MEETING & EVENT SCHEDULE Jan/Feb/March Dates

FROM THE

Staff RICH LANG Director of Security

NEW SECURITY TEAM Last year, the Las Sendas Board of Directors prioritized an initiative to review our patrol team and investigate the potential use of a professional security company in our community. With the help of the Security and Safety Committee, Las Sendas has now entered into an agreement with Allied Universal, the leading security and facility services company in North America. Allied Universal joins us in 2022 — replacing our patrol team — and offers proactive security services, cutting-edge technology, and tailored solutions for our beautiful neighborhoods. You might begin to notice our new, talented team of specially trained security advocates patrolling our community. This uniformed team is ready to serve you and your neighbors and is equipped with practical risk mitigation and de-escalation training. As a former officer with the Phoenix Police Department and Las Sendas Patrol Supervisor, I will be partnering with Allied Universal as our community’s Director of Security. I will oversee our new security team’s daily activities, including parking enforcement, enclave

vehicle gate maintenance, management of amenity access systems, and reviewing security logs and trends in Las Sendas. Additionally, I will be working to develop relationships with local, state, and federal law enforcement. We will work to produce security and safety awareness programs and partner on safety initiatives as needed. We welcome Allied Universal to Las Sendas and are excited to partner with them in keeping our community safe. You can reach our new security team daily between 6 pm and 6 am at 480-220-1794. 

New Board of Directors Elected Each year, Las Sendas homeowners have the opportunity to elect individuals to serve on the Association’s Board of Directors. These elected individuals direct the various affairs and operations of our community, as outlined in our community documents. You can find Board member bios online at mylassendas.org/board.

BOARD BITS: 2021 ANNUAL MEETING RECAP

LOOKING BACK, Bill Hettling | Board of Directors

Moving Forward

Our 2021 annual community meeting was held on Wednesday, November 10. The theme — “Fly With Us” — was appropriate because the Board tackled some very challenging issues that drove high-level changes throughout the community during the last year. The annual meeting started with a review of our strategic plan, which includes our Las Sendas mission and vision statements (available at mylassendas.org). This plan is in place to align our Board, committees, and departments with some outlined goals and objectives. All of these efforts are in place to deliver our vision to be “the Valley of the Sun’s most desired community.”

One of the crucial deliverables of a strategic plan is to drive our prioritized projects for the year. Our 2021 priorities were indeed far-ranging: • Continue with our enclave gate upgrades and complete the amenity access control projects • Undertake fire mitigation procedures in our most fire-prone enclaves • Review and implement short-term rental recommendations • Explore a third-party security firm in place of patrol • Begin foundational work for renovating the Trailhead Members Club • Develop and execute a marketing and communication plan for the community I am pleased to report that we continue to make outstanding progress on these priorities. During the annual meeting, various committees reported on each of these programs. The Landscape Committee outlined the status of our 2021 fire mitigation projects, which were completed in December. This work included eight enclaves. The Security and Safety Committee reported that Las Sendas would be transitioning from our former patrol team to the professional security company Allied Universal. In January you will notice uniformed security personnel trained in security measures as well as CPR, AED, and first aid patrolling our community. We will

also be branding several of our vehicles with security decals and amber lights. The Community Planning Advisory Group has started to look at remodeling the Trailhead. They received a lot of resident input through surveys and focus groups and are interviewing architects and designers for the project's next stage. Next, the Communications Committee showcased their accomplishments including the new format for the Las Sendas Living magazine and our community’s Communication Plan. Finally, the Short Term Rental Working Group reviewed their work and the CC&R amendment change being proposed to limit rentals to 31 days or longer. In 2022, our prioritized programs are as follows: • Continue fire mitigation work • Enhance landscaping at our community and enclave entrances • Develop an emergency preparedness plan • Replace our green space irrigation system • Execute changes to our CC&Rs to prohibit shortterm rentals 2022 will provide us with challenges. However, the Board, committees, and management team make the following promise: you have our commitment to address our challenging present while enriching our future and always making our community the most desired in the Valley of the Sun.  LAS SENDAS COMMUNITY ASSOCIATION | mylassendas.org

