Built for AMP in 1991, Bourke Place was marketed as having the “timeless quality of a masterpiece�. The building is equipped with a digital Building Automation System (BAS). The system is a Satchwell BAS 2000 model. The system monitors and controls the following building elements:

* Individual zone air conditioning controls * Operational control and/or monitoring of all central plant elements * Lift services status and monitoring * Emergency Power Generator and load shedding * After hours Air Conditioning * Time controlled circuits (e.g. Lighting)

The building is used/compartmentalized into four main areas : OFFICE TOWER RETAIL STUDIO PARKING

2021

The OFFICE has become much disused, RETAIL is concerned much less with branding and is used more as a trading ground for goods The STUDIO area is taken over by architect squatters The PARKING becomes obsolete but the area is much loved by a growing percentage of the demographic the nomadic

2031 The open plan PARKING typology takes root and is loved by the nomad culture for its flexibility

There are a number of f carriers with committed to long term contracts to provide telecommunication services.

like a tree the water travels up the core pulled up by propeller-pumps pwered by the wind - the stomata of the tower The lift system in the core is still in place and runs entirely on the solar power The street circulation is lifted off the gorund plane to create an unobstructed soil for farming purposes.
