omes on the Eastside have been changing rapidly over the past decade. Every year, we see new modern homes pop up and the old houses being renovated, modernized, and expanded to fit growing families. We love that we get to feature all kinds of homes. But home is more than just one household. Home encompasses the entire community of people living and working together. In this issue, we highlight the individuals who make this community unique and keep the soul flowing. Sure, we all can feel the change; Austin has become ‘the place to be,’ the creative center of North America, and is now home to people from all over the country, and increasingly, the world. Though change is hard, our hope is to be a welcoming hub and continue to invite neighbors into our homes—regardless the size or style—because home is so much more!

Also in this issue, we share the story of Kenny Dorham's Backyard and how a long time local is striving to preserve a cultural legacy. We were honored to explore the home of Jessica Honegger. She created a beautiful space out of her renovated mid-century home in Windsor Park, filled with local art and unique treasures from her travels worldwide. For many people, home represents security and a brighter future. And for the Jeremiah Program, it has been a pivotal spot for single mothers in Austin to find their way out of poverty and on the path to prosperity. Then, last but not least, nothing feels better than walking back into your home after a vacation. Our “Away” section highlights some beautiful home-away-from-home experiences. For the first time, we curated two different experiences for our readers. Take note for your next getaway, and enjoy the dreaminess of the wine country. Transforming Chalmers Courts The Future of Affordable Living

Along Chalmers Avenue, between East 2nd and 3rd streets, is the Chalmers Courts community, a longstanding affordable housing project that’s been home to lower-income families since it first opened nearly 83 years ago during the Great Depression. Today, the community is made up of three multi-family developments: Pathways at Chalmers Court East, Pathways at Chalmers Court South, and opening later this year, Pathways at Chalmers Court West.

T

he three-phase redevelopment of Chalmers Courts community first began with Chalmers South in 2018, an 86-unit project completed in 2020. Shortly after, the renewal continued with Chalmers East, which made 156 units available to families. Now, Chalmers West will provide the community with an additional 152 units, and once complete, the complexes will bring 10 EASTside | Spring/Summer 2022

nearly 400 income-restricted rental units with modern amenities to central Austin. The new buildings were designed by Carleton Companies and Nelsen Partners Architects, in partnership with the Housing Authority of the City of Austin (HACA) who manages the complexes. The main goal behind the reconstruction was to provide some much-needed upgrades to the outdated structures which lacked crucial elements like central air conditioning, adequate plumbing, and electrical systems. In addition to meeting Austin Energy Green building standards, the buildings were designed to bring modern, sustainable, and affordable living to the Eastside. They now have energy efficient windows and appliances, and every apartment has its own HVAC system with programmable thermostats. Residents also have access to a wide range of community amenities, including a computer lab,

a club room, a fitness center, a bike station, and community-planned activities. The community also encourages residents to reduce waste by recycling and opt for shared transportation by providing ample resources and knowledge around sustainability. The transformation of Chalmers Courts doesn’t end with these three buildings. A health clinic and dental clinic are slated to open later this year, bringing critical resources within walking distance of Chalmers residents. As the city continues to grow, Chalmers Courts is an example of the investment and advocacy from public and private entities for affordable living in Central East Austin.

Mapping out the Heart Illustrations of Home WORDS BY Abby

When most kids flip through their early childhood storybooks, they imagine what it would be like to live within those pages, to live amongst the magic. Virginia Brown, however, wanted to learn how to create those worlds herself. 12 EASTside | Spring/Summer 2022

ike most, Virginia’s first exposure to the art of illustration was in those books. “I loved to turn through the pages and look at the pictures over and over. I was just obsessed, and I would try to trace the drawings [to] recreate them in my own style,” she fondly recalls. “As a kid, I loved to paint and draw, and I really loved to collage.” She took that early passion and carried it with her into adulthood. “I was a studio art major in college with an emphasis in painting.” She adds, “With that major, I was required to take just a very basic intro to computing arts class.” Learning the fundamentals of Adobe Illustrator “really opened a whole new world for me because I could combine my hand-drawn elements with digital elements and create something totally new and different,” Virginia recalls. With a new method of collage in hand, she began to experiment, eventually launching her Etsy shop. find more at eastsideatx.com

