tots as young as four years old through beginners, advanced beginners, tournament prep, and high school junior varsity and varsity clinics. PICKLEBALL 101 Doris Brashear

Pickleball is a game that combines elements of tennis, ping-pong, and badminton. The rules are simple, and the game is easy for beginners to learn. It can develop into a fast-paced, competitive sport for experienced players. Played on a court about one-third the size of a tennis court with a 34-inch net, a paddle, and a perforated ball, pickleball is one of the fastest-growing games in America.

HOW DO YOU PLAY PICKLEBALL?

In simple terms, the pickleball is served diagonally across the net to the opponent’s service court using an underhand motion. The ball is then hit back and forth across the net until a player fails to return the ball. Only the serving team can win points, and the games are generally played to eleven points (you must win by two). Most games are played quickly, lasting only ten to fifteen minutes.

WHAT IS “DROP-IN” PICKLEBALL?

“Drop-in” pickleball is a fun, social time designed for any Las Sendas resident to drop in with a paddle and some balls to play pickleball with other residents. Drop-in play is offered Monday through Friday, and you will be able to play pickleball with many different players. It’s completely FREE, it’s active, it’s healthy, it’s challenging, and you’ll meet some of the nicest people of Las Sendas. In addition, the Drop-In group hosts numerous social events and mini-tournaments throughout the year. Come have fun with us! We guarantee you’ll have a blast. New players are always welcome, and they often become addicted to this fun game. FENDERS + VENDORS After taking a year off, the 6th Annual Las Sendas Car Show is back and better than ever! In addition to the traditional car show, we’re adding a vendor fair to the mix. Attendees will be able to enjoy an afternoon of cars, shopping from local vendors, live music, games for kids, and food trucks at our Fenders and Vendors event on Saturday, November 13 from 10 am to 2 pm. 

Trolley Rides On Friday, December 17, Ollie the Trolley returns to give holiday light tours through the most festive enclaves in Las Sendas. Grab a cup of hot cocoa at the Trailhead before boarding the trolley. Once you board, you’ll be greeted by carolers singing all your favorite Christmas carols and enjoy a magical, memorable evening.

Our second annual Holiday Boutique Event hosted by the Ladies of Las Sendas will be on Friday, November 19, 2021 from 5 pm to 8 pm at the Trailhead. Our members, along with other businesswomen from our community, will be selling their goods and services. This is a no-fee boutique open to the public. We will be showcasing a variety of beautiful holiday gifts for the whole family, carefully selected and handcrafted by our talented business owners. THE MALDONADO FAMILY Eagle Feather | Desert Legacy model

Dan and Heather Maldonado bought their home four years ago with big dreams to give it a custom feel. At the time it was all original, so they immediately made plans for a remodel. “Where everybody else is doing white cabinets, we chose to go the darker route,” said Heather, who is a real estate agent and interior designer. “Darker cabinets paired with lighter granite fits the black and white vibe we have going throughout the home.” They also used a dark manufactured hardwood for the floors that creates a warmth they love. The kitchen and great room space has become a family favorite. The large island has plenty of room for everyone and all the windows bring the outside in — and this family loves being outside. They also love their game room connected to this space. “The black and white wall was a quarantine project I did with the kids, which was kind of fun, and makes this space a really great area with the pool table.” The master bedroom is a really large room, and the Maldonados hoped to make the space more useful. They had the idea of building a dual-sided fireplace — one side is the bedroom side, and the other side is a sitting area. “It’s a space for my husband and I to enjoy a drink and catch up on our day — for the most part it’s a place for us to be and we really enjoy it.” In the master bathroom, they utilized the space better and gave the room a complete makeover. By removing niches, downsizing the bathtub, and squaring off the shower they were able to add a sit down vanity and create a much more open feel. With the contemporary style and a large window that opens to a desert view, the space has become more practical, more useable and gives that spa feeling everyone loves. 

The critical thing to remember is that as we get busy shopping, planning, and hosting, it’s easy to overlook the simple things that can keep our loved ones and ourselves safe. So here are just a few things we recommend to have a safe and enjoyable holiday season.

• P lan for any upcoming holiday parties you may be attending, and be sure to designate a driver ahead of time. • M ake sure your lights are on timers if you will be spending any time traveling or away from home. • Lock your parked vehicles and remove all valuables. • H igh-dollar merchandise boxes can be an invitation to thieves. Don’t leave them out on the curb after unwrapping gifts. • T here may be more pedestrians out and about enjoying the wonderful weather here in Arizona. Be extra alert when you’re behind the wheel. • T he holidays can be a challenging time for the elderly and anyone spending it alone. Take the time to check in on your neighbors. • B e aware of your surroundings and report any suspicious activity. For emergencies, call 911. 

HELPING FOSTER YOUTH Helen’s Hope Chest Stocking Drive

Feel at Home

This November, Helen’s Hope Chest and KOR Properties will be working together to collect Christmas stockings filled with gifts for 2,000 youth in foster care, and they need your help to achieve this lofty goal. Foster and kinship families of Arizona, who open their homes to children in need, do the incredible work of offering a safe place for children to live but often struggle to afford other simple luxuries.

Everyone is invited to participate in this special donation drive until December 2, 2021 and help make the holidays exceptional for local children and teens in foster care. Helen’s Hope Chest is a non-profit organization that provides clothing and other basic needs to more than 450 foster children each month. Since 2015, they’ve hosted a holiday toy drive called JaKelle’s Christmas Box, which provides more than 2,000 children a bundle of age-appropriate gifts, stuffed animals, books, stocking stuffers, and more. Throughout the week-long distribution event in December, caregivers shop through a free pop-up toy store — lovingly described as the “North Pole of the Desert” — to handpick items they know the children in their care will love. Those who wish to participate before the deadline can sign up to contribute stockings and get more information such as gift guidelines and drop-off instructions by visiting korproperties.com/stocking-drive.
