Surging US grinding beef prices and solid seasonal conditions in Queensland, are adding confidence to the Australian beef sector. Long term demand for high quality protein is expected to continue to grow as populations increase around the world and economic growth improves post COVID.

ABARES forecasts that the Australian beef industry is expected to contribute $15.7b approximately 18 per cent of the expected $85b total value of total farm gate value of production in Australia in 2024-25.

In 2023 Queensland accounted for approximately $2.94 billion or 22 per cent of the total turnover of rural property in Australian. Early results from our Rural Property Update Q4 2024 (to be published over the next couple off weeks), show a surge in the value of Queensland land values for the full year of 10.2 per cent and a five year average capital growth rate of 13.2%.

By any measure the beef industry creates significant value for Australian and those that invest in it. It is an important market for Elders as a whole and our Farmland product in particular. I think this ‘Beef’ edition of Estates Magazine is testimony to the contribution Elders makes to the beef industry in Australia.

This year Elders celebrates 185 years of continuous service to Australian agriculture. Coincidently, Elders has been appointed to take to market the ‘Yeeda Aggregation’, the first cattle station to be established in the Kimberly region of Western Australia. ‘Yeeda’ was founded by the Murray Squating Company in 1881. The Kimberly Meat Company is a part of this transaction and is the newest operating beef processing facilities in Australia which commenced operations in 2017.

Elders is proud to be a Principal Partner of Beef 2024 and we look forward to working with the beef industry for another 185 years.

PROPERTY MARKET UPDATE FROM TIM LANE

The impact of the improved seasonal conditions from the start of the rain falling late November and the widespread coverage across Queensland and the Northern Territory has been welcomed by the agriculture sector, prompting an uplift in outlook and confidence in the market. This has led to a jump in listing activity across our agent network for a range of property types, including scalable grazing in the Western Downs and Central Queensland regions, sugar cane further north and continued activity also in the lifestyle market.

Another notable factor is the sustained corporate interest in carbon and other environmentally driven initiatives. This interest injects fresh capital into the sector, prompting competition both on and off the market for acquisitions. It will be interesting to see the potential impact of any government shifts in direction of the proposed ILFM methodology over the coming months. Despite some uncertainty, capital sources remain well-

informed in acquisition mode, whilst the traditional lending market continues to remain active as well.

Recent sales by the Elders team, including ‘Inverclyde’ and ‘Bullamakinka’, were well-presented assets, attracting good competition and achieved results consistent with market expectations. Enquiry remains strong for quality property with scale. This commentary was reflected in a recent industry update provided by Will McLay from HTW, which supported the ongoing trend of solid market enquiry.

Extended wet weather conditions across the state have impacted access to properties and delayed their entry into market. Additionally, some vendors are opting to wait and take advantage of feed opportunities before listing their properties. Certainly, there is increased supply compared to recent times, which has hampered activity in the prior six months.

The market in the Northern Territory will be one to watch following a substantial wet season, a rise in listing activity within the rural property market and ongoing offmarket sales transactions.

I and the wider rural sales team including our NSW and Vic colleagues are looking forward to catching up with producers and industry at Beef Week in Rockhampton. We will be on site at the Elders Pavillion across all five days – please come and say hello!

VIRGIL KENNY ON HIS 40 YEARS AT ELDERS

Virgil Kenny has a unique blend of livestock and real estate experience, enabling him to be a trusted advisor in rural property sales.

Virgil has been with Elders for over 40 years, across two different stints. He first began his career as a trainee, working his way up through the ranks in Elders’ livestock business.

Over a 20 year period, he gained experience across all facets of livestock sales, and worked across a range of different towns and regions in Queensland, from Mackay, to Emerald, Alpha, Charleville, Tambo, Springsure, Rockhampton, and everywhere in between!

After a short time away, Virgil was asked to return to Elders in 2004, when he commenced work as a Rural Property Sales Specialist, based in Rockhampton, and looking after the central Queensland region.

“Real estate was something I always wanted to explore, so I returned to Elders, and I have been here ever since,” Virgil said.

“I thoroughly enjoy this job. I am able to use my experience in knowing the country and the cattle, and of course having very good client connections. I get to see a lot of different parts of Queensland, and meet some interesting people.

“I feel that I am uniquely placed to be able to help a client with how a property might be best utilised, or whether cattle do well there, or if crops grow well there. I am able to understand what a client is looking for in terms of their livestock program, and make recommendations as such, whether some country might be good for fattening and backgrounding, or other country is very good for breeding.

“To have a good base in the livestock side of things gives you a good base across the whole industry.”

With this in mind, it is no surprise that that Virgil has experienced great success throughout his time in rural property sales, winning Salesperson of the Year in Queensland 14 times, and National Salesperson of the Year six times.