Committee

NEWS

Las Sendas Invests Duane Kragness, Finance Committee

One obligation of the Finance Committee is reviewing approximately $12,000,000 of HOA investment accounts. The instrument accounts hold the vast majority of the Association’s Reserve funds, which are necessary for the eventual replacement of Association assets and repair of Association enclave roads. As part of this obligation, we review and update the Investment Policy Statement which outlines the parameters of acceptable investments. We must be conservative with our investments since we have definite future repair and replacement needs, regardless of whether the stock market goes up or down. If we had been 100% in stock investments in 2007, we would have lost half of our reserve money by 2009. Although an individual investor may elect to take riskier investments to capture a higher return, the Association cannot gamble with nonconservative investments. Therefore, the Investment Policy Statement requires at least 70% to be invested in fixed investments such as corporate bonds, certificates of deposit, and US Treasuries.

Approximately 25% of the account is in equity investments, such as stock funds. Many HOAs in Arizona invest only in fixed investments. We employ an investment advisor to do the day-to-day investing based on the Investment Policy Statement and to keep all records. The Finance Committee meets with our advisor quarterly to review our investment performance, and also assists with the preparation of the annual operating budget and the Association’s Reserve Studies. If you are interested in knowing more about the Finance Committee, you can review its charter at mylassendas.org/ my-association-business. 

WHY I VOTED

" YES"

to Prohibit Short-term Rentals As you may know, all Las Sendas homeowners have the opportunity to vote on a proposed amendment to our community Covenants, Conditions, and Restrictions (CC&Rs). If approved by a 75% vote, this proposed amendment would prohibit shortterm/vacation rentals (less than 31 days) in our community. We ask homeowners to VOTE YES to the proposed amendment — here’s why some of your neighbors are doing just that.

"We are not fans of having party-goers in our residential neighborhood. The noise is excessive after 10:00 pm when they are partying in the backyard. We were unaware of this practice when we moved in. Short-term renters do not meet the definition of “Single Family” as defined in the CC&Rs of Las Sendas." — TERRY AND PATRICIA WELSH, TRAILRIDGE

"Short-term rental hosts who don’t live in their home shift the burden of late-night noise, dangerous parking, and other nuisances to their neighbors. We did not ask to live across the street from a hotel."

— DONNA AND BURT ZIGLER, COBBLESTONE

"The website advertising the short-term rental near our home touts that it is located in the 'very quiet and peaceful neighborhood' of Las Sendas. However, for those of us living near the rental the neighborhood is anything but quiet and peaceful. It is unfortunate we have outside property owners and investors who simply want to fill up our neighborhoods with short-term rentals without any thought for the impact on our quality of life."

"We have five adult children and five grandchildren who visit us often and we are blessed with a quiet, family-oriented neighborhood. It would be devastating if this was disrupted by the extremely negative experiences we've heard about from other areas of Las Sendas where short-term rentals have destroyed family time for others. Please vote "yes" to preserve Las Sendas as a community dedicated to residents who support each other and our families."

— LEE AND CINDY DECKER, EAGLE FEATHER

— PAT AND ROD SHAFER, GRANITE MOUNTAIN

"An adjacent home is a short term rental that advertises for up to twelve people. We have had numerous problems with noise and loud outdoor music. There are frequently numerous vehicles parked on the street in the cul-de-sac and there is always the additional safety concern of a constant stream of strangers in the neighborhood." — EUGENIA REESE, BOULDER MOUNTAIN

to prohibit short-term rentals Want to learn more? Scan the QR code or visit mylassendas.org/vote for more information. You can also call our office during regular business hours at 480-357-8780 if you need help voting or have additional questions.

