Tackle home maintenance projects to save money Much like the upkeep on your car, tackling home maintenance on a regular basis will prevent problems from developing and save you from larger repair costs down the road. Some projects should be left to the professionals, but there are plenty of weekend jobs that any homeowner can easily handle, like these: Inspect your roof and make minor repairs. Winter can be especially hard on a roof. Look for ice, hail or water damage. Replace any cracked or missing shingles and clear any debris. Clean your gutters. It’s not glamorous work, but your home’s gutters play an essential role in moving water away from your home and preventing damage. Consider installing gutter guards to ensure your gutters remain functional and free from debris. Inspect windows and doors and re-caulk where necessary. Because a

proper seal is essential in both heating and cooling seasons, this job should be performed twice a year to protect against drafts and moisture, and to keep insects out. Worn weather stripping should also be replaced. Check your insulation. Attics should be insulated to R50, which can usually be achieved with an insulation depth of at least 16 inches. Top up with an insulation product that is water repellant and fire resistant. Don’t forget to ensure that your basement headers are insulated properly to prevent overworking your furnace and air conditioner. Other simple jobs include fixing leaky faucets, repairing and resealing decks, inspecting the foundation and scheduling a check-up for your HVAC system. The key is being honest about what you can handle and, when in doubt, call in the pros.

The frequency of severe storms is giving homeowners one more reason to build with the strongest materials and the smartest technology available. Concrete walls, instead of wood, are a good start. They are energy efficient, healthier for residents, cost effective, and eco-friendly. Extreme weather events in every season now are thrashing, burning, flooding, and flattening many homes into rubble, and such storms are making many homeowners wonder what would happen to their homes if they were in the path of such destructive winds. The frequency of severe storms is giving us one more reason to build with the strongest materials and the smartest technology available. Concrete walls, instead of wood, are a good start, but as it turns out, they are also far more energy efficient, healthier for residents, cost effective, and eco-friendly. “If you ask for the house to be built with insulated concrete forms, known as ICFs, it will immediately withstand winds of up to 402 kilometers per hour,” says Todd Blyth at Nudura, a leading name in building technology. “An ICF home is also top-rated for its insulation.” Specifically, the walls are con-
structed with preassembled, interlocking units (similar to Lego), so they’re easily transported to any building site. Each form consists of two panels of thick foam (expanded polystyrene) connected with a Nudura patented web system. Guided by architectural design and beauty aspects, the ICFs are stacked, steel reinforced, and filled with concrete until the entire building envelope is complete. In addition to hurricane and tornado impact resistance, the fire protection rate is as long as four hours. Premium insulation will vastly reduce air infiltration (compared to wood walls), giving an efficiency rating as high as R-50 due to the thermal mass of the concrete (compared to an average R20 in wood structures). That equates to reducing household energy bills by up to 70 percent. And if optional inserts are added to the ICF forms, this efficiency is improved even more.

Kitchen remodels are a safe bet when it comes to putting money into improving a home. Residents tend to spend a great deal of time in the kitchen, but a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. It’s possible to recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home. Homeowners should know that a deluxe renovation may not be necessary, as relatively moderate improvements can create a whole new look for a kitchen. Look to paint. How to make your renovation a successful, positive experience
Living in a construction zone can be stressful and trying but there’s nothing more rewarding than the end result, which can bring years of enjoyment and ultimately add to your home’s bottom line. By Scott McGillivray Metro Creative Connection In the United States, renovation spending has more than doubled since the late 1990s, reaching nearly $65 billion last year alone. Oftentimes the investment a homeowner makes is substantial, both financially and emotionally. The stakes are high. That’s why it’s imperative that the job is done well from start to finish. There are a number of steps a homeowner can take to ensure a positive experience and a successful outcome, including: 1. Know your goal. Ask the question, “What is this renovation designed to accomplish? More functionality? Storage? Living space?” If a homeowner doesn’t know where they’re going with the renovation, chances are they’ll never get there. 2. Do your research. In most things, knowledge is power, and knowing what to expect, in advance, can keep expectations in check. Investigate options, budgets and timelines, and arrange financing in advance. 3. Hire professionals. Be sure that they are happy to work with you to
meet your budget and achieve your vision. Communicate clearly and often to ensure understanding on both sides. 4. Opt for a general contractor and trades that are experienced, licensed and insured. Don’t hesitate to check credentials and references. Get recommendations from family, friends and colleagues who have had work done and were satisfied with the results. 5. Start with quality building materials. When it comes to home renovation and construction, the adage, “it’s what’s on the inside that counts” seems apt. While homeowners tend to get caught up in the aesthetics of a project, such as finishings and paint colors, the key to a successful renovation often lies in what you won’t see. Investing in quality behind your walls will ensure durability, comfort and safety for years to come. 6. Focus on the basics. This includes quality electrical, plumbing, HVAC, framing and drywall. Don’t underestimate the importance of insulation — especially in a basement renovation. Not all insulation is created equal. Opt for insulation that is fire-resistant, sound absorbent and