By far, her most popular illustrations are her customized maps. “I think my maps are special for people because they portray a place that's special to them…a place where they grew up or a place where they visited or are getting married,” she explains. With the custom designs and added elements, Virginia is able to recreate locations that are meaningful. She elaborates, “Whether it's their childhood home or a couple’s very first apartment together, or whatever it might be…it's a piece of art that really connects with people.” Though Virginia recently moved to Tennessee, she is a former Eastsider with a deep appreciation for the community, which served as a nourishing, replenishing environment for her creative soul. “I lived here for six years, and I loved it. It's a vibrant, creative community. And living in that Cherrywood house is where I took my illustration business full time, so it's really a special place for me. For instance, the East Austin Studio Tour included

several locations just in our little span of blocks so it felt like a really nurturing environment to venture out into a creative business. So that was cool,” she smiles fondly. Virginia herself also participated in E.A.S.T., showing her paintings and opening her backyard studio to the masses. Today, she continues to create and sell commissioned works of art through her Etsy shop and has also found great success working with brands like Oui by Yoplait, for whom she created award-winning French-inspired map illustrations. Her work continues to creatively display the value of a place, a community, and a home. Visual representations of a significant location offer up a unique quality that endears itself to the viewer. Poignant and affecting, Virginia’s illustrated maps are a touching addition to any collection.

Preserving a Cultural Legacy

Harold McMillan is the proprietor, curator, and director of the outdoor music venue and community gathering space named for legendary East Austin jazz trumpeter Kenny Dorham. The bebopper called the Eastside home and solidified his legacy and musical prowess when he played with the likes of Thelonious Monk and Dizzy Gillespie. 14 EASTside | Spring/Summer 2022

A

s it stands today, Harold’s nonprofit music venue sits on the lot beside the historic Victory Grill. The space is a vibrant, eclectic backyard that’s settled in the heart of the African American Cultural Heritage District (a designation that Harold himself played a part in establishing in 2007). The grassy nook is dotted with picnic tables and food trucks of varying cuisines, casual and familial to regulars. The stage that sits in the farleft corner from East 11th is lit up by jazz cats, blues connoisseurs, and other performers. The vision for the growth of Kenny Dor-

ham’s stretches far beyond the confines of the lot owned by the most current iteration of the City of Austin’s Urban Renewal Agency. Historically, the relationship between the URA and the predominantly Black and Brown neighborhoods of East Austin has been a fraught one. But Harold, a talented bassist in his own right and jazz enthusiast, has consistently worked to preserve the cultural, historical, and musical importance of this historically Black art form. Before Kenny Dorham’s existed, he put together an annual jazz festival (hosted under various monikers), and after many years, he found a home for his project to curate

and produce more consistent programming in Kenny Dorham’s Backyard as we know it today. To ensure the continued preservation of Black heritage and culture, to further the legacy of Kenny Dorham, and to create something that can be passed on and built upon by future generations, Harold is working with the newly-founded East Austin Creative Coalition to build a cultural center for the district in the space where the Backyard currently resides. If home is where the heart is, Jessica Honegger’s home is where you’ll find her heart’s truest pleasures: traveling, collecting unique treasures, running her own artisan-focused B-Corp, Noonday Collection, and nurturing her family. The house is teeming with storied objects— from antique furniture and childhood memorabilia to local artwork and unique pieces sourced from across the globe. “I have a business that empowers artisans all over the world,” explains Jessica, “so it was really important for me to incorporate a home that has that sense of story and that sense of soulfulness.”

ll of these treasures come together with surprising cohesion, thanks to the design vision of Jessica’s longtime friend, Shannon Eddings. “What's so unique about Shannon is that she is able to adapt to your style, and my style is so eclectic,” remarks Jessica. Together, the two transformed a mid-century house into a home that is both meaningful and modern.

