Quarterly Review

The one year rolling median price per hectare increased by 1.9pc to $7,852/ha in Q1-2023. The fifteenth consecutive quarter of growth.

The one year rolling transaction volume declined by 6pc to 6,344 in Q1-2023, the seventh consecutive quarter of decline.

National median price per hectare was driven by a seasonal shift towards cropping dominant sales which characteristically sell for a lower price per hectare.

This desire to continue to seek scale and grow existing operations, coupled with limited quality offerings during the year has continued to drive buyer strength in SA.

In particular areas, we have noted more transactions across the Eyre Peninsula than prior years - probably owing to a run of very good seasonal conditions. Yorke peninsula and mid north properties have achieved new pricing benchmarks (especially for blue ribbon cropping holdings) including sales in excess of $16,000/acre. Outside country, including pastoral stations with permanent water have achieved sales in excess of $700/DSE.

There also continues to remain strong interest in rural lifestyle properties, including significant results on the Fleurieu peninsula and in the Adelaide hills.

The south-east, whilst still very much demanded has seen more stability in price growth than the massive growth rate during the last 5 -7 years. Other agri-specific holdings including vineyards and edible nut plantings, along with areas reliant on the Murray River for production or tourism have had their challenges and may offer opportunities for those that view market related factors may change.

Going forward, the softening of livestock prices, increasing interest rates and forecast drier conditions may temper buyer confidence and buyer capacity, but this is likely to be offset by continued tight supply. Seasonal conditions are unlikely to match the past couple of years, however recent forecasts suggest that grain production will still exceed the 10-year average.

With South Australia’s limited consistent farming areas, we maintain the view that, generally, well improved properties in reliable areas will continue attracting good levels of buyer participation and maintain sale results in line with district benchmarks.

The South East started the winter with plenty of sub soil moisture and to receive a further 180-250mm during June it soon made things quite wet and some country look like a mirror.

Given the wet start we may have dodged a bullet with pastures still a little slow to respond, however we will get a spring flush very soon and crops are starting to stand up really go ahead now.

During the winter months we saw quite a few “off market opportunities” turn into solid transactions with prices remaining considerably well given the significant fall and quick fall in red meat prices. The market comments on not foreseeing the lamb job being hit so hard …… so quick ….. how ever breeders remain confident and will continue with a positive mindset as markets come and go.

A wise man commented “What kills high prices …. Is high prices” The numbers of quality properties and larger rural holdings coming to market are still low which is resulting in solid buyer inquiry and interest, equating into serious inspections with quality realistic conversations about buying and or leasing.

Some transactions of scale have had vendor finance attached and coming back into play with staggered settlements over multiple titles where applicable. Leasing remains to be in high demand for grazing or cropping country especially from younger generation of farmers with loads of willingness to grow and succeed Very important to future vendors to present properties the best they can and to engage an active agent with long term experience that is professional, honest and loyal to their client for the best result.

SOUTH AUSTRALIA
