ESTATES The Team at Elders is thrilled to be able to publish this supplementary edition to the Estates Magazine. The Team was too exited to wait for the next edition to present the incredible array of wonderful propserties we have been entrusted with by our vendors. We have added to our previous edition an additional 70 high quality properties and investment opportunities for you to consider. Elders is uniquely placed with our national network of experienced sales professionals to be able present such wide range of high-quality opportunities in one publication. We hope you enjoy this supplementary edition of the Elders Estates Magazine – we certainly enjoyed putting it together. Elders is proud to present the latest edition of the Estate Magazine. Once again, the range of properties presented is excellent with a wide range of opportunities from across the country. Confidence in the market remains very strong and we continue to field more inquiry from buyers than we have properties for. What you see in the Estates Magazine is the culmination of a partnership between vendors and Elders highly experienced rural sales specialists and marketing teams. The process to market a property is complex and requires a deep understanding of the market, the asset and the sales process. Vendor and agent must be fully aligned on what features the market will value most and ensure that they are presented professionally to potential buyers. Marketing campaigns must be clear and concise, capture the attention of potential buyers quickly. Buyers must be able to recognise the value of the property to them and know how to get more information quickly and simply. There are several ways to sell a property; auction, expression of interest, private treaty. Whichever process is chosen, it is critical that buyers understand what is expected of them and when if they want to bid for the property. Confident, well-informed buyers maximise competition for the asset. No two assets are alike. Campaigns must be tailored to the asset and the potential market. This means that vendors should look for agents that are professional, experienced and familiar with the asset and region, but also backed by technical specialists relevant to the asset. This may be agronomists, livestock production advisors, or carbon and biodiversity experts.

MARKET UPDATE | NSW Around the state seasonal conditions are certainly mixed providing varying degrees of motivation to vendors and purchasers alike, with the north and western areas experiencing dryer conditions, southern and eastern areas being much more favourable. Demand and sales continue to be strong for wellpresented farms, albeit inquiry and results having become more defined across most sectors of the market. With season, commodity prices and interest rates influencing sentiment, our network of agents are well positioned to identify qualified investors and side with suitable Agland assets. Spring marketing campaigns are in full swing with solid outcomes being achieved across the board. Auction campaigns continue to be successful, with agents negotiating sales either before, on auction day or shortly thereafter. The Central Tablelands is experiencing plenty of activity across the Elders Emms Mooney group. Chris Malone, based out of our Sydney corporate office, teamed up with Hugh Gooding, based at Bathurst, and successfully marketed the renowned property ‘The Grove’ Triangle Flat, 943ha, selling just prior to auction off the back of a well-placed public marketing campaign. Also featured in this edition being marketed by Chris Malone is the ‘Summer Hill’ & ‘Rosedale Aggregation’, Cassilis, 3,313ha, set down for auction on the 3rd November, certainly a standout property in that district offering scale and diversity. Brian McAneney, our Dubbo based rural agent, has hit the ground sprinting having a very busy spring period thus far, with one notable auction campaign ‘Savanna’ Dubbo, 187ha, being passed in at auction then selling immediately after for a higher undisclosed figure.

Hot off the press, Brian has just held the auction of ‘Omagh View’ Tullamore, some 555ha, selling under the hammer. Also featured is Brian’s recent listing of the renowned western grazing icon, ‘Mundiwa’ & ‘Twin Rivers’ Brewarrina, 14,826 ha (36,637 ac). Ben Green, our Tamworth based rural agent, closed out the deal on ‘Namoi View’ Manilla, which provided great development upside, following an extensive marketing campaign. One of Ben’s current listings ‘Galla’ Currabubula, 251ha is set down for auction on the 26th October. Owned by the Scott family and being offered to the market for the first time in 151 years! Ian McArthur, Gunnedah based rural agent has a great listing featured being ‘Sylvania’ Gunnedah, 3,480 ha (8,600 ac), a high quality mixed farming enterprise via an EOI campaign closing 26th October. Campaigns across the network featured in this edition offer great opportunities for investors to secure quality lifestyle and larger scale rural properties. Included, from the Northern Slopes and Plains – Ian McArthur and Ben Green for details, Central West - Brian McAneney and Andrew Kierath for details, Central Tablelands – the Elders Emms Mooney team, Southern Slopes – Lauren Croker and Ray Croker, the Riverina and Southern NSW – Nick Myer, Matt Horne, Sam Jeffrey, Angus MacLeod, Henry McKinnon, David Gittoes, Reg Coulston and Peter Robertson.