However, Virgil said his real sense of self achievement comes from knowing that he has done a good job for his clients. “The common thread across my career is that I enjoy helping my clients get established; whether in the livestock game or the property game,” he said.

“I have been fortunate enough now to have had clients come to me when their young ones are ready to step into the industry, and so I will help their next generation get into the rural property game. That gives me a great sense of self achievement, because it proves to me that I did the right thing for their father or grandfather back when they were getting started.”

In recent years, Virgil has expanded his offering by taking up a real estate franchise with Elders. With that office also servicing central Queensland, he is able to assist clients with their residential, lifestyle and commercial property needs.

A significant event on Virgil’s calendar each year is Beef Week, an opportunity for all parts of the beef supply chain to come together and celebrate their sector.

A far-cry from Elders’ principal partnership now, Virgil reminisced on one of the first times he attended Beef Week.

“I have been at every Beef Week since the event started,” he said.

“I can remember the days when Elders didn’t even have a stand; we all just went along to mingle and network. The first time Elders had any kind of stand, my then-colleague Gary and I decided to get a little round table, an Elders umbrella and two chairs.

“Ever since, Elders has been a major part of the event. As a company, we are always coming up with something new and exciting, and that’s what has always kept us at the forefront.”

FIVE MINUTES WITH ALISON ROSS

Alison Ross runs a successful real estate office and team in Katherine, as well as being an award-winning agent in her own right.

Alison has worked as a real estate agent for the past 26 years, and with 23 of those years based in Katherine, she is a trusted and respected agent in the community.

She first began at Elders in 1998, and shifted to Katherine to work as an agent in 2000, where she remained for 13 years. After a short stint away, Alison returned to Elders in 2015 as Principal of the office in Katherine, and it is there she has stayed.

Alison said the best part about wearing the pink shirt is having support and backing from trusted colleagues.

“Elders agents are generally wellestablished in their markets, and it is the relationships we build over time that can help support each other through market challenges,” Alison said.

“Whenever you need advice or support, there is always a trusted team member at the other end of the line.”

In the nine years since, Elders Real Estate in Katherine has gone on to be an

incredibly successful office under Alison’s leadership, most recently winning Medium Agency of the Year at the Real Estate Institute NT Awards. The office also took home the Innovation Award at the event.

While her office has seen fantastic results through the years, so too has Alison, having been named the top rural salesperson in the Elders network nationally in 2018, and the top Elders salesperson in her state multiple times. She was also a state finalist in the Telstra Business Women’s Awards in 2019, representing the Northern Territory in the small business category.

Of this success, Alison said the key is to keep the big picture in mind.

“For anyone considering real estate as a pathway, my advice would be to surround yourself with positive people, who can support and mentor you, stay organised and always make sure your client is looked after,” she said.

“You also need to be able to accept rejection, and keep looking up; just because you were told ‘no’ once, doesn’t mean it is time to quit.

“Overall, you have to remember why you are doing what you are doing, and always keep the big picture in sight.”

Like many from Katherine, Alison will be heading to Beef Australia in Rockhampton in May, of which Elders is a principal partner. She said the event is a critical one for anyone involved in the beef supply chain and surrounding industries.

“Beef Week showcases the strength of the industry across international markets, and hopefully brings the importance of agriculture front of mind for some of our national leaders,” Alison said.

“It provides a platform for a range of clients, suppliers and service provides to connect, engage and discuss challenges and opportunities.”

Alison will be attending Beef Australia on 7 and 8 May. Catch up with her at the Elders Pavilion.

WESTERN AUSTRALIA

Rarely does the opportunity present itself to purchase a vertically integrated beef operation that is situated in the epicentre of Western Australia’s largest beef population.

A modern licenced beef processing facility with boning and chilling capacity, sufficient land to potentially run over 30,000 cattle (STA), establish a feedlot, expand the existing irrigation area, and direct all weather access to Highway One.

The location of the processing plant in the heart of the Northern beef industry means there is the potential to reduce transport

costs, green-house gas emissions, animal welfare risks and mitigate the risk of disruptions to the live export trade.

The current situation in Western Australia’s transport logistics has many of the cattle trucks heading north empty and many of the refrigeration trucks heading south empty. This provides an opportunity to capitalise on back load rates in either direction.

Yeeda Station is reported to be the first pastoral lease taken up in the Kimberley as it was recognised immediately by the early explorers as a grazing area with

value. It also features huge expanses of Fitzroy River flood plain running out to soft Pindan country. Rated with a combined potential carrying capacity at Yeeda and Mt Jowlaenga of almost 24,000 cattle Units, the stations give an owner the ability to breed, hold and/or aggregate sufficient cattle to ensure a flow of stock to the Kimberley Meat Company (KMC) processing facility.

The sale also include eight staff residences across Broome and Derby.

This vertically integrated beef operation is being offered with extensive plant and equipment and all cattle. Offers will be accepted for the whole or the pastoral and