The Honeggers bought their Windsor Park house in 2007, having already lived in the neighborhood for about seven years. It was Jessica’s husband, Joe, who wandered into an estate sale and pegged the place as a perfect new home for them and their three children. Ever enterprising, Jessica decided to write to the owners directly and sealed the deal on their dream home-to-be.

Supporting Global Artisans

Jessica founded the Noonday Collectionn in 2010 to connect artisans around the world to a growing market for their goods. She was inspired by Ugandan jewelry designers, Jalia and Daniel, who dreamed of fashion/ craft becoming a source for dignified jobs in their community. What started as a trunk show in Jessica’s home became a full-fledged, thriving fairtrade marketplace and accelerator for global artisan businesses. The Noonday Collection has recently expanded into home goods, with a series of lovingly crafted diffusers, candle holders, vases, vessels, and more.

Built in 1966, the bones of the house were solid so the Honeggers’ architect, Sarah Bullock McIntyre, convinced them to keep the original footprint. They opened up the central floor plan and installed skylights into the lofted ceilings. Many rooms shifted purpose. A former playroom off the primary bedroom became Jessica’s home office. The sizable guest bedroom abutting the back patio transformed into a well-used “wet room” after they finished installing their pool in 2017. Now, beyond the entryway, the dining, living room, and kitchen areas open up as a well-integrated set of design vignettes, which speak Shannon’s skillful styling. “I wanted it to feel the way I feel when I walk into some of my favorite boutique hotels internationally,” Jessica reflects. “You know, that feeling of soulful, gathered, warm, hospitable.” An arching original-brick fireplace immediately draws the eye towards the back of the space, where it’s sidelined en route by intriguing furnishings: taupe saddle leather chairs sourced by Shannon, an antique cabinet filled with figurines that belonged to Jessica’s mother, a mid-century-esque coffee table built by Joe, woven baskets from Africa, and a planter gifted by an artist in Peru. 20 EASTside | Spring/Summer 2022

The kitchen is simple and modern in contrast, but still organic and warm. A quartzite waterfall countertop is flanked by white oak cabinets and a textured zellige backsplash, alongside sleek, modern appliances. Shannon was integral in bringing in modern elements and cultivating a sense of balance throughout the home. “I think a lot of clients can have a narrow mindset about what they can do, especially in a mid-century home,” she explains. “In my own work, I love to mix decades and different eras, and I think Jess and I really see eye-to-eye there.” While Jessica is thrilled with how her vision came to life in the home and over years of renovation projects, the office, however, has become her personal sanctuary. With serene teal hues showcasing a Matisse-inspired ceiling mural and huge windows facing the backyard, it’s a space that inspires gratitude. “My husband and I will have coffee here in the mornings and just chat.” She adds, smiling fondly. “I sit here and look at the trees when it’s green, and I just, I can’t even believe I have this.”

Seek & You Shall Find

During a stay at the South Congress Hotel, Jessica and Joe became enchanted by the artwork and decided they wanted something similar for their home. The next day, Jessica mentioned their stay to a friend, who turned around and introduced her to Tyler Guinn, the Austin artist who had done all the work for the hotel. Today, the Honeggers’ home sports several of Guinn’s pieces, hand-picked by each family member. “Love Comes Down” is the earthy-hued work that hangs above the fireplace, coalescing the room’s warm, organic palette.

AN ART-FILLED, AIRY RETREAT REFLECTS AN INNER AESTHETIC.

For Jenn Perron and Andy Josuweit, their home is an oasis. While each room of the 2,100 square foot home offers a retreat of its own, each individual favors a nook that was explicitly designed to reflect their personality.

