Welcome to the winter edition of the Estates Magazine. Once again, this edition highlights the depth and breadth of opportunities to invest in Australian agriculture. The Elders team are honoured to be entrusted by these vendors to manage the sale of their properties.

With 2023 looking to be a strong year once again for Australian rural property markets, we expect to see strong demand for quality properties such as these from a range of segments of the market. We continue to field inquiry for a wide range of properties across Australia with an increase in demand for properties with carbon sequestration potential. We are also seeing a rise in new entrants to the market who are attracted to the capital secure nature of rural land the alternative land use upside such as carbon, biodiversity, and renewable energy generation.

The recent passing of the Nature Repair Market Legislation introduced by the Australian Government will further increase demand for rural land by creating a market for biodiversity restoration. The Government has established “a transparent framework to issue Australian landholders with tradeable biodiversity certificates for projects to protect and restore nature”. This will allow farmers to be financially rewarded for the hard work they put into natural resource management on the farm. With all these potential new land uses and the value that they can create, vendors need to select property sales professionals that understand the full value of their properties, and who can attract the widest range of potential buyers. Elders Rural Property Update 2022 calendar year - Australia

The 2022 calendar year recorded another significant increase in median price per hectare, up 18.1pc to $8,142/ha.

Driven by strong results in most states against a backdrop of very tight supply which pushed prices higher. Transaction volume declined by 37.5pc to 5,794.

At state level, the NT and Tasmania recorded the highest growth in median price per hectare in Q4-2022, up 59.6pc and 36.5pc respectively, primarily driven by a shift in transaction mix favouring high priced parcels in the Top End region of the NT and the Northern region of Tasmania.

“Good rainfall across the Top End has been a refreshing return to a normal wet season. This has highlighted the challenges presented with access along main highways and arterial roads and re-enforces the need for continued investment in major infrastructure to develop the north. There has only been the one larger aggregation come to market for the second time, over the past three months.”

“Farms with scale in the coveted medium - high rainfall cropping zones of WA are particularly scarce with the carbon sector being a growing influence on the property market. A handful of sellers across the state have taken the decision to offer their properties to market in March 2023, which is later than the norm for broadacre properties, however the majority of these have received strong interest with many sales pending.”

“Sales of farmland across the state continues to occur with good competition being reported by most of our agents despite the expected increase in listings. Auction results throughout the Central Tableland districts continue to be in positive territory, with some very good listings in the pipeline about to hit the market that will provide some great opportunities for the discerning investors.”

QUEENSLAND MARKET UPDATE

Elders has announced that well-known agribusiness professional, Tim Lane, will be joining the national real estate division as State Real Estate Manager Queensland and Northern Territory.

Mr Lane joins with more than two decades of agribusiness investment experience, most recently with Herron Todd White as National Director – Agribusiness and Advisory, following extensive experience with ANZ in the private banking division. Mr Lane’s proven senior leadership experience, and success in leveraging the strengths of a reputable brand, will serve him well in well in his next career step with leading agribusiness, Elders.

Mark Barber, General Manager Farmland Agency and Agribusiness Investments, says that Mr Lane is a welcome addition to the national rural real estate leadership team.

The agents from around Qld and NT continue to field enquiry from prospective buyers looking for a range of assets, however stock remains tightly held. Recent auction results have supported this with good buyer enquiry, strong bidding and positive results for vendors being achieved on some properties of scale in April and early May. This is reflected in the recent successful sale of Blair Road Myrtlevale QLD by Rob Murolo, these outcomes are testament to the effort the agents have put into the sale process.

Buyers and vendors have specific objectives they are seeking to fulfil, one

of the newer focuses is potential carbon opportunity, (soil, vegetation and savannah burning are the main methodologies for the Qld and NT market). The Elders Carbon team, in conjunction with state marketing support, national sales research analytics and local agents covering Qld and NT, proves an unparalleled set of skills to deliver property solutions for buyers and sellers. There is more enquiry from the industry about the identification of suitable locations for carbon abatement projects and an assessment of area can be undertaken initially at a high level to determine if there is ongoing opportunity to be explored.

Other new buyer enquiry is also the renewables sector where appetite to identify sites for purchase and lease across the electricity network, these can range from 5 to 600 mega watt projects and require specific solutions to be navigated through, often taking 18 months to 2 years to bring to fruition.