My wife and I have lived in Las Sendas for over five years. About a year ago, a professional investor purchased a home in our neighborhood and turned it into a vacation rental property. We have had our lives disrupted constantly ever since with a parade of strangers residing at the property. The noise is constant and we no longer have a peaceful neighborhood. I don’t want this to happen to anyone else. These investors are not our neighbors (or residents) and don’t care about our residential neighborhoods." — MIKE PECKHAM, ECHO CANYON

MOBILITY ASSESSMENT In previous issues of Las Sendas Living, I’ve been addressing the topic of mobility. Mobility isn’t quite the same as flexibility — simply put, mobility is the ability to create movement at a joint, through its intended full range of motion. Why is mobility important? Proper mobility ensures that as we do daily activities, (especially strength training) we are not creating compensations in our movement, which may lead to wasted effort or even worse, injury. The Functional Movement Screen, created by Lee Burton and Gray Cook, is used by personal trainers, physical therapists, and others in the fitness industry to assess movement patterns. All of the assessments have a scoring rubric of 3, 2, 1, or a 0 if pain is present. You can learn more at functionalmovement.com. One of the assessments is the Active Straight Leg Raise, otherwise known as the ASLR. The ASLR assesses hip mobility, as well as lumbar/pelvic stability. Pictured to the right is one of our members demonstrating the ASLR. Scoring is based upon the ankle bone (lateral malleolus) crossing landmarks on the non-moving leg. If it crosses midpoint between the hip and knee (the green line in the picture), the score is a 3. If the ankle crosses past the knee (the yellow line in the picture), the score is a 2. If the ankle can not cross the knee, it is a 1. If pain occurs in the movement, the assessment is stopped and a score of 0 is given. There are several strategies to improve the ASLR/ hip mobility. Two of them are pictured below. 

UFOs and PHDs: The Las Sendas Quilt Club JoAnn Gannon

THE QUILT SHOW RETURNS As with many other organizations, COVID-19 concerns changed the Quilt Club’s activities over the past two years — including our annual quilt show. The Quilt Club is thrilled to announce the return of its yearly showcase on Sunday, March 27! This will be the show’s 16th anniversary with over 100 quilts on display. Because Quilt Club members have a wide array of quilting interests, the show will feature all sizes and styles of quilts. These will include modern, abstract, traditional, handmade, vintage, appliqué, hand, and machine quilted projects. The 2022 quilt show will also spotlight this year’s annual club challenge: UFOs (unfinished objects) and PHDs (projects half-done). We challenged club members to finish as many UFOs and PHDs as possible before the show (with a prize at the end for the winner). SUPPORT IN EVERY STITCH The quilt club has 35 active members and meets monthly at the Trailhead. Additionally, we host monthly sew days where members bring their projects to work on, share their quilting talents and techniques, and enjoy one another’s friendship. We are also devoted to supporting local charities, and club members must complete at least one charity quilt annually. Through the years, the club has donated hundreds of quilts, pillowcases, tote bags, backpacks, pillows, handmade journals, and even dog beds for animal shelters. For more information or to join the club, please contact JoAnn at joanngannon@yahoo.com or Penny at penny1cnt@aol.com 

Home Landscape AND

MY Las Sendas

HOME PENNY AND RUSS DEWES Stonecliff | Residence 1 model

Penny and Russ Dewes lived in their Las Sendas home for 17 years, and hadn’t made any changes. When they began to feel an itch to move, they realized that instead of leaving the community, neighbors and view that they love, they could create a ‘new home’ by renovating. Already very happy with the floorplan of the Residence 1 model, the Dewes had no need to take down walls and could focus on big impact items like new floors, accent walls, counters and appliances. As with many renovations however, the process snowballed. The couple ended up living in chaos for seven months as they replaced almost all surfaces, light fixtures, mirrors, and furniture in their home. “Now I love, love, love the kitchen,” said Penny, who had long ago fallen out of love with the Tuscan style and large hood in her kitchen. Sadly, due to ventilation and the affect it would have on the roof, they were unable to replace it. But, after coming up with the idea to refinish it with shiplap and a a more modern wood accent, it is now one of her favorite parts of the home. “The hood turned out perfect!” Russ mentioned he was thankful they had purchased appliances and some materials ahead of time — by starting the project in late 2020 there were a lot of delays due to COVID. In the end, the Dewes were thrilled with their new home. “I have absolutely no regrets,” says Russ, “although cooking in our bedroom with just a microwave for so long was quite a challenge!” 

Featured YARD

DOMINIC ARNOLD | The Estates

Each quarter we recognize one Las Sendas home with a beautiful, well-kept yard! Our compliance team inspects the entire community about every three weeks and these particular homes don’t go unnoticed. Thank you to everyone who takes excellent care of their front yard landscaping and makes Las Sendas such an attractive place to live. 