The Perfect Fit

Working with Amity Worrel & Co. was a done deal from the get-go. For the couple, having a firm that handled both the design and the construction was a must. Plus, homeowner Jenn explains that the design duo's personalities and aesthetic fit in just perfectly with their Eastside home.

An Eye for Art

From Marfa to Roundtop to the Austin Studio Tour, Jenn and Andy carefully select their art pieces as they adventure around the state. The art may seem eclectic as it ranges from murals to tapestries to ceramics, but each purchase fits like a puzzle piece into their home.


J

enn spends most of her time perched between two bookshelves near the front of the house. “I call it my kitty cat corner because [we] get so much light, and I just sit here all the time,” she gestures to two plush armchairs gathered between rays of sunshine and accented by a side table supporting a chilled glass of rosé. The laden bookshelves serve both as a display case for dozens of tomes and a functional divider to the entry. Despite their artful curation, the books are not just for decoration; Jenn has read nearly every novel. Downstairs, the home could easily have become an airy loft with its lack of defined spaces; however, Jenn explains that when they remodeled their home under the guidance of Amity Worrel and Andrée Chalaron, the designers were able to create three separate living spaces within the flowing open floor plan. The kitchen is the most distinct space, but it is one that she says is primarily occupied by Andy. As the chef of the house, he is the one who dreams up the dishes served to the running list of guests the couple entertains in the bright space accented by whimsical pieces that create a unique, homey feeling. “We entertain quite a bit…Andy loves cooking, and obviously, we love to party. I think that was a big part of the reason we just wanted to make the place comfortable to welcome friends and family,” she smiles. While art can be a focal point in any home, Jenn and Andy upped the ante by integrating their art collection permanently into each space. The back of the uncovered bar and the interior of the powder room feature Emily Eisenhart's art, and the walls are covered with commissioned work from local artists that express the couple’s love for the originality of a good statement piece. While the overall aesthetic of the home is calming, to arrive at the current arrangement, Jenn explains that it was like piecing a puzzle together, from side tables picked up on the curb to Instagram gems. In order to make this house into the home it currently is, Jenn admits that she spent a significant amount of time on a scavenger hunt for the perfect pieces. “You have to buy a lot of bad to buy any good,” she laughs. “But that’s the fun part.”

Finding A Home

Jeremiah Program Austin Supports Families through Community Janine Stankus Jeremiah Program

“Home,” for most people, is more than a mere residence. It’s where comfort and security are found, a place to work and recharge, a place to be ourselves and nurture our families. But for too many single mothers stuck in the cycle of poverty, “home” is something out of reach.

T

wenty-four percent of single mothers experienced poverty in 2020 according to census.gov, and lack of basic security is one of the biggest barriers to economic advancement. “It's really hard to focus on school and your kids if you don't feel like you're in a safe environment or if you're worried about how you're going to pay rent,” explains Deirdre Anderson, Director of Development for the Jeremiah Program in Austin. “[Home] is a foundation for being able to move your family out of poverty.” Jeremiah Program (JP) was founded to disrupt the cycle of poverty for single mothers by providing the support both they and their children need to succeed. Safe and affordable housing is a key pillar of the program, along with career-track college education for moms, early childhood education for their children, empowerment training, and last, but not least, community.

Launched in Minneapolis in 1998, JP came to Austin in 2013. They partnered with Guadalupe Neighborhood Development Corporation (GNDC) to rehabilitate a brownfield lot near Austin Community College’s Eastview campus. In 2017, JP opened their residential campus, featuring 35 fully-furnished 2 bed/1 bath units, a computer room, laundry facilities, and a childhood education center. GNDC handles leasing and management of the property, while JP works with mothers to facilitate course enrollment in career-track education programs, connects them with financial aid, and provides critical training and mentorship. The program’s mandatory 12-week Leadership & Empowerment curriculum is what Deirdre calls their “secret sauce” for success. “It sets [mothers] up to envision that they can achieve their college degree or their professional certification.” find more at eastsideatx.com