Develop a good plan. This includes preparing for the unexpected. Setting aside a 20 percent contingency fund will help bring you to the finish line when unanticipated issues creep up. Lastly, the key to a successful renovation includes patience. Living in a construction zone — or alternately moving out while the work is done — can be stressful and trying. Keep your eyes on the prize. There’s nothing more rewarding than the end result, which can bring years of enjoyment and ultimately add to your home’s bottom line. How to increase storage in tight spaces
Cozy, quaint homes attract many home buyers and renters. Be it a cottage-style house or a studio apartment, smaller living spaces often involve getting creative with storage. People live in smaller homes for a variety of reasons. Some choose to live in a smaller home so they can be right in the thick of things in a city or urban center. Others scale back on living space in an effort to save money. But storage space in small quarters is often at a premium, and thinking creatively is a necessity to keep the home tidy and items out of view. Rainy or chilly days are the perfect times to tackle indoor organization projects. When the outdoors isn’t beckoning, you can devote all of your attention to addressing storage issues in your home. To begin, take inventory of what you have, going through your possessions and determining what can stay and what can go. Part with anything you haven’t used in quite some time. The next step is to sort items and get organized. Then you can find a place for everything. For example, if you have a dozen bath towels but only one sauce pot, you will need to find more room for linens than kitchen cookware. You may need to borrow space from one area of the home to give to another area. The following are some additional tips to increase space in an otherwise cramped home. • Add shelves. Increase cabinet and closet space by adding shelves into them. This may double or even triple the amount of usable space, especially if you customize the shelving to fit storage containers you use to store everything from shoes to craft items. • Opt for dual-purpose furniture. Benches with lids that lift up and sofas that convert into guest beds are just a few of the many ways you can keep a small home neat and increase storage space. An ottoman is a great place to store extra blankets and linens, while a trunk or crate with a

sturdy top can be used in lieu of a traditional coffee table to keep books or board games. • Think vertically. When floor space is at a premium, you may need to look up for storage. Frequently used pots and pans can be hung from a decorative rack in your kitchen. Use magnets on jars to store a spice rack on the wall near the stove. Racks above cabinets or on doors can be used to store everything from shoes to jewelry to toiletries. Shelving in children’s rooms can store lesser used toys away from the floor. Empty walls are valuable real estate in a small home, and tall bookshelves can house a number of different things. • Take advantage of oddly shaped crevices. If you have space under a staircase or a spot by a dormer or in an attic eave, use the space to store items. You may need to get creative, such as adding a door and small closet into the staircase, but such spaces make practical storage areas and add character to a home. • Use see-through storage containers. Many people find that plastic storage bins are neater and more stackable than boxes. See-through bins enable you to quickly find items so that you are not searching around the house for lost items and creating a bigger mess along the way. Clear storage containers work in the refrigerator, too. You can more easily spot

