Surging US grinding beef prices and solid seasonal conditions in Queensland, are adding confidence to the Australian beef sector. Long term demand for high quality protein is expected to continue to grow as populations increase around the world and economic growth improves post COVID.
ABARES forecasts that the Australian beef industry is expected to contribute $15.7b approximately 18 per cent of the expected $85b total value of total farm gate value of production in Australia in 2024-25.
In 2023 Queensland accounted for approximately $2.94 billion or 22 per cent of the total turnover of rural property in Australian. Early results from our Rural Property Update Q4 2024 (to be published over the next couple off weeks), show a surge in the value of Queensland land values for the full year of 10.2 per cent and a five year average capital growth rate of 13.2%.
By any measure the beef industry creates significant value for Australian and those that invest in it. It is an important market for Elders as a whole and our Farmland product in particular. PROPERTY MARKET UPDATE FROM TIM LANE
The impact of the improved seasonal conditions from the start of the rain falling late November and the widespread coverage across Queensland and the Northern Territory has been welcomed by the agriculture sector, prompting an uplift in outlook and confidence in the market. This has led to a jump in listing activity across our agent network for a range of property types, including scalable grazing in the Western Downs and Central Queensland regions, sugar cane further north and continued activity also in the lifestyle market.
Another notable factor is the sustained corporate interest in carbon and other environmentally driven initiatives. This interest injects fresh capital into the sector, prompting competition both on and off the market for acquisitions. It will be interesting to see the potential impact of any government shifts in direction of the proposed ILFM methodology over the coming months. Despite some uncertainty, capital sources remain well-
informed in acquisition mode, whilst the traditional lending market continues to remain active as well.
Recent sales by the Elders team, including ‘Inverclyde’ and ‘Bullamakinka’, were well-presented assets, attracting good competition and achieved results consistent with market expectations. Enquiry remains strong for quality property with scale. This commentary was reflected in a recent industry update provided by Will McLay from HTW, which supported the ongoing trend of solid market enquiry.
Extended wet weather conditions across the state have impacted access to properties and delayed their entry into market. Additionally, some vendors are opting to wait and take advantage of feed opportunities before listing their properties. Certainly, there is increased supply compared to recent times, which has hampered activity in the prior six months.
The market in the Northern Territory will be one to watch following a substantial wet season, a rise in listing activity within the rural property market and ongoing offmarket sales transactions.