WINTER C ARE FOR YOUR DESERT YARD Although winters here in the desert are relatively mild in comparison to much of the rest of the country, it’s still important to take care of your landscaping and prepare it for temperature changes. Here are four basic tips:

Watering

Water deeply but far less frequently during the winter months. Too much water isn’t healthy for desert adapted trees and plants, and since the temperatures are cooler and there is less sunlight, the soil stays moist longer. Make sure you are always allowing time between sessions for the soil to dry up.

Check-Up The weather is perfect for a little outdoor work, so

now is the time to turn on your irrigation system and walk the yard to find and fix leaks. It’s always a good idea to run your irrigation system for a couple minutes at least once a month to keep its mechanical parts in good shape.

Protection Pay attention to nighttime temperatures and have

frost cloths or sheets ready. Drape plants with a cloth big enough to reach the ground, but don’t tie it around the trunk. A sheet draped to the ground traps radiant heat still in the ground and creates a pocket of warmer air. Remove coverings during the day so the sun can heat the ground again.

Pruning

Cold nights can turn parts of some trees, shrubs and groundcover brown — don’t clip the dead parts off the plant. It may be tempting, but those dead parts will help protect the plant’s interior from further damage. Trim the damaged parts in late February or early March when the danger of frost has passed.

Favorite

Many of you have likely seen our Cup of Joey food truck here in Las Sendas and might have heard that we are soon opening a brick-and-mortar store! This, of course, didn’t happen overnight. In October 2020 — during the COVID-19 epidemic — we reimagined operations locally rather than serving coffee elsewhere. At first, participation at the former Red Mountain Farmers Market offered brief interactions with customers from this corner of Mesa. Over the last year, this has evolved into daily stops at nearby communities six days per week and the soon-to-be-opened Joey Café. Our community-focused insertion has been a key driver of local activities, including regular donations to local schools (like Las Sendas Elementary) and making a great fuss over family dogs who “smell” the truck and make a beeline for it! We have seen conversations between strangers start at the truck, unbridled pride in dog owners, and a whole lot of discussion about college football. In many ways, Las Sendas residents gathering around our coffee truck and chatting are reminiscent of times past when a visit to the local coffee shop was a routine morning activity. As immigrants to the United States, we have been made to feel welcome, and support from locals has been wonderful. Thank you for being a part of our journey! 

CELEBRATING 10 YEARS! The Mesa Marathon is celebrating its tenth anniversary on Saturday, February 12. With the beautiful desert uplands setting we all enjoy in Las Sendas, it’s no wonder that the race runs through our community — and is a favorite for participants and spectators alike! The Mesa Marathon was created by runners, for runners, and was established to serve a three-fold mission: 1. Educate aspiring runners by donating all profits to the Phoenix Marathon Foundation and Mesa Counts on College 2. Give running back to the runner 3. Showcase Mesa and the Phoenix East Valley to the world Please be aware that most of Ridgecrest and Eagle Crest will be closed starting at 4 am and will reopen in stages, with all Las Sendas streets anticipated to be open by 10 am. Traffic will not be permitted to cross the race route during the event so you will not be able to enter or exit your enclave, though exceptions will be made for first responders and emergency vehicles. Be sure to plan accordingly if you know you will need to leave your home during the marathon. Movin' On Up We are excited to announce that Marjorie Infiesto who has been an employee at The Vistas Pavilion since April of 2013 has been promoted to Banquet Operations Manager. We are so lucky to have her excitement and experience to enhance all of the services we offer. Marjorie is an Arizona native and a graduate of Red Mountain High School where she met her husband Erik. Marjorie has two

wonderful children, Leilani and Erik James, who will sometimes help us out if we need some extra hands setting up for an event. Marjorie enjoys all things outdoors including hunting, camping, hiking and living her best life spending this quality time in the outdoors with her family. Congratulations to Marjorie from all of us here at The Vistas Pavilion at Las Sendas. 

be an asset to Las Sendas. Eric Degrendele has been brought in as our new Executive chef, and we have new front of the house managers — Natasha Kinsey and Dante R. Cardenas — we welcome everyone on board and are very excited for the new year! 