leftovers, and uniform stacking containers free up more room for bulkier items. • Make use of space beneath your bed. There likely is ample room to store more things than just dust bunnies beneath your bed. A bed frame with built-in drawers is the perfect place to keep bed linens and out-ofseason clothes. Beds can be raised on blocks to create more space underneath for storing rolling plastic containers and even seldom-used suitcases. • Opt for an armoire. Armoires are not exclusive to bedrooms. Armoires can be used in dining spaces or in dens to store items out of sight. An armoire can be used when retrofitted with a pull-out shelf as a laptop desk, storing all office items behind closed doors when not needed. • Improve storage in the bathroom. Try to choose a vanity that has under-the-sink storage so you will have a place to store some toiletries. Home improvement centers sell cabinets and etageres that can be placed above the toilet tank as a storage space for bathroom items. In the shower, hang a second tension-loaded shower curtain rod on the inside of the shower enclosure that can be used to hold bags of kids bath toys and other toiletries, keeping them off the tub ledges.

Beautiful lawn vs. faithful pet: putting a stop to lawncare woes
Over time a pet who is routinely using a patch of grass as his personal potty will damage that stretch of lawn. The behavior of canines plus the chemical components of the urine contribute to the brown, dead patches synonymous with dog waste. But there are ways to mitigate the problem. Dog urine and feces can often be a frustrating problem, even to pet-lovers. The war between wanting a pristine lawn and a healthy pet can drive pet owners to investigate ways to prevent or reduce marring of the lawn. Do those urban legends like tomato juice or baking soda work? In most cases, no. However, there are ways to reduce the amount of lawn damage with other methods. Understanding why urine and feces can affect the lawn requires understanding the makeup of these waste products. The fundamental problem involves the concentration of nitrogen in the solid and liquid waste. Primarily in dogs, the kidneys serve to remove excess nitrogen from the dog’s high-protein, meat-based diet. In small concentrations, nitrogen applied to a lawn can actually serve as a fertilizer — helping the lawn to be green and bright. But it’s the higher concentrations that do the most damage. These essentially burn out the grass and cause brown, bare patches that can be rather unsightly. A few decades ago, Dr. A.W. Allard, a Colorado veterinarian, examined numerous variations in dog urine and the effects on several common lawn grasses. He found fescue to be the most nitrogen-resistant. Yet, even that grass has it’s saturation point and can brown. Dog owners sometimes think that female dogs have different urine chemistry because they tend to do the most damage to the lawn. The fact is, both male and female
Pet lovers can cohabitate with their pooches and still enjoy a nice lawn. It just takes a little creative thinking and training. dogs can do damage, it just comes down to the way urine is applied. Male dogs oftentimes “mark” their territories or spray a small amount of urine to different parts of the landscape. These small concentrations may not damage the lawn much. However, a female dog tends to squat and apply the urine in one spot at a high concentration. That liquid seeps into the lawn and can do damage. Male dogs who do not lift their legs and prefer to squat can do the same level of damage as females. Cats that use the outdoors instead of a litter box may also create brown spots, particularly if they visit the same spot over and over. Apart from diluting the urine, which can cause its own issues, the best way to alleviate brown spots is to walk the dog around the neighborhood to other appropriate spots. Otherwise, a dog-only area can be set up in the yard. Then pet owners must train their dogs to use

that specific area. Laying down pea gravel or mulch can be a way to absorb the urine without having it damage the lawn. Camouflage, like bushes or a fence, can set the dog area apart from the rest of the backyard as well. It can take up to two weeks or more to train an older dog to take to the new potty area. Puppies may adapt a little faster. Collecting urine and feces and placing it in the dog’s area can help set up a scent mark that may make it easier for dogs to learn that’s where they’re supposed to go. For the training period, pet owners should accompany their dogs to the new area on a leash; do not leave the pet unattended in the yard. He or she may revert back to the normal spot being used for relief. With time and patience, petlovers can cohabitate with their pooches and still enjoy a nice lawn. It just takes a little creative thinking and training.