Because JP’s approach is two-generational, the program focuses equally on the children’s experience (most of whom are under five, as a prerequisite). In the child education center, there’s an emphasis on social and emotional learning, which builds skills and confidence—as well as a sense of community. “I always think about one child who would call the complex ‘Jeremiah City,’ because she had all her friends in the classroom, and her mom had friends on campus,” Deirdre recalls fondly. The shared, and often difficult, experiences of JP mothers, which they talk about during the empowerment training, forges strong bonds among the residents. When speaking with moms about the program, Deirdre hears a common refrain. “It’s this feeling like they’ve found their people or their place and can now be themselves.”

Since 2017, JP Austin has produced 24 graduates, and some have even gone on to pursue social work or advocacy inspired by their experience. More than just a residence, JP provides a sustainable sense of security for single-mother families. What are the most important legal considerations when purchasing a home?

I believe that there are generally two. First, that the parties clearly and adequately detail what their agreement actually is. For example, if the drapes are not going to be included with the house, make sure the contract reflects that. Secondly, buyers need to ensure that the sellers are conveying good, clear title to them. This is usually handled by an independent title insurance company.

What are some common mistakes made by first time home buyers? Not understanding what they have agreed to in writing, not protecting themselves with the appropriate contingencies, and not understanding all the time deadlines written into sales contracts.

What steps should buyers take to avoid those mistakes? Review all of your documents – each and every page, word for word. If you don’t understand what you are signing, make sure you discuss in detail with your representative, whether it be a lawyer or a realtor.

Why is it important to have a lawyer assist in real estate transactions? To be fair, not every real estate transaction requires a lawyer. However, when the deal is a bit out of the ordinary or there are unconventional terms, I would recommend discussing it with an attorney before you sign the contract. It likely won’t be as expensive to confer with an attorney as you would expect, especially considering the underlying transaction is likely valued in the hundreds of thousands of dollars. Property taxes are on the rise. How can East Austin home owners keep their rates fair? Candidly, they can’t, other than being active in local elections for those entities that determine the tax rates because the rates are set by the county governmental units. However, homeowners may be entitled to have the appraised value of their home lowered which will ultimately lower the amount of taxes paid (but not the tax rate itself). There are also various exemptions that certain homeowners may be entitled to that may reduce the amount of property taxes paid. The most common are the homestead exemption, agricultural exemption, and the over 65 exemption.

A monolithic gray stucco wall faces the main home, a choice that deemphasizes the building from the street. While striking, its scale and massing feel appropriately deferential, while also offering privacy to those inside. A generous patio and hidden carport are placed between the stucco wall and a taut, two-story volume clad in vertical cedar planks intended to silver with age. The volume’s pitched roof accommodates an airy and uncompromising bedroom suite with vaulted ceilings, his-and-hers closets, an outdoor deck and fireplace, and a skylit bathroom with a walk-in shower.

Day One Arrive by car and drop your bags at the Solage Auberge Resort & Spa. The 25-acre resort is located in the northernmost part of Napa Valley which rests on Calistoga’s natural hot springs. Nearly a decade after opening its doors, Micklethwait Craft Meats has become an established name in the world of Austin barbecue: an impressive feat considering the number of fine meat purveyors within city limits. 46 EASTside | Spring/Summer 2022

icklethwait is an Eastside barbecue heavy hitter. Known for its flavorful smoked meats and cosmic cowboy aesthetic, this barbecue joint offers all the fall-off-the-bone essentials like brisket, ribs, pulled pork, sausage, chicken, and yes, even tur-

