I am very pleased to present the Elders Estate Magazine for the first time as the General Manager of the Farmland Team. I would like to also acknowledge the devastation caused by the floods that are occurring across the East Coast of Australia. I hope the flood waters recede quickly and recovery can commence as fast as possible. Please stay safe.

Australian agricultural land values continue to appreciate, well above most asset values in the rest of the economy. The rate of average annual capital appreciation over the last 5 years was 9.5 per cent and year on year growth in the second quarter of 2022 was 15.7 per cent. The continued strength of commodity prices, favourable seasonal conditions (albeit with flooding in many parts), and historically low interest rates, has created strong demand from rural property. The strength in the market has also reduced the incentive for landowners to sell property, as they take advantage of these conditions. We expect that the low supply of property on the market, and strong demand, will continue to support property prices.

The properties appearing in this edition of Estates highlight that Australian agriculture has a diverse range of opportunities across enterprise types and regions. Buyers should be looking right across the spectrum for opportunities to invest. Our Rural Property Update highlights land value performance by region to ensure buyers and sellers are fully informed of the market. Elders Rural Property Update Q 2-2022 - Australia

Median $/ha: $8,158 QoQ +11.2pc YoY +15.7pc

Transactions: 1,569 QoQ +2.3pc YoY 36.7pc

National median price per hectare increased by 11.2pc, driven by strong growth in Queensland, South Australia and Western Australia.

Transaction volume rebounded in Q2, primarily due to growth in New South Wales. However, supply remains tight across the country.

In contrast, the 1yr rolling median price per hectare increased by 3.3pc in Q2 to $7,452/ha, the twelfth consecutive quarter of growth. Rolling transaction volume declined for a fourth consecutive quarter, down by 10.8pc to 7,541.

VICTORIA & RIVERINA MARKET UPDATE

The spring selling season throughout Victoria and the Riverina regions has continued to witness excellent results over all asset classes despite seasonal and economic headwinds.

We particularly acknowledge the hardships being faced by producers who have been impacted by the floods.

Demand for well-presented and quality assets over a widespread list of locations and industry sectors are still outweighing supply with new and existing investors continuing to include agriculture as a focus for their portfolios.

Particular regions of note that have experienced record results include the Riverina, South Gippsland and the Wimmera/Mallee.

Buyer confidence has ultimately been underpinned by a combination of continued strong commodity prices, coupled with fewer available opportunities.

Investor profiles have varied depending on the asset class, scale and price point, with family operators and institutional investors playing a key role in the sector at present.

There has further been a continued focus by investors searching for regions that provide value propositions through either development or transformational opportunities.

Looking ahead, there is some speculation that the rural property market may soften, off the back of rising costs of production, inflationary pressures and interest rate movements, however there is little evidence at this point of any shift in buyer sentiment.
