“Australian rural properties values remain strong and turnover has reached the second lowest level since 2016. Year on year results show a 3 per cent increase in value and a 17 per cent decline in the number of transactions nationally. Poor seasonal conditions at the start of year in some southern areas saw a slight reduction in quarteron-quarter values but improved seasonal conditions and stronger commodity markets are likely to see values return to long term trends. High-quality, well-presented properties continue to be in strong demand irrespective of where they are. Indications from the Elders team in southern areas are that quarter two is strengthening as commodity prices improve and there are good prospects of a normal or better spring.”

State Review

The state rural property price indicators show that NSW, Qld and WA continued to increase as livestock prices firmed into the new year. The north also enjoyed good finish to the wet season and there was good rainfall in summer dominant growth areas.

Some southern regions saw price retreat to the long-term trend as seasonal conditions deteriorated. These conditions also saw a significant reduction in properties coming onto the market. Part of this was the normal slow-down in the property market over summer and early autumn.

There were falls in sales volumes across every state except for South Australia where sales were seasonally strong before winter crop planting preparation. The seasonality in sales patterns in South Australia was not witnessed in the other states. Quarterly Price Rural Property Indicator

TASMANIAN MARKET REPORT

Sustained dry periods have reduced crop yields over the past 12 months, however late June saw reasonable widespread rains across the state, which was the first of our major winter rainfall for the year. This has given a level of confidence of some sub-soil moisture, with future rains assisting in runoff and catchment fills.

The Tasmanian Governments irrigation scheme has been a major source of relief for many farmers throughout the state and proving to be a successful tool in the mitigation of extended dry periods. This has been critical in the recent dry autumn period.

King Island and Flinders Island however are both being hit hard with well below average rainfall. The state has had to stimulate Drought Assistant Packages, and the islands have been the recipients of this fodder assistance to keep livestock through to the Spring.

Softer livestock prices, with increasing share of produce heading to the mainland. Re-stocker seem to have greater feed options than Tasmania at present, seeing the stronger demand to truck livestock over Bass Strait.

Recent sales from across the state include “Lachlan Mohr” on Liena Road in Mole Creek, “Quamby Lodge” Birralee Road in Westbury and “Watery Plains” on Fernleigh Road, Caveside.

Climate action and renewables are adding new buying groups to the Tasmanian rural market, with increased interest in carbon sequestration and wind farm installations on suitable properties. The Plantation cycle is seeing several large plantations in the harvest window, and attention is turning to the future use of this land. Consideration is being given to transitioning suitable land back to traditional agriculture, whilst Softwoods for Carbon consideration is a real option.

Monetary policy is still restricting Tasmanian farmers ability to invest, this in addition to a reduction in crop yields has limited local investment in property sales. Banks are tightening the criteria in their lending, however, the market is indicating that those with strong Balance Sheets are still well positioned to maximise on opportunities in the market.

FIVE MINUTES WITH ALLANAH

FERNANCE

Allanah Fernance is an up-and-coming Rural Sales Agent working throughout Tasmania, and based in the Elders Real Estate Launceston office.

Allanah knew she had a passion for real estate and the property market even as a child, and upon turning 18, decided to make that dream a reality.

“I spent my childhood moving around various parts of NSW, Victoria, and travelling through Outback Australia,” Allanah said.

“Discovering different places in Australia, different communities and different landscapes led me to realise my passion for real estate, and I haven’t looked back. “I first started in the industry as an 18 year old working as a residential property manager, and specialising in a rural property portfolio. This role equipped me with foundational skills, and I worked hard to join the rural sales team, which was my aspiration, and finally achieved this goal in October.”

Now, working in a hybrid role as both a selling agent and a support officer, Allanah explained her day-to-day can vary greatly.

“My days involve deep researching of potential or new listings, analysing recent sales and market trends and completing appraisals and property inspections,” she said.

“This role gives me opportunity to learn the back-end processes of the sales role and spend time developing a deeper understanding of the underlying values and the current trends within the market.”

It is clear Allanah has a natural talent for her role, which she explained comes down to wanting the best for her clients.

“I absolutely love working as an agent, I am a huge people person and enjoy developing long-lasting relationships with clients,” she said.

“Having the opportunity to be out of the office and on-farm is a highlight of my role. I really enjoy hearing the history

and dedication of some of the properties we get to market, walking around with vendors and hearing all the work that has gone into the asset is incredible. I believe this story behind the land is a key marketing tool and taking the time to understand this will achieve the best results.”

Allanah was part of the team who recently joined Elders as part of the Knight Frank Tasmania acquisition, which she says is an exciting next step for her career.

“Our recent transition to Elders has been an exciting one for all involved, but especially our rural sales team,” Allanah said.

“I see this transition as a very positive one, with huge opportunity. The ability to work directly with agronomists, livestock and rural products staff provides opportunity for me to build relationships and create a referral process from agent to agent in the different rural sectors.”