However, in a city like Austin, it would be a huge disservice to meat lovers and taco enthusiasts alike to deny the union of an undeniably delicious pairing: smoked meats and tortillas. That’s exactly why in January 2020, owner and pitmaster Tom Micklethwait, along with partners Ren Garcia and Javier Montesinos, opened Taco Bronco, a Texas-style taco trailer. “It’s just the natural take on tacos for us,” says Tom. As for the type of tacos, “think rodeo style,” he explains. While Taco Bronco may be perceived as solely “Tex-Mex” cuisine, the trailer’s focus is to deliver a mouthwatering experience rooted in the savoriness of their quality meats. Every Thursday through Sunday, the team serves up Micklethwait meats on highly sought-after menu items like tacos, nachos, and quesadillas. Though such items can be readily found at any neighborhood taqueria, Taco Bronco’s versions have a personality of their own. “With the mix of the barbecue, we knew we had to do something Texas ranchstyle,” Tom shares. “Fire-roasted meats and braise—to me that’s like a South Texas thing.” Though it would be easy for Taco Bronco to drop a bit of brisket

on a tortilla and call it a day, the team packs plenty of flavor and flare in each bite, and the results remain far from dull. Two fan favorites are Brisket Suadero Deluxe Taco and Smoked Carnitas Taco: each a tantalizing mix of juicy meat on a delightfully tasty El Milagro corn tortilla. Both tacos are served with fresh green onions and cilantro, but the Brisket Suadero is topped with just the right amount of cotija cheese, while the Smoked Carnitas is served with griddled jack cheese, perfectly pickled onions, house made Bronco sauce, and smoked pecans for the finishing touch. Taco Bronco also offers their own rendition of the birria taco. In fact, the trailer was serving lamb birria long before the trendy taco craze

took over. But unlike other taquerias, Taco Bronco birria is lambbased and takes about 24 hours to prepare. First, they smoke the meat and then cook it overnight in brisket fat until it falls apart. The crew then adds the broth and birria seasonings to the smoked lamb. “People really respond to the birria,” Tom adds. “It’s one of our best-selling tacos.” While there are countless taco and barbecue joints to choose from, Taco Bronco is a noteworthy eatery that has found the key to fusing both of Austin’s favorite flavors into one delectable cowboy cuisine.

it is clear, from the way Kasubi off-handedly picks up wines and rattles off the provenance, grape varietal, and a few pairing facts, that the atmosphere at Cork & Screw is an educational one aimed at cultivating knowledge through culinary pleasure.

Kasubi explains that people who are seasoned and who love wine come in and enjoy it, too. Yet, he goes on to explain that the shop’s unique selection is not synonymous with pompous. In a refreshing change of pace, although this wine shop’s shelves are filled with smaller purveyors and obscure vineyards, the selection feels natural rather than contrived.

Wine can easily be misconstrued as a sophisticated adult beverage that is only for the initiated. But that notion is simply wrong, and Tatanka Guerrero from Cork & Screw does his best to dispel the myth.

“T

his,” Tatanka says, gesturing around the two-room cottage that serves as a wine tasting room with

bric-a-brac furniture shoehorned into place for an intimate tête-àtête, “just makes simplicity great. We wanted to make wine really approachable and not intimidating.”

Indeed, with names like 21 Savage from the Texan producers Soto Vino and an array of pét-nats (or so is the style pétillant natural is fondly-termed), the walls of wine that line Cork & Screw wine shop, a homey storefront housed adjacent to the tasting bungalow, are anything but pretentious. Even the staff offer an unexpected twist to what many expect from a wine experience. Kasubi Manega, a self-proclaimed wine enthusiast, has no formal training in the profession prior to working with Tatanka. Nevertheless,

Old world wines, new world wines, and natural wines all make the list, but it is the natural wines that elicit a particularly warm introduction. “We definitely have the majority of natural wines, but we definitely do appreciate the old world wines,” Tatanka notes. “And that's it to us. Wine doesn't have to be too serious, you know? At the end of the day, you’re going to catch a little buzz of fun, and I believe the best wine in the world is the one your palate likes.”
