I’m focused on rural real estate sales and my role is to manage, support, mentor and drive sales with our rural specialists situated in 28 locations across SA/NT - whilst engaging and utilising the strength of the entire branch network. I’m based at Head Office in Adelaide with the real estate support team. I’ve worked across the Elders business for nearly forty years in many roles and many country locations, which has allowed me to achieve a good understanding of rural producer clients and their needs. What is it like to be part of the Elders Real Estate network? We have a tremendous source of understanding, knowledge and real estate intelligence within our real estate group. Understanding clients needs is the key for our people, having that as our focus offers great satisfaction and makes the whole sales process very rewarding and satisfying – it allows us to develop close and trusting relationships with our clients, both sellers and buyers – it’s not just a transaction. What are you seeing in your patch? What expectations do you have for the SA/NT rural property market this year? In South Australia, two years of significant and sustained increases in the cattle market have driven demand from the beef sector. This is particularly evident in the lower to mid-south east of SA. This demand has pushed the already buoyant demand from prime lamb and wool producers. In the grain growing areas demand is high – this demand is consistent across both lower and higher production areas right across the state. Most areas are seeing record prices per hectare. The demand is coming not just from larger farming operators and corporate investors but smaller family operations who have paid down debt and are now looking to expand and get ‘scale’ – this has been significant factor in demand growth across most parts of the state. Returns from most commodities are strong giving farmer’s incentive to stay and receive the benefit of excellent returns on their investment rather than sell.

Looking at the Northern Territory, the consistent high price levels of cattle for the last two years has meant excellent returns for our pastoral clients – there is more appetite to buy cattle properties than sell under the current market. This is expected to continue whilst the cattle market remains where it is – if the cattle market softens that may encourage some to sell, however the question then is - where to invest those funds? Lack of confidence in commercial/lease property, shares or the low return in the money market doesn’t motivate existing pastoralists to off load their asset.

Market Update

Variable conditions for the first quarter of 2017 It is a new year and shifts in the Pacific Ocean may mean our weather is entering a new phase. The Southern Oscillation Index is hinting at moving back up after reaching borderline La Nina levels in 2016. In the west the Indian Ocean Dipole (IOD) is moving back to neutral after a very strong negative event. Looking out over the year ahead this means that conditions for the eastern states could go either way and for the west if the IOD drifts to positive that would mean a lot less rain than last year. Commodity prices have been a mixed bag so far in 2017. The wool market has seen the eastern market indicator hit a new record of 1,500c/kg at the start of March. The indicator has increased in 7 out of the 8 selling weeks held in 2017, making it the best start to a year for wool prices since 2011. On the other hand wheat prices remain under pressure from a string of good harvests overseas combined with record Australian production in the 2016/17 season. The market will now watch the performance of northern hemisphere crops coming out of winter dormancy for direction After a surge prices in January the lamb market has been yo-yoing but staying well above average prices. Higher prices have drawn more lambs to market and demand has been strong so it will be interesting to see how long supply can keep up, particularly going into winter.

The Australian beef cattle herd is at a 20 year low after 3 consecutive years of high slaughter rates. Even so, while remaining historically high, cattle price indicators have been drifting lower with below average summer rainfall recorded for most of Australia’s largest cattle producing regions.

Under the direction of Minnamurra’s general manager Dennis Power, “Glenrowan Aggregation” was run as a mixed farming enterprise with a focus on breeding and finishing cattle, fodder production and year-round cash cropping. It comprised 16 individual properties that were acquired progressively since 2007, when the company began a major expansion beyond its founding base at “Cortina”, “Wollar, in the Mudgee district. That expansion saw other properties variously bought or leased in both New South Wales and Queensland, building Minnamurra into a beef-producing powerhouse, with an annual joining at its peak of 10,000 Angus cows. More recently the company has become closely involved with the new Speckle Park cattle breed from Canada, and in 2015 it bought the 2,525ha “Mount Mill” property at Coolah as the new base for its Minnamurra Speckle Park stud. Company principal, David Reid, said the decision to sell “Glenrowan Aggregation”, and also a Dirranbandi property, “Oinmurra”, reflected his desire to “scale down”, the commercial operation, allowing more scope to develop the Speckle Park venture. “Glenrowan Aggregation” was jointly sold by Richard Gemmell, Ian McArthur and Kim Watts of Elders Dubbo, Gunnedah and Forbes respectively through an Expressions of Interest campaign which concluded in a result December 2016 within the anticipated range of $30,000,000 to $40,000,000. The successful purchaser being Union Agriculture, adding “Glenrowan Aggregation” to its already established New South Wales property portfolio including stations at Tamworth, Galong and Tooma.
